The South Hams• The village of Kingswear stands on the east bank of the River
Dart opposite the thriving town of Dartmouth. The village is
located in the heart of the much sought after area of South
Devon known as the South Hams. The region is known for
having an uncommonly temperate climate, consisting of
lush, unspoilt countryside, hidden combes and a spectacular
coastline.
• Kingswear has a pub, church, village store and post office as
well as the Royal Dart Yacht Club and a privately owned marina.
• Dartmouth, a short ferry ride away, has a larger collection of
restaurants, pubs, boutique shops, banks, chain stores and
supermarkets. It is also home to the Britannia Royal Naval
College.
Sporting and leisure opportunities• There are number of lovely beaches in the South Hams and
excellent golf courses at Dartmouth and Churston.
• Both Kingswear and Dartmouth have excellent facilities for
sailing, with the Dartmouth Royal Regatta being a highlight of
the racing calendar. For the more ambitious yachtsman there
are deep water moorings, three marinas and a number of boat
yards. For the cruising yachtsman Kingswear is the perfect
base from which to explore France, The Channel Islands and
the picturesque harbours and creeks of the West Country.
• Kingswear and its immediate environs have numerous sandy
beaches, coves and sheltered anchorages, all of which make
it excellent for water sports, boating and long walks along the
beautiful coastline.
Transportation• Communication links are good with the A38 Devon Expressway
20 miles to the north and the M5 motorway at Exeter.
• There are regular Intercity rail services from both Exeter
(London Paddington 2 hours 4 minutes) and Totnes (London
Paddington 2 hours 50 minutes).
• Exeter Airport has a growing number of domestic and
international flights often negating the need to travel to Bristol
or the London airports.
• The local railway line is only used by Brunel’s Steam Railway
between Paignton and Kingswear. The sound of the occasional
steam engine combined with the charming sound of the
recently renovated “Kingswear Castle” paddle steamer creates
the most enchanting atmosphere across the Dart Estuary.
Mulberry House – for sale freehold• Mulberry House forms the principal part of a larger Victorian
property and occupies a commanding, south-facing position
with spectacular views across the entrance to the Dart Estuary
and Start Bay beyond and also upstream and across to the
Royal Naval College. Mulberry House also owns a double

Directions (TQ6 0BY)From Exeter and the M5 follow the A38 and A380 towards Torbay.
Join the ring road (A3022) around Torbay. Follow the signs to
Brixham and Dartmouth. Join the A379 following similar signs and
after about 1 mile just beyond the garage turn right signposted
Kingswear. After about 2 miles go straight over a roundabout and
then immediately left for Kingswear. In approximately two
miles fork left onto Higher Contour Road. At the end of
the road bear right down Ridley Hill for 120 meters, then
turn into the private gravelled drive on the left. Mulberry
House is the furthest part of the large white house on the
right. The property owns both the double garage and the
garden on the left hand side of the drive.
