A section of the new 4-storey building will accommodate classrooms, an assembly hall and a dining hall for New College School. Additional buildings forming the Gradel Quadrangles include a new student residential villa and tower, as well as a new Porter’s Lodge. The project also includes the fit out of the Savile House extension as new student accommodation, along with hard and soft landscaping to complete the scheme.

The Design Story

The design of the GradelQuadrangles began with aninternational competition heldin 2015. David KohnArchitects’ winning schemeresponded to the college’sbrief to be both contemporaryand within the tradition of thequad by proposing Oxford’sfirst curved quad. Through anextensive consultation processinvolving Oxford City Council,neighbours, and both localand national amenity groups,planning permission wasgranted in 2018. HistoricEngland heralded the schemeas a “remarkable set ofbuildings that enhance thearchitectural riches ofOxford… carefully conceivedto minimise adverse impactson heritage assets.”

The site is in a central Oxfordconservation area a short walkfrom the historic collegecampus. Great Quad, theheart of New College, was thefirst purpose-designed quadbuilt in a single phase in 1403.This was followed in 1685 byGarden Quad, an early three-sided courtyard that openedonto gardens and views of thecity wall.

The Gradel Quadranglescontinue this project ofincreased connection to theoutside by creating a south-facing, open-sided curvingquad that embraces itssurrounding landscape. Thesite is intended to provide acalm and flowing sequence ofspaces that are conducive toboth meeting others and quietreflection.

As well as the curving plan,the new buildings haveseveral distinctive features.The facades are made of ablue-beige limestone laid in aunique rhomboidal pattern.Alongside one hundredstudent bedrooms, the centralquad includes a hall forcollege gatherings and musicperformances and a tripleheight gallery for the display ofthe college’s art collection.New classrooms, assemblyand dining halls are includedfor the adjacent New CollegeSchool, alongside a new towerthat will take its place amongstthe city’s famed dreamingspires and become home tothe Institute of Charity andPhilanthropy.

The Enabling works areprogressing on site at NewCollege to allow for theconstruction of the new buildGradel Quadrangles in thesummer of 2020. Thetiming of the construction hasbeen carefully co-ordinated tominimise disruption to theneighbouring properties.

Demolition and enabling workshave been progressing well inthe period. The New CollegeSchool 1950’s block wasdemolished during the schoolsummer break to minimisedisruption and allow for thecommencement of theArchaeological investigations.Warham House wasdemolished allowing for theconstruction of the Haul Roadfrom the site entrance onMansfield Road. Savile HouseExtension has been partiallydemolished with the retainedbays currently weatherproofedin anticipation of the rebuildingof the gable end. The internalalteration works to No 1 SavileRoad have been completedand the demolition of the rearsingle storey extension hasbeen completed.

Building ground floor slabsand foundations have beenexcavated where possibleunder the archaeologicalwatching brief (where calledfor) with remaining elementsawaiting further considerationand agreement with the cityArchaeologist.

Archaeological investigationsare continuing on site withtrenches having beenexcavated by the Museum ofLondon Archaeology (MOLA)in order to further understandthe history of the site includingthe Civil War Ramparts whichabut Mansfield College. Optical stimulated luminescence (OSL) datingsamples have been takenfrom the trenches by theLuminescence Dating Laboratory of OxfordUniversity, with resultsexpected in the coming period.

The enabling works on sitecontinue with the connectionof the drainage into bothMansfield Road & Savile Roadand the permanent pavementcrossover works forming thesite entrance onto MansfieldRoad. New College haveappointed Sir Robert McAlpineas the Main Contractor for theProject. Sir Robert McAlpinewill work with the New Collegeproject team between now andspring 2020 in readiness forstarting works on site in thesummer of 2020.
