Dear Nalls Home Partners Clients, Friends and Family: I had my car in for it's "free" scheduled maintenance yesterday, which comes at the cost of my sanity every 10,000 miles, and the bureaucratic idiocy of the whole process made me think about customer service and the way - I hope - we run our business differently. Because despite an impressive array of posters, computers, diagnostics and paper pushing, uniform clad "team members", there wasn't one person in that service department that thought actually solving my problem (my navigation system is messed up) was more important than just going through the motions and filling in the right boxes. All I could think of is how happy I will be when the warranty expires and I can start taking my car to our local mechanic. It shouldn't be like that, but all too often, when a company gets big and successful, automation takes over and old fashioned customer service gets lost in the process. Happy New Year!    

Dear Nalls Home Partners Clients, Friends and Family:    I had my car in for it's "free" scheduled maintenance yesterday, which comes at the cost of my sanity every 10,000 miles, and the bureaucratic idiocy of the whole process made me think about customer service and the way - I hope - we run our business differently. which will be a great time saver, but will never replace the time a good Realtor spends at a client's kitchen table filling out a contract. So while we will welcome the ability to get a quick missing initial, where possible I imagine we will continue to meet with clients personally to execute contracts and listings.    Our team has also invested in new in new office technology that will allow us to more efficiently track our clients transactions. Among other things we will be able to bundle reports and feedback for our listings to get an even better idea how the market is responding and share this with the sellers. But I just can't see that this could replace picking up the phone and calling agents to get feedback. Or calling our clients to talk about a new house that just came on the market. Fortunately, there is no reason that the two need to be mutually exclusive, and at Nalls Home Partners, they never will be.         THE MARKET            That's what you really wanted to know about wasn't it?            Very simply, rising interest rates are bringing buyers out in droves. Homeowners and their Realtors are - or should be - working fast to get new listings ready for the market and into the multiple listing to meet the demand. Buyers are snatching up inventory in order to lock in good rates, knowing that in the long run a percentage point of interest is far more important to their bottom line than whether or not the market goes up or down a little bit. This is not a test! The "spring" market is going to be fast, furious and early - snow on the ground type early.                                                  Carol Rognrud and Lauren Ruffin are our clients of the month! We want to wish Carol and Lauren a big congratulations and welcome to their newest addition, General Beauregard -  a one year old Schnoodle rescue in urgent need of a new home. After much persuasion from Lauren (and her friend/agent Renee) General Beauregard has been promoted from house guest to family member. Carol is holding Renee personally responsible for any dog training and, this week for dog sitting, while they are out of town. Carol is the Director of Transformational giving at AAUW and Lauren is a consultant working in Business Development and Relationship Capital Consulting. Their 6th Street Flat in Chinatown is still home for now, though they may consider selling when the time is right.   Information Provided by National Association of Realtors® Washington, DC, December 30, 2010   Pending home sales rose again in November, with the broad trend over the past five months indicating a gradual recovery into 2011, according to the National Association of REALTORS®.   Lawrence Yun, NAR chief economist, said historically high housing affordability is boosting sales activity. "In addition to exceptional affordability conditions, steady improvements in the economy are helping bring buyers into the market," he said. "But further gains are needed to reach normal levels of sales activity."   "If we add 2 million jobs as expected in 2011, and mortgage rates rise only moderately, we should see existing-home sales rise to a higher, sustainable volume," Yun said. "Credit remains tight, but if lenders return to more normal, safe underwriting standards for creditworthy buyers, there would be a bigger boost to the housing market and spillover benefits for the broader economy."   The 30-year fixed-rate mortgage is forecast to rise gradually to 5.3 percent around the end of 2011; at the same time, unemployment should drop to 9.2 percent.   For perspective, Yun said that the U.S. has added 27 million people over the past 10 years. "However, the number of jobs is roughly the same as it was in 2000 when existing-home sales totaled 5.2 million, which appears to be a sustainable figure given the current level of employment," he explained. "All the indicator trends are pointing to a gradual housing recovery," Yun said. "Home price prospects will vary depending largely upon local job market conditions. The national median home price, however, is expected to remain stable even with a continuing flow of distressed properties coming onto the market, as long as there is a steady demand of financially healthy home buyers."   Existing-home sales are projected to rise about 8 percent to 5.2 million in 2011 from 4.8 million in 2010, with an additional gain of 4 percent in 2012. The median existing-home price could rise 0.6 percent to $173,700 in 2011 from $172,700 in 2010, which was essentially unchanged from 2009.   "As we gradually work off the excess housing inventory, supply levels will eventually come more in-line with historic averages, and could allow home prices to rise modestly in the range of 2 to 3 percent in 2012," Yun said.
