LAST YEAR we took up the challenge to implement a leadership development program at GNAA called The Leadership Lyceum. We modeled it after the NAA pro-gram that was created in 2003. Its purpose is to prepare enthusiastic multi-family professionals for leadership roles within the organization. I am thrilled to say that it is now time to graduate the first class of candidates.

It is my hope that they will be considered for positions on the Board of Directors in the coming years where I am sure they will shine in leadership roles.

IT’S THE LAW

THE TENNESSEE APARTMENT ASSOCIATION and its Director of Government Affairs, Catie Bailey, worked with the sponsors of a bill that shortened the required statutory notice period for breaches of rental agreements. We want to take this opportunity to specifically thank the bill sponsors, Sen. Ferrell Haile of Gallatin (Senatorial Dis-trict 18) and Rep. Sheila Butt of Columbia (House District 64). This change only affects counties where the Uniform Residential Landlord and Tenant Act applies.
Tennessee Code Annotated § 66-28-505, Non-compliance by Ten-ant, has been amended as follows:
If a lease is breached for non-payment of rent, costs of repairs, dam-ages, or any other amount due pursuant to the rental agreement, you may now proceed as follows:
• The first time such a breach occurs, you may send a 14/14 day notice. That is, a notice to the tenant to cure the violation within four-
teen (14) days or vacate in fourteen (14) days. (Pay or Go). • If the same breach re-occurs within six (6) months, notice may be given, but no cure period is required. You may terminate tenancy upon giving a seven (7) day notice. • When the breach is not for payment of rent, costs of repairs or any other amount due to the landlord, notice of termination of tenancy may be given for a date not less than fourteen (14) days from the date that the notice was given. Notice of these non-monetary breaches need not provide a time for the default to be cured (14 days and Out).
Now, let’s stop and consider the following: • We may still require that the tenant’s waive notice of termination of tenancy for non-payment of rent by including the waiver in the lease agreement. The waiver must be in twelve (12) point, bold font. • In all notices of termination, terminate tenancy only. Do not terminate the lease. • Your policy concerning breaches is not controlled exclusively by statute. While statute creates mini-mum notice requirements, both your policy and lease may be more liberal by allowing longer notice periods. • This amendment is effective immediately. However, it may only be used if your current lease does not provide the tenant with a longer notice period. If your lease does give a longer notice period, you are bound by your contractual agreement. • If a specific notice period is given in your lease that exceeds the required notice period and you wish to shorten the notice period for future tenants, you must revise your lease. The shorter notice period may then be used only for tenants who have executed the revised lease.
Be sure to: • Check your lease. • If you wish, modify your lease, in order to use the shorter notice periods for future tenants. • If your lease does not require longer notice periods, it does not need modification for you to begin using the shorter notice periods for all tenants.

RECENTLY, I HAD THE OPPORTUNITY to lead a discussion panel with the GNAA Leadership Lyceum Candidates on effective advocacy. Dur-ing the discussion, it was clear that the candidates were eager to learn about the legislative process and the importance of advocacy. Learning how to effectively promote the interests of the multifamily housing industry is a critical invest-ment in the industry’s future.
Put simply, advocacy is the act of supporting a cause, and is an integral part of Tennessee’s and our nation’s democratic process. Advocacy is a constitution-ally guaranteed right under the First Amendment of the United States Consti-tution providing for “the right of citizens to petition the government for redress of their grievances.” Government officials are continuously making public policy decisions that affect the vital interests of, among many others, the mul-tifamily housing industry. Public officials need to receive factual information from our industry in order to make educated policy decisions.
In exercising their rights to try to influence public policy, interest groups often choose to employ professional representatives to monitor developments
and advocate their positions, or to use lobbyists through their membership in trade associations and other membership organizations. In Tennessee, hundreds of men and women are profes-sional lobbyists and represent virtually every type of interest.
To be an advocate, however, you do not need to be an attorney or a professional lobbyist; nor do you need a perfect understanding of the law. Many people who work for organizations in communities across the state are not lawyers or lobbyists, but have a basic understanding of the law as it applies to their situation. Proper knowledge of the issue and effective communication are the basic principles for effective advocacy.
Almost everything you do as advocates depends on your ability to communicate well. Com-municating with your elected officials doesn’t have to be complicated or provide every last detail. Effective communications are those that are clear, concise, honest and to the point.
A General Assembly is two legislative sessions. During the 107th General Assembly (2011-2012), there were almost 4,000 bills filed for introduction. It is impossible for each legislator to know and understand every bill. It is an imperative part of the legislative process that advocates like you and me inform the elected officials of the implications of the bills.
Elected officials see lobbyists every day. Although they appreciate the importance of our role and depend on our knowledge often, they also know that most of the time we cannot vote for them when the time comes for reelection. As such, it is extremely important that their constitu-ents, advocates like you, help inform them on the issues which will help guide their decisions.
In this sense, communicating with your elected officials is an important civic responsibility that will result in real changes that impact our industry. The sooner you start communicating – the better!

LEASE APPEAL

SUMMER IS ALMOST HERE, which means if you are like me you have already begun planning for some fun outdoor resident events—pool parties, breakfast on the go, and so on. But instead of doing the typical pool party, I thought it would be great to reach out to some seasoned property managers to dish on some of their most successful resident events for inspiration. There is something for everyone here—regardless of budget or type of property—so hopefully you will find something that works for your community!
Brandywine’s Ice Cream Social: Maggie Moo’s Food Truck • Budget: $750• Attendance: 110 residents • Promotion: Facebook, email blasts, flyers on doors, bandit signs at the
front entrance on the day of the event.• Partners/vendors who made it all come together: Maggie Moo’s brought a
food truck to the community and served over 8 flavors and about 10 top-ping choices. They played music on the truck and it lasted about 2 hours. Most of the residents stayed around and talked the entire time—it was a big hit!
ParkCentral’s Best of Nashville
• Budget: $7,500• Attendance: Thousands of our closest friends and part-
ners! We collected 150+ contacts during the event.• Promotion: E-blasts, social media platforms (Facebook,
Twitter, Instagram), text campaigns, outreach in the neigh-borhood, Nashville Scene magazine and blog
• We formally introduced ParkCentral to the Nashville Scene audience and collected contact information of interested prospects during pre-leasing efforts. We were the exclusive apartment sponsor of the event and staffed a table with promotional items, interactive TV that featured our virtual tour of the development, and active charging station for mobile devices.
The Grove’s “Dive-In” • Budget: $475 (entertainment); $300 (food and beverages); $670 (mar-
keting materials)• Attendance: 75 residents• Promotion: Email flyers to residents, Facebook, gate signs at entrances

• Partners/vendors who made it all come together: We used FunFlicks Outdoor Movies and our residents watched the classic movie “The Sandlot” poolside under the stars. Our FunFlicks Outdoor Movie package included a 16-foot screen, speakers, projector, set up, tear down, event host/DJ, technician, and popcorn! We also ordered pizza from Jet’s Pizza and offered soft drinks and bottled water packaged in The Grove’s slap-it koozies, which we purchased from Marisa Macri of MM Promotions.
Villages of Gallatin’s Community Yard Sale• Budget: $150• Attendance: 200 people• Promotion: A flyer to residents explained the parameters
for date, time, and location along with some tips on how to operate their “booth” and explained how the property would advertise the sale. We included the flyer in our monthly newsletter and posted it in the office to make sure we had good participation. About 30 days from the sale we started running newspaper ads and distributed flyers to local businesses.
• Partners/vendors who made it all come together: Local gro-cery stores donated food for the cookout. Our landscapers helped in making the property look its best and we ended up making several appointments for rental applications, and the residents loved it. The kids played and adults socialized with office staff and prospects. We were able to have a successful yard sale for our residents and show off the property to the local community.

by Art Pancake’s Party & Wed-ding Rentals; “Sweet Dreams” send-off treats from local fave, Puffy Muffin; valet parking provided by Nashville Valet; AT&T donated promotional items and sponsored an iPad mini raffle and $100 gift card Facebook giveaway.

Take a look at your current customer management systems. Look for weaknesses in your current system and search for solutions. Can you modify your existing system or is it time to upgrade? You can choose from a wide array of software solutions.
Use social media to help keep your CMS current. LinkedIn, Facebook, Instagram, Twitter, Flickr…the list goes on and on. Monitor these sites for changes in employment status, or add information about customer skill sets or interests.
Make sure you are leveraging technology to help make your job easier, or faster. Coordinate all your electronic devices.
A great place to gather information about people changing positions is the GNAA. Networking with people at general membership meet-ings, council meetings and events can help keep up with changes. Get in the habit of asking about changes and updating your customer data on a regular basis.
