LOCATIONNewton Estate is located either side of the A74(M) at Junction 14, some 5 miles south of Abington (Junction 13) and 12 miles north of Moffat (Junction 15).

Crawford, a small village, lies just to the north of Newton Estate and benefits from a single hotel and basic facilities.

The property is located in South Lanarkshire.

The A74(M) Corridor saw significant afforestation in the 1980s and several substantial wind farms have been constructed over the past two decades.

In addition to forestry and wind turbines, the area is characterised by upland sheep grazing.

From the motorway (Junction 14), Lockerbie, with its modern sawmill and Stevenscroft Biomass fuelled power station, is just 30 miles to the south.

In addition, there are many other end users of timber within easy access, leading to a location that is ideal for commercial timber production and an area greatly sought after by forestry investors.

The property is shown on the location and sale plan within these particulars and can be found on OS Sheet 1:50,000 Number 78, Grid Reference NS 957 174.

ACCESS The property benefits from excellent access. If heading north on the A74(M), exit at Junction 14. The slipway leads to a roundabout with the A702. Turn right and back under the motorway. At the T-junction, the River Clyde and part of the property is directly in front of you. Turn right onto the B7076 towards Newton Estate.

If heading south on the A74(M), you have the option of exiting at Junction 13, the Abington Service Area, and following the B702 through Abington Village and southwards. Alternatively, carry on south on the M74 and depart at a minor slip-road leading to the village of Crawford and signposted for Drumlanrig House. This will bring you down onto a small roundabout and if you take the third exit you will be heading south on the A702 and will reach the same T-junction noted above. Carry on straight ahead to reach the roundabout shown at point A6. From the first exit from this roundabout continues the B7076 southwards and through the heart of Newton Estate. The second exit is a slip-road onto the south-bound M74 carriageway; and, the third exit is a tarred driveway heading northwards under the motorway and then southwards to point A7 and Newton House.

The principal access to the forestry property is from point A1, directly off the B7076. There is a substantial access road shown A1-A2-A3, that was developed as a potential access into the Clyde Wind Farm. From point A3-A4, the road continues up to Lady Cairn at 522 metres above sea level, and services 2 radio masts. Just to the west of the radio masts is a single wind turbine, which is accessed from the north over neighbouring land.

The main forest, on Wellshot Hill, is served by further roading leading from point A3 northwards, as shown on the sale plan. Part of this road has been upgraded but part remains as an original establishment track. In addition, there is access directly off the B7076 at point A9 onto an internal track leading through the property to point A10. This route has been used for the extraction of significant volumes of timber and also provides access to the fields lying against the River Clyde.

Access to Bodsberry Cottage is provided from the B7076 at point A5. Turn off the main carriageway and then immediately turn right along a tarred section of former country road leading to the cottage.

In addition, to these specific routes, there are number of other roads and tracks providing access throughout the property, for example the extension from Newton House southwards to point A8. There is ample stone on site for road building and further development of the access should be straightforward.

DESCRIPTION Newton Estate comprises a diverse collection of property assets generating a significant annual income stream. The adjoining summary chart shows a breakdown on the constituent parts.

Newton Estate has formed part of the historical route between Scotland and England and there are a number of historical sites within the property.

The top of Bodsberry Hill is a Scheduled Monument, being a prehistoric domestic and defensive fort.

The pedestrian bridge that leads across The Clyde to the west of Newton House is a Listed Building. The present bridge was constructed in 1900 as a replacement of the original 17th century masonry bridge. This was destroyed in floods during the 1890s. The route crossing The Clyde at this point is part of the pre-Telford route southwards.

There is Paddy’s cemetery, close to Elvanfoot Bridge. The monument to Paddy’s Cemetery was erected in 1916 on the stone wall of the cemetery where 37 workers killed in an accident in 1847 are buried.

COMMERCIAL FORESTRY

The total forest area, which is Certified, extends to some 179.65 hectares/443.74 acres, and is summarised as follows:

There are two areas that have been felled. An area close to the wind turbine, which is not to be restocked, extending to 28.20 hectares/69.65acres; and a second area extending to 25.76 hectares/63.63 acres, which is to be restocked as per the Forest Plan, a copy of which is available from the Selling Agent.

The restocking liability will transfer to the purchaser.

The principal species, Sitka spruce, is growing to a high yield class and considerable volumes of good quality timber are likely to be felled imminently.

Access throughout the property out on to the A74(M) is excellent.

Grazing GroundThere are two areas of grazing ground within Newton Estate. One just north of Newton House and adjacent to the River Clyde; the other, adjacent to the B7076, east of the A74 and just north of Bodsberry Cottage. Both areas are classified as 5.1 on the Scottish National Soil Register Capability Index for Agriculture. Both areas have been grazed in the past and cut for silage.

Newton House and StablesNewton House is a charming single storey, harled stone slate roof cottage surrounded by pony paddocks and overlooking the River Clyde.
