The Maple Ridge-Pitt Meadows School District is considering eliminating regular busing and has asked TransLink to help ser-vice more rural routes.

However, the regional trans-portation authority claims it can’t comply unless it gets more money.

The school board send a letter to TransLink asking what level of transit service it could provide to

students if the district, looking for $1.7 million in budget cuts, eliminates busing.

School board chair Mike Mur-ray interprets a response from TransLink to mean that it won’t have the resources to help unless the ongoing transportation plebi-scite passes.

In its last budget, the board added school bus fees, set at $215 for an individual student. This year it is again looking for cuts, and Murray said eliminating busing is one option being con-sidered. It could save the district $700,000 per year.

Murray noted the vast majority of students either walk to school

or get rides from their parents.

Eliminating regular busing would impact 369 registered student riders. When the school bus fees were added last year, 100 riders stopped taking the bus, making the cost per student al-most $1,900 per year.

Murray said the dis-trict has no legal obligation to provide bus service, but the board will not cut bus service for special needs students – four buses and a taxi serve 30 special needs students, at an annual cost of $250,000.

He said the district has a moral obligation to these students, if nothing else.

TransLink told the board that it is not al-lowed to provide exclu-sive school bus service. The Motor Vehicle Act states that school trips can be provided only if is not an exclusive

school-specific service.“Any of our transit services must

be a public route for use by all cus-tomers, not just students,” said the written response from Daniel Free-man, transit network manager.

Maple Ridge will be without a co-ordinator for its Bear Aware pro-gram this year after the city failed to apply for provincial funding.

Dan Mikolay has served as the WildSafeBC program coordinator for the past two years. However, un-less the city comes up with the fund-ing itself, the program won’t run this year.

According to Frank Ritcey, pro-vincial coordinator for WildSafeBC, which oversees the Bear Aware pro-gram, any community applying for funding must commit at least $2,500 of its own. If accepted, he said, the communities are entitled to about $8,000 for wages. WildSafeBC also provides training and tool kits.

Conservation officer Todd Hunter, who oversees the area from Co-quitlam to Mission, made a pitch to council Monday in hopes the city can come up with the funds to keep the program going.

“I don’t want to lose it,” he said. “Last year we had quite a low num-ber of calls on incidents compared to other years. The less bears we have to relocate or destroy the better, so I’d like to keep on that trend and have that coordinator position in place.”

He said Maple Ridge had to put down six bears in 2014, down from 12 in 2013. He said as many as 30 bears have had to be destroyed in the region due mostly to people leaving out garbage.

In August, residents of Haney Pioneer Village housing co-op will lose their federal rent subsidy, and residents

there don’t know where the extra money will come from.

The amount of their subsidy varies from household to household, but generally co-ops don’t ask a subsidized resident to pay more than 30 per cent of their income for rent.

The co-op’s past president, Alex Danko, said he has tried to quell residents’ fears.

“They’re not going to put you out in the street,” he said. “But they are worried – they don’t know what’s going to happen when the subsidy stops.

“We’re waiting for the government to make a decision, and it’s going to be a last-minute deci-sion.”

There are six co-op housing units between Maple Ridge and Pitt Meadows, and by 2017 five will have lost their federal subsidy.

About 32 per cent of all households in the co-ops receive the subsidy – or 138 households be-tween the two cities.

By 2020, the number will be 152 households.Across B.C., 1,500 households will lose their

subsidy by 2017, according to the Co-op Hous-ing Federation of B.C. Most of those are seniors on fixed incomes, single parents with low in-comes, and others who qualify for subsidies.

Haney Pioneer Village Co-operative was built in the early 1970s by a group of concerned se-niors to provide affordable housing for retired low-income residents. It is 16 rows of single-

storey townhouses, with 66 two-bedroom units, 18 one-bedroom units and some 120 residents.

Danko said the village buildings are in good shape, with relatively new windows and good roofing. They’re kept up. When people move out, their hot water tanks are replaced. The residents do what work they can to keep main-tenance costs low – pressure washing the car-ports, and painting new lines.

“We try to do most of the work ourselves.”New board president Pam Leavett said it is

frustrating for the co-op managers and boards to not know what will happen.

“Really, the government is the party who should be concerned with this, and they’re the only party who isn’t,” said Leavett.

She said the co-op met with MLA Mark Dal-ton and also contacted provincial housing min-ister Rich Coleman, but has so far received no reassurances.

They recently met with Fiona Jackson of the Co-op Housing Federation of B.C., and from the 84 units at Haney Pioneer Village, 70 people crowded into the room to hear Jackson speak.

Jackson said senior governments have dropped the ball. The federal co-op housing program is ending as 35-year mortgages expire, but the government of B.C. – which is respon-sible for housing – is not taking over responsi-bility.

“We need the province to step up to help peo-ple who are at risk of homelessness,” she said.

“These are people who are housed already,” Jackson added, noting that for the sake of a few hundred dollars per month, they could stay in their homes.

“And the housing market, as we know – there’s nowhere else to go.”

Her organization has been compiling hard numbers to present to the government, and

estimates the overall number to maintain the housing subsidies would be $2.5 million per year initially. By 2020, when all subsidies have ended, some 4,000 households across the prov-ince, it assures Victoria the funding would not exceed $20 million.

Glenda Pohl is the manager of Meadowlands, a 64-unit seniors housing co-op beside Hoff-man Park in Pitt Meadows, where residents have made the generous decision to grandfather in all the subsidized rental rates for those who are living in the facility now.

So, the people who were subsidized by the fed-eral government are now getting help from their neighbours.

Pohl said the co-op has been able to build up a surplus over the years, so residents agreed to keep the rates as they are, despite the federal government’s funding pullout.

She said it was a relief to the residents getting a subsidy – generally seniors on fixed incomes who were suddenly facing higher rents.

“There was a lot of unknowns,” she said.Pohl said the Meadowlands building is well

maintained, and the co-op has good reserves in place.

New residents will have to pay the full price, which she said is still below market price at $592 for a two-bedroom unit.

While impressive, Jackson said it is not sur-prising that Meadowlands residents made that generous decision.

“A lot of housing co-ops have a really positive spirit,” she said.

However, she said many of the 35-year-old buildings around the province that are losing their subsidy will need significant repairs and upgrading. If there are no reserves, some co-operative boards are not in a financial position to financially assist some occupants.

A new flurry of po-lice raids across Metro Vancouver has turned up 23,000 fentanyl pills, among other drugs, guns and cash.

Officers conducted 11 searches in Vancou-ver, New Westminster, Coquitlam, Surrey and Maple Ridge on March 11 following a six-month investigation dubbed Project Trooper that’s ex-pected to result in charges against nearly a dozen ac-cused.

It was the latest in a se-

ries of initiatives to target the trade in deadly fen-tanyl, an opioid painkiller that has triggered a spike in fatal overdoses across the region, including Ma-ple Ridge.

Vancouver Police say a crime group distributing cocaine, heroin, metham-phetamine and fentanyl to Downtown Eastside residents was also be-lieved to be shipping large quantities to Vancouver Island and Alberta.

The drugs seized were worth an estimated $1.8 million and included more than 20 kilograms of cocaine, 12 kilograms

of methamphetamine and 1.6 kilograms of heroin.

Eight vehicles were seized –  four of them with hidden compart-ments – as well as a dozen guns, GPS tracking de-vices, a radio jamming device and $575,000 in cash.

At least 75 overdose deaths in B.C. last year

have been tied to fentan-yl, with the largest num-bers of deaths occurring in Vancouver, Langley and Surrey.

Casual party drug users who take pills or snort or smoke drugs are consid-ered most at risk, rather than the injection drug users who are more of-ten associated with over-doses.

Murray acknowledged that TransLink may be little help getting young students to school.

“Obviously, that’s an issue for some people – putting small kids on a city bus,” he said.

Freeman said the trans-portation agency wants to instill in students a habit of using sustainable transpor-tation modes, and could provide additional service on its existing routes – but there isn’t enough money.

“Our ability to provide additional service currently is limited by funding avail-

ability, and so any increase in existing service requires a re-allocation of service,” said Freeman.

Cutting student transpor-tation is one of many un-palatable options the board faces in its budget process this year, said Murray.

“We’re not at the point of making that decision. We want to hear from the pub-lic.”

That will happen at a pub-lic meeting April 15,, when the board will hear reaction to budget cut proposals. The meeting will be held at Maple Ridge Secondary cafeteria from 6-9 p.m.

The public meeting will be sandwiched between two board meetings deal-ing with the budget. The document, with proposed cuts, will be presented to the board on Wednesday, and on April 29 the board will approve its final bud-get balancing measures.

Murray said the response from TransLink has also been forwarded to Maple Ridge and Pitt Meadows city halls.

“If we’re forced to make the choice of eliminating busing, we hope they will help us to lobby Trans-Link.”

I previously expressed hope the TransLink

plebiscite was an early April Fools joke rather than $6-million-plus of our own money being spent so current politicians can keep campaigning on ‘Read my lips – no new tax’ slogans.

Specifically, the mayors could have implemented their sales tax plan with-out a referendum – but doing so ties future electoral prospects to TransLink performance, and nobody is that crazy.

Fact is, each step better we make our transportation system is another upward increment in the number of people who will relocate here.

Constrained as we are by rivers and mountains, at some point tax dollars will be better spent making Victoria and Nanaimo more competitive, n’est-ce pas?

Which is but another example why the Yes side’s “there is no Plan B” argument is literally insulting.

Rather than career politicians creat-ing consulting opportunities for when they leave office, a ‘lack of alternatives’ is what many taxpayers face when jour-neying to work.

The good news from such a claim,

though, is if the unimaginable tran-spires, there should be some principled resignations, right?

I’ll leave it to more impassioned voices to supplement my “No” rationale with a recitation of TransLink’s operating shortcomings. But I do feel it worth emphasizing that the projects being promised are unlikely to go ahead without federal and provincial contri-butions, which are all but impossible at the moment given the drop in oil and gas prices/royalties.

Similarly, that the math involved with estimating sales revenue, transit user fees, construction overruns, interest rates, and maintenance costs are both speculative and highly variable also makes me uneasy the ‘negligible’ 0.5 per cent rate will not increase in coming years.

And I’d highlight that a taxation-by-referendum precedent opens a Pan-dora’s box, especially for a provincial government already siphoning and us-ing millions of dollars from B.C. Hydro, ICBC, and the sale of government prop-erties to deliver a ‘balanced’ budget.

Care to take the under bet on when a PST surtax for B.C. Ferries arrives in the event of a “Yes” vote?

Instead, in line with the occasion, I’ll conclude with a more timely alternative: hiring a new CEO at $35,000 a month during the referendum was admittedly

pretty laughable to us average folks. That said, without disparaging any

betters, I have a more prestigious “MBA” that Mr. Allen, albeit less man-agement consulting” experience to the government sector than he.

My thought then is TransLink could hire as CEO not the prime minister (who earns $140,000/year less) nor the head of Seattle’s transit system (who earns $270,000/year less), but given the lack of real deliverables, someone like me for about one-tenth their current rate.

See, the way I figure it is that being around the median Canadian income would make me less out of touch with the majority of TransLink’s core users.

And my experience exclusively in the private sector infers I’d be humble enough as to recruit business icons like Jimmy Pattison for real input rather than as a last minute vote grab.

Which I think is what makes this April Fool’s proposal so hilarious, because, cynicism aside, it seems clear that daring to point out the Emperor has no clothes probably makes one unemployable by these sort of quasi-government agencies.

The Maple Ridge-Pitt Meadows school district, forced by the provincial government to find savings and balance its budget, may eliminate school buses.

To help ensure students still get to school, it has asked TransLink to considering adding bus routes in rural areas. But good luck.

Education funding to school districts was reduced as part of the provincial government’s recent budget. The education ministry has ordered $25 million in cuts this year, and $29 million next year, to be made in administrative savings.

School district across the province are now scram-bling to find those.

In Vancouver, up to 100 cuts to jobs are being considered.

In Maple Ridge and Pitt Meadows, the school board to trying to find $1.7 million in savings. Eliminating school buses would cover almost half of that, and minimize other potential cuts to class-rooms or staffing.

Local trustees have already cut $8 million and 70 positions in their last two budgets. They say there isn’t much more to cut before the effects really start to hurt. Local unions have already said there is nowhere left to cut in the major employee groups.

Cutting school buses, in rural areas – not for handi-capped children – wouldn’t be pain-free. But the bus-es are a luxury we can no longer afford.

It is unrealistic today to think that a family can live in a rural area and not be able to get around without a vehicle or public transit, whether to get groceries or go to work.

It is no longer 1876, when James Sinclair, the first teacher at the first school in Maple Ridge, rowed across the Fraser River and back to fill his classroom with enough students to warrant a pay cheque.

It is up to parents to ensure their children get to school. And if not, there are other options, such as cyber school. That is the reality today, and trustees know it.

Editor, The News:Re: Council discusses

garbage pickup (The News, April 1).

I would like to respectfully share a few thoughts on the topic.

I notice that the minimum fee at the transfer station for small loads will be $15 start-ing on April 6.

We can expect to see a lot more illegal dumping all over town.

This becomes a further in-centive for a municipal system.

As for the cost of such a system, I hope an in-house service with related cost of equipment and municipal level wages won’t even be considered.

I am contracting a private provider for this service. It provides me with weekly pickup of one can of gar-bage and separate unlim-ited green waste pick up for a monthly fee of $20, plus GST.

The one garbage can limit is more than adequate con-

sidering that very little is left as garbage after the blue box recycling and the separate green waste is sorted out.

As you can see, this is far less than what was quoted in the local paper for such a service.

Therefore, I would like to see the city asking for bids from interested providers to cover the whole city, as this would be the most economi-cal way to deal with the is-sue.

In view of the new mini-

mum fee for small loads at the transfer station and the illegal dumping that is cer-tain to follow, I think that it is the duty of council to act and I do not see any need for referendums or over extend-ed consultations.

We elected you people to manage our city in the best interest of all.

Please make the necessary decisions.

Time is of the essence. Gilles Parizeau

Penalties?Ron Smith:Re: Council considers garbage pickup (The News, April 1).Would the city have the power to void existing contracts people have with contracted garbage collectors? We were told that there would be a penalty if we decided to void our contract in favor of a better deal with their competition. Has anyone been caught and convicted of illegal dumping as of yet?

April 1). The Community Char-

ter prohibits a member of council from using their of-fice to influence a decision of a municipality, that has a ‘direct pecuniary interest’ in a matter.

These Standards apply to

all municipal and regional district elected officials. The legislation addresses conflict of interest as ‘in-side and/or outside influ-ence’.

I am not on either side of the Sheridan Hill issue, as I don’t have sufficient infor-mation at this time to form an opinion.

But MLA Doug Bing does not have a conflict of inter-est and can say anything and do what he wants.

And after spending time on council, he does know about ethical conduct.

The majority of council-lors can say what they wish.

As far as I know, we have no property develop-

ers or real estate salesman on council at this time or a councillor with mining shares.

Katzie can say anything they want as they have a historical interest, as can any and all the citizens of Pitt Meadows.

Hunter is hopeful the city can find a way to keep the program in place as it provides an education component that he and his team can’t always keep up.

He said the program is critical to helping reduce the number of calls his team of three has to respond to.

“It’s an essential com-ponent of the work we do in trying to educate the public about keep-ing any garbage secure so you don’t attract bears,” said Hunter. “We don’t want to have one of those years where we have to deal with a lot of bears and we realistically only have a few ways to deal with them.”

He’s also hoping the city will consider go-ing to food safe waste containers, as other municipalities have, to start complying with zero food waste initia-tive starting June 1.

“I’d like to see Maple Ridge get on board with a proper con-tainer. If we’re going to be separating our food waste, I can see us hav-ing a lot of problems and the public safety threats increase with the current mecha-nism that’s going to be in place,” said Hunter.

Maple Ridge Mayor Nicole Read was sur-prised to learn the program would not be going forward this year said she is looking into why funding wasn’t ap-plied for and if there are alternatives.

“Right now I’m just gathering the informa-tion and I don’t have those answers.”

She supports the program and is hope-ful the city can come up with the funding to keep it going.

“This all backs on to the conversation we are having with our garbage collection and the bear interaction component is impor-tant,” said Read.

Maple Ridge cur-rently sees four private contractors providing garbage pickup, at rates and terms agreed upon by homeowners and the businesses. The average cost is about $288 per household per year, according to a report by city hall.

The city is consider-ing a contracted-out

system administered by the city, or an in-house system, in which the city purchases gar-bage trucks and hires staff.

Hunter said a more coordinated garbage pick-up in Maple

Ridge would be helpful in reducing incidents.

Ritcey said there is a remote chance that the city could still put in an application despite missing the deadline, as not all funds have been handed out yet.

“Never say never,” said Ritcey. “This is a tough time of the year as we always have more communities apply than we can service. We’re always looking for ways to expand the program.”

‘Hopefully city finds a way’

Tim Fitzgerald/THE NEWSConservation officer Todd Hunter hopes the city adopts a more coordinated approach to residential garbage pickup.

Two Samuel Robert-son Technical students qualified for the pro-vincial Skills Canada championships by win-ning gold medals at the regionals, held at the Maple Ridge school over the weekend.

Amanda Billings won gold in the culinary competition, and is eligible to compete in the Skills Canada pro-vincial competition, to be held April 15 in Ab-botsford.

In the metal fabrica-tion category, SRT had two medallists – Scott Murdoch took gold and will also move on to provincials, and Bea-trice Baldueza won sil-ver.

“They get to show-case their skills, and it’s some recognition for them,” said Steve Wiebe, vice-principal of partnerships and trades programs for the Maple

Ridge-Pitt Meadows School District.

In the carpentry com-petition, SRT’s Vlad Pavel took silver.

The competitors who win in Abbotsford can

move on to national competition, to be held this year in Saskatoon, May 27-30.

At the national level, students have to com-pete against adults.

Fourteen years ago come May, Sean de Jersey was final-

ly accepted as a volunteer firefighter in his home-town of Pitt Meadows.

To this day, it remains his driving passion. His paid profession, where de Jersey earns his pay check, may be as a con-ductor for CP Rail. But where his heart lies is in-side the four walls of the Pitt Meadows Fire De-partment.

For de Jersey, the de-sire stretches back to his childhood. Watching his father serve as a police officer helped shape his desire to give back to his community. As far back as he can remember, he wanted to be a fireman.

So it comes as no sur-prise that de Jersey was named firefighter of the year for 2014 in Pitt Meadows at a ceremony on Saturday. At least, to everyone but de Jersey.

“I was in shock, to tell you the truth,” he said. “This award belongs to everyone at the hall, not just me. I don’t do this for the awards and recogni-tion. I do it to help peo-ple. I come in and do my best and offer what I can.”

The award, among other attributes, recog-nized the firefighter who demonstrated an excep-tional level of participa-tion, skill, innovation and stands above in their leadership and mentor-ing skills and is voted on by all the firefighters in Pitt Meadows.

For de Jersey, it’s a check box in every cat-egory, said Pitt Meadows Fire Chief Don Jolley.

“Sean’s a long-term member whose taken an exemplary leadership role with the younger team members,” said Jol-ley.

For the homegrown product of Pitt Meadows, the award may look nice on a mantle, but it’s the bonds he’s created with his colleagues inside the fire hall that mean so much more.

“I’ve lived in Pitt Mead-ows my entire life. I’ve been here 38 years. I know a lot of people in the community and un-fortunately I’ve been to calls where I know the person, and that’s hard.

But like I said, I have a full-time career. But when I’m done and I come home, I still want to help my city, he said.

But it’s more than just a desire to give back. Along with everyone he works with, he sacrifices per-sonally and profession-ally to fulfill his duties as a firefighter.

There is a natural bond with anyone who puts on the helmet, picks up a hose, and jumps out of

bed at 3 a.m. when the call comes.

“Camaraderie is huge,” de Jersey said. “You miss family dinners, you miss kid’s birthday parties, you miss Christmas din-ners. But the pager goes off and someone’s day is not going as well as yours. They’re having the worse day of their lives possibly. We’re trained to do what we can to aid and as-sist. Sometimes you can improve their day and sometimes there’s noth-ing you can do about it. But you know you’ve done your best.”

He said whether some-one is a volunteer, paid-on-call, or a full-time firefighter, there is a re-spect every department shows, no matter where or when. Like police fu-nerals, firefighters gather from across international boundaries when a col-league dies in the line of duty. It’s the band of brothers mentality that fuels de Jersey’s desire.

“You have to trust ev-erybody. I can go to any call and I can put my life on the line for the junior

guy and he will do the same thing for me. Noth-ing’s the same. The most routine call can end up being the most danger-ous,” he said.

So after almost a de-cade-and-a-half of re-sponding to fires, car accidents and countless medical emergencies, de Jersey said he still looks forward to putting on the uniform and giving back to Pitt Meadows. He said he couldn’t do it without the support of his friends and family, but they un-derstand and have always respected his calling to be a firefighter.

“I don’t think you get sick of it. I think the hardest part of this job would be when the day you had to leave.”

Ami’s passion is helping women succeed!    To be a successful woman in business, you need a success team in your back pocket. That includes everyone from your accountant, your family, your cheerleaders, business acquaintances, and clients who refer you. Women in particular are often more “choosey” about who is in that list - we prefer to do business with people we know, like and trust.

Ami will show you that who you surround yourself with has a long-term impact on your success and also, how to network in a

way that promotes without “selling” but rather, uses your own team to be your best advocate instead!  You will come away with an action plan of who you need in your “network” to be successful, who do you need to surround yourself with, how can you be more authentic when creating business relationships, how can you help others be successful and how to better introduce yourself.

After a successful fi ve years of building a direct-sales Passion Parties business and team in Ontario, Ami moved back home to BC in 2012. She had to start her business over and looked to re-create that “success team” again. Networking seemed the most logical step!   One year later, business is growing and she is currently the Chapter Leader of the Ridge Meadows Heart Link Network.

To RSVP call the Chamber at 604-457-4599 or email [email protected] by noon on March 10, 2015.

T he concept of ‘micro homes’ has been popular for a long time in places like London, New York, and Montréal.

Now, WestStone Group is courageously bringing the concept to Metro Vancouver’s tough real estate market, where first-time homebuyers often feel pushed out or over-whelmed.

Evolve is a new ‘micro’ high-rise condo-minium in the heart of Surrey City Centre, quickly proving that sometimes big things come in small packages. The tower is an-chored in West Village, an exciting new mas-ter planned community where convenience and luxury collide.

Kiran Rai, Marketing Director for Mac-donald Realty Platinum Project Marketing, says the homes are perfectly priced for a first time buyer looking to get into Metro Vancouver’s real estate market.

“We often hear about how unaffordable homes in Metro Vancouver can be, it can be tough for first time buyers to get into the market,” she says. “That’s exactly what makes Evolve unique to other tower homes, because Evolve offers concrete homes for less than the price of wood frame.”

Evolve’s “micro” suites are designed for people seeking urban ease in a home offering strategic space. Not only are smaller homes affordable, but they are also considered easier to manage, clean and are incredibly efficient spaces.

“Each home has been thoughtfully designed to ensure that there is no wasted space,” says Rai. “While we’ve maximized the square footage of each plan, it’s been done in a way where homes don’t feel cramped. They’re beautiful and functional spaces.”

Evolve, which is located a block from city hall, will feature a 316-square-foot studio suite for less than six figures.

“This difference in square footage greatly impacts the price of our homes, while also minimizing strata fees,” she says. “Evolve homes start at $93,900, meaning that with a down payment of $5000, your monthly mortgage would be less than a car loan pay-ment; even students can stop renting and afford to buy their own homes.”

But Evolve isn’t just getting attention because of its price point. Exclusive to the Evolve Presentation Centre is their Thin-Air Augmented Reality technology that allows home shoppers to essentially walk around inside a virtual version of one of the suites using the free Evolve Condos 3D app on their own phone or tablet. Also, screens

inside the presentation centre allow poten-tial buyers to see what a 3D version of their preferred floor plan looks like.

The 35-storey tower offers 406 homes in a range of floor plans, including studios, one-

and two-bedrooms, two-bedroom and dens, townhome lofts, and penthouses.

The homes themselves offer wood grain laminate flooring throughout the entry, bed-rooms, and living spaces; 8.6-foot ceilings

throughout; large windows and spacious balconies to ensure plenty of natural light.

The surrounding area is part of a mas-ter-planned community of West Village. Downtown Vancouver is accessible by transit at Surrey Central Skytrain Station, and over 140 stores and retailers are located at nearby Central City Shopping Mall. The area offers a community plaza, city hall, library, shopping, recreational facilities and entertainment to ensure urban ease. Or grab a coffee, walk the dog and enjoy a jog or a stroll any time of day through the many paths and parkland of the pedestrian-friendly neighborhood.

“What’s more is that Surrey was recently named one of the 7 most intelligent cities in the world, according to the Intelligent Com-munity Forum in New York,” says Rai.

Evolve is revolutionizing the living experi-ence, and turning a buyer’s dream to own a home into a reality without compromising convenience or location.

The Sales Centre is located at 13328 104 Avenue in Surrey, BC. The anticipated date of completion is early 2018. Evolve homes go on sale on Saturday, April 11, 2015. The sale event will be by appointment; interested pur-chasers are encouraged to get in touch with the sales team. For more information, visit: evolvecondos.com

EVOLVE stresses livability and sustainability

Cleverly designed kitchens and bathrooms provide luxe features and finishings you would expect in higher priced condominiums. Quartz countertops, porcelain tile, engineered hard wood flooring, and polished chrome hardware are some of the finishing details that will compliment your interior design choices at EVOLVE.

Desirable high-rise urban design in a unique setting that underscores pedestrian friendly convenience and affordability.

With spring’s arrival in the Lower Mainland now official, also

arriving is this region’s spring real estate market blitz.

The Real Estate Board of Greater Vancouver’s recently released numbers show that this spring season is showing stronger signs of market activity than usual.

“We’re seeing more multiple offer situations and generally more traffic at open houses today,” REBGV president Ray Harris said in a public statement last month.

“It’s an active and competitive marketplace today. Buyers are motivated and homes that are priced competitively are selling at a brisk pace right now,” Harris added.

This is the season families consider moving with the year ahead in mind. Children’s school schedules, and locations often dictate spring listings and summer possession dates.

And undoubtedly for buyers, this purchase represents one of the most expensive and important purchases a family will ever make.

There’s no money-back guarantee or return policy when you buy a new home. Once you’ve bought it, you’re on your own to maintain it, repair it, anticipate problems and pay the bills.

Which is why it’s best to know as much as you can about potential problems before you buy — through the services of a home inspector.

One of the best ways to assess a home’s condition before making the purchase official is to hire a properly trained, professional home inspector. Home inspectors will review your house as a system, looking at how household components might affect another component’s work, or how long it will last.

Home inspectors perform complete visual inspections to assess conditions and all of the home’s systems and determine what, if any, components are not performing properly.

They identify areas where repairs may be needed or where there may have

been problems in the past, and they help homebuyers understand the condition of the house at the time of the inspection.

The pre-purchase inspection for a 165-205 m² (1,800-2,200 sq. ft.) home usually takes about three hours and can cost $500 on the high side.

After the inspection, the prospective buyer is presented a written report that includes all details of the inspection and the home inspector should be willing to answer any questions a buyer might have.

The Canada Mortgage and Housing Corporation recommends potential buyers accompany an inspector during an inspection as it can be a valuable learning

experience.According to the Canadian Association of

Home and Property Inspectors BC, “A home inspection performed in accordance with the CAHPI Standards of Practice helps buyers to make a sound purchase decision based on valuable, objective information.”

The CAHPI standards of practice are a set of guidelines for home inspectors to follow in the performance of their inspections. They are the most widely accepted home inspection guidelines in use and include all the home’s major systems and components.

These standards of practice, and the association’s code of ethics are recognized by many government, professional, and legal

authorities as the definitive standard for professional performance.

The code of ethics contained within the association’s standards of practice stresses the home inspector’s responsibility to act in a strictly fair, impartial, and professional manner, and to protect consumers by disallowing conflict of interest activities.

The Haney Seahorses had numerous medal finishes as the swim club hosted its annual spring meet over the weekend at the Maple Ridge Leisure Centre.

The club had 22 swimmers competing in the meet, and seven of them had top-three fin-ishes, many in multiple events.

“The team did very well at the meet. All of the Seahorses swim-mers achieved a great deal of personal best times,” said coach Dave Geary.

Among the top placers:• Tim Tan had five first place

and one second place finishes in men’s 12-13 category.

• Justice Migneault had a first-place and four second-place finishes in the Mens 12-13 category.

“Tim and Justice just recently attended the provincial cham-pionships. Both made a few Top 16 performances in the 12-13 age group,” said Geary.

• Goodspeed Ko had two first place and two second place finishes in men’s 14 and Over category.

• Julia Rosec had one each of first-, second- and third-place finishes in women’s 14 and over.

• Zak Osmond had a first-, second- and third-place finish in men’s 14 and over.

• Taylor Ko had three second-place finished in women’s 12-13 category.

• Moira Minichiello had two second- and two third-place fin-ishes in women’s nine and under category.

“The club continues to grow every year,” said Geary.

“Besides the 22 kids that competed at the meet over the weekend we have another 40 to 50 young kids competing at lower level meets.”

Andrew Gresham of Pitt Meadows is one of the leading scorers on his NCAA team in his first season of college field lacrosse in the U.S.

The fresh-man Gresh-am has 11 goals and 16 points in 11 games for the M a n h a t t a n Jaspers, with just four games left in the Metro Atlantic Athletic Con-ference season.

His team has not fared as well, and on Thursday got its first win of the 2015 season, beating NJIT 7-5 and improving their record to 1-10.

Gresham, who plays attack, buried the opening shot of the game 10 seconds in, and finished the game with four points.

In the past few years there have been studies highlighting

a new epidemic of the ill-effects of sitting.

Greater sedentary time is significantly as-sociated with metabolic problems and an in-creased risk of diabetes and cardiovascular disease.

But sitting can also be one of the contributors

to a number of or-thopaedic problems, such as low back pain, hamstring tightness and general muscle atrophy.

Sitting, especially at a computer terminal, can contribute to an additional problem called upper-crossed syndrome. The term was coined by Vladimir Janda in the 1980s and it describes the combi-

nation of tightness and weakness on oppo-site sides of a joint or region.

In this case, it is a tightness and facilita-tion of the upper back and neck muscles and the chest muscles and a weakness and inhibi-tion of the mid-back and deep front neck muscles. The combina-tion of this tightness

and weakness and rounded shoulders pro-duces a ‘hunched’ and rounded upper back ap-pearance which is also known as kyphosis.

The postural kyphosis that comes from an up-per crossed syndrome is the result of sitting in front of a com-puter monitor for long periods with fatigue of the mid-back spinal

muscles and middle and lower trapezius muscles. This then causes the upper back to round forward, the head to drop and poke forward and sets up the crossed syndrome of tightness and weakness.

This poor postural position can cause a number of symptoms, which can include ten-sion headaches from tight neck muscles at the base of the skull.

As the shoulder blades move forward, they limit the space the rotator cuff tendons have between two of the bones of the shoulder, which can predispose the rotator cuff tendons to impingement or tearing.

Space is also reduced between the clavicle and the first rib which can pinch-off nerves and blood vessels leading to pain or numbness down the arm to the fingers. Over time, rounded shoulders can also weaken back and shoulder muscles by

positioning them in a state of painful con-stant stretch.

Sometimes this situation can be abetted by poor ergo-nomics in the set-up of the computer sta-tion. The usual problem is that the monitor is too far away from the user. If it is too far away, the user may crane their neck forward in order to see it more clearly and this can be the start of the problem. A monitor that is set too low can exacerbate the problem. When you are sitting tall, the eye-line should be about one inch below the top of the monitor.

The remedy for this problem is to make sure that your work-station is properly set up. Make sure that the monitor is at the right distance so that you can read the screen without hav-ing to crane your head

forward.Make sure

you get up and stretch the neck and chest muscles through-out the day. Standing in a doorway with your arms on the door-jam in various positions

leaning gently forward will help to stretch the chest. There are numer-ous other stretches for the shoulders and neck that can be performed as well.

This situation can be controlled and ultimate-ly fixed. However, if the ergonomic factors and postural muscles are not dealt with, this prob-lem will become more chronic and may end up prematurely causing permanent problems.

Kerry Senchyna is the founder of West Coast

Kinesiology and is a provincially registered

kinesiologist.

Stringing of the transmission line (conductors) along the new transmission towers for the Interior to Lower Mainland Transmission Project has begun.

Helicopters are required for this work. The contractor has obtained the necessary permits and permissions and is in compliance with Transport Canada requirements.

Conductor ends will need to be joined with the use of an implosive connector that is a metallic sleeve with a small charge in it for each conductor. Using safe and controlled methods, the sleeves are detonated which compresses (welds) the conductor ends together. This split-second process will create several flashes with smoke and very loud bangs.

Traffic control measures will be in place as needed. Work hours will conform to municipal bylaws.

The new 247 kilometre, 500 kilovolt transmission line between Merritt and Coquitlam will expand the capacity of the system that brings power to businesses and homes in the Lower Mainland and Vancouver Island.

Mom, We lost you 20 years ago. While we have seen many changes in this time for some of us it has passed in the blink of an eye. It seems like only yesterday you were with us, laughing, loving and taking care of us like only a Mother and Grandmother could. And there are more changes to come as we all grow older. You would be proud or rather you are proud as somehow I know you are still here with us.

We miss you and thinkof you often. We lost you
