The spacious pool, deck and barbecue area serve as the defining element for the apartment residents and any of their guests as they enter the property. The pool deck, barbecue area and some of the apartments enjoy San Diego Harbor and sunset views. This is enhanced by the setting above the street level which provides an element of privacy for both the common area amenities and the apartments themselves.

Residents will also appreciate the abundant parking attributable to the over-sized lot and cul-de-sac location which provides additional, readily-available street parking in front of the building. A common laundry room provides on-site laundry for the residents.

The unit interiors have been well maintained but have yet to be highly upgraded. The original hardwood flooring is in good condition and will provide a classic vintage element that can easily be incorporated into any upgrading of the unit interiors.

The exterior features a combination of stucco and wood siding that has been finished in the Japanese Shou Sugi Ban technique, which includes blackening and preserving the wood by exposing it to flames.

THIS ISMission Hills

LIVE • WORK • PLAY • EAT • SHOP

Mission Hills is a neighborhood in San Diego located on the hills overlooking Old Town and the San Diego Bay, just north of Downtown, west of Hillcrest and south of the San Diego River valley. It is one of San Diego’s oldest and most desirable neighborhoods. The area is primarily residential with some small shops and restaurants. It is one of the most architecturally impressive neighborhoods with many of the houses from the early 1900s, which have been carefully preserved and restored. Modern homes were built as infill along canyon rims in the 1950s and 1960s. Mission Hills is highly sought after with its stately homes, quaint Craftsman bungalows and large mansions pristinely manicured on quiet streets. What defines Mission Hills, first and foremost, is the homes. Mission Hills is a far cry from new cookie-cutter subdivisions and the older, but well-appointed homes each have their own unique characteristics and charm.

Mission Hills also has its own business district. Most of the local businesses are located along West Washington Street from Hillcrest and on to the east. The business hub of Mission Hills is along Goldfinch Street between Fort Stockton and West Washington. Restaurants, shops, pubs, and services give residents just about everything they might need. The main business streets are University Avenue and Washington Street. Other major streets are Ft. Stockton Drive and Sunset Boulevard. Cross streets are named for birds, in alphabetical order from Albatross to Lark. Streetcar rail tracks were built along the main thoroughfares of the neighborhood, such as Fort Stockton Drive.

Pioneer Park and Mission Hills Park serve as two recreational parks within the neighborhood. Two of the neighborhood’s many canyons are open to the public for hiking: Robyn’s Egg Trail and the Allen Road Canyon Trail.

In January 2019, the San Diego Public Library opened the new 14,000-square-foot, Craftsman-style Mission Hills-Hillcrest/Harley & Bessie Knox Library at Washington and Front streets in Hillcrest. This replaced the former Mission Hills/Hillcrest Branch at Washington and Hawk Streets.

Mission Hills is located just north of downtown San Diego and is easily accessed from State Route 163, which cuts through the area. From I-8, take SR 163 south and take the West Washington Street exit. Drive through Hillcrest and within a few blocks you will be in Mission Hills.

The primary east-west thoroughfares are Washington Street and University Avenue. Fort Stockton Drive, off of Goldfinch Street takes you through the main residential area of the neighborhood. If you take Fort Stockton all the way west, then take a left on Arista, you pass some of the mansion-like homes as the road descends into Presidio Park.

Mission Hills, represents the best of two worlds. It’s one of the most prestigious neighborhoods in the city, and it’s a wonderful destination for casual

dining at its best. It’s located on the northern side of the San Diego International Airport, on a hill overlooking the airport. It’s just off the Interstate

5 Freeway at Washington Street, which is one exit south of Historic Old Town. At the foot of the hill along Washington Street is lower Mission Hills

restaurant row. Without a doubt, it’s one of San Diego’s most popular casual dining spots.

Lower Mission Hills restaurant row begins at the corner of Washington and India Streets. Expect to find lots of little cafés and casual restaurants

serving global cuisine. The selection includes Mediterranean, East Indian, Mexican, British, Japanese, Continental, Italian as well as live theater.

Neighborhood Amenities

SAN DIEGO TROLLEYThe San Diego Trolley is the light rail

system that serves the metropolitan

area of San Diego. The operator of the

Trolley, San Diego Trolley, Inc. (SDTI), is a

subsidiary of the San Diego Metropolitan

Transit System (MTS). The San Diego

Trolley opened for service on July 26, 1981,

Today it operates three main lines named

the Blue Line, the Orange Line, and the

Green Line, as well as a supplementary

heritage streetcar downtown circulator

known as the Silver Line that operates

mid-days on Tuesdays & Thursdays, and

on weekends and holidays.

The San Diego Trolley system currently has 53 stations serving its four Trolley lines. Fourteen of these stations operate as transfer stations, which allow

passengers to transfer between lines. There are two “universal” transfer points (i.e. allowing transfers among all four lines): the 12th & Imperial Transit Center

station, and the adjacent America Plaza/Santa Fe Depot stations. Six of the Trolley stations are termini—stations at the end of lines. Of the 53 stations, 37 of

them are within the city limits of San Diego, serving various neighborhoods in San Diego; the other 16 stations are located in surrounding communities, such as

El Cajon and National City. Most stations in the San Diego Trolley system are ‘at-grade’ stations. There are 8 aerial stations in the system, mostly on the newer

Green Line. Currently, there is just one station in the Trolley system that is underground (the SDSU Transit Center station), also on the Green Line.

WASHINGTON STREET

MISSION HILLSSERVICED BY THE GREEN LINE TROLLEY AT

Washington Street is a station of the Green Line

trolley. It is located in an industrial corridor along

the edge of San Diego International Airport. The

stop also serves a crowded residential area in the

Mission Hills neighborhood, which includes a variety

of medium-density housing within blocks of the

station. This station opened in June 1996 as part

of the Blue Line (then called the North/South Line)

extension to the Old Town Transit Center.

On September 2, 2012, service to this station was

replaced by the Green Line, when the Blue Line’s

northern terminus was truncated to the America

Plaza station as part of a system redesign. Blue Line

service at this station will resume when the Mid-

Coast Trolley extension is completed by 2021.

At the Washington Street Trolley Station, the Green

Line now runs 4 trains an hour in each direction. The

Green Line runs from Santee, past El Cajon through

Mission Valley to downtown San Diego. By 2021 it

is expected that the Blue Line will be extended to

Washington Street past Old Town north to UCSD

and University Towne Centre. Currently the Blue Line

run up to 8 trains an hour in both directions most

of the day. In the near future that could mean up

to 12 trains an hour stopping at Washington Street

Station with connections to the airport.
