Introduction

This is a large, spacious and very popular two-storey, Victorian Cottage located right on the seafront at Cowes. It shares an entrance gate with East Rosetta cottage which is to the side but a part of the main house. There is a large enclosed garden around the property. Rosetta Cottage is built on a sloping site and the house is a little below the level of the road. Steps are therefore a feature of this property.

The Cottage is arranged as follows:

Ground Floor: Entrance hall, separate lavatory, large dining room with French doors to garden, Large sitting room with sun-room off, kitchen, one twin bedroom with en suite bathroom with bath and mixer tap shower attachment.

First Floor: four bedrooms (2 kings and 2 twins) bathroom with shower over bath, shower room with lavatory and separate lavatory.

Arrival & Parking Facilities • The Cottage is easy to find by using the directions given with your booking.• On-Street parking is possible in front of the Cottage (other side of road and charges apply

during the summer) but private parking is also available on a lane to the rear of the Cottageshared with East Rosetta Cottage. This is not a step-free route. Passengers and luggagecan be dropped outside the front door which has more shallow steps.

Approach • Both the approach from the front and from the rear of the cottage is stepped. The most

easy-going steps are to the front door (Figs: 2 and 3).• To the rear garden there is a short flight of steps to the lawn and to the lane-parking area.

Ground floor: • Large entrance hall with doors leading off.• Black stained floor boards• Dining room carpeted• Dining room door (780mm wide)• Lounge door (770mm wide)• Stepped French Windows (150mm and 200mm (h) doors to garden from the lounge.• Door into small quiet room 580mm wide.• Bedroom leads off from the quiet-room and there is also an en-suite bathroom• Door into ground floor bed-room 620mm• Threshold of 30mm into ground floor WC• Large kitchen door width 760mm• Separate WC with hand-rinse basin – door from the Hall

• Stairs to first floor with 4 stair fan at bottom.• Width of stairs 880mm• Dado rail to wall-side, no hand-rail• Low energy lighting on stairs• Carpet runner throughout

• Very large room with high ceilings looking out to the garden (on different levels)• Doors to gardens and small steps

• Range of settees and easy chairs of varying heights between 450mm and 490mm. Firmcushions. Some with straight arms. Most are upholstered.

• Occasional tables with table lamps• Ante-room (small quiet room) leads off from this main reception room• Dimplex storage heating radiators• Wood burner stove this is positioned on a marble hearth with a 5cms threshold
