Editor’s Notebook

inspires

INSPIRATION FOR HOME DESIGN and décor is more diverse than

ever before. Technology, the environment and cultural elements

are all infl uencing today’s design trends. With an almost endless

variety of products to choose from, designers and renovators are

able to grant just about any home design wish.

Home Décor and Renovations magazine has been busy probing

the market to bring you the latest in home design and décor. If

you are having trouble fi nding the products, colours, and styles

that you connect with, try tearing out pages from magazines such

as the one in your hand and build a design portfolio. We strongly

recommend working with professional designers and renovators to

complete your projects. They will ask questions to draw you out

and will appreciate looking through your design portfolio.

Speaking of renovation professionals… our most recent issue

displayed all of the entrants in this year’s RenoMark Renovators

Council Awards. We are delighted to be able to share the results

with you on pages 15-18. These renovation professionals are

clearly concerned about getting the job done right and complete

customer satisfaction.

We are most fortunate to have such a talented pool of renovators

to call upon. The creativity and experience our professional

renovators have acquired is clearly seen in the ads and stories we

publish from issue to issue.

Would you like your home to look like it belongs in a magazine?

All of us would undoubtedly say ‘yes,’ but not all of us may

be aware of how to go about accomplishing that in the most

e¦ ective way possible. The pages of this magazine have always

promoted doing it right the fi rst time. What does that mean? Hire

professionals. Also, be sure to follow the advice found in the article

on page 30 entitled, ‘what to look for in a renovator.’ This will assist

you in deciding which professionals are best suited for your home

renovations. Once that decision has been made, you are well on

your way to seeing your home renovation dreams come true.

THERE WAS CAUSE FOR CELEBRATION on November 4 as the Renovation

of the Year awards were presented at the Victoria Inn. All of the entries

were on display and the crowd spent a great deal of time admiring the

outstanding work that had been done by the various renovators in the past

year. The best of the best in the renovation industry were being presented

to everyone in attendance.

This years’ competition featured 27 entries. There were 6 categories

for entries; Kitchens, Bathrooms, Exteriors, Additions, Basements and

Whole Houses. Within each major category, there were a variety of

sub-categories grouped according to dollar value in order to keep the

competition equitable. Each entry consisted of before and after photos,

blueprints and drawings, a detailed description of the work done, design

details and any additional information that might contribute to this

comprehensive package.

Judging was done by a panel of professionally qualified judges who

reviewed every entry in every category. This was a detailed and exhaustive

process that took a number of days to complete. Scoring was extremely

close with many recipients being separated by only a few points. To even

qualify for entry, one had to be a Manitoba Home Builders Association

RenoMark renovator, the benchmark for excellence. Only the most

professional renovators adhere to the RenoMark standards and Code of

Ethics, the highest in the industry. They must provide a detailed written

contract including the scope of work for all jobs, offer a minimum

two year warranty, carry at least $2 million liability insurance, have

coverage for workplace safety and employer’s liability plus only work

with subcontractors who carry similar coverage, take out all applicable

licenses and permits, maintain a professional level of knowledge of current

building codes, permit procedures and technical skills through continuing

education and maintain a safe and organized worksite. The Manitoba Home

Builders Association prides itself on being the first provincial association in

Canada to adopt the RenoMark standards for all of its members. For more

information on RenoMark, go to (www.renomark.ca) or access via the

Manitoba Home Builders Association site at www.homebuilders.mb.ca.

On the following pages, you will see some amazing projects and

examples of superior work. These are your MHBA RenoMark Renovation

of the Year award winners. Look carefully and then envision your next

renovation project for your home. The ideas that you get from this

magazine are certain to point you in the right direction. Your renovation

might just end up being featured as the Renovation of the Year.

All of the Renovation of the Year entries will be on display at The

Winnipeg Renovation Show at the RBC Winnipeg Convention Centre

from January 15 – 17. The Ask a Renovator booth allows you to spend

15 minutes with a RenoMark renovator free of charge to discuss your

renovation plans, ideas or dreams.

SHELDON HOMES & RENOVATIONS

This renovation updated the original kitchen to a much more open and modern work space.

The original cabinets were very dated and the countertop needed to be replaced. The original galley kitchen felt cramped and closed in. By opening the wall we were able to make the kitchen feel very open without changing the overall size of the kitchen. We personally designed and built the new cabinets to perfectly fit the space. The doors are a light flat panel door from Elias Woodwork and include under cabinet task lighting. The cabinets include full extension self-closing drawers and soft closing door hinges. The countertops are Cambria quartz from FloForm with an under mount sink and marble backsplash. The flooring is a vinyl tile by Alterna.

OVER AND ABOVE CUSTOM HOMES & RENOVATING

Our clients had an outdated ensuite that they wanted updated with a couple of custom touches.

A designer was brought in and helped with layout as there was a couple of interesting angles to get everything in the bathroom. The bathroom has a free standing tub with custom walnut shelving and a tiled featured wall. There is also a custom floating shower bench with glass, floating vanity, custom backsplash and another walnut shelf to finish off the space.

MAKE IT HOME LTD.

The transformation of this 1975 kitchen started with the request for an updated and functional kitchen space. Half of the existing space had an 8’ ceiling and half was vaulted. Adding to the complexity was a post in the middle of the opening to family room which really looked out of place. This family included 2 large dogs which we needed to consider when selecting durable finishes.

DYNASTY BATHROOMS

Our clients wanted to transform their outdated bathroom and create an airy and open feel. This bathroom renovation consisted of a tub to shower conversion. A partition wall that was between the bathtub and toilet was removed and clear glass shower doors installed, reducing the visual barrier and allowing the natural light from the window to enter the room. Cultured marble shower panels were installed along with a flip-up seat in teak wood. The room was given a complete makeover from a water damaged ceiling, to removal of plaster walls and the replacement of outdated tile flooring. A stunning transformation!

HARWOOD DESIGN BUILDERS LTD.

The homeowners wanted the main floor bathroom renovation to mimic the 1930’s esthetic of the rest of the home but with a fresh perspective.

The centre piece is a classic cast iron claw foot tub. A pedestal sink was chosen for its small footprint and design simplicity. Polished chrome plumbing fixtures were selected for their timeless appeal.

Cove moldings are simple yet elegant while the shapely glass knobs on the cabinets add a hint of glamour. A contrasting simple black chandelier draws the eye upward to appreciate the nine foot ceiling.

Modern touches included adding dimmer switches and a heated floor, achieving the overall classic environment with a fresh new twist.

OSWALD CONSTRUCTION

This project was all about the interior of the house needing a boost from the mid 80’s to 21st century styling. A small brown oak kitchen gave way to a large beautiful kitchen that was connected to and tied in with the dining room, front & center hallways.

Dark marble cabinets coupled with light quartz counter tops dazzle amongst the white tile backsplash and multiple layers of lighting. Light grey maple floors run throughout the main floor except for the powder room/back entrance and front entry, which are tiles.

REMPEL BUILDERS

The homeowners wanted to expand the existing indoor & outdoor living space and give their dated home a much needed facelift.

A sizable 900 square foot addition was built, complete with double car garage, a large composite deck and a show stopping 300 square foot timber framed screen room.

The new kitchen features 2 tone maple cabinets, stunning quartz counter tops, and stainless steel appliances. Mirage hardwood floors run throughout the main floor, helping to ensure that the new blends seamlessly with the existing. The new master suite features heated tile floors, quartz counter tops and a luxurious custom steam

HAMMERDOWN HOME RENOVATIONS

The basement in this mid 70’s home was desperate for attention after being flooded. Together with our design team we created a modern space for them to entertain friends and family while watching our Winnipeg Jets. We incorporated an open rec-room with a walk up bar. An egress window was cut in to accommodate a bedroom. The electrical panel and plumbing was relocated to accommodate the design and the laundry space made chores a pleasure. No space was wasted with ample storage behind French doors. The tiled shower gave them the bathroom that they had always dreamed off.

OVER AND ABOVE CUSTOM HOMES & RENOVATING

We added 148 square feet to the side of this house which allowed us to enlarge the kitchen and incorporate a new side entrance into the house. This addition now includes a mudroom and main floor laundry.

Custom cabinets, granite countertops, and an island butcher block were all created for the kitchen. There is new lighting throughout the space as well as a new heated tile floor from the front entrance through to the kitchen and mudroom. A tray ceiling in the dining room was also added

OSWALD CONSTRUCTION

Loving the area but not necessary their cramped war time 1 ½ storey home, these Winnipeggers decided to do a major renovation instead of moving.

They added 255 sq. ft. to the main floor, split between the kitchen, mudroom and master bedroom. Then a 126 sq. ft. front porch was also added. The 2nd floor was renovated and expanded by 400 sq. ft.

The generously expanded kitchen became the focal point of the main floor. Cabinet space was increased almost 10 fold, with a beautiful, functional large island added in the middle.

SAKIYAMA CONSTRUCTION LTD.

This late 60’s 2-storey had a dated exterior facade, never having been upgraded. The owners also wanted the garage enlarged, the kitchen and dining room renovated, and the front entrance expanded.

HARWOOD DESIGN BUILDERS LTD.

The home owners wanted a place to entertain, play and workout in their 3000 square foot basement. They added a completely soundproofed media room, a large restaurant-like wet bar, glass enclosed workout area, kids play/game space, great room, two bedrooms, two bathrooms, storage room and an office.

The overall modern esthetic and colour scheme is bright and fresh with rich charcoal accent woodwork and cabinets. 9’ ceilings and custom made 7’ doors throughout add to the overall luxurious yet comfortable feel of the basement.

The area below the stairs is a child’s dream hideaway with a small crawl-thru entry access, toy drawers and lighted reading cove.

It really is a place to relax and play for all ages!

SAKIYAMA CONSTRUCTION LTD.

The owners of this late ‘70’s 1800 square foot 2-storey home wanted to achieve a more contemporary look. Also desired were improved functionality in the kitchen and bathrooms and greater flow between the kitchen and family room.

HARWOOD DESIGN BUILDERS LTD.

This whole home renovation was a transformation of the main and upper floors, a garage conversion and a complete exterior facelift.

The original garage was converted into a large practical mudroom, powder room, laundry and TV rooms. The walls between the kitchen, living and dining room were removed and a full island, bar area and a 6’ pantry were added. Shaker style cabinets in off white contrast with charcoal espresso cabinets for a dramatic effect in the kitchen.

Hand scraped hickory hardwoods add durability and provide a solid foundation for the Ledgestone gas burning fireplace.

Upstairs the master features floor to ceiling wall cabinets eliminating the need for a bureau. The ensuite is a beautiful retreat with a closed off water closet, double vanity and glass enclosed shower.

MAKE IT HOME LTD.

The transformation of this 1953 home started with the request for a simple kitchen renovation. After some consultation and visiting a few past projects, this modern couple decided to expand the scope to remove the existing partition walls separating the kitchen from the rest of the space. While they were at it, they wanted to improve the comfort of the home by reinsulating the walls where only the original wood chips existed! And why not include the original bathroom too!

HARWOOD DESIGN BUILDERS LTD.

The home owners of this 1950’s 2-storey house were ready for an overhaul. The 600 square foot main floor was cramped, dark and outdated.

Most major walls were removed allowing daylight to flood into the main floor. The kitchen features a full height pantry, breakfast bar and above cabinet display. Shaker style, mahogany stained cabinets paired with dark granite add depth and a sense of luxury to the space while the marble mosaic backsplash offers a sharp contrast.

The revamped staircase is the striking center piece that completes the desired aesthetic. It features 3/8” white powder coated steel plate stringers, uninterrupted glass walls and minimalist stainless hardware. The result is dramatic.

REMPEL BUILDERS

The vision was to create a warm, rustic, and chic feel to this home. The resulting marriage between natural, earthy materials including solid fir timbers & stone, and crisp, white, siding was stunning!

The large timber pergola makes a bold statement, which carries through the rest of the chalet style design. The front eaves trough was hidden inside a matching fir channel, creating the perfect blend of design and functionality.

The finishing touches include a new custom mail box & window planter, ensuring that even the smallest details were not overlooked.

Living Space

DESIGN IN DETAIL

PROJECT: To update and open up a tired main floor.

GOAL: The existing Living Room, Dining Room & Kitchen

space was reworked into a large Kitchen and Dining Room.

The existing Family Room now serves as the Great Room.

1. The slab style, natural rift cut oak doors

offer a timeless clean look.

2. The bulkhead above the uppers adds

detail and then returns to the floor next

to the patio doors allowing for electrical

switch placement.

3. Accent flip doors in frosted glass with

stainless frames and open shelves break up

the run of wood doors and add interest.

4. The ripples glass backsplash tile adds texture.

Reno Wonders

Reno Q&ABy Geneviève Joyal B.ENV.D.

Q | Geneviève, we’ve been following

your work in this magazine and

love the projects you’ve showcased. My

wife and I have recently purchased a

1980’s condo on Wellington Crescent

that needs to be remodeled before

we move in. We understand that

condominium renovations offer different

challenges than a house and we’d

appreciate your input on how to make

our new space feel like home. What

would be your top recommendations?

– Karl & GeraldineBEFORE

BEFORE

A | Thank you for the kind words. In a

building such as this one, where the

walls and ceilings are made of concrete,

it is true that relocating plumbing and

electrical can be a bit trickier. Creating

visual interest with bulkheads is a great

solution to accommodate wires, ductwork

and potlights without compromising the

overall height of the room. One of my

main priorities is to get some natural light

in this dark kitchen, which is achieved by

tearing down the shared living room walls.

The main advantages of this revised fl oor

plan include a generous walk in pantry,

open desk area for miscellaneous papers

as well as the laundry center fl ipped

around and located in the main bathroom

instead of the hallway.

Warm chocolate and honey stained

cabinets are a cozy counterpoint to the

smoky glass pendants and sleek chrome

hardware. Although some perceive it

as “trending”, the two-tone millwork

combination works well in this open concept

because it provides consistency throughout

the kitchen and living room while avoiding an

overly monochromatic palette. The value of

layered lighting can never be overlooked as

it plays an equally signifi cant role in terms of

functionality and ambiance.

We certainly didn’t let site specifi c

limitations, like the dimensions of the

elevator for example, stop us from keeping

the three by eight foot solid surface island

counter in one seamless piece… it just

encouraged us to think creatively and

have it craned up over the balcony!

Tips & Tricks

AS YOU COLLECT NAMES of suitable renovators, you need to

think about how you will judge the renovators you choose

to interview.

» Presentation. Professional renovators operate in a business-

like manner. They respect your schedule and show up for

appointments on time. They present themselves well, are

organized and deal with your questions and concerns directly.

They earn your confidence because they follow through

on promises - if they say they will call you back tomorrow,

they do. How a renovator deals with you before a contract is

signed tells you a lot about how you can expect to be treated

once the job begins.

» Communication. Renovation is a “people business” and

good renovators are good listeners and communicators.

Professional renovators must “translate” your ideas and goals

into a workable plan and a pleasant experience. This requires

a solid working relationship and good rapport. If you’re not

comfortable with renovators you interview or don’t feel you

can communicate with them effectively, you should keep

looking to find the right person for your job.

» Skills and experience. Renovating a home can be a far more

complex task than building it in the first place. It takes years of

experience in the business before most

renovators are ready to manage a major

project on their own. It also involves

a lot of different types of work, some

of which require specialized expertise.

Whatever the scope and nature of your

project, your renovator needs to have

solid experience with that type of work.

» Professional reputation. Established

renovators will provide you with

references from previous customers,

and in fact, you shouldn’t even have

to ask for them. They also work with

a network of other businesses within

your community-banks, material

suppliers and trades. It’s a good idea to

ask a renovator for references to any

of these people to find out about their

reputation within the industry itself.

Cover Story

By Lynn Fenwick B.I.D.

Well planned design produces stunning dream home

THE STORY BEHIND A BUILD, whether it be a

new home or a renovation of any kind is always

interesting. Each story is different, because

each client is unique and has their own specific

needs and wishes.

This story begins with a phone call.

Suzanne and Otto were referred to me by

another client. A referral is always the best

way to start since trust on a job of this size is

so important. They were moving to Winnipeg

and had purchased property to build their

dream home. They thought they had a good

handle on what they wanted, but preferred to

have someone who would pull it all together

for them and keep them aligned with their

personal style. Suzanne and Otto had started

plans, but nothing was final. Securing a

designer in these initial stages of the design

allowed for the plan design to be refined.

This point in the building process is so

important. By positioning the millwork and

the furniture in the plan, according to the

Suzanne and Otto’s lifestyle and preferences,

as a designer I could ensure they would have

sufficient room for traffic flow and specific

spatial allowances for the performance of the

tasks necessary for that area.

I asked if we could meet to discuss the

details and actually gave them ‘homework’

to be done before the meeting. I requested

for them to create a ‘wish list’ – a list of what

they wanted and required for their house

– and asked them what sense of character

they envisioned the home to portray. I

proposed that they bring any photos or

images that would best describe their style.

I find this to be an incredibly beneficial tool

for both the client and myself. There is truth

in the saying “a picture is worth a thousand

words!” Sometimes a client will say they are

contemporary, but the images they have

selected will tell me that they are more

traditional. With images, we don’t waste time

and money on trying to find the client’s style.

We can get down to what is important -

making their personal style a reality!

Luckily, Otto and Suzanne had done their

homework prior to contacting me. That made

the first meeting very productive. The character

of the home was to reflect their own personal

style; relaxed and timeless. They weren’t looking

for traditional, but leaned in the traditional

direction with their millwork. The furniture was

to be comfortable with clean lines.

Their wish list included:Every space to function to the highest degreeOtto and Suzanne are all about

clean lines and a classic space,

but they were not about to give

up function for the sake of design.

Throughout the design process we

weighed form with function.

A captivating foyerSuzanne felt just including a curved

staircase and high ceiling wasn’t

enough in the foyer. She was

worried it would feel empty and

cold. She also wanted a place for

guests to sit and put on their boots.

The selection for the entrance door

definitely added some interest.

Fenwick Interior Design added

oval floating bulkheads placed on

aircraft cable. The first bulkhead

was placed close to the upper

ceiling. Each subsequent bulkhead

was set lower in the space. Spiral

lights were placed through the

center of the bulkheads to repeat

the spiral in the staircase. The effect

connected the upper floor with the

main floor, contained the main floor

comfortably, and created an exciting

visual connection between floors.

The elongated corner bench was

the product of the reconfiguration

of the powder room. It added

height, pattern and contemporary

element to the space.

The tile was kept neutral to allow

for any paint or wallpaper options

that might be added in the future.

We are still looking for an area

carpet (a home’s character is never

complete). It is always evolving, like

the people within it!

Wow powder roomSuzanne wanted a contemporary

powder room. It was to be more

of a showpiece, but could be easily

cleaned for everyday use. The quartz

stone counter and deep apron return

is great for easy clean up. The slab glass

sink is elegant and remarkably durable. The

cabinet underneath allows for storage and

the under lighting creates drama.

The space’s unusual shape is

highlighted by the wood detail in the

ceiling. Small lights called ‘beauty spots’

were used to add sparkle - as were the

pendants! There is a small unexpected

detail behind the door in the form of a

niche detailed in mosaic tile.

Separate play room that is easily accessed from the main area of the homeSuzanne and Otto requested a designated

play area for the children. The couple

needed it to be close to the kitchen,

but not so close that the children were

underfoot. It was to be large enough to

allow for small trikes and tent making as

well as a place filled with sun light that

would spark creativity using all sorts of

mediums. The turret was the perfect

location! The tall wall unit holds all the

art supplies -and tents! The circular

bench holds books and baskets. The two

piece bathroom features a sink area with

storage for cleanup.

A great room fireplace with a hidden televisionThe great room and dining room are

open to each other. The clients wanted

definition of the two spaces. Originally,

Otto and Suzanne wanted the TV

elsewhere in the home. They revised their

thinking once they realized their lifestyle

and the house design was to be ‘function

first.’ It was still important to hide the TV.

The unit we designed to bring attention

to the height of the space. The honed

granite horizontal fireplace detail was

to ground the unit and define the great

room area. The white panels mimic the

detail in the kitchen cabinets and blend

with the stone feature wall.

The open niche is highlighted from

glass that is underlit as is the niche on the

end of the unit.

Two officesBoth Suzanne an Otto have high

demanding professions where they need

their own offices. Otto preferred to be on

the main floor where the action is. A door

was all he needed if he wanted quiet. His

office was located close to the kitchen.

He preferred and needed lots of storage

for books so it was logical to make the

office to look like a library. He required

four monitors and a great deal of room

to spread out when he was working.

The library fireplace was a benefit of the

heating design of the home, Called a

contra-flow masonry heater, the main

structure consists of a 5-ton masonry

mass faced. It will slowly radiate heat

throughout the house for 24 hours

following a single wood fire.

We used limestone on the fireplace

and centered the sofa to engage the

occupant with the fire in fireplace for

those days when Otto wanted a more

relaxed work environment. The ceiling

detail was important to Otto. The final

design incorporated the unique shape of

the room in a more contemporary way,

with a nod to traditional.

Suzanne wanted an office that was more

open and a space where she could keep

an eye on things. The perfect spot was

the upper level gallery! The gallery area

overlooks the living room/dining room.

We designed the portion facing the living

room/dining room for housing personal

mementos and books. The less visible side

was designed as Suzanne’s office. Open

airy and saturated with light, the space

makes work so much more enjoyable!

The wish list also included » A large desk area and display board for

children’s artwork.

» A kitchen for two chefs.

» A salt water fish tank.

» A master bedroom/ensuite getaway.

» A walk in closet with automated

conveyer clothes rack.

These we will have to leave for the

next issue!

Their wish list and images provided

me with an exceptional understanding

of what they wanted, yet this spacious

new home was a project in which I was

allowed to have a lot of creative license.

The collaboration with Otto and Suzanne

resulted in a smooth work environment,

creative design elements, and successful

functional solutions. This busy young family

did not sacrifice style for functionality.

They have now lived in their new home for

4 years and have no regrets!

WHEN FALL HITS we all become a bit sad to be losing all

the wonderful outdoor space and fresh air. This fall, I

recommend you to bring some outside elements inside

to help maintain that outside feel – but in the comforts

of your home.

Recently I was tasked with creating a dining space in a cozy

but space-starved room, and I thought it was the perfect space

to infuse a bit of the outdoors.

It was a challenge, but the awkward five-by-eight-foot nook

now works beautifully. It is a great space that brings in outdoor

elements so you can cozy up for a cup of coffee or a family

brunch on a cool crisp fall morning.

It’s important to exploit every square inch of wall, floor and

surrounding space in tiny rooms. I use visual tricks to create

the illusion of roominess. Instead of using one large piece of

art, I prefer to use multiple smaller pieces which makes a space

seem more expansive. Here I used a variety of art from an online

printing website called Posterjack. (You go online, pick the art

you want to use – or you can use your own photos – pick the

frames, colour and they ship it all to your door.)

To enhance the outdoor feel on the feature wall I included

stag heads (faux, of course) found at HomeSense, mixed with art

photos. The great thing here is that you can just keep adding to

the feature wall as you find things that match.

The most important piece of all in a dining area is the table.

It was a great spot to use a natural wood inspired table. For this

space I chose a gorgeous six-foot-long, wood-topped table

from Artemano with sturdy metal legs to anchor the room.

No piece at Artemano is the same so you really get your own

signature piece with each item you choose.

Seating was carefully chosen. Two wooden stools with raw

unfinished edges — also from Artemano — add a farmhouse

twist. For small space dining areas, choose chairs or stools that

tuck under the table when not in use. This leaves more room

surrounding the space when seating is not in use.

Another trick is to choose Captain’s chairs that are thinner in

design. The ones I chose tuck easily into the table, which makes

it easier to move around the room.

Table settings are a great way to make a style statement in

a small space. I used a mix of bright and bold patterns from

HomeSense to create a colourful brunch setting.

Lighting is also essential in a small space. For this space I chose

a funky modern light that casts great shadows at night, and by

day is beautiful enough to be considered art. The understated

finish doesn’t steal attention from the rest of the room.

By carefully piecing elements together, this small space has

become both more functional and more beautiful, and adding

just that perfect amount of elements from the outdoors makes it

easier to move back indoors as the weather cools.

centre, as well as an entertaining space.

The importance of defining how you want

to use your kitchen, how many people

are typically in the space and whether you

cook a lot, bake or cook with a partner

or never cook at all should be considered

before discussing knocking out that wall

or deciding on an optimal layout.

Function FirstWith all of the information available at

our fingertips today, there are literally

thousands of directions in which you can

take your project. This is why working

with a Kitchen Design Professional is

essential. These particular homeowners

love to entertain, with the kitchen always

ending up as the central gathering place.

After a thorough discussion at their home,

we discovered that their front sitting

room was an unused space and they

wanted a much larger kitchen, which

was already open to their vaulted family

room. We suggested removing the wall

between the kitchen and dining room,

thus changing the currently unused

front sitting room into their new dining

room. They loved the idea! From here

we conducted a thorough questionnaire

on how they like to use their space:

including everything from small appliance

storage to a charging station, as well as

an inventory of everything frequently

used within their current space. By

taking this approach, we ensured that

once the conceptual design was realized

there would be a home for everything

that needed to be stored, with the most

used items readily accessible. We also

ensured that the appliances selected

were appropriate for their lifestyle. A

gas cook top was a must, as they love

to cook. We traded the microwave for a

steam oven and added a convection oven

combination. We included a panel ready

fridge and panel ready fridge drawers in

the island. This allowed them to separate

the condiments, beverages, and frozen

foods from the fresh fruits and vegetables

which could be stored in the island,

easily accessible for preparation with the

adjacent prep sink. The sink, dishwasher

and garbage recycling centre were

concentrated on the end wall near the

dining room, with the bar fridge near the

door to the deck and family room.

Tuscan Influence and Oversize ScaleOnce the functional discussion was

completed we started on the overall

design. Incorporating their newly

purchased dining table for influence, we

discussed an ‘Oversized Tuscan’ theme

to the overall design, using warm woods,

large columns, archways and travertine

for the finishes. The mix of dark cabinetry

treated with a distressed dark glazed

finish gives this new kitchen a rustic,

timeworn appeal. Bronze-finish light

fixtures, leaded glass cabinets, Tuscan

We ensured that the space had a constant vision from the start to the finish, with every decision carefully made throughout the entire design process.

Incorporating their newly purchased dining table for influence, we discussed an ‘Oversized Tuscan’ theme to the overall design, using warm woods, large columns, archways and travertine for the finishes.

Create your very own outdoor living space!

EVEN WITH SNOW on its way, it’s never too early to start

planning for spring. And for many Manitobans, those

plans include spending more quality time outside.

Glass sunrooms are an increasingly trendy way

to create an outdoor living space that feels like

an extension of your home, while still providing

all the sunshine and fresh air of the outdoors.

One particularly popular product is a retractable

sunroom from Lumon, a global company that

specializes in versatile and well-designed sunroom

products for detached homes, condos, and high-

rise buildings.

Lumon’s sunrooms feature fully retractable

glass walls, which provide unobstructed views and

bright natural light while protecting the patio from

dust, snow, rain, and wind. “Our customers love

how much more time they can spend outside on

their patio,” Lumon consultant Kazwel Levandoski

says. “In spring, a lot of people are itching to get

outside, but the weather doesn’t always allow

it.” The company’s fully customizable sunroom

options allow homeowners to create that extra

space or transform an existing outdoor area.

Additional elements like screens and blinds are

also available.

For those homeowners looking to add on a

brand new space, Lumon offers roof options that

are both elegant in design and highly functional.

The company’s German-engineered Acrylite®

patio covers block up to 75% of the sun’s heat,

yet still fill the space with natural light. Because

Lumon’s patio covers use the most weather-

resistant polymer on the market, these roof

options will not yellow or become brittle—two

guarantees that the company backs with a

30-year warranty.

RIVER HEIGHTS character homes require special

consideration when it comes to major home

renovations. Wood trims, high ceilings and

often wonky out-of-square walls are worth their

weight in charming, well-lived character and most

homeowners wouldn’t have it any other way.

Brian and Nancy, who have lived in their River

Heights home for nearly 40 years, mulled the ‘move

or stay’ question and came to the conclusion that

they weren’t in a hurry to move.

“We love our house and its location,” says Nancy.

“We have eight grandchildren and when we get

together can it can easily be 18 to 20 of us to gather

for a meal and it’s the perfect house to do that in.

That’s when we decided that renovating was our

best option.”

The couple knew that an up-dated

kitchen would need to harmonize with

the abundant oak finishes that defined

their century old home, but also add a

touch of modernity and luxury features

that they could both enjoy.

The couple had worked with Sergey of

Accord Cabinets previously when they

decided to renovate their bathroom, so

valuing his expertise and craftsmanship,

the job was his.

Sergey and his team got to work,

creating a number of different design

proposals that took into consideration

the inherent features of the kitchen. “We

didn’t want to go too contemporary

because they have all the wood trim from

the ceiling beams, windows and doors.

Providing for a television and phone centre

was also important within the overall plan.

“The 3D computer program we use

almost looks like a photo shot of the

proposed kitchen, so Nancy and Brian

got a really good sense of what the final

product would look like. There’s no need

to try to visualize the final result because

it’s near-photo quality.”

KAT RENOVATIONS IS AN ESTABLISHED Winnipeg company headed up by

husband and wife duo Kevin and Angie Kendel. The couple works as a

team in providing separate and complementary design, construction and

business skills for a diverse range of renovation projects.

“Our slogan is Design, Renovate & Decorate,” says Kevin, “because that

Angie has over 20 years of experience as a certified interior decorator,

certified staging professional and certified aging in place specialist at Maximum

Impact Plus, her own company. “I usually start with the client’s wish list, budget

with our demolition and project schedule.”

adds Kevin. “Many older blocks in

Winnipeg require updating and need

skilled professional renovators who

understand the property management

KAT employs between 10 to 18

to attract an excellent group of top notch

skilled trades,” says Kevin. “We respect

renovation can have on your household.

All new materials must be available before

we will begin demolition. When our guys

are scheduled to be on site, they are very

reliable and punctual.”

The Kendels bring a unique perspective

to all they do. “We are independent of any

product manufacturer,” says Kevin. “We

recommend what experience has proven to us to be a superior

product and do not represent specific manufacturers or retailers

so we only recommend products we believe in. As a result, we

can offer a much larger product selection.”

Angie adds, “I work a lot with home owners who are getting

their homes ready for sale or who plan a renovation with ROI

as their top priority. I can help them determine the current

market value of a home in its ‘pre-renovated state’, help them

determine a reasonable budget to ensure they maximize ROI

dollars. As well, I have a warehouse of furniture and accessories

for home staging when selling a home.”

As a certified aging in place specialist, Angie is qualified to

plan renovations for today and tomorrow. “More people intend

to stay in their homes longer than ever. A little forethought and

planning during your current renovation can save tremendous

cost and significant stress later.”

Nu-Life Kitchens are transformation experts

THE ART OF THE POSSIBLE

NU-LIFE KITCHENS continues to prove

that it’s possible to leap decades in a

single bound. The company’s latest

transformation is a remarkable example

as an 80’s vintage kitchen steps smartly

and economically into the present with

contemporary style and quality that

promises years of beauty and service.

Antique Whitewash with Shaker door-

style are the design and colour elements

that proved transformational, turning a

drab and heavy décor into a light-filled,

energetic space built for lingering.

Sweeter still is that the Nu-Life

Kitchens clients were able to maintain

their existing countertops, tile backsplash

and flooring. With cabinet refacing,

we work around those ‘investment’

items and provide a solution for updating

the cabinetry colour and style,” says

Sheri Anderson.

Besides refacing doors, Nu-Life

Kitchens’ portfolio of skills includes

making modifications that bring out the

hidden potential of a kitchen space. This

kitchen had the advantage of a soaring

ceiling that made increasing the height

of the existing cabinets a natural option,

providing for extra storage and a more

dramatic look to the overall appearance.

It makes the kitchen feel bigger and your

eye is drawn upwards,” says Sheri. “It’s

bright, clean, spacious and modern.”

Modifications were made to the

cabinet above the stove to allow for an

over-the-range microwave. The cabinet

that housed the old microwave was

re-configured with full-height doors to

create extra storage

A custom island topped with a

complimentary quartz countertop was

a new addition to the space creating a

comfortable family seating area as well

as an abundance of efficient storage

for a myriad of pots and pans. “We

designed them expressly for the island,

says Sheri, “and they are especially nice

because of the full extension soft-close

slide feature.

“A new full-height pantry was designed

with 3 extremely functional pots and

pans drawers making it much easier to

access and organize the clients’ kitchen

accessories. We also added an open

shelf at the top for displaying decorative

items. The fridge received a custom

built-in look thanks to the addition of an

upper cabinet and gable treatment.”

The under-utilized wall space on

the opposite side of the kitchen was

the perfect location to introduce more

storage space with a wall of lower

cabinets on the stub wall. The quartz

countertop surface spills over as an

elegant waterfall gable feature on the

cabinet end panel.

“An open shelf above the kitchen window

acts as both a valence and open space

for displaying treasured items, so it’s both

beautiful and functional,” says Sheri.

A straight, simple and clean-edged crown

moulding was added to complete the

contemporary feel of the kitchen.

Sheri reminds that cabinet refacing

is about ½ the cost of a new kitchen

renovation and only takes an average

of 3 or 4 days to complete. With refacing,

additional cabinets and pots and

pans drawers can be added for extra storage

to substantially increase the

kitchen functionality.

AFTER

Nu-Life Kitchens brand of kitchen

renewal has been gaining momentum

for many years as a locally owned and

operated cabinet refacing company

in Winnipeg. The company also offers

countertops, tile backsplash, accessories

and handles. The public is invited to

browse the company showroom at

Unit 7- 851 Lagimodiere Blvd to

view the wide selection of colours,

cabinetry styles and kitchen displays.

THE ART OF THE POSSIBLE

NU-LIFE KITCHENS continues to prove

that it’s possible to leap decades in a

single bound. The company’s latest

transformation is a remarkable example

as an 80’s vintage kitchen steps smartly

and economically into the present with

contemporary style and quality that

promises years of beauty and service.

Antique Whitewash with Shaker door-

style are the design and colour elements

that proved transformational, turning a

drab and heavy décor into a light-filled,

energetic space built for lingering.

Sweeter still is that the Nu-Life

Kitchens clients were able to maintain

their existing countertops, tile backsplash

and flooring. With cabinet refacing,

we work around those ‘investment’

items and provide a solution for updating

the cabinetry colour and style,” says

Sheri Anderson.

Besides refacing doors, Nu-Life

Kitchens’ portfolio of skills includes

making modifications that bring out the

hidden potential of a kitchen space. This

kitchen had the advantage of a soaring

ceiling that made increasing the height

of the existing cabinets a natural option,

providing for extra storage and a more

dramatic look to the overall appearance.

It makes the kitchen feel bigger and your

eye is drawn upwards,” says Sheri. “It’s

bright, clean, spacious and modern.”

Modifications were made to the

cabinet above the stove to allow for an

over-the-range microwave. The cabinet

that housed the old microwave was

re-configured with full-height doors to

create extra storage

A custom island topped with a

complimentary quartz countertop was

a new addition to the space creating a

comfortable family seating area as well

as an abundance of efficient storage

for a myriad of pots and pans. “We

designed them expressly for the island,

says Sheri, “and they are especially nice

because of the full extension soft-close

slide feature.

“A new full-height pantry was designed

with 3 extremely functional pots and

pans drawers making it much easier to

access and organize the clients’ kitchen

accessories. We also added an open

shelf at the top for displaying decorative

items. The fridge received a custom

built-in look thanks to the addition of an

upper cabinet and gable treatment.”

The under-utilized wall space on

the opposite side of the kitchen was

the perfect location to introduce more

storage space with a wall of lower

cabinets on the stub wall. The quartz

countertop surface spills over as an

elegant waterfall gable feature on the

cabinet end panel.

“An open shelf above the kitchen window

acts as both a valence and open space

for displaying treasured items, so it’s both

beautiful and functional,” says Sheri.

A straight, simple and clean-edged crown

moulding was added to complete the

contemporary feel of the kitchen.

Sheri reminds that cabinet refacing

is about ½ the cost of a new kitchen

renovation and only takes an average

of 3 or 4 days to complete. With refacing,

additional cabinets and pots and

pans drawers can be added for extra storage

to substantially increase the

kitchen functionality.

A SERIES OF WELL-TIMED events resulted in Whyte

Ridge couple, Bob and Linda, embarking on a

full-scale kitchen renovation with WC Potts. The

company long known and respected for their

bathroom products, design service and installation

also brings their expertise to kitchen renovations.

In fact, Bob and Linda had enlisted the company a

while back to upgrade the powder room, main bath

and ensuite in their 25 year old two-story home and

were thrilled with the final result.

So when the couple was weighing the merits

of moving or staying put in a neighbourhood they

loved or doing a major kitchen renovation “we

decided renovating was the way to go rather than

start from scratch with a new home,” says Linda.

“We were so happy with our previous experience

with WC Potts’ workmanship and the people who

were doing the work that we were concerned that

if we didn’t go back to the project that we might

not be working with the same people. So the

timing was right.”

The design direction included removing the

90’s-style golden oak cabinetry and replacing

it with the clean lines of slab-style thermofoil

“I certainly wanted it to be simpler than the previous cabinets that were very ornate and needed a lot of maintenance from grime build up. So, I knew I wanted a clean finish with sturdy cabinets because it’s a project you want to do just once.”

Both corner cabinet lowers are equipped with kidney-shaped shelves that swing right out,” says Linda. “They are fabulous! They come out very easily and are tucked back in just as easily.” Above, the upper corner cabinet houses a revolving spice rack that is effortlessly accessible when cooking is underway.

knew I wanted a clean finish with sturdy

cabinets because it’s a project you want

to do just once.”

The original kitchen layout

was preserved with minor changes.

The central island was lengthened

and topped with Giallo Ornamental

granite creating additional space

for meal prep as well as serving food

while entertaining.

The same granite tops the countertops

and is teamed with 12” x 24” backsplash

tiles of PureStone Muretto, installed

vertically “so the seam is almost

undetectable,” says Blanka Mandelik,

WC Potts designer and project manager.

“The undermount sink is Siligranite in

Biscotti and the stainless steel soap

dispenser and faucet are made by KWC.

LED under cabinet lighting added the

final touch.”

The heated kitchen floor consists

of 12” by 24” Royale Marble Beige

porcelain tiles. Blanka notes that larger

tile dimensions are a definite décor trend

right now.

Along with the clean-lined cabinet

profile, the interiors reveal their own

labour-saving features that the couple

enjoys. “Both corner cabinet lowers are

equipped with kidney-shaped shelves

that swing right out,” says Linda. “They

are fabulous! They come out very easily

and are tucked back in just as easily.”

Above, the upper corner cabinet houses

a revolving spice rack that is effortlessly

accessible when cooking is underway.

The central island features a lift-up

shelf for the couple’s bread maker. “Once

you lift it up, you don’t have to move the

appliance and an electrical outlet in the

island allows it to function on the shelf.

And when you’re done, it tucks away just

as easily; no worries about dusting or

cleaning it,” says Linda.

Blanka was the point person in helping

the couple make finishing choices

as well as marshalling her team of

renovation professionals. In just 3 short

weeks, the new kitchen was completed

and ready for action!

“At one point, there were at least 8

different individuals who worked on this

kitchen,” says Linda. “The coordination of

all these people was fantastic! There was

no way we could have handled it all in

such a timely fashion.”

Besides the kitchen proper, WC Potts

also removed the popcorn ceiling in

the adjacent family room and installed

29 LED pot lights. The typical-for-the

time oak railing between the kitchen

and family room was removed and

replaced with a large glass panel and a

stainless steel post bestowing an ultra-

contemporary look.

“It’s a calmer kind of space now with a

lack of clutter and everything so well-

organized,” says Linda. “We’re glad that

we chose WC Potts again; they are lovely

to work with!”

Tips & Tricks

Renovation Resolutions

By Margaret Anne Fehr

Getting off on the right foot

Winnipeg Renovation Show

January 15-17, 2016

Contracting 101 will be the topic

and Bryan’s advice on hooking up

with the right contractor will be top

of mind, since a good beginning

sets the tone and course for a

renovation that will be memorable

for all the right reasons. Bryan will

be dispensing his brand of hands-

on knowledge to homeowners

looking to avoid the pitfalls that

often come with diving into

unfamiliar territory.

Ushering in a brand new year, many homeowners are filled with

a host of New Year’s resolutions. If tackling a home renovation

tops your list, take heart, inspiration and know-how are available

at the Winnipeg Home Renovation Show rolling out for 3 days

from Jan 15th to 17th at the RBC Convention Centre.

Motivation from industry

experts will be easy to tap

into with over 150 exhibitors

displaying their wares and

offering on-the-spot advice.

Topping the list with loads of home

renovation cred on the Lifestyle Stage will

be Bryan Baeumler, long-time contractor,

educator and host of HGTV’s House of Bryan,

Leave It To Bryan, and other popular shows.

HDR: Hooking up with the right

contractor is such a critical step in

launching a home renovation project,

how can reno “novices” prepare

themselves to ensure they find their

best match?

BRYAN: That’s a question we get asked a

lot. People are nervous about going into

it, and there are TV shows over the years

that kind of fear monger.

I always say hiring a contractor is like

a marriage. At the beginning it’s fun and

exciting, and it’s a project on the horizon.

But if it goes sideways, it can get very

ugly and very expensive very quickly!

But the good news is that there are

thousands and thousands of great

contractors that run an honest business

and do good work. The key is to do

your due diligence, make sure they are

insured, licensed, qualified, experienced,

well-referenced and have workmen’s

compensation.

Hire the person that you trust, that

you can speak to and get honest

answers from.

Because we have thousands of

people asking us, we’ve set up a

program called Baeumler Approved

at www.baeumlerapproved.ca.

We have a few hundred people on

there that we have vetted, done the

background work and have made

sure they’re qualified.

They are all legitimate businesses that

pay their taxes and have their worker’s

comp. They are all great people that we

know and we’ve referenced.

But even saying that, it doesn’t

mean that everybody is a perfect

match for everybody. I use the joking

example, if Mom were to bring 10

girls home from church to meet her

son in hopes of making a match and

they are all very lovely girls from 10

great families, but there’s only one

in the crowd that’s right. It really is

about a feeling!

HDR: Any tips on conducting

contractor interviews?

BRYAN: People often say, what

questions do you ask, but I honestly

feel, if you walk through your home and

look at a plan with the right person, you

won’t have any questions to ask. They

will answer all your questions before

you ask them.

HDR: So they’ll anticipate pretty much

what you’re looking for?

BRYAN: Yeah, someone who has the

experience and knowledge will share

that with you and go through the job

with you. And really, there should be very

few questions that you have left by the

time you’re finished talking with them.

HDR: Are there first impressions that

might make you think twice?

BRYAN: Someone who is over the top

and too keen. They are there the minute

you call them and are ready to start that

day. Not necessarily a red flag, but could

be a warning sign to look into things a bit

more. If someone is too readily available

there may be a reason for that.

Another is someone who wants too

much money up front. When they show

up on day one to do some demolition,

you may put 5 to 10% deposit down to

secure their time and to put yourself

in their schedule. But if they’re not

showing up with a ton of materials and

they don’t have the financial security

within their company to bridge that

gap and do a little bit of work before

they collect some money beyond the

deposit, that’s also a thing. You never

want to pay 50% up front!

HDR: Contracts and time-lines – what should the homeowner look for?

BRYAN: When you’re looking to spend thousands of dollars on a

home renovation, you want to make sure you’re investing in your

home and it’s a ROI. You would never invest in a company, a stock or

a bond that you have no idea about and do it without paperwork and

just hope that investment pays off, so the same thing applies.

You want to make sure there’s a contract in place for a couple of

reasons. First, to protect yourself in case you need to go to court

for example. But you also want that contract there to make sure the

contractor is accountable and they’ve supplied that contract with all

of the information spelled out, with all the expectations with a very

clear and concise list of exactly what you should expect and what

you’ll be getting.

HDR: Like other contracts, is there a period of grace, where if you

have cold feet or decide not to go ahead, is there anything inherent

in those contracts?

BRYAN: Don’t know if that’s national or provincial, but there is a cooling

off period. If someone comes to your house and is trying to put the

hard sell on you to sign a contract, I want to say it’s 10 days, but it may

vary. I know there was a cooling off period I was pushed into it , I wasn’t

ready and I’ll back out of it and the contract is unenforceable.

One of the fairest ways too and some contractors operate this way, is

to pay time and material. It’s a really fair working arrangement for both

sides. It’s safe, if you’re not happy with the direction it’s going, you stop

paying, they stop working.

HDR: Any parting thoughts?

BRYAN: At the end of the day, if it was a perfect world, the right guy

would walk in and there would be a light flashing above his head,

saying this guy is honest, and his work is great and it’s going to

exceed your expectations.

But you’re dealing with humans and it’s human-to-human

interaction and sometimes egos get in the way. Homeowners and

contractors alike really have to discuss things ahead of time and

discuss your expectations, your level of finish, the cost, what to do if

there’s a cost or a schedule over-run. It needs to clearly be spelled

out, not only in a contract but in a conversation between two people.

Construction and renovation have a huge amount of science

behind it, but at the end of the day, it’s a person with two hands

putting things together piece by piece, so there’s a lot of art involved.

So really you’re hiring a person who’s part artist as well. You got to

make sure that you like their art.

Tips & Tricks

FOR MANY HOMEOWNERS, do-it-yourself home renovation

and repair projects are a source of considerable enjoyment

and pride.

The best advice we can offer is to consider your own skills

and abilities carefully when planning your projects. Getting in

“over your head” can end up costing more money than hiring

professional help in the first place.

» Do you have any knowledge of building codes and good

building practices which is essential for many projects?

» Do you have the time to research, plan and do the

work properly?

» If required, do you know trade contractors and subtrades

that will do a good job on your home? And will you be able

to schedule their work without overlaps or lengthy delays?

» If you act as your own contractor and hire someone to

work for you, do you know how to protect yourself against

liabilities in case of accidents or mistakes? Or against

damage to your home in the course

of the work?

» Do you have the proper tools to do

a good and attractive job?

If your primary reason to do the work

yourself is to save money, talk to one or

several renovators before you make a

final decision. An experienced renovator

may be able to suggest ways of reducing

the cost of your project while still using

professional services, such as modifying

the design or substituting products. You

can also save by doing the finishing work

yourself, such as painting or wallpapering.
