Mobile Home Permit Checklist The following items are required with submission of your permit application: A completed Indian River County/City of Vero Beach Mobile Home permit application. Documentation that verifies job value. Examples include a copy of the signed contract between the owner and contractor or a signed estimate, etc. Please provide the below information for review: o Two (2) copies of a legible survey or site plan if mobile home is located in a Mobile Home Park. The survey or site plan must match field conditions and must provide distances to existing structures and property lines. See Mobile Home Placement Guideline for additional clarification and information. o Four (4) copies of a legible survey or site plan if mobile home is located on a Residential Lot. o Two (2) copies of the completed Mobile Home permit application along with 2 copies of the following: Manufacturer's Blocking Plan Manufacturer's Installation Instructions Floor Plan Manufacture's specifications on ABC pads and lateral and longitudinal braces Specify anchors or strapping proposed Completed "Mobile Home Worksheet" attached herein Applicant to provide Sub-Contractor Affidavit when applicable. Mobile Homes require approval from the Planning Department having jurisdiction. If located on a Residential Lot or located in a Flood Zone require approval from the Public Works Department having jurisdiction. Applicants must also go to the Utility Department to pay any associated Solid Waste Department Fees or any other Utility Department Fees. If site is serviced by a septic system and/or well the permit requires approval from the Environmental Health Department. A Recorded Notice of Commencement (NOC) [referred to be submitted with application but must be submitted prior to first inspection if job value exceeds $2500.00. Applicants are advised that Building Permit Applications are considered incomplete until all other IRC/COVB Departments and other Governmental agency reviews are completed and approved. The Building Permit Application will be routed to other departments, even if considered incomplete, in order to expedite the review process. The Building Permit Application review and approval time clock does not start until the application is deemed a Complete Application.

Mobile Home Placement Guidelines

Example 1- Notice that there is greater than 20 ft. separation between living spaces and greater than 10 ft.for living to carport (accessory).

All Mobile Home permits (replacement or new) must provide a survey or plot plan detailing distances to existing structures. These plot plans must match in-the-field conditions. Mobile

Home permit applications must include aerial view of property. See below examples.

Distances between living structures and non-living structures must be shown on a plot plan and must meet both I.R.C. requirements. May notapply to City of Vero Beach.

IRC- Living to Living Min. 20’ separation

IRC- Living to Accessory Min. 10’ separation

Exception- If the accessory structure is on a lot less than 5000 sq. ft. an accessory open carport or combination open carport/shed may be located within 3 feet of a structure on an adjoining park space.

Torque Probe Test

Note: A state approved lateral arm system is being used and 4 ft. anchors are allowed at the sidewall locations.
