Tax Abatement Offers Huge Competitive AdvantageThe Spectrum offers potential investors a huge competitive advantage in possessing a transferable tax abatement incentive� The City of Richmond has a tax abatement program that abates the full value of the building improvements for 7 years then phases in the taxable value of the building improvements in years 8-10 (25% in Year 8, 50% in Year 9, 75% in Year 10)�

The Spectrum’s abatement period began in September 2015 and runs until 2025� Real Estate taxes for 2015 are estimated at $18,200� With this tax abatement, investors are able to capitalize on a very low operating expense margin and increased NOI yield and cash flow�
