Gazeley’s flagship project, Magna Park,Lutterworth is Britain's first and Europe’s largestdedicated distribution park, and is acclaimedwithin the industry for setting new standardsin concept, design and management.

Magna Park covers 500 acres and willeventually provide up to 7.7 million sq ft of floor

space of B8 distribution. Of this, over 6.5million sq. ft. has already been developedon both a speculative and a design andbuild basis. Many plots incorporate expansionspace to allow for future growth, with a minimum building size of 100,000 sq ft.

Gazeley commissioned research to consider thedesign and construction of logistics parks and buildingswhich optimise superior environmental performancewhilst delivering operational cost savings to customers.The findings provided the basis for the Gazeley ‘EcoTemplate’ which now informs the design of all its parksand buildings based on the principles of reducing car-bon dioxide emissions, waste, water usage, pollutantsand operating costs while increasing bio-diversity.

Gazeley worked with main contractor Fitzpatrick to develop G. Park,Sittingbourne using its fast build G.Track system. The site occupies a strate-gic location close to major trunk roads, rail and port facilities with accessto London as well as major markets in the south east and nationally.

G. Park, Sittingbourne is ideally placed to draw on a large pool ofappropriate labour. Over 555,000 people of working age live within a 40minute drive of the site and over 118,000 within 20 minutes.

In the south east’s biggest ever pre-let, the largest of the four units(920,000 sq ft) has been let to a major supermarket chain. The threeremaining units comprise 134,600 sq ft, 212,000 sq ft and 439,00respectively.

G.Park Sittingbourne features the latest in eco-initiatives – including rainwater harvesting and recycling, energy efficient lighting, low water useappliances – and associated building design delivering cost savings to theoccupiers.

Other features that may be installed on a site by sitebasis are ground source heat pumps or wind turbines.Both of these technologies contribute to displacing gridconnected CO2 emissions, whilst providing greenenergy to the building.

Gazeley’s sustainable buildings exceed all prevail-ing regulatory requirements. Over the past five years,the company has built 2 million sq m (21.5 million sqft) of eco efficient, sustainable warehouse space that is reducing customers’ operating costs by over£1,000,000 per year.

Hall Fire Protection are very pleased to havebeen chosen to carry out the design , fabricationand installation of the automatic fire sprinklersystem and external hydrant ring main systemon this Regional distribution Centre for Wm Morrison Supermarkets PLC.

Hall Fire used their team of skilled and expe-rienced design/contract engineers to seek outthe most technical/commercially viable solutionto achieve Morrison’s expectations on cost timeand quality.

On site the key ingredient has been team-work with sound project management skills.This has been successfully achieved by using adedicated team of site supervisors and sitemanagers that have recognized that satisfiedcustomers are the key to success.

The Gazeley development currently beingbuilt by Volker Fitzpatrick comprises a 52,500sqm Grocery Unit and a separate 33000 sqmtemperature controlled warehouse. Each unithas been fully fitted out with an automatic fire

sprinkler system designed and installed to thecurrent BS EN 12845 standards.

Within the grocery unit the entire roof areais fitted with some 6500 sprinkler heads whichare designed to operate in conjunction withsome 23000 sprinkler heads which have been fit-ted within the grocery racking.Controlling thesesprinklers are 22 installation control valveslocated strategically around the perimeter ofthis unit for ease of access and maintenance.

The temperature controlled unit is protectedat void level and below ceiling level with some7000 sprinkler heads that are controlled by 8installation control valves.

The two units are fed via a dedicated centralwater supply which comprises of three diesel drivenfire pumps rated at 4200 lpm drawing water fromtwo interconnected water storage tanks each with astorage capability of 395 cubic metres.The water isdistributed around to each of the installation controlvalves via a trunk main system which includes over1000m of underground main pipework.

Clearly, the Gazeley project reaches beyond the param-eters of day-to-day business and has potentially much wider

implications. The company is exploring how it can workwith others on the complex issue of ‘system change’ –improving economic, political and social systems in waysthat promote the well-being of people and the planet. To thisend Gazeley take an active role in the Industrial DevelopersSustainability Forum, a grouping of major UK industrialdevelopers, who work with organisations such as the UKGreen Building Council and BRE in order to research,develop and improve sustainable development practices.

This has helped it exceed the UK Government’s ClimateChange Act targets for both 2020 and 2050 in 2009.

“Receiving the first BREEAM ‘outstanding’ rating foran industrial building – a world first – is the highestrecognition for Gazeley’s focus on sustainable logistics,”says Jonathan Fenton-Jones. “With G. Park Blue Planet atChatterley Valley, we believe we have created an indus-try blue print for cutting-edge developments. Not onlydoes it deliver significant environmental savings, it alsocreates total energy and water cost in use savings of upto £300,000 per annum.”

Eco-features of G.Park Blue Planet include: • A biomass micro power station providing heating and

lighting for the development, as well as photo-voltaiccells installed within ETFE roof lights for further elec-tricity generation. Additionally, electro-kinetic roadplates are to be placed under internal roads on thesite with the ability to generate electricity from themovement of vehicles.

• Materials used in the building are sourced only fromsuppliers with an environmental management systemin place while all timber is Forestry StewardshipCouncil (FSC) sourced. The majority of materials used

are either A or A+ rated in BRE Global’s GreenGuide to Specification.

• A rainwater harvesting system is installed to collectroof water for re-use in washrooms, while theremainder is diverted to balancing ponds as anadditional ecological feature.

• Blue Planet has created minimal waste to landfillduring the construction phase. Most of the wastegenerated on site has been re-cycled while suppliersare encouraged to do the same via comprehensivesite waste management plans.

The 35,500 m2 G Park Blue Planet, designedby Chetwoods Architects for developerGazeley, is projected to save up to £300,000per year in reduced running costs as a result ofthe environmental features incorporated intoits design: it proves once again that environ-mental buildings not only benefit the environ-ment but achieve high returns on investment.

This cutting edge logistics building not onlyprovides considerable cost in use savings butalso delivers significant savings in energy andwater, whilst providing a valued public amenityfacility for the local community.

Highlights of Blue Planet Chatterley Valleyinclude;

EnergyCreates a carbon positive development.Through the use of Bio-mass boilers all heatingand electricity requirements are provided byrenewable energy; this, together with photo-voltaic panels mounted within ETFE roof lightsand electro-kinetic road plates, which generateelectricity from vehicles entering the site, pro-vides enough excess energy to heat and power3,100 local homes

WaterBesides having water-efficient fittings, a rainwa-ter harvesting system is installed for storage andre-use in the building.A site-wide water strate-gy allows water attenuation to be controlled onsite, catering for a 1 in 100 year flood risk whileproviding additional ecological features

MaterialsThe majority of materials used on Blue Planet areA+ or A rated in the BRE Green Guide toSpecification and all timber is FSC approved. Alarge amount of materials are sourced from localsuppliers,most internal materials are from organ-ic sources and are recycled and/or recyclable.

WasteThe development targets zero waste to landfill.The waste tonnage generated is minimal andany waste that is generated is recycled, withmost suppliers managing waste and returning itto their manufacturing plants to be recycled.

EcologyA number of ecological enhancements havebeen incorporated into the scheme to benefitthe site. These include increases in the nativespecies and the incorporation of new ‘green’public spaces adjacent to the building.The proj-ect also creates a considerable number of localjobs and enhancements have been made to thepublic transport systems.

Chetwoods won the development opportu-nity, in competition, with Gazeley in December2007. The development had to work withinvery tight timescales due to funding require-ments. However, the project was successfullycompleted in December 2008 on programme.

Although there was a demanding target forthe development – to be the most sustainablelogistics building ever developed – Chetwoodswere careful that the scheme did not just con-centrate on the technology but also focused onall areas of sustainability including the social,economic and community requirements. Forthis reason one of the main design criteria wasto ensure that the scheme added something tothe local environment and its community. Notonly will the scheme generate local employmentduring its operational phase, but it has alreadygenerated jobs through the specifications oflocally sourced materials via local suppliers.

The development also re-connects two pub-lic areas by creating an ‘Environmental LinearPark’, which includes additional landscape andplay areas. It fits into the local surrounding bycareful design of the building form, massing andselection of environmental materials.

Sustainable Products: Kingspan Insulated Panels

Kingspan Insulated Panels products haveplayed a major role in a groundbreak-ing new £50 million logistics centre

at Chatterley Valley in North Staffordshire. The 36,024 m2 Blue Planet building nearNewcastle-under-Lyme uses a range of renew-able technologies and has become the first ever building to achieve a BREEAM“Outstanding” rating.

Developed by Gazeley, who worked close-ly with the local authority and developmentagency, sustainability was at the top of theagenda and led to the inclusion of cutting-edgefeatures such as a biomass-generator that willcreate extra power for local homes and kinetic

plates along access roads, which generatepower whenever vehicles pass over them.

Kingspan products feature across the buildingenvelope and have helped to fulfil a number ofimportant design and performance demands.Steve Hall, contracts director at cladding contractorFK Roofing explains further:

“All aspects of the project needed to be as envi-ronmentally friendly as possible. For example, abuilding envelope air tightness rate of 2m3/hr/m2

was demanded to help reduce heating demandsand in practice the Kingspan products helped tomake this even better at 1.8m3/hr/m2. The com-pany also did their bit to minimise site waste byrecycling pallets and plastic packaging.

“It was vital that we maintained the archi-tect’s design for the building, and that it wasfinished by a strict deadline. Kingspan readilysupplied their materials in non-standard speci-fications with short lead times, which togetherwith efficient installation were big plus points.”

Achieving a BREEAM “Outstanding” ratingdemands excellent performance across a num-ber of key areas, including low carbon tech-nologies and reduced carbon dioxide emis-sions. The building is carbon positive andsaves a projected £300,000 in running costs,with a potential major factor here the installa-tion of the innovative Kingspan EnergiPanelsystem, which combines the benefits of con-

ventional PIR composite wall cladding withsolar air heating technology.

Installed across the south aspect, hollowedprofiles beneath the steel facings of the panelsallow the sun to warm air, which is then chan-nelled into the building to be used as heating.The system has the potential to reduce heatingcosts by up to 20% and could therefore play abig role in Blue Planet’s carbon positive status.

Meanwhile, the use of Kingspan’s KS1000RW and KS1000 MR insulated wall systemshelped to ensure the building maintained itsstriking appearance whilst offering low U-val-ues – down to 0.16 W/m2K in the case ofKS1000 RW. Kingspan Wall-Lite was installed

to maximise natural light and reduce the needfor electric lighting. On the roof KingspanKS1000 CR Curved Roof, which offers U-val-ues down to 0.21 W/m2K, was used to allowa smooth gentle sweep to be achieved withoutcompromising thermal performance.

Kingspan Structural Products supplied steel-work for the building and offered technicalexpertise in its design and development to accom-modate high-tech Ethylene Tetra Fluoroethylenerooflights. These are inflated when in position toprovide wide spans with superior thermal per-formance to traditional rooflight options.

The majority of Kingspan products have anECOsafe insulation core, containing no CFC’s or

HCFC’s with a low Global Warming Potential,achieve an “A” or “A+” rating according to theGreen Guide to Specification and are availablein FIREsafe LPCB insurer-approved form forassured fire performance. They are also fibre-free, removing the risk of loose fibres beingreleased and causing irritation.

Kingspan Insulated Panels have recentlywon a ROSPA Gold Award for Safety for thesecond year running, recognising well devel-oped occupational health and safety manage-ment systems and culture, outstanding control ofrisk and very low levels of error, harm and loss.
