Nature Center/Bait Shop Replacement Project

A Look at the Past, Present, and Future

The Structure’s History: • Built in the early 1970s and used as the starting point for prospective

buyers who were fed breakfast off of grills

• Began as an open pavilion with a roof, support posts, and a gravel pad

• Structure was enclosed with outside walls in the early 1980s; and later, a cement floor was poured.

• Insulation and interior walls were added in the late ‘80s

• During it’s life, the building has served as: a sales facility, a recreation center, restaurant, real estate sales office, Nature Center, and Bait Shop.

Architect's Findings:

• Asphalt shingles are showing staining and are deteriorated/damaged

• Ramp does not meet Illinois Accessibility Code requirements

• Door threshold does not meet Illinois Accessibility Code requirements

• Wood siding or trim is missing or damaged

• Heavy timber wall is rotted and moving

• Material has eroded from under slab, causing irregular settling

• Insects and rodents are under and in the slab and building

• Floor tile cracking due to differential slab settling

• Damaged ceiling tile from roof leak

• Congested mechanical room does not provide required clearances

• No perimeter building foundation system

• Holes in the ceiling panels • No designated work space for display development • No designated work space for program preparation • Not enough storage for program supplies • Inefficient ventilation, doors, and windows result in loss of cool

air in the summer/heat in the winter • Window sills water stained and deteriorating • Limited space for animals and their upkeep/supplies

Replacement vs.Renovation of Existing Building

● According to the architect, because this building does not meet any current codes, the cost to renovate would be comparable to new construction on square foot basis.

● Increased energy efficiency, lowered expenses

● Provide more display area, potential to increase revenue for Bait Shop

● New Site Plan would add to the overall aesthetics of the area

• Improves parking and traffic flow

• Moves the facility away from the roadway, to a more conducive surrounding

“This year has been difficult in the sense I don't have a place for my materials. The filing

cabinet does not have room for my research, programing, materials, books, or items I need

to file. I carry my papers, calendar, books and materials back and forth every day in a

backpack, that is getting quite heavy. My Natural Crafts cannot always be accommodated

for at the Nature Center because I need a heat source, microwave, several outlets, water,

a place to clean up and for the participants to clean up if necessary. I have crafting items

stored in three locations due to space limitations. I also have crafts in my vehicle because I

have to move them from building to building to set up and also to prepare an example. I

have virtually no room to create/make a display and leave any materials out. ”
