Regardless ofwhether your style is traditional ormodern, one things for sure: todayskitchen is like a toy store for grownups.
Surfaces and texturesPerhaps more than any other room ofa home, colors and textures are centralto the design of a kitchen. From coun-tertops and backsplashes to cabinetsand flooring, the kitchen is commonlythe primary texture palate for a home.
Its reallya focal pointfor the entirehome, Looneysaid. The cabi-nets, the colors,the style.itestablishes thedesign and feelfor the home.Our customers tell us the kitchen isthe most used room in the home.
Theres no hard-and-fast rule aboutwhich surface homeowners shouldselect first, but cabinetry is a greatplace to start. Thats because thekitchen cabinetry selection often willget duplicated in other rooms such asbathrooms, dens and game rooms.

We asked some local experts for afew tips on how to save money onyour mortgage as well as how to besure you can afford your monthly mortgagepayment. Heres what they had to say.
15-year vs. 30-year mortgageOne way to save in the long run is via a15-year mortgage instead of the traditional30 years. Indeed, Steve Rider, president ofthe National Builder Trade-In Program anda Keller Williams Realty broker, encouragespeople to carefully consider the long-term savings of the 15-year mortgage.
People think if they go with a 15- insteadof a 30-year loan they will be paying twiceas much a month for their mortgage,Rider explained. But typically they godown a half-point in their interest rate andare only paying about 35 percent moreon their monthly mortgage payment.
Buy less not moreJeremy David Schachter, senior mortgageadvisor for Pinnacle Capital MortgageCorporation in Phoenix, often cautionspeople to make sure they can afford theadditional expenses of owning a home.
Many times when people are consideringbuying a new home, they are only thinkingof the mortgage debt and not the true costof owning the home, he said. This includesmaintenance, utilities and home improve-ments as well as unexpected items such assetting up utilities and unexpected repairs.
Debt-to-income ratioThe first thing a potential homebuyershould do, before seeing and beingseduced by a new home, is determine whatloan amount they qualify for. This is usuallybased on what is called their debt-to-incomeratio, a calculation made using an individu-als monthly debt credit card payments,car loans, existing mortgage payments,etc. divided by their gross income.
Different lenders often have differentdebt-to-income requirements for potentialhomeowners but the range tends to bezero to 45 percent. Schachter said thatconventional loans backed by FreddieMac or Fannie Mae tend to be morestrict about debt-to-income ratios, whilegovernment loans such as FHA are gearedmore for first-time homeowners and maybe more relaxed about such ratios.
Keep costs clearSchachter notes that when people arebuying their first home, it is commonfor them to say I am almost payingthe same in rent, I can afford this.
But you still have to be careful even ifyou are approved because lenders donttake into account other bills such asauto insurance, food, maintenance andcell phones, he said. So if you take amortgage out for the maximum amountyou qualify for, you could end up beinghouse-rich and cash-poor. It may be betterto consider reducing the amount of houseyou buy or putting more money down.

Rangel suggests home-
owners hold off on
hiring inspectors until
they start approaching
the one-year mark.
A lot of people think
they need to have a
home inspector go
through the house prior
to closing, but waiting
until youve been in the
home for the better part
of a year could be more
beneficial, she said.
Additional warrantiesWhile the one-year builder
warranty definitely gives
buyers a sense of security,
it doesnt last forever.
Once the builders
warranty expires, home-
owners still benefit from
an eight-year structural
warranty enforced by the
state as well as an array
of manufacturer warran-
ties on such things as
appliances, air handlers,
windows, flooring and
more. Depending on
the item and the manu-
facturer, coverage could
range from two to five
years, Rangel said.
Third-party warrantiesHomebuyers also have
the option to extend
their coverage by pur-
chasing a home warranty
through a third-party
provider. However, Ran-
gel advises buyers to be
sure to do their research
and really understand
whats included so they
can weigh the value
of such coverage.
A home warranty is
an additional expense
and you need to decide
whether its cost-effec-
tive, she commented.
Since these warran-
ties usually only cover
parts and not labor, you
could still incur costs.

offer a blanket one-year
comprehensive warranty
that covers virtually
everything in the home.
To further protect the
buyer as well as the repu-
tation and integrity of
the builder, Mulac said
the majority of Arizona
homebuilders also offer
whats known as the 2-10Home Buyers Warranty.Initiated by the builder
at no added expense,
the warranty extends
coverage for certain
systems such as a homes
plumbing, heating and
electrical mechanisms
for an additional year.
Items deemed part of
the homes structure,
which are limited to
load-bearing elements
like the foundation,
footing and framing,
are backed for 10 years
from the date of closing.
Most homebuilders
really strive to build
good homes and to
warrant those homes,
Mulac explained. Our
customers are our bread
and butter and we know
that it will impact us
down the line if we dont
treat them right. Its a
competitive market and
the 2-10 warranty is a
market-driven product.

owners peace of mind
and the opportunity to
ensure everything in the
home is up to snuff.

Communities, highlighted
the importance of the
one-year builder war-
ranty, noting that living
in a home through four
seasons gives people a
chance to really get to
know their homes. As a
result, many homeowners
compile a running list of
items they want addressed
and submit correspond-
ing repair and/or replace-
ment requests toward
the end of the first year.
Its not uncommon
to get a homeowners
itemized list of things
they would like taken
care of, she shared.
Those lists usually start
trickling in about 10 or
11 months after closing.

Q:What is a SEER rating? Is it better for air condition-ing units to have a higher SEER or a lower SEER?Why and how is the SEER rating important to the comfortof a home? How can a SEER rating impact an energy bill?
A:SEER stands for Seasonal Energy EfficiencyRatio. It is the measure of the total cooling outputprovided by an HVAC system divided by the amount ofenergy consumed by that unit for a typical cooling season.A higher SEER means the system is more energy-efficient;for example, it consumes less electricity for a given amountof cooling output. SEER has no impact on comfort; itis simply a measure of efficiency. A system with a higherSEER rating should have a positive impact on a homeown-ers utility bill because it requires less energy to provide thesame amount of cooling as a low SEER system.
SEER is measured using a national average coolingseason similar to what Kansas City will experience.Because the desert Southwest has a much longer andmore severe cooling season than the rest of the country,SEER is not always the best measure of energy-efficiencyin hot, dry climates.
