Middle Broadmoor FarmMiddle Broadmoor Farm and its three pretty cottages form an idyllic oasis in the beautiful Pembrokeshire countryside. The present owners, Dick and Judy, had been holidaying in the region for many years and decided to make it their permanent home. They were thrilled to find the farm, which answered their requirements of a family home, plus a project to renovate the adjoining buildings.

The traditional Welsh farmhouse, with its attractive exterior of sparkling lime washed walls, promises a warm and welcoming home. Light filled with a positive ambience, it provides perfect family accommodation. The lounge with a fire glowing in the grate is a winter sanctuary. The big farmhouse kitchen, with views towards the sea, is the hub of the house. Well equipped for the keen cook, it is a sociable space, where you can gather round the table for chatty meals. The patio door leads onto decking, where in the summer; al fresco dining is a great pleasure.

It is a private spot, and the view that stretches away from the house, down a green valley to the sea beyond has an enormous wow factor. There is a constantly changing panorama of grazing cattle on lush pastures, white horses topping the waves on a stormy sea, and the drama of thunderclouds rolling towards you. It is also where you can simply sit and relish the beauty of the scene before you.

The additional buildings are currently used as extended family living, and successful holiday lets or rental. They were lovingly restored by the present owners, with great attention to detail and a high spec finish: each has an individual charm and appeal. The Cottage has traditional exposed, lime washed stonewalls and its generous kitchen, lounge and four bedrooms, courtyard and patio which are perfect for family living. The Dairy is an enchanting, and cosy one bedroom building. The Barn can easily accommodate nine people and in summer with the patio doors open, the lounge and courtyard blend into one pleasing whole.

The adaptability of the site is further enhanced by six acres for individual camping: and there are currently three luxury yurts in this area. Their comfortable furnishings and excellently equipped kitchens epitomise a more sophisticated and relaxed approach to holidaying under canvas.

The farmhouse garden wraps itself around the house and for the creative person; the barn has a professional joiner’s workshop and a sewing room. The grounds are where you fully appreciate the glorious surroundings. The springtime splendour of daffodils, wild summer flowers and a country walk down to the sea where you can explore rock pools on the small beach. It is a sanctuary of calm and an escape from the stress of city life.

Middle Broadmoor Farm is conveniently located a mile and a half from Little Haven and approximately ten miles from Haverfordwest, and it is only a few minutes drive to Broad Haven for the local supermarkets and restaurants. There are excellent local beaches, a variety of water sports and fishing. The area is rich in walking trails and history, and is a popular tourist destination.

Dick and Judy are going to miss the peace, sea views, the people and the Pembrokeshire life style, which was described to them as, ‘like wearing a pair of comfy slippers.’ They take away many happy memories.** These comments are the personal views of the current owner and are included as an insight into life at the property. The brick surround fireplace makes a lovely focal point, and the open fire is welcome when the weather turns cooler.

This sitting room has plenty of space for sofas and armchairs. The terracotta tiled floor continues from the hall. In the corner of the room is a useful storage cupboard.

DINING ROOMPerfect for entertaining family and friends, this large dining room also benefits from having a bright aspect due to the large window to the front. The stone faced fireplace has a multi fuel stove sat on a granite hearth. Door to:

KITCHEN/BREAKFAST ROOMThis practical fully fitted kitchen has base and eye units which provide useful storage. All of the cupboard and drawer fronts are of solid antique pine. For the keen cook there is an 1950’s vintage AGA, which has been converted to run in oil. It has two ovens and two hot plates. The AGA also helps to heat the hot water. There is also space for a cooker. Additionally there is plumbing for a dishwasher, a stainless steel sink and drainer, and space for a fridge/freezer. UTILITY ROOMWith plenty of storage provided by two cupboards, this is a very practical space.

There is plumbing for a washing machine, and space for a tumble dryer. The back door leads out to the rear garden and courtyard.

FIRST FLOOR

MASTER BEDROOMThis large double bedroom continues the light and bright atmosphere that run through this house. The double glazed sash window to the front overlooks the garden and onto the fields beyond. Useful storage is provided by the built-in wardrobe that is divided into three sections. The white painted wood floor helps to reflect the light throughout the room. On one side is a cast iron Victorian style fireplace.

BEDROOMA good sized double bedroom that also has a light aspect. There are far reaching views across the fields from the double glazed sash window. Nice character features include the Victorian style cast iron fireplace and the picture rail.

BATHROOMThis is well equipped with a shower unit, bath, heated towel rail, WC, and wash hand basin. The double glazed window to the rear offers fantastic rural views. The airing cupboard has several slated shelves, and houses the hot water tank.

BEDROOMThis is a single bedroom, and would be ideal as a child’s room, or nursery.

GARDENThe garden wraps round the house on three sides. It is set mainly to lawn with mature shrubs, trees, and several borders. A gate leads to a further grassed area and a small stream. The views from the decked terrace are spectacular. It is possible to look across St Bride’s bay to the islands of Skomer and Grassholm. In the front garden is a wood built artist’s studio. It could also be used as an office. Anyone who loves to paint will find endless inspiration from the ever changing nature of the seascape.

Middle Broadmoor Farm is a very successful holiday let complex and special camping site. In addition to the Farmhouse there are three cottages, and three Mongolian Yurts, which are popular with people wanting a bit of ‘Glamping’.

The vendors were one of the first camping grounds in Pembrokeshire to introduce Yurts to considerable success. Situated in a magnificent part of Pembrokeshire, guests will love the wonderful sea views and peaceful surrounding countryside. The popular seaside villages and beaches of Little Haven and Broad Haven are a short drive away, while the county town of Haverfordwest is about ten miles away.

THE BARNThis is one of the holiday let units and it has three bedrooms. Each unit has its own private garden to the front, and a gravelled terrace to the rear. Throughout the property the interior exposed stone walls have been finished with lime wash. It benefits from underfloor heating on the ground floor.

THE COTTAGEThis is a residential property used by the owners as a manager’s house. It can also be used as a holiday let; it is the largest of the holiday let units with four bedrooms. It also benefits from a sectioned off private garden. The ground floor has underfloor heating.

ENTRANCEThe front door opens into a porch with a tiled floor. A further door opens into the:. KITCHEN/LIVING SPACE/DINING AREAThis is a wonderful open plan living area. The kitchen has a range of fitted base and eye level units. Additionally there is a Belfast sink with mixer taps and drainer and space for a fridge freezer, dishwasher, cooker and hob. The living and dining areas have plenty of space for casual seating and a table and chairs. Romantic couples will love relaxing in front of the multi fuel stove. The vaulted ceiling creates a light and airy feel. Lots of natural light floods in from the Velux style roof light and the windows to the rear and front of the property.

CLOAKROOM There is a WC, a wash hand basin, and a heated towel rail.

MEZZANINE BEDROOMThis is a good sized double bedroom. The light and airy aspect of the cottage continues, enhanced by the wood floor, and Velux style roof light.

ADDITIONAL INFORMATIONThe principal heating source for the cottages is a ground source heat pump. Hot water is generated by solar heating panels on the roofs of the cottages. The property has its own spring water borehole, which provides filtered water via a water treatment system.

CAMPING INFORMATION There are currently three Yurts, which are each 16 foot diameter, with potential for four more. They can accommodate a double bed and two single sofa beds. For cooler weather there is a wood burning stove. In the kitchen area there is a gas hob and an open fire with barbecue grill.

Close by is a compost toilet and a washing up area with an adjacent shower cubicle. In the camping field are fire pits, picnic tables, along with a standard toilet/shower room and family shower room.

THE LAND The grounds extend to just over six acres, which includes a poly tunnel in an adjacent meadow to the camp ground. There is a stream that leads to a pond.

OUTBUILDINGSAs well as a large corrugated metal storage shed, there is a large shed/workshop, which has a three phase inverter electric supply. This would be ideal for anyone wanting to run a woodworking business or similar from home. Above the workshop is a large storage area/office.
