A message from our MDHaving ended 2015 on a high after being awarded ‘Property Consultancy of the Year Middle East’ at the International Property Awards we wondered what the start of 2016 would bring.
There is an air of optimism here at MYLO, which has been backed up with an increase in enquires of 37% during Q1 2016 compared to Q4 2015, with actual transactions up 24% respectfully. Jamie Majid, our CEO and member of the RICS, has an interesting read on the Dubai real estate market (Page 4-5) and in particular the changes which has happened over the last 12 months.
We are pleased to say that since our last edition we have expanded our business in a number of different fields. We are now actively working in Arabian Ranches 1 and 2, Motor City and Victory Heights. We have opened our London office to assist UAE clients to acquire residential and commercial property in the UK and finally offering programs to obtain citizenships or passports in over 15 different countries.
We have recently been issued our valuation license from RERA enabling MYLO Real Es-tate to offer residential and commercial valua-tions here in the UAE. A recent new UAE law was passed which meant that valuation firms have to fulfil strict criteria. This sits alongside our RICS membership, being the leading global professional organization for Real Estate.
So all in all it’s been a busy few months since the start of the year and are looking forward to seeing what the next three months bring!

I am often asked this question by clients looking to buy, sell, rent or lease.
As a proud member of the UK’s highly respected Royal Institution of Chartered Surveyors (RICS) we are professionally obliged to provide advice that is based on credible data and expert analysis, rather than industry gossip.
Throughout 2015 Dubai saw a correction in the real estate market which started in Q2 2014 and has continued up until today. This correction was evidenced as a decline in property prices, in both the rental and sales sectors.
Now, before you start questioning if a recession is on the horizon, it’s important to consider the fundamentals of a property market. A long-term, sustainable property market requires the rate of increase in capital and rental
values to be on par with wage increase. Or in other words, when people are earning and spending more, prices of goods go up and generally speaking, demand for real estate increases too.
Over the last few years UAE salaries, generally speaking, have remained stagnant. At the same time we witnessed a sharp increase in property prices and rental values. The combination of property prices going up and spending power remaining the same, saw the market correcting itself in early 2015. In real terms, this means we have seen house values drop between 5% (in prime areas, popular with expats) to 20% (in developing areas that have yet to see in influx of expats).
Advice to our Clients
There are 3 different parties that make up the UAE real estate market: investors, owner-occupiers
and tenants. The following provides some guidance to help your future plans.
Investors
At current prices, investors are yielding an average return of between 6-7% per annum. If you assume borrowing costs between 3%-4% and no tax on income, this provides a healthy annual return to any investor. An investor considering real estate, will make a comparison with the returns they could get in other investment categories, usually being equities, bonds, banks and, in some cases, precious metals.
Since the start of this year, global markets have seen volatility, mainly in the oil and gas sector, banking and mining stocks. These sectors provide a large portion of the major indexes. The situation has been fuelled by falling oil prices, a slowdown from major

importers (such as China) as well as political and economic uncertainly in some parts of the world. Subsequently, investor confidence in equities and bonds has dampened.
Compared to the average 6-7% return on UAE real estate, global bonds are providing mixed returns to investors depending on the risk profile of the country. A 10-year UK bond is yielding 1.56% and a 10-year US bond is yielding 1.86% per annum. Banks offer low, medium and high-risk returns in various funds ranging between 1% to over 6%. However, since the vast majority of banks invest in equities, annual returns on funds are also volatile and in some cases returns not guaranteed by the banks (mainly in higher yielding products).
We continue to see strong demand from tenants looking to rent in prime expat areas of the city. This goes back to the old saying that property investment is all about location. If borrowing costs remain at 3% and current rental prices in strong prime areas hold their value, healthy net yields of 6-7% can be achieved.
In conclusion, as the equity markets are volatile and borrowing costs remain low, real estate (as an investment)remains attractive. Therefore investor appetite should come back to the market in a healthy and positive manner.
Owner-occupiers
Usually, if you assume 25% down payment (properties below 5m AED) then it is cheaper to buy (at current borrowing rates) rather than rent in prime expat areas in Dubai. If you are a buyer who has been renting for a number of years then there is
an obvious advantage of putting your money into paying off your mortgage. If prices decline and rise again, it will be of little importance, assuming you have no urgency to sell and your borrowing costs remain the same.
We strongly recommend owner-occupiers consider looking at established areas in Dubai where you may not necessarily see any short-term capital appreciation but in the same breath may not see much capital decline.
Tenants
There has been little change in rental values in prime areas. This is a simple case of supply and demand. Supply in prime, established areas is limited and demand is strong. This is in contrast to other less well-developed real estate areas where there is a large supply but less demand. These areas are the ones that are positioned in “future areas” as part of the Dubai master plan where there is less developed landscaping, adjoining infrastructure and general community feel.
If you are a tenant looking to rent there are many options in the market if you look at less developed areas, which in turn will offer some cheaper properties.
From a tenants perspective, there is always the weigh up of saving money by renting in a less developed area against paying more in rent within a developed area. Each tenant, whether a single or family will have their own set of priorities.
Government vision should give confidence to buyers.
The overall vision of the UAE is absolutely crucial to long-term sustainability. The vision is clear that the UAE (and especially Dubai) has the ambition of being a major global player alongside the likes of London, New York and Paris. Currently only 30% of Dubai’s revenue is dependent on oil and the future goal is to make Dubai’s economy completely non-reliant on oil revenue by creating a business, tourist and logistics (trading) hub at the centre of the world. The new Al Maktoum Airport will, in 10 years, have the ability to cater for 26.5m passengers per annum, which will make it (by far) the largest airport worldwide.
Ongoing Government investment in the country’s future development and growth coupled with the UAE continuing to be a place where business is open and expats are able to live and work, means the long-term future for the real estate market is positive.
