Cost-effective and eco-friendly Home ImprovementHomeowners take on projects to improve their homes for a variety of reasons. Some may do so to make a home more functional, while others may do so to improve their home’s resale value.
Some homeowners take on a home improvement project to make their homes more eco-friendly. Such projects are often mistakenly assumed to be costly undertakings, but there are several cost-effective ways to make a home more eco-friendly.
* Upgrade your appliances. A home improvement project does not have to require the use of a hammer and nails or the hiring of a contractor. A simple home improvement project like upgrading older appliances, including the washer and dryer, to newer, more ef� cient models can give a home a fresh look while reducing energy consumption. That reduction in energy consumption is a byproduct of the stricter standards placed on manufacturers who must adhere to guidelines to produce products that are more energy-ef� cient. For example, the Natural Resources Defense Council notes that today’s energy-ef� cient refrigerators will use less than half the energy of models made as recently as 15 years ago.
* Add more insulation. Adding more insulation or replacing older insulation used to be an especially laborious process. However, in many instances insulation can now be added or upgraded to a home without any major reconstruction or demolition, reducing the cost of the project considerably. Adding more insulation to a home can reduce energy consumption in the winter, when the home will feel warmer and allow you to keep the thermostat at a more reasonable number.
* Install high-ef� ciency water � xtures. Few people think about how much water they consume over the course of a typical day, but the � gures might be eye-opening to those who

5 Signs
your roof might be wearing down
Replacing a roof is a costly venture few homeowners look forward to. According to Remodeling magazine s 2010-11 Cost vs. Value report, the national average cost of a roof replacement is nearly $22,000, a costly endeavor considering the tenuous nature of the economy. What s more, homeowners who choose more upscale roo� ng materials can expect to spend almost $40,000 on their roofs.
Such costs make it no small wonder that many homeowners fear the dreaded diagnosis that their home needs a new roof. While there s little homeowners can do to reduce the cost of a roof replacement, there are warning signs homeowners can look for that might indicate a roof replacement is on the horizon. Recognition of these signs can help homeowners be more � nancially prepared should the day come when the roof needs to be replaced.
1. The presence of algae
If the roof has lots of dark streaks and stains clinging to it, that is likely algae, which can grow on the roof for quite awhile. Algae does not necessarily do any damage to a roof, but it does do some damage to a home s physical appearance, as algae on the roof is not very pleasing to the eye. Algae is most often found on the roofs of homes located in climates that have warm, humid summers. If algae is a problem on your roof, spray washing with a mixture of water and bleach can effectively remove it.
2. Buckling shingles
Like algae, buckling shingles are another unsightly problem on a roof. But buckling shingles are more than just an eyesore, they actually might indicate signi� cant problems. When shingles buckle, that s typically because hot air from the attic is forcing the shingles away from the home. Buckling shingles also indicate that the roof is poorly ventilated, which can take years off the roof s life expectancy while driving up home cooling costs along the way.
3. Granule loss
Granule loss is typically a byproduct of normal shingle wear and tear that results from inclement weather, such as hail. Older roofs might experience granule loss, but granule loss can also occur on a new roof if a defective roo� ng product was used. Any granule loss, even if slight, should be addressed, as the side effects of granule loss include a weakened roof and leaking. If granule loss is not addressed, the consequences could be severe the next time a storm occurs.
4. Mold
Unlike the warning signs already discussed, mold is not visible on the outside of the home. Instead, homeowners should look in the attic of a home to see if there is any mold growth. If there is, the roof is likely leaking, and the health risks of mold growth in a home are substantial. Mold is not necessarily easy to detect, so a professional inspection might be in order if mold growth is suspected. If a professional determines mold is, in fact, present, then the mold will need to be removed and all options, including a roof replacement, must be considered to keep mold from coming back.
5. Roof rot
Perhaps the most discouraging sign a homeowner can see on his or her roof is roof rot. Roof rot appears when a roof is in considerable decay and, if not addressed, its consequences can stretch far beyond the roof, damaging other parts of the home thanks in large part to water getting through the roof. If roof rot is either not noticed or just ignored, it won t take long for water to get through the roof and blaze a destructive path through the rest of the home.
Homeowners might fear a full roof replacement because of the cost associated with such a project. But if ignored, problems with a roof could eventually prove far more costly than the price of replacing the roof.

Every home project begins with an idea and ends with the culmination of the job. In between, there are three main components of an improvement project that can mean the difference between success and frustration: Planning, permits and protection.
PLANNINGThe initial stage of a renovation is the planning stage. Planning is when a homeowner works through the concept of the project and determines what is necessary to complete the task.Many people � nd it helpful to write out plans and draw up the concept on paper. This doesn’t require expensive architectural software. A simple piece of graph paper plotted with measurements and a sketch is often suf� cient for small projects. If the job will be expansive and require an architect or engineer, he or she will often provide a technical drawing.If the project focuses more on decorating than building, some � nd it helpful to create a design board. This is where fabric swatches, paint color samples, pictures of furniture and
accessories, and any other components of the room are put together. Having a design board enables the homeowner to go to the store with board in tow and match up items to things in the store.Another part of the planning stage is establishing a budget and determining the project’s � nancing. It can be helpful to make a list of all income and expenses and � nd out how much funding is left over for a project. When getting estimates on the work, whether it will be done by a contractor or a DIY project, the homeowner should then make a list of approximate costs (rounding up) and then compare it against the available funds.
PERMITSMany projects, especially those involving building, demolition, electrical work, or mold remediation, require permits issued by the town, province or city in which the work will be taking place.The purpose of permits and subsequent inspections is often questioned by homeowners looking to circumvent the system. However, building permits are required to ensure public
safety, health and welfare as they are affected by building construction, structural strength, zoning, and code requirements. In essence, building permits are how the government regulates safety and protects both current and future residents of the property.In many cases, homeowners will need to visit the municipal building in their respective towns and apply for a permit. The permit may not immediately be issued. Oftentimes, there is a waiting period during which the project’s legality and safety is examined. Once the project is approved, the applicant will be able to � le for the actual permit(s). There is usually a fee or fees for permit application, which covers any clerical work.Work should not begin until a permit is received, and then the permit generally has to be placed in plain sight, such as in a window of the building. Depending on building codes, inspections of the work may need to take place after all of the project is completed or during certain phases. For example, the building of a deck may require inspections after footings are installed and secured, and before the upper portions of the decking
materials are attached. If an inspection takes place afterward, the inspector will be looking for key code issues to determine whether the work was completed successfully. If a contractor was used, he or she may have to be present at the time of the inspection. If the work passes, an approval will be given and put on record. If the work fails, applicable repairs will have to be made and a re-inspection will be scheduled.Should a home be put on the market, all permits may need to be on � le or in the homeowners’ possession in order for a certi� cate of occupancy to be issued to the new buyer. Failure to have permits can hold up the process or result in � nes.
PROTECTIONHomeowners about to begin a project also need to emphasize safety. There are a number of things that can be on hand to make a work environment safer. These include:* Eye protection: This is especially important when working with � ying debris, cutting items, mixing caustic chemicals, etc.* Respirator or face mask: Cover the nose
or mouth when there is dust or debris in the air that can enter the lungs. When working with toxic fumes, such as when using spray paints or chemical lubricants, a respirator can offer clean air.* Boots: Proper footwear ensures protection should an item fall on the foot or when walking where nails or other sharp items are located.* Fire extinguisher: A � re extinguisher should be nearby in the event of a mishap.* First aid kit: An abrasion or cut may occur, requiring prompt care.* Gloves: When the hands need to be protected or extra traction on surfaces is required, gloves can be a necessity.* Headphones: Safety headphones can protect the ears against loud, consistent noises from power equipment and tools.* Locks: A locked cabinet can store tools, paints, chemicals, and other improvement supplies so that young children or pets won’t have access.

Protect your Garden from hungry animals
Homes full of garden beds with blooming � owers and foliage can seem warm and inviting. Planting � owers is one of the easiest ways to transform the appearance of a home with minimal effort and expense. Too often homeowners plant annuals and perennials only to � nd their hard work has been damaged by hungry animals, like deer, rabbits and underground pests. There are ways to keep animals away from plants -- many of which are humane and environmentally safe.
Keeping furry marauders away from the garden is something individuals who live in rural or suburban areas have to consider when planting. Many communities are growing and encroaching on the natural habitats of wild animals. With some of their natural food sources diminishing, animals may decide to partake of the easy pickings that come from residential home gardens.
If you understand how these animals feed, you can take precautions to restrict access to planting beds. Rabbits tend to munch on vegetables and ornamental plants. Small in stature and not able to scale fences very easily, rabbits might be deterred by a low fence surrounding plants. Consider digging some chicken wire below the fence a few inches to discourage digging under the fence. The fence should be 18 inches high, and you should keep the openings no more than one inch because rabbits can squeeze through small openings.
In terms of gophers, moles, voles, and other burrowing animals, the key is preventing underground access. Chicken wire or another abrasive material put under the garden soil can help keep underground animals from burrowing under and then up into the heart of the garden.
Deer are another story altogether. They are tall animals capable of rising up on hind legs to stretch out and reach branches
of trees and bushes. Therefore, taller fences may be needed to protect the garden. But these can sometimes be unsightly, especially in a front yard. Therefore, look for natural barriers that can keep them out. They may be deterred by thorny bushes or plants. Daisies, papaver (poppies), narcissus, rudbeckia, achillea, agastache, aster, lupine, coreopsis, verbascum, centaurea, and echinacea are available in many varieties and are not attractive to deer or rabbits.
Here are some additional strategies that you can try.
* Create narrow pathways between raised beds. Rabbits will feel like they are in prime locations for predators to get at them in this type of situation and may be less likely to venture in. Deer may not be able to navigate narrow paths.
* Use mulch. In addition to bene� tting the plants, keeping soil moist and fertilizing the areas, mulch also deters many animals.
* Interplant different species of plants. Some animals don’t want to bother picking tasty plants out among other varieties they don’t like. So mix plants with ones that animals � nd unpleasant.
* Use other natural deterrents. Animals may be kept away by scents of their predators. Urine from coyote, foxes, dogs, and cats may help. You can also try human hair, cat litter and soap � akes.
* Create an animal-friendly area elsewhere. Feed the deer and rabbits the foods they love somewhere away from your garden. They may � ll up with favorites and stay away from your � owers and vegetables.
* Traps may work. As a last resort, use humane traps to collect animals and release them elsewhere.
Deer and rabbits can eat many garden plants down to the ground.

Fixed or Variable? That is the question.
Canadian home owners have almost become obsessive over the question: should I choose a � xed or variable rate?
Variable rate mortgage discounts have been cut in half or are not longer available, the � xed rates have been holding for sometime at a historical low. With mortgage rates doing things that few people expected a few years ago it makes it dif� cult to decide.
Historically, borrowers have saved money by having a variable mortgage. However, with the risk of a prominent upswing in interest rates as the economic recovery takes place, the current historically low � xed rates could prove to be the cheaper alternative.
You could spend many hours scouring economic reports and formulating an educated guess on the future of the rates, but from what we can see in today’s market the unexpected can happen. So when making your decision between � xed and variable, remind yourself that it’s not always about the rate.
A person’s circumstances should dictate which mortgage they choose. The decision should also be part of a larger � nancial plan. Ask yourself these questions: How long do I intend to stay in this home? What will my � nancial and or personal position look like in the near future?
SO HOW DO YOU MAKE A DECISION? HERE ARE FEW CONSIDERATIONS WHEN DECIDING:
1. Financial - Because variable-rate mortgages inherently have more risk, you need to know whether you are � nancially sound. Is your income stable, Debt reasonable? Do your Assets give you liquidity if cash � ow gets tight? And is your Sensitivity to risk low or high?
2. Breaking contracts early - People often break their mortgages early, maybe for re� nance, selling, marital splits, or just changing for a better rate. There are penalties for getting out of a � xed mortgage early. Penalties on variables are generally lower calculated using a 3 months interest, whereas � xed mortgages often are calculated using the interest rate differential, which in some occasions can be very high. If there’s a chance you’ll re� nance or break your mortgage, a variable may cost you less.
3. Flexibility - Variable mortgages give you the option to change your mind and lock into a � xed rate at anytime. This can be both advantageous and risky as it means you have to try and time the market.
4. Alternatives – Consider your alternatives. The � ve-year � xed and the variable rates are not the only options. Look at the shorter � xed-terms if that’s what you require. You can also diversify rate risk with a hybrid mortgage – one that has a � xed portion and variable revolving portion.
5. Comfort of knowing - A � xed mortgage with a good rate means there’s less need to monitor the interest rate market. You know exactly how much interest you’ll pay and how long it will take to pay your mortgage down. Variable-rate borrowers, on the other hand, must ride the rate roller coaster and tolerate some anxiety.
