Selling a home is a complex procedure. Whether it’s your first time, or you’rean experienced buyer, it’s very easy to forget things and to feel overwhelmed.

While you should always feel comfortable asking questions, the following‘event roadmap’ might help keep you on track

STEP 1 PRIOR TO LISTING- Select an agent- Sign a listing agreement with your agent

- Arrange a contract for sale through your solicitor

STEP 2 LISTING YOUR PROPERTY- Agent receives a copy of your sale contract from your solicitor- Agent prepares marketing campaign & advertising materials- Prepare your house for buyer inspections- Agent conducts buyer inspections- Agent negotiates a sale price to your satisfaction

STEP 3 ACCEPTING THE OFFER- Offer is accepted- Agent accepts a good-will deposit (in some cases)- Contracts exchanged with Cooling-off period- Cooling off period ends (SOLD)

interior designer. Your agent should be able to help you here.> Make sure all doors work well (handles turn and lock

> Contract.Contains the details of your house and theconditions of the sale. You should organise acontract through your solicitor as soon as possible.Even if you don’t know which agent you’re going tochoose, preparing your contract as early aspossible means your property will be advertisedsooner, and buyers will see it earlier.

> Cooling-off period.Once you’ve accepted an offer, a 5 day cooling-offperiod begins. This allows the buyer to conductbuilding and pest inspections, speak to theneighbours, call the council, etc. If you’re selling by auction, there is no cooling-off period. A 5% or10% deposit is paid on the spot and contracts areexchanged immediately.

> Good-will deposit.Occasionally a buyer will put down a good-willdeposit in order to secure the property during thecooling-off period. This is generally 0.25% of thesale price. If they pull out for any reason (except fordeath or mental disability), you keep this deposit.

> Deposit.At the end of the cooling-off period, the buyer mustpay their deposit to secure the sale (either 5% or10%). The deposit cheque is held by your agent in a term deposit account.

> Exchange contracts.Once the deposit is paid, your agent will get you to sign the contract. The buyer signs an identicalcopy, and both are sent to the solicitors. If eitherparty backs out, they are liable for the deposit.

> Settlement period.Once contracts are exchanged, the settlementperiod begins (normally 42 days). You can use thistime to find another house (if you haven’t already),organise your finances, and move out.

> Settlement.The buyer pays the balance of the purchase priceand picks up the keys. Normally your bank andsolicitor will take their fees out of the settlementproceeds and send you a cheque for the rest. Your estate agent will probably take theircommission from the deposit, and send you a cheque for the balance.
