Company Overview• Family owned “rental property” business

– MJM is “Mike, Joan, and Mike” – name for myself and parents– I target renting to working professionals and visiting execs/professionals in

Morgantown WV

• Family owned business, started in 1980 with one property, and in 2005 an LLC was formed– Currently own six houses, a luxury condo, and four vacant city lots

• All properties are certified compliant to code by City of Morgantown

– I have been the sole owner and operating manager since 2005

• I take great pride in our quality reputation in the community – this is #1• RE/MAX performs all aspects of Property Management for MJM• MJM has an “umbrella” liability insurance policy for the LLC with Erie Insurance

– Each house is also individually fully insured with Erie as well

• The company is well organized (structure and control mechanisms)– All records (tax, legal, etc.) are digitized and managed electronically

Company Goals• I utilize a SWOT(*) and Strategic Plan to guide the development and

growth of the business– Build Equity (cash flow, smart acquisitions, good management)

• I would like to increase the equity value of my business by making strategic acquisitions of more long term rental properties

• Planning a new build on vacant land on Callen Ave

• Considering expanding the geographic scope to include the Fairmont and Bridgeport areas

• Considering expanding some into the turnkey corporate (short-term) housing niche market
