Take your space from aged to stagedAnother way to inspire potential buyers is by showing off a beautifully decorated and elegantly styled home. To get an expertly polished palace, hire an accredited staging professional, who will assess the space and plan a design that will have homebuyers stopping in their tracks. In fact, homes that are professionally staged spend 83 percent less time on the market, according to a survey conducted by The International Association of Home Staging Professionals and StagedHomes.com.

The first thing the stager will do is de-clutter your home. Prospective buyers don’t want to be reminded of the home’s current owners, so removing personal photographs, over-the-top decorative items or over-sized furniture is an essential part of the process. They might also reconfigure furniture to improve the home’s flow and function.

Lighting is an important factor when showing a home, as well. Stagers will find a way to warm up the space and highlight focal points of the room using strategic light sources, creating an unforgettable space. And since more than 90 percent of potential buyers are searching online prior to visiting a home in person, professionally staged spaces are better able to communicate through photographs than generic shots.

How to make your home stand out in a hot real estate market

The residential housing market is heating up, but before you post that for-sale sign, consider making upgrades that add style and value to your home. With many buyers seeking wood floors, kitchen upgrades and other add-ons, it’s important for homeowners to highlight these features so their property stands out from the competition in today’s market.

“It all comes down to dollars and ‘sense,’ “ says Linda Jovanovich

of the American Hardwood Information Center. “In addition to warmth, beauty and durability, hardwood features increase your home’s resale value. Even with a modest budget, if you take the time and price your options, updating worn floors, dated cabinetry, and lackluster walls will make a significant difference. And it’s easier and less expensive than you think.”

Survey says hardwood floors sellWhen it’s time to sell, hardwood floors not only add good looks, they increase the value of your home. According to a nationwide survey of real estate agents commissioned by the National Wood Flooring Association in 2012, 99 percent of respondents agreed that homes with hardwood floors are easier to sell. In addition, 90 percent said these homes sell for more money.

“Absolutely true,” says Bob Strader, a real estate agent with The NORTH Group of Keller Williams Realty in Atlanta. “Between two similar properties, buyers will gravitate toward the home with hardwood floors, and that home will sell in half the time.”

Debbie Gartner, known as “The Flooring Girl” by customers at her New York-based flooring store, agrees and says quality increases value. “Hardwood sells,” notes Gartner, adding that you’re in luck if you already have a hardwood floor under a carpet. “Clients are shocked when I tell them it’s almost always less expensive to refinish a hardwood floor than it is to re- carpet a room.”

What about the kitchen?Real estate agent Strader advises sellers to “upgrade their kitchens prior to going on the market because buyers see kitchen upgrades as being rather expensive.” He adds that, “Homes without updated kitchens will take longer to sell, and will sell for less.”

Gerry Henley, president of Kitchen Solvers, a national kitchen and bath remodeling franchise, suggests simple cabinetry updates that won’t break the bank but will result in a higher return on your investment. And hardwood products offer plenty of options.

“Many homeowners overlook the low cost and high impact of re-facing their existing kitchen cabinets,” he says. “By swapping out dated doors and drawer pulls, a homeowner can get the look of a newly updated kitchen and save up to 50 percent of the cost of a complete overhaul. Cabinet re-facing is a quick-moving project and the kitchen remains functional throughout installation.”

Value in the detailsArchitectural details - hardwood crown moulding, baseboards and other millwork - add depth and character, provide a finished look, and change lackluster to extraordinary, so much so that according to the 2012 National Association of Home Builders’ “What Home Buyers Really Want” study, crown moulding ranks higher than other luxury features such as fireplaces, kitchen seating and window seats.

Strader agrees. “From my experience, millwork adds the ‘wow’ factor that stays in a buyer’s mind. And most sellers are unaware

that a custom look can be obtained relatively inexpensively with off-the-shelf moulding patterns available at home improvement stores.”

The American Hardwood Information Center offers some additional tips to keep costs low. For crown and other decorative ceiling mouldings, consider using a less expensive species such as poplar. Where durability is a must, such as baseboards, door casings and chair rails, consider a harder species, like white oak.

Homemade barbecue sauce directionsWrap the bacon slice around the bunch of thyme and tie with kitchen twine so you have a nice bundle. Heat about 2 tablespoons of oil in a large saucepan over medium heat. Add the bacon-wrapped thyme and cook slowly for 3 to 4 minutes to render the bacon fat and give the sauce a nice smoky taste. Add the remaining ingredients, give the sauce a stir and turn the heat down to low. Cook for 20 minutes to meld the flavors. Once the sauce is done cooking, remove the thyme bundle and discard. Take about 1 1/2 cups of the sauce and reserve for serving alongside the shrimp. Pair with Alexia Sweet Potato Puffs or try grilling Alexia Waffle Cut Sweet Potato Seasoned Fries.

Grilling directions for Alexia waffle friesPreheat gas grill to medium (400-450 F.). Next, create a foil grilling tray using two sheets of heavy duty aluminum foil - crumple one sheet of foil and place it top of the second piece of smooth foil, folding up the edges of the bottom smooth piece to create a tray. Arrange waffle fries in a single layer on the grilling tray, place on grill and close the lid. Cook to desired color and texture, turning once or twice during the cook time, approximately 20 to 25 minutes.

* Fill the grill - Simplify cooking - and clean-up - by doing as much cooking as possible in your outdoor kitchen. Grilled shrimp ingredients16 large jumbo shrimp

1/2 cup olive oil

Kosher salt

Fresh ground pepper

Homemade Barbecue Sauce Ingredients: 1 slice bacon

1 bunch fresh thyme

Extra-virgin olive oil

2 garlic cloves, chopped

2 cups ketchup

1/4 cup brown sugar

1/4 cup molasses

2 tablespoons red or white wine vinegar

1 tablespoon dry mustard

1 teaspoon ground cumin

1 teaspoon paprika (or smoked paprika if available)

Shrimp directionsUse a pair of scissors or paring knife to slit the backs of the shrimp and remove the vein. Combine the shrimp and olive oil in a bowl and toss evenly to coat. Cover and keep refrigerated until ready to grill. Prepare homemade barbecue sauce (directions below).Prior to heating, spray grates of a large outdoor grill using PAM® Grilling, specially formulated for no-stick performance at higher temperatures. Next, heat the grill to medium-hot. Season shrimp with salt and pepper and place on the grill. Baste with the homemade barbecue sauce and grill for 3 to 4 minutes on each side. Brush with more sauce just before serving.
