Elizabeth Quay is one of Australia’s most

significant waterfront projects and will contribute

to Perth’s transformation into a diverse centre of

living, culture, creativity and business.

Elizabeth Quay will be an exciting destination

consolidating the southern end of a critical north-

south corridor which includes the CBD’s main

retail and commercial uses, transport hub and

education precinct. It also provides an important

anchor to the State Government funded Perth City

Link project and Perth Cultural Centre.

It is strategically located adjacent to major tourism

destinations and transport hubs including:

• Perth Convention and Exhibition Centre

• Supreme Court Gardens

• Barrack Street Jetty and The Bell Tower

• Esplanade Train Station

• Esplanade Busport

• Ferry Terminal

• Mitchell Freeway

These key features underpin the value the project

delivers to investors, occupants, visitors and the

community as well as the State Government.

Perth was built on the banks of the Swan River

but its shoreline was progressively reclaimed to

make way for roads, car parks and open space. This

has resulted in a city that is both physically and

psychologically separate from its foreshore.

Over the last decade, major cities throughout the

world have reconnected with their waterfronts

to accommodate growth and capitalise on their

strategic location.

Perth, through Elizabeth Quay, is similarly

embracing its extensive waterfront through a

master planned project, integrated with the CBD.

The 10-hectare site is being developed into a

complementary and distinctively designed

mixed-use precinct. It will include a balanced mix

of commercial, residential, retail, and short-stay

accommodation as well as a series of integrated

public spaces that respond to the location and

history of the site.

Construction works to create the public realm at

Elizabeth Quay are now in the final year. The 2.7ha

inlet, pedestrian bridge and BHP Billiton Water

Park are due for completion in late 2015 together

with the island and promenades.

• Lot 7 was purchased by Chevron for their Asia

Pacific Headquarters, approximately 70,000m2.

• Far East Consortium International will develop

Lot 9 for Perth’s first 205 keys Ritz Carlton Hotel

and residences and Lot 10 for The Towers, a 420

residential development.

• Lots 5 and 6 are currently under negotiation

with Brookfield.

In January 2015, BHP Billiton announced its

A$10million community grant for the BHP Billiton

Water Park; a free community space north of Lot 3.

The Metropolitan Redevelopment Authority

(MRA) has selected three food and beverage

operators for the space within the public realm

opening early 2016.

When fully developed, Elizabeth Quay will be

a world-class destination with a spectacular

calendar of events.

Lots 2 and 3 will be released to the market as

Perth’s premium mixed use residential, retail

and hotel opportunity.

The sites form the western edge of the inlet and

front the promenades, Elizabeth Quay’s primary

public open space.

With excellent amenity, the sites are adjacent to

Perth Exhibition and Convention Centre, a major

Bus Station and the Transperth Ferry Terminal,

providing a high level of pedestrian activation.

As the Master Land Developer, MRA and the

State Government have invested A$440 million

to prepare the sites for sale including the delivery

of the inlet, public services, infrastructure and

public realm.

The MRA, as planning authority for the area,

will be responsible for granting development

approvals and is committed to act as the precinct

manager for the next ten years.

Perth, Western AustraliaWestern Australia is geographically the largest

and fastest growing jurisdiction in Australia.

Population growth is expected to continue to

exceed the national average over the next decade.

The capital city, Perth, is the metropolitan hub

supporting the State’s services industry and

regional economies. It provides an efficient local,

national and international transport network and

sophisticated service infrastructure for trade and

tourism across the Asia-Pacific region.

In Western Australia, there are a significant

amount of infrastructure projects in the pipeline,

including a A$3.7 billion Cape Lambert port

expansion, a new 60,000 seat stadium in the

Burswood precinct and a A$3 billion Perth City

Link urban renewal project.

Perth Residential Market • By 2024, the State’s population is expected to grow to

3 million people. (1)

• The residential population of Perth City is expected to grow 93% to reach 35,000 people by 2036, creating strong demand for dwellings within the Perth CBD. (1)

• Perth has been rated as one of the world’s top 10 most liveable cities every year since 2004. (2)

Perth Hotel Market • There are a large number of major tourism projects

under construction or in planning as Perth looks to upgrade its tourism offer to capture demand from growing Asian markets.

• The Perth hotel market is tightly held with very limited transactional hotel activity in the last 12 months. (3)

• Perth hotel rooms maintain high occupancy rates at 83.6% and revenue above A$200 per available room. (3)

• Hotels are a high performer in the Australian market, returning on average 12% per annum. (3)
