& Gas areas garnered real growth of 8.5% while non-O&G balance of Texas showed 4.7%. In the Fourth quarter, O&G revenues achieved +15.7% and non-O&G areas +7%.

Year-over-year, lodging performance measures are now stabilizing at healthy growth levels after a three year recovery period. Occupancy levels are above 60% and average daily rates are growing at a healthier 3.8% pace, aiding significant REVPAR improvement. Supply additions remain well below gains in room-nights sold. With 2012 REVPAR reaching $55.83 (equal to 2008), and occupancy slightly above long-term averages, new hotel development projects will likely commence selectively.

FOURTH QUARTER AREA RESULTS Revenue gains ranging from 28 to 49 percent were in oil and gas production areas of Odessa, Midland, and San Angelo, plus Austin-Round Rock (aided by the Grand Prix races). Other areas with gains above 10% (but below the ‘boomtowns’) include Non-metro areas, Waco, Houston-Baytown-Sugar Land, Lubbock, and Dallas-Ft Worth.

Areas closely related to oil and gas production (O&G counties) showed a 15.7% revenue gain in 2012, and accounted for 56% of the state’s total revenue gain (from 38% of the state room supply). The 62% of room supply in non-O&G counties generated a modest but healthy 7% revenue gain for 2012. Room-nights sold in Oil

Page 3 By Price – 2012 Revenues: The strongest revenue increase since 2008 has been for the $90-$135, mid-priced category (+20.1%), and then for Under $90 hotels (+13.5%). The 4 year gain for lodging priced above $135 nets out to only 3.5%. Further, in 2011 and 2012, strongest growth has been at prices above $135, driven by high prices for basic hotel product in the undersupplied Oil and Gas areas.

By Product/Price Segment: The highest growth rates were for mid- to lower-priced chain segments and Independents. This may indicate less demand growth in urban areas, and a ‘pay-any-price’ mindset for a good room in the Oil and Gas areas near small metros and in rural areas. The Limited Service, Mini-Suites and Mid/Upscale select-service segments continue to generate most of the new supply; also, Independents in Oil & Gas areas grew significantly The Upscale segment increase was bolstered by the new Omni downtown Dallas.

Page 4 THE LARGEST AREAS IN TEXAS IN 2012 Oil & Gas Area (O&G) room-nights sold rose 8.5%, with revenues up 15.7% to $3.086 billion. 2012 occupancy averaged 64.3%, up 4.1 points from 2011; rates increased 6.7% to an average of $87.42. Rooms available rose 1.6% (2,300 rooms). In 2011, Oil & Gas room-nights sold rose a robust 12.3%, with occupancy rising 5.3 points to 60.2%. 2011 room revenues gained 17%, powered by the room-night demand increase of 12.3% and 4.1% average rate increases. Rooms available rose 1.5% (2,100 rooms).

Note that Harris County, including the city of Houston, is reflected in these figures because Oil & Gas activity is a major element of Harris county. The Oil & Gas Area is defined to include the top 100 counties producing oil and gas (out of the 244 counties in Texas that offer lodging). These Oil and Gas counties account contain 150,400 rooms (38% of Texas available hotel rooms and 39% of room-nights sold); Oil and Gas counties account for 52% of all Texas room-night gains versus 2011. Counties near the Eagle Ford gas field are all included (many of which continue to have most hotels sold out). Note that the economically diverse Tarrant county, which also has some Oil and Gas activity, was excluded. As shown above, the highest revenue gains were generated by counties involved in Oil and Gas production; the economic impact of Oil and Gas to the lodging industry is also demonstrated by metro area tables starting on page 7. 2012 CHANGE FROM YEAR AGO

Houston-Baytown-Sugar Land room-nights sold gained 9.4%, driven in large part by Oil & Gas business. Room revenues shot up by 14.3% higher, to $1.832 billion (on a 4.4% price gain). Occupancy increased 5.1 points to 64.3%. Metro room supply rose by 0.7% (600 net rooms). In the year of 2011, Houston room-nights sold rose 10.9%, while room revenues gained 14.1%; occupancy increased 4.2 points to a 59.2% average. 2011 prices rose 2.9% and supply by 3% (2,400 net rooms).

Page 5 Non-Metro Area room-nights-sold gained 7.8%, also influenced by Oil & Gas fracking activity. Affected by 7.9% price increases, room revenues rose 16.3% to $751 million. Net supply was up 3.3% (1,500 rooms). Occupancy was 58.7%, up 2.5 points from 2011. For all of 2011, non-metro room-nights sold rose12.8% with occupancy rising 4.7 points to 55.6%. Room revenues also gained 18.7% with the help of a 5.2% increase in prices. Rooms available rose 3.2% (1,400 new rooms). Austin-Round Rock room-nights-sold gained 5.9% in a non-legislative year but one aided by the new Grand Prix auto races (Fourth quarter room-nights sold increased by 18.9% as compared to last year). Influenced by a 5.3% price rise, revenues gained 11.6% to $833 million. Net room supply was up only 1% (300 rooms). Occupancy rose 3.2 points to 69.2%. At 69,.2%, supply would be expanding in most markets. For all of 2011, Austin room-nights sold rose 8.1% with occupancy rising 2.9 points to 66.0% in a Texas legislative year. Room revenues also gained 13.6% with the help of a 5.1% increase in prices. Rooms available rose 3.5% (1,000 new rooms). Dallas Metropolitan Division room-nights sold rose 5.3%. With rate increases of just 0.9%, revenues rose 6.3% to $1,417 billion, while occupancy gained 2.4 points, to 62.7%. Net room supply increased by 1.3% (900 net rooms including the new Omni Convention Center downtown). In the year of 2011, Dallas room-nights sold gained 9.7%, while revenues gained 13.2% because of a 3.2% increase in room rates from 2010; occupancy gained 4.8 points to 60.3%. Net room supply increased by 0.8% (600 net rooms). San Antonio Metro room-nights sold gained 5.0%. Rates rose 1% and revenues climbed by 6.1%, to $1.020 billion. As net room supply increased by 1.8% (800 net rooms), average occupancy was 1.8 points higher than last year, at 62.3%. While not an ‘Oil & Gas’ county, the metro lodged many Oil & Gas workers in South Bexar county. In the year of 2011, San Antonio room-nights sold gained 6.9%, while revenues gained 7.8% on a small 0.9% increase in room rates. 2011 Occupancy gained 2 points to a 60.5% average, while net rooms available rose 3.5% (1,500 new rooms). Ft. Worth-Arlington Metropolitan Division room-nights sold were 3.8% above last year. Revenues increased by 4.8%, to $688 million, as rates rose just 1%. Net room supply rose 1.6% (500 rooms) affecting occupancy, which gained 1.4 points to 60.6%. In the year of 2011, Ft. Worth room-nights sold gained 8%, while room revenues increased 11.9%. Occupancy gained 2.8 points to a 59.2% average; rooms available rose 3.2% (1,000 new rooms).

Page 6 2012 Annual Occupancy In 2012, state-wide occupancy averaged 62.3%, up from 59.5% last year and slightly above the long term industry average of 60%. In 2010, occupancy was 55.4% . 2012 Chain occupancy was 64.2%, up 2.9 points from a year ago. Chains accounted for 84.5% of market revenues, a half point below a year ago because gains by Independents in rural Oil & Gas areas. Independents generated 55.1% occupancy, up by 2.7 points. Twenty-four of 27 Texas areas showed increased occupancy versus last year (24 of 27). Ten areas exceeded the state occupancy average. The Table below is sorted by 2012 occupancy. It clearly shows the major effect of oil and gas exploration and production:

Methodology of Texas Hotel/Motel Reports Texas Hotel/Motel Quarterly Reports are prepared on a custom basis for private and public clients, including Market Texas Tourism, Office of the Governor, Texas Economic Development & Tourism. Reports are prepared by Source Strategies, Inc. of San Antonio, Texas, based on Texas State Comptroller revenue records and independent research. Data sources include the following: Revenues: State of Texas Comptroller records are the source of taxable room revenues for all properties. All properties exceeding $20,000 in the current quarter are included; the below-$20,000 units result in 1.5% of the total state revenues being initially excluded from the Source Strategies' database. Gross room revenues (including Non-taxable) were reported to the Comptroller starting in the third quarter of 1990. To account for the missing non-taxable revenues prior to the third quarter of 1990, Source Strategies increases each individual property's taxable-only, reported revenues by variable factors averaging 12% to reflect this untaxed volume (government business, over 30-day stayers, charitable and educational purchases). The same adjustments are made to all historical periods, insuring comparability over time. "Apartment-type" revenues are typically not reflected. Starting in the third quarter of 1990, hotels and motels were asked by the Texas Comptroller to report both taxable and gross room revenues. Approximately 80% of properties have complied, allowing the development of adjustment factors for all hotels and motels. Non-reporting properties are estimated based on the past five quarter trends. If they later report, their actual revenues 'overwrite' the estimate in the database. Room Counts: these are checked annually in chain directories and the Texas American Automobile Association tour book; those properties checked account for approximately 80% of revenues. For independent properties too small to be listed, the room counts reported to the state are used (unless they appear unreasonable). As a result, the 'CHAIN' occupancies and room counts appear to be very close to 'actual', while independent room counts could be slightly mis-stated. Reports are split into CHAIN and INDEPENDENT categories. Average Daily Rates are estimated with the aid of financial reports, appraisers, private S.S.I. surveys, chain and AAA directories and another reliable industry database. Room-nights sold are derived from the above revenues, divided by Average Daily Rates. Room-nights available are calculated from Room Counts (times days in the period). Occupancy is calculated from room-nights sold and room-nights available. All occupancy figures represent fully-weighted averages, as calculations are always made after sub-totaling or totaling room-nights sold and available. "CHAINS" are defined as one of the "Top 70+" brands, and include the following names: Four Seasons, Gaylord, Westin, W, Ritz-Carlton, Hilton, Hyatt, Inter-Continental, Marriott, Omni, Renaissance, Wyndham.
