A. THE CONTRACTOR SHALL VISIT THE PREMISES AND COMPARE SAME WITH A FULL SET OF BID DOCUMENTS AND SPECIFICATIONS AND BECOME SATISFIED WITHTHE CONDITIONS EXISTING AT THE BUILDING BEFORE DELIVERY OF THE PROPOSAL. NO ADDITIONAL ALLOWANCE WILL BE MADE TO THE CONTRACTOR DUE TOTHE NEGLECT OR FAILURE TO COMPLY WITH THE SPECIFIED REQUIREMENTS.

B. REFER TO ARCHITECTURAL DRAWINGS FOR ALL CEILING HEIGHTS.

HVAC

A. PROVIDE ALL REMOVABLE ACCESS TILES IN HUNG CEILING FOR ACCESS TO ALL VOLUME AND FIRE DAMPERS (EXISTING OR NEW) AND ALL OTHER MECHANICALAND ELECTRICAL EQUIPMENT REQUIRING ACCESS FOR MAINTENANCE AND ADJUSTMENTS.

B. ALL THERMOSTATS/HUMIDISTATS/SENSORS INSTALLED ON PERIMETER WALLS SHALL BE MOUNTED ON INSULATED BACKING.

C. BALANCE SUPPLY OUTLETS TO AIRFLOW QUANTITIES SHOWN ON FLOOR PLAN.

D. CLEAN ALL EXISTING AIR OUTLETS FOR REUSE AND ALL NEW AIR OUTLETS AFTER BALANCING PRIOR TO TURN OVER OF WORK.

E. CUT TILES, PROVIDE NEW TILES AND TEE-BAR FOR INSTALLATION OF AIR OUTLETS.

F. TAKE EXTRA CARE TO PREVENT DUST/DEBRIS FROM ENTERING THE HVAC SYSTEM FROM THE CONSTRUCTION AREA IN ORDER TO AVOID SPREADINGDUST/DEBRIS TO OTHER AREAS OF THE BUILDING.

G. ALL INDUCTION UNITS, TRANSFER UNITS, TRANSFER FANS, SUPPLY AIR DIFFUSERS, RETURN/EXHAUST AIR GRILLES LOCATED WITHIN THE TENANT SPACE SHALLBE VACUUMED AND CLEANED AFTER CONSTRUCTION HAS BEEN COMPLETED AND BEFORE OCCUPANCY.

H. PROVIDE TEMPORARY MERV 8 FILTERS ON ALL BASE BUILDING RETURN AIR OPENINGS PRIOR TO CONSTRUCTION AND REPLACE FILTERS WEEKLY.

I. REPLACE ALL FILTERS IN EXISTING TENANT INDUCTION UNITS AFTER CONSTRUCTION HAS BEEN COMPLETED.

J. ALL CONTROLS WORK SHALL BE BY SIEMENS. CONTACT DAVID BARRETT ([email protected] / 416-723-2763).

K. ALL TESTING , ADJUSTMENTS AND BALANCING WORK SHALL BE BY FLOWSET BALANCING LTD. CONTACT CHRIS PITHER ([email protected] / 647-321-5114).

DEMOLITION/REMOVALS

A. NOTES AND GRAPHIC REPRESENTATIONS SHALL NOT LIMIT THE EXTENT OF DEMOLITION REQUIRED. CONTRACTOR SHALL VISIT THE SITE, CAREFULLY EXAMINEEXISTING CONDITIONS AND SHALL PERFORM ALL DEMOLITION REQUIRED TO ACHIEVE THE FINAL DESIGN INTENT AS REQUIRED BY THE CONTRACT DOCUMENTS.EXTENT OF ALL DEMOLITION WORK SHALL BE COORDINATED WITH THE ARCHITECT.

B. EQUIPMENT INDICATED TO BE REMOVED SHALL BE TAKEN FROM THE SITE AND DISPOSED OF IN ACCORDANCE WITH APPLICABLE LAWS AND ENVIRONMENTALREGULATIONS. LANDLORD SHALL HAVE THE OPTION TO RECEIVE ANY ITEMS CALLED TO BE REMOVED PRIOR TO REMOVAL FROM SITE. EQUIPMENT REQUIRED TOBE TURNED OVER TO THE OWNER SHALL BE PLACED IN A MUTUALLY ACCEPTABLE LOCATION.

C. THE WORK SHALL INCLUDE THE REMOVAL OF MATERIALS AS DIRECTED. PRIOR TO REMOVING EQUIPMENT AND MATERIALS FROM THE PROJECT SITE, THEBUILDING MANAGER SHALL INSPECT AND ADVISE WHICH ITEMS WILL BE RESTORED.

D. CONTRACTOR SHALL BE RESPONSIBLE FOR REMOVAL FROM THE PREMISES ALL DEBRIS RESULTING FROM REMOVAL OF WORK.

E. CONTRACTOR SHALL CAP AIRTIGHT ALL REMAINING SERVICES, AT ALL POINTS OF DISCONNECTION, UNLESS OTHERWISE INDICATED.

F. DEMOLITION AND OTHER WORK WHICH CREATES DISTURBING NOISE, MUST BE PERFORMED AFTER NORMAL WORKING HOURS OR ON WEEKENDS. THE DELIVERY,HANDLING, AND INSTALLING OF MATERIALS, EQUIPMENT AND DEBRIS MUST BE ARRANGED TO AVOID ANY INCONVENIENCE AND ANNOYANCE TO OTHER TENANTS.CLEANING MUST BE CONTROLLED TO PREVENT DIRT AND DUST FROM INFILTRATING INTO ADJACENT TENANT OR MECHANICAL AREAS. WELDING OR BURNINGMUST BE PERFORMED ONLY DURING TIMES SPECIFICALLY APPROVED BY THE BUILDING MANAGER.

PLUMBING

A. CONTRACTOR SHALL VERIFY IN THE FIELD LOCATIONS OF EXISTING PLUMBING RISERS, WHICH ARE EXISTING TOREMAIN.

B. IN CASES WHERE EXISTING PIPE IS REMOVED AND CUT BACK TO EXISTING RISERS. CONTRACTOR SHALL PROVIDE NEWOUTLETS FOR FUTURE USE AS TIGHT AS POSSIBLE TO EXISTING RISERS: 4"CAPPED SANITARY OUTLET IN CEILING OFFLOOR BELOW, 2"CAPPED VENT OUTLET, AND NEW VALVED AND CAPPED CW AND HW OUTLETS ABOVE NEW CEILINGELEVATION. SIZE OF NEW VALVED CW & HW OUTLETS SHALL MATCH EXISTING RISER TAPS.

C. CONTRACTOR SHALL COORDINATE THE ROUTING OF ALL SAN, V, CW & HW PIPING WITH DUCTS AND LIGHT FIXTURES.

D. CONTRACTOR SHALL VERIFY IN THE FIELD THE EXISTING WATER PRESSURE. CONTRACTOR SHALL PROVIDE APRESSURE REDUCING VALVE IF THE WATER PRESSURE EXCEEDS 80PSI.

GENERAL

A. INSTALLATION OF MECHANICAL EQUIPMENT SHALL BE COMPLETED IN STRICT ACCORDANCE WITH THE MANUFACTURER'S RECOMMENDATIONS.

B. CUT, PATCH, AND PAINT CEILINGS AND SLAB AS REQUIRED TO MATCH EXISTING CONDITIONS.

C. DRAWINGS ARE DIAGRAMMATIC AND INDICATE GENERAL ARRANGEMENT.

D. UPON COMPLETION OF ALL NEW WORK NO ABANDONED DUCTS OR PIPES SHALL REMAIN.

E. THE EXISTING SYSTEMS SHALL BE LEFT IN PERFECT WORKING ORDER UPON COMPLETION OF ALL NEW WORK.

F. PRIOR TO SUBSTANTIAL COMPLETION, THE TESTING AND BALANCING REPORT AND NFPA STAMPED LETTER SHALL BE PROVIDED TO THE CONSULTANT.

COORDINATION

A. THE CONTRACTOR SHALL VISIT THE PREMISES AND COMPARE SAME WITH A FULL SET OF BID BEFORE PROCEEDING WITH ANY WORK IN OCCUPIED OR USEDAREAS, THE CONTRACTOR SHALL APPLY TO LANDLORD FOR PERMISSIONS TO ENTER SUCH AREAS. THE CONTRACTOR IS OBLIGED TO PERFORM WORK ONLY ATTIMES DESIGNATED BY THE LANDLORD. THERE WILL BE NO ADDITIONAL COMPENSATION FOR THE WORK PERFORMED AFTER HOURS OR ON OFF-DAYS WITHOUTPRIOR WRITTEN APPROVAL.

B. CONTRACTOR SHALL COORDINATE THE WORK WITH ALL TRADES AND EXISTING CONDITIONS.

C. CONTRACTOR SHALL COORDINATE SLAB PENETRATIONS WITH BUILDING ENGINEERS/OWNER.

FIRE PROTECTION

A. CONTRACTOR SHALL VERIFY IN THE FIELD LOCATION OF EXISTING FIRE STANDPIPE AND/OR SPRINKLER RISERS.

B. VERIFY ALL GOVERNING DIMENSIONS, PIPE SIZES AND LOCATION OF THE PIPING AND EQUIPMENT TO BE REMOVED.

C. NOTIFY BUILDING MANAGER AT LEAST 48 HOURS BEFORE DEMOLITION WORK OR BEFORE SHUT DOWN OF EXISTING SERVICES. RISER SHUT DOWNS SHALL BEPERFORMED AT CONTRACTOR'S COST, AT DESIGNATED TIMES UNDER BUILDING MANAGER'S SUPERVISION AND ONLY WITH APPROVAL.

D. THE CONTRACTOR'S WORK ACTIVITIES SHALL NOT INTERFERE WITH THE BUILDING SERVICES IN ANY WAY WITHOUT THE EXPRESS PERMISSION IN WRITING BYTHE BUILDING MANAGER. SUCH INTERRUPTIONS AND INTERFERENCES SHALL BE MADE AS BRIEF AS POSSIBLE AND ONLY AT THE TIME STATED BY THE BUILDINGMANAGER.

E. PROVIDE A FIRE WATCH FOR THE DURATION OF THE SPRINKLER SHUT-DOWN. RESTORE SPRINKLER SYSTEM TO ACTIVE CONDITIONS WHEN THE FIRE WATCH ISNOT PROVIDED. COORDINATE SCHEDULING WITH BUILDING MANAGEMENT.

F. LOCATIONS AND SIZES OF EXISTING PIPING ARE APPROXIMATE. FIELD VERIFY EXACT SIZES AND LOCATIONS OF ALL EXISTING PIPING AT THE SITE.

G. NO REMOVED EXISTING PIPING FITTINGS, VALVES, ETC. SHALL BE REUSED UNLESS OTHERWISE APPROVED BY THE ENGINEER.

H. CONTRACTOR & ITS SUB'S SHALL BE RESPONSIBLE FOR LOCATING ALL EXISTING SPRINKLERS AND RELATED PIPING AS WELL AS REMOVING SPRINKLERS ASREQUIRED TO MEET NEW PROPOSED SPRINKLER HEAD LAYOUT.

I. THE CONTRACTOR SHALL INCLUDE IN THE PRICE THE COST FOR DRAINING AND FILLING THE EXISTING SPRINKLER SYSTEM IN ORDER TO FACILITATE THESPRINKLER SCOPE OF WORK. NOTIFY ALL MONITORING SERVICES OF SYSTEM SHUT DOWN FOR ALARMS.

1.8. THE CONTRACTOR MUST MAKE ALLOWANCE FOR NECESSARY MODIFICATIONS TO EXISTING CONDITIONS TOPERFORM WORK.

1.9. THE EXISTING SYSTEMS SHALL BE LEFT IN PERFECT WORKING ORDER UPON COMPLETION OF ALL NEW WORK.

1.10. EACH CONTRACTOR IS RESPONSIBLE TO PROVIDE ALL PENETRATIONS, CUTTING, PATCHING, SLEEVES, ANDFIRE-STOPPING REQUIRED TO COMPLETE THE INSTALLATION OF ALL WORK.

1.11. UPON COMPLETION OF THE WORK, CONTRACTOR SHALL COMPLETELY CLEAN THE CONSTRUCTION AREASUITABLE FOR THE OWNER'S USE, INCLUDING REMOVAL OF ALL LABELS (AFTER ARCHITECT'S INSPECTION),CLEANING OF ALL THE EQUIPMENT, CONSTRUCTION WORK, WINDOWS AND OTHER WORK, NEW AND OLD, IN THATCONSTRUCTION AREA.

1.12. CONTRACTOR SHALL GUARANTEE ALL WORK PERFORMED UNDER THIS CONTRACT FOR ONE YEAR, STARTINGFROM DATE OF FINAL ACCEPTANCE OF ALL WORK.

1.13. COORDINATE SCHEDULE FOR HOOK-UPS TO EXISTING SYSTEMS AND EQUIPMENT, AND REMOVAL ORRELOCATIONS WITH THE OWNER AND PERFORM THIS WORK AT SUCH TIMES TO ENSURE THAT PERIODS OFSHUTDOWN WILL BE ACCEPTABLE TO THE OWNER. ALL SYSTEM SHUTDOWNS SHALL BE KEPT TO A MINIMUM. ANYSHUTDOWNS SHALL BE PERFORMED AFTER APPROVAL BY OWNER. PROVIDE ADVANCE NOTICE FOR SHUTDOWNS.

1.14. ALL SYSTEMS AND SERVICES THAT SERVE ADJACENT SPACES SHALL BE MAINTAINED THROUGHOUT WORK.

1.15. COORDINATE ALL EQUIPMENT REQUIREMENTS WITH APPROPRIATE TRADES (I.E.-CONDENSATE PUMPSCOORDINATED WITH ELECTRICAL, PLUMBING, CONTROLS, ETC.)

1.16. VERIFY AND COORDINATE ALL EQUIPMENT ACCESS AND CLEARANCES WITH THE ARCHITECT, GENERALCONTRACTOR AND/OR CONSTRUCTION MANAGER.

1.17. ALL WORK SHALL BE PERFORMED IN NEAT, SAFE MANNER. PROTECT EXISTING WORK, PREMISES, PERSONNEL.REPAIR AND REPLACE ANY DAMAGE.

1.18. COORDINATE WORK HOURS, SCHEDULES, SEQUENCE AND DURATION OF WORK WITH OWNER.

3. SCOPE OF WORK

3.1. PAY ALL FEES AND OBTAIN ALL APPROVALS AND PERMITS AS REQUIRED BY FEDERAL, PROVINCIAL AND LOCALAUTHORITIES HAVING JURISDICTION.

4. NOTICE TO BIDDERS

4.1. THE SPECIFICATIONS AND DRAWINGS ARE INTENDED TO SERVE JOINTLY AS A BASIS UPON WHICH THECONTRACTOR SHALL SUBMIT A CONTRACT PRICE FOR THE MATERIAL AND LABOUR PROVISIONS.

4.2. WHEN CONFLICTS OCCUR IN THE SPECIFICATIONS OR ON THE DRAWINGS, OR BETWEEN EITHER, THE ITEMSGREATER QUANTITY OR HIGHER COST SHALL BE PROVIDED.

4.3. THE CONTRACTOR SHALL PROVIDE ALL ITEMS OF LABOUR OR MATERIALS SPECIFICALLY INDICATED OR REQUIREDTO COMPLETE THE INTENDED INSTALLATIONS.

4.4. THE CONTRACTOR SHALL COORDINATE THE WORK IN ORDER THAT CONFLICTS IN SPACE LOCATIONS DO NOTOCCUR.

4.5. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE WORK WITH ITS COMPLETION AND FINAL ACCEPTANCE ANDSHALL REPLACE ANY OF SAME WHICH MAY BE DAMAGED, LOST OR STOLEN, WITHOUT ADDITIONAL COSTS TO THEOWNER.

4.6. ALL WORK IN OCCUPIED AREAS SHALL BE PERFORMED OUTSIDE NORMAL WORKING HOURS OR SCHEDULED ASDIRECTED BY THE BUILDING MANAGEMENT.

4.7. THE CONTRACTOR SHALL PRICE THE WORK BASED ON ANY NECESSARY MODIFICATIONS OF THE EXISTINGSYSTEMS. CONTRACTOR SHALL INCLUDE ALL NECESSARY OVERTIME WORK.

4.8. THE CONTRACTOR WILL BE HELD TO HAVE VISITED THE SITE AND EXAMINED THE DRAWINGS AND SPECIFICATIONSOF OTHER TRADES AND OF GENERAL CONSTRUCTION TRADES TO SATISFY ALL CONDITIONS INVOLVED. THECONTRACTOR SHALL VERIFY ALL MEASUREMENTS GIVEN ON THE DRAWINGS AND THOROUGHLY BE ACQUAINTEDWITH ALL EXISTING CONDITIONS AFFECTING THE PROPER INSTALLATION OF THE WORK.

5. SUBMITTALS AND COORDINATION

5.1. SUBMITTALS:

5.1.1. ALL SUBMITTALS SHALL BE EMAILED TO [email protected].

5.1.2. CONTRACTOR TO PROVIDE SHOP DRAWING SCHEDULE TO ARCHITECT AND ENGINEER AT AWARD OFCONTRACT.

5.2. GENERAL

5.2.1. INCLUDE ON EACH LAYOUT WORKING DRAWING, A CERTIFICATION THAT ALL RELATED CONDITIONS HAVEBEEN CHECKED WITH ALL TRADES, AND THAT NO CONFLICT EXISTS. WORKING DRAWING SUBMISSIONSWILL NOT BE APPROVED WITHOUT SUCH CERTIFICATION.

5.2.2. SUBMIT TO THE ENGINEER, FOR APPROVAL, A LIST OF ALL MATERIAL AND EQUIPMENT MANUFACTURERSWHOSE PRODUCTS ARE PROPOSED, INCLUDING ALL DELIVERY DATES.

5.2.3. MAKE ALL SUBMITTALS SUFFICIENTLY IN ADVANCE OF FIELD REQUIREMENTS TO ALLOW AMPLE TIMEFOR CHECKING. NO CLAIM FOR EXTENSION OF TIME WILL BE GRANTED BY REASON OF FAILURE IN THISRESPECT AND NO WORK IN THE FIELD MAY BE STARTED WITHOUT REVIEWED SHOP DRAWINGS AND THEENGINEER'S APPROVAL.

5.2.4. REVIEW OF ANY SUBMITTAL SHALL NOT RELIEVE THE CONTRACTOR FROM THE RESPONSIBILITY OFFURNISHING MATERIALS AND SYSTEMS OF PROPER DIMENSIONS, CAPACITIES, SIZES, QUANTITIES,QUALITY AND INSTALLATION DETAILS, TO EFFICIENTLY PERFORM THE REQUIREMENTS AND INTENT OFTHE CONTRACT DOCUMENTS. SUCH REVIEW SHALL NOT RELIEVE THIS CONTRACTOR FROM THERESPONSIBILITY FOR ERRORS IN SUBMITTALS.

5.2.5. IF THE SUBMITTALS DIFFER FROM THE REQUIREMENTS OF THE CONTRACT DOCUMENTS, MAKE SPECIFICMENTION OF SUCH DIFFERENCE IN LETTERS OF TRANSMITTAL, WITH A REQUEST FOR SUBSTITUTION,TOGETHER WITH REASONS THEREFORE, SO THAT, IF ACCEPTABLE, SUITABLE ACTION MAY BE TAKENFOR PROPER ADJUSTMENT. FAILING THIS, THE CONTRACTOR WILL NOT BE RELIEVED OF THERESPONSIBILITY FOR EXECUTING THE WORK IN ACCORDANCE WITH THE CONTRACT DOCUMENTS.

5.3. COORDINATION:

5.3.1. COORDINATE WITH OTHER TRADES AS NECESSARY TO FACILITATE TIMELY COMPLETION AND AVOIDNECESSITY FOR CUTTING AND PATCHING.

5.3.2. FURNISH TO OTHER AFFECTED TRADES ALL NECESSARY INFORMATION, WORKING DRAWINGS ORMATERIALS REQUIRED FOR INSTALLATION AND COMPLETION OF ALL WORK

5.3.3. COORDINATE THE WORK OF ALL SUBMITTALS FOR THE PURPOSE OF INSURING THAT NO CONFLICTEXISTS WITH THE INSTALLATIONS TO BE MADE BY OTHER ENTITIES, WITH FIELD CONDITIONS AND THEINTENDED OPERATION INCLUDING THE CAPABILITY OF PERFORMING ROUTINE AND MAJORMAINTENANCE OF ALL COMPONENTS OF THE INSTALLATIONS. CONTRACTOR MUST PROVIDE SHOPDRAWINGS BASED ON COORDINATION DRAWINGS WHICH HE SIGNED OFF.

5.3.4. SUBSTITUTIONS TO SPECIFIED ITEMS MUST COMPLY WITH ALL SPECIFICATION REQUIREMENTS ANDWILL ONLY BE PERMITTED WHERE SUBMITTED AND APPROVED IN WRITING.

5.3.5. ALL WORK ON OCCUPIED FLOORS SHALL BE DONE DURING OFF HOURS OR ON WEEKENDS. COORDINATECONSTRUCTION SCHEDULES WITH BUILDING MANAGER.

5.4. PROJECT CLOSEOUT

5.4.1. AFTER COMPLETION OF PROJECT AND PRIOR TO REQUESTING FINAL PAYMENT, THE CONTRACTORSHALL BE GIVEN WRITTEN NOTICE THAT THE FOLLOWING ITEMS HAVE BEEN COMPLETED:

5.4.1.1. REQUIRED AGENCY APPROVALS.

5.4.1.2. FINAL CLEANING AND ADJUSTMENT OF EQUIPMENT.

5.4.1.3. RESOLUTION OF OUTSTANDING SUBMITTALS AND PUNCH LIST ITEMS.

5.4.1.4. AS-BUILT DRAWINGS.

5.4.1.5. TURNOVER OF SPARE KEYS, AND ANY REQUIRED SPARE PARTS OR TOOLS.

5.4.1.6. SYSTEM STARTUP, TESTING AND ADJUSTMENT.

5.4.1.7. MANUFACTURER'S CERTIFICATIONS, WARRANTIES AND O&M MANUALS.

5.4.1.8. DEMONSTRATIONS AND OWNER INSTRUCTION.

6. AS-BUILT DRAWINGS AND MAINTENANCE MANUALS

6.1. CONTRACTOR SHALL KEEP RECORD OF ALL CHANGES, FIELD CONDITIONS, AND SHALL PREPARE AND PROVIDEAS-BUILT DRAWINGS INDICATING ANY DEVIATION FROM THE ORIGINAL DESIGN. THE REVISED DRAWING SHALL BESTAMPED "AS-BUILT" WITH THE DATE AND CONTRACTOR'S SIGNATURE. ONE (1) SET OF PRINTS AND A COMPACTDISK CONTAINING AUTOCAD FILES SHALL BE DELIVERED TO THE ENGINEER BEFORE FINAL PAYMENT IS MADE.AFTER REVIEW AND APPROVAL OF AS-BUILT CONTRACTOR SHALL DELIVER COMPACT DISK TO THE OWNER.CONTRACTOR SHALL PROVIDE TWO (2) PRINTS AND A COMPACT DISK OF AS-BUILT DRAWINGS TO THE BUILDINGMANAGER UPON COMPLETION OF WORK.

6.2. PROVIDE TO THE ARCHITECT THREE (3) BOUND AND INDEXED COPIES OF OPERATIONS AND MAINTENANCE DATAMANUALS FOR THE INSTALLATION. THE MANUAL SHALL PROVIDE COMPREHENSIVE DETAILED INFORMATION ONTHE APPROVED INSTALLATION, OPERATION AND USE, MAINTENANCE AND PARTS LIST. INCLUDE THE FOLLOWINGINFORMATION:

6.2.1. NAMES AND ADDRESS OF LOCAL SUPPLIERS FOR THE ITEMS INCLUDING TECHNICAL DATA, PRODUCTDATA, SUPPLEMENTED BY BULLETINS, COMPONENT ILLUSTRATIONS, EXPLODED VIEW, TECHNICALDESCRIPTIONS OF ITEMS AND PARTS LISTS. ADVERTISING OR SALES LITERATURE IS NOT ACCEPTABLE.

6.2.2. THE CONSULTANT REVIEWED SHOP DRAWINGS

6.2.3. CERTIFICATE(S) OF ACCEPTANCE FROM THE AUTHORITIES INSPECTION DEPARTMENT.

6.2.4. TESTING, ADJUSTING AND BALANCING REPORTS.

6.3. REVIEW INFORMATION PROVIDED IN THE MAINTENANCE INSTRUCTIONS AND MANUALS WITH THE TENANT'SOPERATING PERSONNEL AND LANDLORD'S OPERATING PERSONNEL WHERE BASE BUILDING SYSTEMS AREREVISED TO ENSURE A COMPLETE UNDERSTANDING OF THE EQUIPMENT AND SYSTEMS AND THEIR OPERATION.

7. QUALITY ASSURANCE

7.1. MATERIALS, EQUIPMENT AND INSTALLATION SHALL CONFORM TO THE LATEST EDITION OF ALL APPLICABLE CODESAND THE REQUIREMENTS OF ALL AUTHORITIES HAVING JURISDICTION. ALL WORK SHALL BE PERFORMED INSTRICT ACCORDANCE WITH THE BUILDING STANDARDS AND THE REQUIREMENTS OF THE LOCAL UTILITYCOMPANY.

7.2. MATERIALS, EQUIPMENT AND INSTALLATION SHALL CONFORM TO THE LATEST EDITION OF THE APPLICABLEREFERENCE STANDARDS AS PER SPECIFICATION SECTION 2.

7.3. THE CONTRACTOR SHALL HAVE COMPLETED AT LEAST TWO PROJECTS OF SIZE AND COMPLEXITY SIMILAR TOTHOSE REQUIRED UNDER THIS CONTRACT. ALL WORKMEN SHALL BE SKILLED IN THEIR RESPECTIVE TRADE.

7.4. ALL WORK SHALL BE WARRANTED IN WRITING TO BE FREE FROM DEFECTS IN MATERIALS AND/OR WORKMANSHIPFOR A PERIOD OF ONE YEAR FROM THE DATE OF FINAL ACCEPTANCE BY THE OWNER. WARRANTY SHALLINCLUDE ALL COSTS OF PARTS, LABOR, TRAVEL AND LIVING EXPENSES REQUIRED TO REPAIR OR REPLACEDEFECTIVE ITEMS.

7.5. INSPECTION

7.5.1. ALL STAGES OF THE INSTALLATION WILL BE INSPECTED BY THE OWNER AND/OR OWNERSREPRESENTATIVE FOR COMPLIANCE WITH THE REQUIREMENTS OF THE CONTRACT DRAWINGS ANDSPECIFICATIONS. ANY PORTION OF THE CONSTRUCTION NOT MEETING THOSE REQUIREMENTS TO THESATISFACTION OF THE ENGINEER SHALL BE REPLACED AT NO ADDITIONAL COST TO THE OWNER.

7.5.2. PROVIDE PROPER EQUIPMENT AND REASONABLE ASSISTANCE THAT THE OWNER AND/OR OWNERSREPRESENTATIVE MAY REQUIRE TO FACILITATE ACCESS AND INSPECTION AT THE CONSTRUCTION SITE.

8. REMOVALS

8.1. NOTES AND GRAPHIC REPRESENTATIONS ON THE DRAWINGS SHALL NOT LIMIT THE EXTENT OF REMOVALSREQUIRED. THE CONTRACTOR SHALL VISIT THE SITE AND CAREFULLY EXAMINE EXISTING CONDITIONS AND SHALLPERFORM ALL WORK REQUIRED TO ACHIEVE THE FINAL DESIGN INTENT AS REQUIRED BY THE CONTRACTDOCUMENTS. THE EXTENT OF ALL REMOVAL WORK SHALL BE COORDINATED WITH THE ARCHITECT.

9. VALUATION OF CHANGES

9.1. PROVIDE A COMPLETE BREAKDOWN OF MATERIAL, LABOUR, OVERHEAD, PROFIT, ETC. WHEN SUBMITTINGQUOTATIONS FOR CHANGE NOTICES ON THIS PROJECT.

9.2. THE HOURLY LABOUR RATE SHALL BE INCLUSIVE OF ALL CHARGES FOR SUPERVISION, VARIABLE LABOURFACTORS, HAND TOOLS, PAYROLL BURDENS, HEIGHT FACTORS, WARRANTIES, STORAGE, RENTALS, ADDITIONALBONDING, PARKING, CLEAN-UP, AS-BUILT DRAWINGS, HOISTING, FREIGHT AND DELIVERY, BUT EXCLUSIVE OFOVERHEAD AND PROFIT.

10. TESTING

10.1. GENERAL

10.1.1. PERFORM TESTS AS HEREIN SPECIFIED ON THE VARIOUS PIPING SYSTEMS OR PORTIONS THEREOFPRIOR TO PAINTING, CONCEALING OR INSULATING.

10.1.2. NOTIFY THE ENGINEER AND REPRESENTATIVES OF AGENCIES OR OTHER ENTITIES WHICH WOULD HAVEJURISDICTION AT LEAST 48 HOURS IN ADVANCE OF MAKING THE REQUIRED TESTS, SO THATARRANGEMENTS MAY BE MADE FOR THEIR PRESENCE TO WITNESS THE TESTS.

10.1.3. ALL TESTS SHALL BE WITNESSED BY BUILDING ENGINEER.

10.1.4. FURNISH AND INSTALL ALL DEVICES, MATERIALS, SUPPLIES, LABOR AND POWER REQUIRED INCONNECTION WITH TESTS. MAKE ALL TESTS IN THE PRESENCE AND TO THE SATISFACTION OF THEENGINEER AND REPRESENTATIVES OF THE AFORESAID AGENCIES OR OTHER ENTITIES.

10.1.5. SHOULD THE TESTS REVEAL ANY LEAKS OR OTHER EVIDENCE OF UNSATISFACTORY MATERIALS ORWORKMANSHIP, MAKE NECESSARY REPAIRS IMMEDIATELY, OR, IF REQUIRED BY THE ENGINEER,REPLACE DEFECTIVE WORK WITH NEW WORK WITHOUT ADDITIONAL COST TO THE AUTHORITY. REPEATTESTS AS DIRECTED UNTIL THE ENTIRE INSTALLATION IS PROVEN SATISFACTORY. NO TEMPORARYMETHOD OF REPAIRING LEAKS WILL BE PERMITTED.

10.1.6. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ANY PROPERTY OR INSTALLATION DAMAGED BY THETESTS AND SHALL RESTORE THE DAMAGED ITEMS TO THEIR ORIGINAL CONDITION OR REPLACE THEMWITH NEW ITEMS.

10.1.7. DISPOSE OF WATER REMOVED FROM PIPE LINES IN A MANNER THAT WILL NOT CAUSE DAMAGE TO ANYPROPERTY.

HVAC SPECIFICATIONS

1. GENERAL

1.1. WHERE PENETRATIONS THROUGH FIRE RATED WALLS ARE NOT FIRE PROOFED THIS CONTRACTOR SHALL BERESPONSIBLE TO SEAL SAME TO MAINTAIN THE RATED INTEGRITY.

1.2. CONTRACTOR IS RESPONSIBLE FOR MAINTAINING AND RESTORING THE CONTINUITY OF ALL EXISTING SYSTEMSAFFECTED. INCLUDING BUT NOT LIMITED TO: INSULATION, VAPOR BARRIER, VALVES, CAPS, PUMPS, ETC.

1.3. DIFFUSERS, REGISTERS AND GRILLES SHALL HAVE HARD DUCT CONNECTIONS.

1.4. COORDINATE ALL DUCT ELEVATIONS WITH ALL OTHER TRADES AND PROVIDE NECESSARY OFFSETS TO AVOIDCONFLICTS.

1.5. ALL DUCTWORK SHALL BE SUPPORTED FROM THE STRUCTURE.

1.6. KEEP WORK AREA PREMISES CLEAN OF DUST, DIRT, DEBRIS.

1.7. KEEP EQUIPMENT AND DUCTS SEALED TO KEEP DUST, DIRT AND WATER FROM ENTERING INTO EXISTING ANDNEW EQUIPMENT AND DUCTS.

2. SCOPE OF WORK

2.1. ALL WORK SHALL BE FREE FROM DEFECTS IN WORKMANSHIP AND MATERIALS FOR A PERIOD OF ONE YEAR FROMDATE OF TOTAL PERFORMANCE AND SHALL MEET ALL LOCAL CODES AS STATED BELOW. ALL DEFECTS, WHICHDEVELOP OR ARE DISCOVERED WITHIN THIS PERIOD SHALL BE REPAIRED BY THE CONTRACTOR TO THESATISFACTION OF THE CONSULTANT OR BUILDING MANAGER AT NO ADDITIONAL COST. UPON COMPLETION OFTHE WORK UNDER THIS CONTRACT, THE CONTRACTOR SHALL REMOVE ALL TOOLS, APPLIANCES, SURPLUSMATERIAL AND SCRAP LEAVING THIS WORK IN PERFECT CONDITION.

2.2. THE BUILDING MANAGEMENT AND BUILDING STANDARDS FOR ALTERATIONS AND CONSTRUCTION ARE PART OFTHIS SECTION AND CONTRACT. ALL WORK PERFORMED HEREUNDER SHALL BE SUBJECT THERETO.

2.3. THE CONTRACTOR SHALL PROVIDE ALL MATERIALS, LABOUR EQUIPMENT, TOOLS, APPLIANCES, SERVICES,HOISTING, SCAFFOLDING, RIGGING, SUPERVISION AND OVERHEAD FOR THE FURNISHING AND INSTALLING OF ALLTHE HEATING, VENTILATING AND AIR CONDITIONING, EXHAUST AND RELATED WORK COMPLETE, IN ACCORDANCEWITH THE DRAWINGS, SCHEDULES AND SPECIFICATIONS. ANY LISTING OR INDICATION OF THE ITEMS FURNISHEDOR WORK PERFORMED SHALL NOT LIMIT THE GENERAL REQUIREMENTS TO FURNISH, INSTALL, TEST AND PLACE INOPERATION ALL WORK, INCLUDING ACCESSORIES REQUIRED TO COMPLETE THE CONTRACT IN A COMPLETEMANNER. THE SCOPE OF WORK SHALL INCLUDE, BUT NOT BE LIMITED TO THE FOLLOWING:

2.3.1. SHEET-METAL DUCTWORK, DIFFUSERS, GRILLES, HANGERS, SUPPORTS AND VOLUME DAMPERS.

2.3.2. PROVIDE PIPING, HANGERS, VALVES, ETC.

2.3.3. INSULATION FOR NEW DUCTWORK AND PIPING.

2.3.4. CUTTING AND PATCHING, FIRE-STOPPING, AIR INTAKES, EXHAUST.

2.3.5. PAY ALL FEES AND OBTAIN ALL APPROVALS AND PERMITS AS REQUIRED BY FEDERAL, PROVINCIAL ANDLOCAL AUTHORITIES HAVING JURISDICTION.

2.3.6. REMOVAL WORK INCLUDES ALL DEMO WORK ON PLAN.

2.3.7. PROVIDE COMPLETE CONTROLS INCLUDING CONTROL DEVICES, PANELS, THERMOSTATS, CONTROLWIRING, ETC.

2.3.8. COORDINATION WITH OTHER TRADES.

2.3.9. TEST & BALANCE HVAC SYSTEM (AIR AND WATER).

2.4. FINAL PATCHING AND PAINTING SHALL BE PERFORMED BY THE GENERAL CONTRACTOR. CUTTING, COREDRILLING, ROUGH PATCHING AND SHALL BE BY THE CONTRACTOR.

3. SUBMITTALS AND COORDINATION

3.1. SHOP DRAWINGS OF DUCTWORK, PIPING LAYOUTS AND ELEVATIONS SHALL BE SUBMITTED FOR APPROVAL TOTHE ENGINEER PRIOR TO ERECTION OR PURCHASE. SUBMIT CATALOG CUTS FOR AIR CONDITIONING UNITS, PIPEHANGERS, INSULATION, DIFFUSERS, PUMPS, VALVES, MISCELLANEOUS ACCESSORIES, ETC. INCLUDING CERTIFIEDEQUIPMENT MANUFACTURER'S PERFORMANCE DATA.

3.2. AIR BALANCING AND TESTING: SUBMIT AGENT'S QUALIFICATIONS AND REPORT AS SPECIFIED PRIOR TOPROCEEDING WITH THE WORK.

3.3. SUBMIT HANGING DETAILS WITH LOADING FOR ALL NEW EQUIPMENT TO STRUCTURAL ENGINEER FOR REVIEW.

3.4. CONTRACTOR SHALL PREPARE PRELIMINARY SHOP DRAWINGS SUITABLE FOR USE IN COORDINATING THE WORKWITH THE WORK OF OTHER TRADES. SHOW ALL EXISTING AND NEW WORK, CONDITIONS, EQUIPMENT, DUCTS,PIPES AND ELEVATIONS, COORDINATION MEETINGS SHALL BE HELD UNDER THE SUPERVISION OF THECONSTRUCTION MANAGER (CM) OR GENERAL CONTRACTOR (GC). EACH TRADE SHALL HAVE PROPERREPRESENTATION AT ALL COORDINATION MEETINGS FOR THE PURPOSE OF DETAILING, ON THE DRAWINGSMENTIONED ABOVE, THE EXACT LOCATION AND ROUTING OF THEIR WORK. AFTER THE CONCLUSION OF THECOORDINATION MEETINGS, EACH TRADE SHALL SIGN THE COORDINATED DRAWINGS AND COPIES SHALL BEDISTRIBUTED BY THE CM/GC TO ALL PARTIES CONCERNED, INCLUDING THE OWNER. FINAL SHOP DRAWINGS OFALL TRADES SHALL BE IN ACCORDANCE WITH THE COORDINATED DRAWING, WHICH FINAL SHOP DRAWINGS SHALLBE SUBMITTED FOR FINAL APPROVAL.

3.5. IF THE TRADE CONTRACTOR INSTALLS WORK SO AS TO CAUSE INTERFERENCE WITH WORK OF OTHER TRADES,HE/SHE SHALL MAKE NECESSARY CHANGES IN WORK TO CORRECT THE CONDITION WITHOUT EXTRA CHARGE.

3.6. CONTRACTOR SHALL FURNISH ALL NECESSARY TEMPLATES, PATTERNS, ETC., FOR INSTALLING WORK AND FORTHE PURPOSE OF MAKING ADJOINING WORK CONFORM, SUCH AS ACCESS PANELS IN GYPSUM BOARD CEILINGS,ETC. FURNISH SETTING PLANS AND SHOP DETAILS TO OTHER TRADES AS REQUIRED.

4. CUTTING AND PATCHING

4.1. REFER TO THE ARCHITECTURAL SPECIFICATIONS FOR ADDITIONAL REQUIREMENTS AND INFORMATION BEYONDTHAT COVERED BELOW.

4.2. CUTTING - REMOVAL OF PORTIONS OR SECTIONS OF STRUCTURAL MEMBERS (AS APPROVED BY A STRUCTURALENGINEER), WALLS, FLOORS, CEILINGS, AND THE LIKE, AS REQUIRED TO PERMIT INSTALLATION OF NEWMECHANICAL OR ELECTRICAL MATERIALS OR EQUIPMENT.

4.3. PATCHING - REPAIR OF SUCH CUT MATERIALS, RESTORING TO AS CLOSE TO ORIGINAL CONDITION AS POSSIBLE,OR AS DIRECTED BY THE ENGINEER UNLESS NOTED OTHERWISE ON DRAWINGS OR IN "EXCEPTIONS" BELOW:

4.3.1. CUTTING AND PATCHING OF EXISTING MATERIALS (I.E. EXISTING PRIOR TO THE AWARD OF THECONTRACT) SHALL BE PERFORMED BY THE RESPECTIVE CONTRACTOR OR SUBCONTRACTORREQUIRING SAME.

4.3.2. CUTTING AND PATCHING OF NEW WORK (I.E. EXISTING MATERIALS INSTALLED AFTER THE AWARD OFTHE CONTRACT) SHALL BE PERFORMED BY THE GENERAL CONTRACTOR. THIS IS NOT INTENDED TOELIMINATE FINANCIAL RESPONSIBILITY.

4.3.3. PATCHING OF EXISTING MATERIALS IN SITUATIONS WHERE NEW SURFACE FINISHES ARE TO BE APPLIEDAS PART OF THE CONTRACTOR'S WORK SHALL BE PERFORMED BY THE GENERAL CONTRACTOR. INCASES WHERE UNNECESSARILY EXCESSIVE CUTTING HAS BEEN PERFORMED, THE REQUIRED PATCHINGSHALL BE PERFORMED BY THE RESPECTIVE CONTRACTOR WHO PERFORMED THE CUTTING, EXCEPTFOR THE FINAL SURFACE FINISH.

5. DIFFUSERS, GRILLES, REGISTERS & DAMPERS

5.1. DIFFUSERS, GRILLES AND REGISTERS SHALL BE FURNISHED AND INSTALLED FOR CAPACITIES AND IN LOCATIONSINDICATED ON THE DRAWINGS. ALL REGISTERS AND DIFFUSERS SHALL BE PRIME COATED STEEL OR EXTRUDEDALUMINUM FINISHED, UNLESS OTHERWISE NOTED, IN BAKED WHITE ENAMEL.

5.2. ALL CEILING DIFFUSERS SHALL BE AS MANUFACTURED BY KRUEGER, TITUS, OR PRICE AND HAVE EQUALIZINGGRID

5.3. ALL DUCTED RETURN REGISTERS SHALL HAVE AN OPPOSED BLADE VOLUME DAMPER.

5.4. INSTALL ALL DIFFUSERS, GRILLES AND REGISTERS FLUSH WITH SURFACE LEVEL OR STRAIGHT WITH OTHERSIMILAR ITEMS. SUPPORT THE REGISTER OR DIFFUSER FROM THE DUCT AT THE PROPER LEVEL TO HOLD IT SNUGAGAINST THE CEILING.

5.5. FINAL LOCATION OF DIFFUSERS, GRILLES AND REGISTERS SHALL BE COORDINATED WITH THE LATESTARCHITECTURAL PLANS. FINAL LOCATIONS AND FINISHES ARE SUBJECT TO ARCHITECT'S APPROVAL EXACTLOCATION FOR ALL DIFFUSERS, GRILLES AND REGISTERS SHALL BE COORDINATED WITH THE ARCHITECT.

5.6. ALL DUCTWORK AND ACCESSORIES SHALL COMPLY WITH SMACNA STANDARDS.

5.7. ALL LINEAR DIFFUSER LENGTHS NOTED ARE ACTIVE SUPPLY LENGTH AND SHALL BE PROVIDED WITHSHEETMETAL PLENUM. TOTAL LENGTH AS SHOWN, COORDINATE EXACT LENGTH AND LOCATION WITH ARCHITECT.UNUSED PORTIONS OF LINEAR SHALL BE UTILIZED FOR RETURN AIR AND SHALL BE PROVIDED WITH BLACKSCREEN BACKING.

5.8. ALL RETURN AIR GRILLES SHALL BE PROVIDED WITH LIGHT SHIELDS.

5.9. UNLESS OTHERWISE SHOWN ON THE CONTRACT DRAWINGS, NOISE CRITERIA FOR ALL AIR TERMINAL DEVICESSHALL NOT EXCEED NOISE CRITERIA (NC) 35, OR SOUND METER READING 40 DBA, MEASURED AT A LOCATION 1,067MM (42 IN) BELOW THE CENTER OF THE DEVICES. MANUFACTURER IS RESPONSIBLE FOR EXAMINING APPLICATIONOF EACH OUTLET AND GUARANTEE THAT EACH WILL PROVIDE REQUIRED NC LEVELS AND COMFORT SPACECONDITIONS WITHOUT DRAFTS THROUGHOUT OPERATING RANGE.

5.10. ALL AIR OUTLETS AND INLETS SHALL BE SUITABLE FOR OPERATION AT 30% EXCESS AND 30% LESS THAN NOTEDCAPACITY.

5.11. MARGIN TYPES AND METHODS OF ATTACHMENT FOR ALL DIFFUSERS, GRILLES AND REGISTERS SHALL BECOORDINATED WITH ARCHITECTURAL CEILING DETAILS AND SPECIFICATIONS.

5.12. FURNISH AND INSTALL ALL METAL DIFFUSERS, GRILLES AND REGISTERS AS INDICATED ON THE CONTRACTDRAWINGS. ALL SIZES, AIR DISTRIBUTION PATTERNS AND AIR VOLUME CAPACITIES SHALL BE AS SPECIFIED ONTHE CONTRACT DRAWINGS.

6. VARIABLE VOLUME TERMINAL UNITS

6.1. FURNISH AND INSTALL TITUS MODEL DESV SINGLE DUCT, VARIABLE AIR VOLUME TERMINALS FOR THE SIZES ANDCAPACITIES SHOWN IN THE PLANS.

6.2. TERMINALS SHALL BE CERTIFIED UNDER THE ARI STANDARD 880-94 CERTIFICATION PROGRAM AND CARRY THEARI SEAL. NONCERTIFIED TERMINALS MAY BE SUBMITTED AFTER TESTING AT AN INDEPENDENT TESTINGLABORATORY UNDER CONDITIONS SELECTED BY THE ENGINEERING CONSULTANT IN FULL COMPLIANCE WITH ARISTANDARD 880-94. THESE TESTS MUST BE WITNESSED BY THE ENGINEERING CONSULTANT WITH ALL COSTS TOBE BORNE BY THE TERMINAL MANUFACTURER. TESTING DOES NOT ENSURE ACCEPTANCE.

6.3. THE TERMINAL CASING SHALL BE MINIMUM 0.794 MM (22 GAUGE) GALVANIZED STEEL, INTERNALLY LINED WITH 1”DUAL DENSITY GLASS FIBER INSULATION WHICH COMPLIES WITH ULC 181 AND NFPA 90A. ALL EXPOSEDINSULATION EDGES SHALL BE COATED WITH NFPA 90A APPROVED SEALANT TO PREVENT ENTRAINMENT OFFIBERS IN THE AIRSTREAM. THE DISCHARGE CONNECTION SHALL BE SLIP AND DRIVE CONSTRUCTION FORATTACHMENT TO METAL DUCTWORK. THE CASING SHALL BE CONSTRUCTED TO HOLD LEAKAGE TO THE MAXIMUMVALUES SHOWN IN TABLE A.

6.4. THE DAMPER SHALL BE HEAVY GAUGE STEEL WITH SHAFT ROTATING IN DELRIN OR BRONZE OILITESELF-LUBRICATING BEARINGS. NYLON BEARINGS ARE NOT ACCEPTABLE. SHAFT SHALL BE CLEARLY MARKED ONTHE END TO INDICATE DAMPER POSITION. STICKERS OR OTHER REMOVABLE MARKINGS ARE NOT ACCEPTABLE.THE DAMPER SHALL INCORPORATE A MECHANICAL STOP TO PREVENT OVERSTROKING AND A SYNTHETIC SEALTO LIMIT CLOSE-OFF LEAKAGE TO THE MAXIMUM VALUES SHOWN IN TABLE B.

6.5. ACTUATORS SHALL BE CAPABLE OF SUPPLYING AT LEAST 3.95 NM (35 IN-LB) OF TORQUE TO THE DAMPER SHAFTAND SHALL BE MOUNTED EXTERNALLY FOR SERVICE ACCESS. CASINGS WITH ACCESS PANELS SHALL BECONSTRUCTED TO HOLD LEAKAGE TO THE MAXIMUM VALUES SHOWN IN TABLE A.

6.6. THE TERMINAL MANUFACTURER SHALL PROVIDE PRESSURE INDEPENDENT DIGITAL CONTROLS WHICH CAN BERESET TO MODULATE AIRFLOW BETWEEN ZERO AND THE MAXIMUM CATALOGED CFM. MAXIMUM AIRFLOWLIMITERS ARE NOT ACCEPTABLE.

6.7. THE TERMINAL SHALL INCORPORATE A MUTLI-POINT, CENTER AVERAGING VELOCITY SENSOR. A MINIMUM OFFOUR MEASURING PORTS MUST BE PARALLEL TO THE TAKE-OFF POINT FROM THE SENSOR. SENSORS WITHMEASURING PORTS IN SERIES ARE NOT ACCEPTABLE. SINGLE-POINT SENSORS ARE NOT ACCEPTABLE. THESENSOR MUST PROVIDE A MINIMUM DIFFERENTIAL PRESSURE SIGNAL OF 7.47 PA (0.03" W.G.) AT AN INLETVELOCITY OF 2.5 M/S (500 FPM). THE SENSOR MUST PROVIDE CONTROL SIGNAL ACCURACY OF ±5%, WITH THESAME INLET SIZE AT ANY INLET CONDITION.

6.8. ACOUSTICAL PERFORMANCE

6.8.1. DISCHARGE NOISE: MAXIMUM PERMISSIBLE SOUND POWER LEVELS IN OCTAVE BANDS OF AIRBORNENOISE TRANSMISSION THROUGH TERMINAL UNITS OPERATING AT AN INLET PRESSURE OF 373 PA (1.5"W.G.) 7. DUCTWORK AND ACCESSORIES

7.1. ALL DUCTWORK SHALL COMPLY WITH ASHRAE GUIDE AND SMACNA, LATEST EDITION, FUNDAMENTALS OF DUCTDESIGN.

7.2. EXCEPT AS OTHERWISE SHOWN OR NOTED, ALL DUCTS AND OTHER SHEET METAL WORK SHALL BE PRIMESHEETS OF GALVANIZED STEEL AND COMPLIANT WITH CURRENT ADOPTED CODES OF NFPA AND ASTMSTANDARDS.

7.3. FIRE DAMPERS REQUIREMENTS OF THE UNDERWRITERS' LABORATORY 555, AND NFPA.

7.4. ALL DUCTWORK SHALL BE FABRICATED AND INSTALLED IN ACCORDANCE WITH THE LATEST EDITION OF SMACNADUCT CONSTRUCTION STANDARDS MANUAL USING PRIME SHEETS OF GALVANIZED STEEL (Z275/G90).

7.5. ALL SQUARE ELBOWS SHALL BE PROVIDED WITH FULL RADIUS TURNING VANES.

9.1.2. ALL INSULATION, INCLUDING JACKETS OR FACINGS, ADHESIVES, MASTICS, CEMENTS, TAPES AND GLASSCLOTH FOR FITTINGS SHALL HAVE A FLAME SPREAD RATING OF 25 TO CAN/ULC-5102 AND SMOKEDEVELOPED RATING OF 50 TO CAN/ULC-5102.

9.1.3. NOTE THAT EQUIPMENT CASINGS WHICH HAVE INTERNAL AND ACOUSTICAL INSULATION NEED NOT BEINSULATED AT THE EXTERIOR SURFACE.

9.2.5. DUCT WRAP SHALL BE INSTALLED IN A NEAT AND SECURE MANNER, WITH ALL EDGES COVERED WITHAPPROVED METALLIC DUCT TAPE TO VAPOR-PROOF THE ENTIRE DUCT. LAPS AND JOINTS SHALL BESECURED WITH INSULATION STAPLES AND THEN COVERED WITH APPROVED TAPE.

9.2.6. INSULATE REHEAT COIL HEADERS AND FRAMES WITH DUCT INSULATION.

22.3. FURNISH AND INSTALL PIPING HANGERS, SUPPORTS, ANCHORS AND GUIDES HAVING A BUILT-IN SAFETY FACTOROF FIVE (5) IN CONFORMANCE TO THE LATEST ANSISME CODE FOR PRESSURE PIPING. ALL HANGER SPECIALTIESSHALL BE FURNISHED WITH ZINC CHROMATE PRIME PAINT FINISH.

22.4. PIPE AND VALVE IDENTIFICATION

22.4.1. PROVIDE AND AFFIX A SET OF APPROVED ADHESIVE BANDS IDENTIFYING THE SYSTEM AND DIRECTIONOF FLOW.

22.4.2. PROVIDE BANDS EVERY 4.6 M (15'-0"), AT EVERY CHANGE IN DIRECTION AND AT EVERY BRANCH TEE.

22.4.3. EACH SET SHALL CONSIST OF ONE BAND ON WHICH THE NAME OF THE SERVICE AND THE PIPE SIZE AREPRINTED IN LETTERS NOT LESS THAN 25 MM (1”) HIGH.

23. SLEEVES AND ESCUTCHEONS FOR PIPING

23.1. PROVIDE SLEEVES FOR PIPES PASSING THROUGH WALL PARTITIONS. PIPE SLEEVES THROUGH INTERIOR WALLSAND PARTITIONS 1.27 MM (18 GAUGE) GALVANIZED STEEL.

23.2. SPACE BETWEEN PIPE SHALL AND SLEEVE SHALL BE CAULKED WITH INCOMBUSTIBLE ROPE OR MINERAL WOOL TOWITHIN 13 MM (1/2") OF WALL FACES AND FILLED WITH CAULKING COMPOUND TO WALL FACES.

23.3. FURNISH AND INSTALL ESCUTCHEON PLATES ON ALL EXPOSED PIPING THROUGH WALLS OR FLOORS AND HELD INPLACE WITH SCREWS OR BE INTERNAL SPRING TENSION.

23.4. SLEEVES SHALL HAVE AN INTERNAL DIAMETER OF AT LEAST 25 MM (1") LARGER THAN THE OUTSIDE PIPE SIZEDIAMETER.

23.5. WHERE PIPES PASS THROUGH CONSTRUCTION REQUIRED TO HAVE A FIRE RESISTANCE RATING, THE SPACEBETWEEN THE PIPE AND ITS SLEEVE SHALL NOT EXCEED 13 MM (1/2”) AND SHALL BE COMPLETELY PACKED WITHMINERAL WOOL OR EQUIVALENT NON-COMBUSTIBLE MATERIAL AND SHALL BE CLOSED OFF BY CLOSE FITTING1.59 MM (16 GAUGE) BLACK METAL ESCUTCHEONS ON BOTH SIDES OF THE CONSTRUCTION.

24. AUTOMATIC CONTROLS

24.1. GENERAL

24.1.1. PROVIDE COMPLETELY READY FOR OPERATION CONTROL SYSTEMS AS DESCRIBED HEREIN. THECONTROL SYSTEMS SHALL BE INSTALLED UNDER THE SUPERVISION OF THE MANUFACTURER. THEINSTALLATION SHALL BE TESTED AND CERTIFIED BY THE MANUFACTURER.

24.1.2. THE ENTIRE CONTROL SYSTEM SHALL BE COMPLETE WITH ALL NECESSARY CONTROL DEVICES,THERMOSTATS, PRESSURE SENSORS, RELAYS, TRANSFORMERS, SWITCHES, WIRING, AND TO PROVIDETHE FUNCTIONS AS SPECIFIED. ALL CONTROLS SHALL BE THE PRODUCT OF ONE MANUFACTURER.

24.1.3. THE CONTROL SYSTEM SHALL BE INSTALLED COMPLETE IN ALL RESPECTS BY COMPETENT WORKERS,REGULARLY EMPLOYED BY THE MANUFACTURER OF THE CONTROL SYSTEM. ALL ELECTRIC WIRING INCONNECTION WITH THE CONTROL SYSTEM SHALL BE INSTALLED UNDER THE SECTION.

24.1.4. COMPLETE DRAWINGS SHALL BE SUBMITTED TO THE ENGINEERS FOR APPROVAL BEFORE ANY FIELDINSTALLATION IS STARTED. SUCH DRAWINGS SHALL GIVE COMPLETE DESCRIPTION AND DETAILS.

24.1.5. SERVICE - AFTER COMPLETION OF THE CONTROL SYSTEM INSTALLATION, THE CONTROL CONTRACTORSHALL REGULATE AND ADJUST THERMOSTAT, CONTROL RELAYS, ETC., AND PLACE THEM IN COMPLETEOPERATING CONDITION SUBJECT TO THE APPROVAL OF THE ENGINEERS. COMPLETE INSTRUCTIONSSHALL BE GIVEN TO THE OWNER.

24.1.6. ALL FIELD WIRING WORK INCLUDING INTERLOCKING WIRING IN CONNECTION WITH THE ELECTRICALCONTROL SYSTEM FOR AUTOMATIC CONTROLS SHALL BE PROVIDED BY THE HVAC CONTRACTOR. THECONTRACTOR SHALL HAVE THE CONTROL MANUFACTURER FURNISH APPROVED DETAIL TERMINAL TOTERMINAL WIRING DIAGRAMS TO FACILITATE THE FIELD WIRING. ALL WORK SHALL BE IN ACCORDANCEWITH THE ELECTRICAL CODE.

24.2. WHERE NOT OTHERWISE SPECIFIED, RECOMMENDATIONS OF THE CONTROL MANUFACTURER'S OF VARIOUSPRODUCTS SHALL APPLY.

24.3. ELECTRIC CONTROLS, ELECTRIC WIRING AND WIRING DIAGRAMS

24.3.1. THE CONTROLS UNDER THE CONTRACT ARE DDC, AND THEY SHALL BE INSTALLED IN ACCORDANCEWITH THE EXISTING BASE BUILDING CONTROL SYSTEM AND HAVE THE APPROVAL OF THE BUILDINGMANAGEMENT.

24.3.2. ELECTRICAL WIRING FOR AUTOMATIC TEMPERATURE CONTROL, SAFETY SHUTDOWNS, ALARMS ANDINTERLOCKING CONTROLS FOR MOTORS SHALL BE BY THE MECHANICAL CONTRACTOR.

24.3.3. THE MECHANICAL CONTRACTOR SHALL PREPARE AND SUBMIT FOR APPROVAL, TERMINAL POINT TOTERMINAL POINT, COMPLETELY COORDINATED AND INTEGRATED WIRING DIAGRAMS FOR ALL WIRINGREQUIRING FIELD INSTALLATION BY THE ELECTRICAL CONTRACTOR, OR THE MECHANICALCONTRACTOR'S ELECTRICIAN.

24.4. SPECIFIC WIRING DIAGRAMS OF FACTORY INSTALLED EQUIPMENT WIRING SHALL ALSO BE SUBMITTED FORAPPROVAL AND FURNISHED TO THE ELECTRICAL CONTRACTOR FOR THE INSTALLATION REQUIREMENTS ANDOTHER USES.

25. SEQUENCE OF OPERATION

25.1. ROOM THERMOSTAT SHALL BE FULLY PROPORTIONING WITH FEEDBACK AND SHALL HAVE ADJUSTABLESENSITIVITY OR THROTTLING RANGE, AND A SCALE RANGE OF 13°C TO 30°C (56°F TO 85°F). THE CONTROL POINTSHALL BE ADJUSTABLE 5°C (10°F) ABOVE AND BELOW ITS INTENDED SETTING. ROOM THERMOSTAT SHALL BECAPABLE OF CONTROLLING WITHIN PLUS OR MINUS 5°C (10°F) BUT SHALL BE RESPONSIVE TO AN 0°C (0°F)CHANGE. ROOM TYPE THERMOSTAT SHALL BE COOLING OR HEATING INDICATION. FINISH AND FINAL LOCATIONSSHALL BE APPROVED BY THE ENGINEER.

25.2. THE CONTRACTOR SHALL NOTIFY THE BUILDING ENGINEER AND OWNER WHEN SHUT-DOWN OF EXISTINGSYSTEMS BECOMES NECESSARY. SHUT-DOWN TIME SHALL BE KEPT TO A MINIMUM. WHERE WORK MUST BE DONEAFTER HOURS OR REQUIRES AN EQUIPMENT SHUTDOWN SUCH AS FOR THE INSTALLATION OF NEW DUCTWORKAND PIPING, OR REMOVAL OF EXISTING DUCTWORK AND PIPING, THE CONTRACTOR SHALL PROVIDE THEBUILDING ENGINEER AND OWNER WITH 72 HOURS NOTICE.

25.3. AIR HANDLING UNIT, AHU-01 :

25.3.1. THE SEQUENCE OF OPERATION FOR AHU-01 SHALL BE MODIFIED AS FOLLOWS. ALL EXISTINGSEQUENCES/MODES OF OPERATION NOT LISTED BELOW FOR THE AHU SHALL BE RETAINED.

25.3.2. SUMMER SPACE TEMPERATURE SETPOINT FOR ROOM B124 TO BE 22°C WITH A RELATIVE HUMIDITYSETPOINT OF 50%. SETPOINT TO BE MAINTAINED 24/7.

25.3.3. WINTER SPACE TEMPERATURE SETPOINT FOR ROOM B124 TO BE 20°C WITH A RELATIVE HUMIDITYSETPOINT OF 40%. SETPOINT TO BE MAINTAINED 24/7.

25.3.4. UNOCCUPIED MODE :

25.3.4.1. ROOM B124, LIBRARY STORAGE TO BE MAINTAINED WITHIN SPACE TEMPERATURES OF 18°CAND 24°C AND RELATIVE HUMIDITIES OF 30% AND 60%. IF THE SPACE TEMPERATURE ISWITHIN 0.5°C OF THE UPPER OR LOWER LIMIT AND/OR IF THE RELATIVE HUMIDITY IS WITHIN2% OF THE UPPER OR LOWER LIMIT, THE AHU SHALL ENERGIZE AND OPERATE INRECIRCULATION MODE. THE UNIT SHALL PROVIDE HEATING, COOLING OR HUMIDIFICATIONAS REQUIRED TO MAINTAIN THE SPACE TEMPERATURE AND RELATIVE HUMIDITY SETPOINT.THE UNIT SHALL OPERATE FOR A MINIMUM OF 30 MINUTES OR UNTIL SETPOINTS AREACHIEVED.

25.3.5. OCCUPIED MODE :

25.3.5.1. ROOM B124, LIBRARY STORAGE TO BE MAINTAINED WITHIN SPACE TEMPERATURES OF 18°CAND 24°C AND RELATIVE HUMIDITIES OF 30% AND 60%. IF SPACE TEMPERATURE IS 0.5°CWITHIN THE UPPER LIMIT AND/OR IF THE RELATIVE HUMIDITY IS WITHIN 2% OF THE UPPERLIMIT, THE AHU SUPPLY AIR TEMPERATURE SETPOINT SHALL BE RESET DOWN TO 13°CUNTIL SPACE TEMPERATURE AND RELATIVE HUMIDITY SETPOINTS ARE ACHIEVED.

25.3.5.2. IF THE RELATIVE HUMIDITY IS WITHIN 2% OF THE UPPER LIMIT, THE UNIT SUPPLY AIRHUMIDITY SETPOINT SHALL BE RESET UP 5% UNTIL SPACE RELATIVE HUMIDITY SETPOINTSARE ACHIEVED.

25.4. VARIABLE AIR VOLUME BOXES (VAV):

25.4.1. OCCUPIED MODE: THE DAMPER IN THE BOX SHALL BE MODULATED BETWEEN MINIMUM AND MAXIMUMPOSITION TO MAINTAIN SPACE TEMPERATURE AS SET AT SPACE THERMOSTAT.

25.4.2. UNOCCUPIED MODE: WHEN THE PRIMARY FAN SYSTEM SERVING THE VAV BOX IS NOT RUNNING, THEVAV BOX DAMPER SHALL MODULATE CLOSED TO IT'S MINIMUM POSITION.

25.4.3. UPON A CALL FOR COOLING THE DAMPER SHALL MODULATE TO THE FULLY OPEN POSITION AS SET BYTHE CONTROLS/TESTING AND BALANCING CONTRACTOR.ONCE THE PRESET TEMPERATURE HAS BEENREACHED, THE DAMPER SHALL MODULATE CLOSED TO ITS MINIMUM AIR FLOW SETTING AS SHOWN ONTHE SCHEDULE.

25.4.4. FOR BOXES WITH REHEAT COILS, UPON A CALL FOR HEATING, THE VAV DAMPER SHALL CLOSE TO ITSMINIMUM POSITION AND THE REHEAT COIL VALVE SHALL MODULATE TO MAINTAIN THE SPACETEMPERATURE SETPOINT.

26. TESTING, ADJUSTING & BALANCING

26.1. WORK IN THE SECTION INCLUDES THE PROVIDING OF LABOUR, MATERIALS, EQUIPMENT AND SERVICESNECESSARY FOR COMPLETE TESTING, ADJUSTING, AND BALANCING OF ALL HVAC SYSTEMS IN ACCORDANCEWITH THE CONTRACT DOCUMENTS, SYSTEM SHALL BE TESTED AND BALANCED UPON COMPLETION OFINSTALLATION OF WORK. REPORTS SHALL BE SUBMITTED TO THE OWNER'S REPRESENTATIVE AND DESIGNENGINEER FOR THEIR ACCEPTANCE. THE BALANCE REPORT WILL NOT BE ACCEPTED UNLESS THE AIR BALANCERHAS REPORTED TO THE BUILDING MANAGEMENT BEFORE HE COMMENCES AND IS ACCOMPANIED BY THEBUILDING MANAGEMENT SO THAT HE IS SATISFIED THAT THE WORK IS BEING DONE IN THE REQUIRED MANNER.BEFORE COMMENCING WORK CONTRACTOR SHALL TEST AND RECORD TRAVERSE AT ALL MAINS (CFM & STATICPRESSURE) OR TAKE INDIVIDUAL DIFFUSER READINGS, AND SUBMIT FOR REVIEW. FINAL BALANCING REPORTINCLUDING RETURN AIR AND SUPPLY AIR QUANTITIES SHALL BE PROVIDED. ALSO PROVIDE EQUIPMENTAMPERAGE AND VOLTAGE.

26.2. PROCEDURES AND STANDARDS DESCRIBED IN THE LATEST MANUALS AS PUBLISHED BY AMERICAN SOCIETY OFHEATING, REFRIGERATING AND AIR CONDITIONING ENGINEERS (ASHRAE) AND THE SHEET METAL AND AIRCONDITIONING CONTRACTOR'S NATIONAL ASSOCIATION, INC. (SMACNA) FOR:

26.2.1. TERMINAL UNITS

26.2.2. ALL SUPPLY, RETURN, TRANSFER AND EXHAUST AIR SYSTEMS

26.2.3. REHEAT COILS

26.3. MAKE ALL REQUIRED ADJUSTMENTS OF THE AIR SYSETM UNTIL ALL SPECIFIED PERFORMANCES ARE MET. ALLBALANCING REPORTS SHALL BE SUBMITTED FOR REVIEW.

26.4. ALL INSTRUMENTS USED SHALL BE ACCURATELY CALIBRATED AND MAINTAINED IN GOOD WORKING ORDER.

26.6. THE CONTRACTOR SHALL PROVIDE ALL ADDITIONAL BALANCING DAMPERS, PRESSURE TAPS, GAUGES AND OTHERSIMILAR APPURTENANCES AS REQUIRED FOR A PROPERLY BALANCED SYSTEM AND AT NO ADDITIONAL COST TOTHE OWNER.

26.7. ALL BALANCING WORK SHALL BE PERFORMED IN STRICT ACCORDANCE TO THE PROCEDURES AND STANDARDSDESCRIBED IN THE "MANUAL FOR THE BALANCING AND ADJUSTMENT OF THE AIR DISTRIBUTION SYSTEMS" ASPUBLISHED BY THE SHEET METAL AND AIR CONDITIONING CONTRACTOR'S NATIONAL ASSOCIATION, INC.

26.8. QUALIFICATION:

26.8.1. IF THE T&B CONTRACTOR FINDS THAT HE CANNOT BALANCE ANY AIR OR WATER SYSTEM, OR IF HEFINDS ANY POTENTIALLY DETRIMENTAL OPERATING CONDITION, HE SHALL IMMEDIATELY ADVISE THEARCHITECT IN WRITING AND SHALL STATE THE REASONS WHY BALANCING CANNOT BE ACHIEVED. HESHALL ALSO MAKE CORRECTIVE RECOMMENDATIONS ON WHAT IS TO BE DONE BY THE CONTRACTOR.AFTER REVIEW OF THESE RECOMMENDATIONS, THE ARCHITECT WILL DIRECT THE CONTRACTOR TOPERFORM ALL NECESSARY WORK TO ALLOW THE BALANCING CONTRACTOR TO BALANCE THE VARIOUSSYSTEMS ACCORDING TO THE SPECIFICATIONS. CONTRACTOR IS EXPECTED TO DO WITHOUT EXTRACHARGE, CHANGES TO THE SHEAVES AND FAN BELTS, AS SPECIFIED OR REQUIRED.

26.8.2. THE T&B CONTRACTOR SHALL BE A MEMBER OF THE ASSOCIATED AIR BALANCE COUNCIL (AABC) ORNATIONAL ENVIRONMENTAL BALANCING BUREAU (NEBB); MOREOVER, HE MUST HAVE ALL CREDENTIALSAND CAPABILITY REQUIRED FOR AABC OR NEBB MEMBERS AND MUST HAVE AT LEAST 4 YEARSEXPERIENCE IN AIR AND WATER BALANCING ON COMPARABLE PROJECTS IN SIZE AND SCOPE. 26.13. RECOMMENDATIONS AND RESULTS OF THE TESTING AND BALANCING WORK WHICH ARE NECESSARY FOR THEPROPER OPERATION OF THE SYSTEMS, SHALL BE SUBMITTED IN WRITING TO THE ENGINEER. THE SUBMITTALSHALL INCLUDE A SCHEMATIC DIAGRAM LOCATING ALL AIR INLETS AND OUTLETS.

26.14. ALL AIR TERMINAL DEVICES SHALL BE BALANCED TO WITHIN FIVE PERCENT OF THEIR DESIGN REQUIREMENTS.

26.15. ALL WATER COILS SHALL BE BALANCED TO WITHIN FIVE PERCENT OF THEIR DESIGN REQUIREMENTS.

26.16. ALL FANS AND AC UNITS SHALL BE BALANCED TO WITHIN TEN PERCENT OF THEIR DESIGN CAPACITIES.

26.17. AFTER TESTING AND BALANCING WORK IS COMPLETE, THE CONTRACTOR SHALL INSTALL A NEW SET OF AIRFILTERS.

26.18. BALANCING REPORTS

26.18.1. AFTER BALANCING AND TESTING HAVE BEEN PERFORMED, THE BALANCING CONTRACTOR SHALLSUBMIT COPIES OF RECORDED TEST DATA AND EQUIPMENT PERFORMANCE REPORTS ON THEBALANCING OF AIR SYSTEMS.

26.18.2. THE REPORTS SHALL DEMONSTRATE THAT AIR SYSTEMS ARE PROPERLY BALANCED AS DESIGNED ORSPECIFIED; SUBMIT RESULTS ON APPROVED FORMS.

26.18.3. THE REPORTS SHALL SHOW THAT FANS ARE DELIVERING AIR FLOWS WITHIN ALLOWABLE LIMITS ASSPECIFIED; SUBMIT RESULTS ON APPROVED FORMS.

26.18.4. THE APPROVED FORMS MUST BE COMPLETE WITH REGARD TO ALL DATA REQUIREMENTS.

26.19. FINAL APPROVAL

26.19.1. THE CONTRACT SHALL INCLUDE AN EXTENDED PERIOD OF 120 DAYS AFTER SUBMITTAL OF THE FINALCERTIFIED TEST REPORT (APPROVED BY THE ENGINEER) FOR A GIVEN SYSTEM, DURING WHICH TIMETHE OWNER MAY REQUEST A SPOT CHECK, RETEST AND/OR RESETTING OF ANY OUTLET OR OTHERITEM AS LISTED IN THE CERTIFIED TEST REPORT; HOWEVER, THE REQUEST MAY NOT EXCEED 10% OFTHE OUTLETS OR DEVICES ON EACH CENTRAL SYSTEM.

26.19.2. IF MORE THAN 5% OF THE TOTAL DEVICES ON A GIVEN CENTRAL SYSTEM TEST OUTSIDE THEPRESCRIBED LIMITS SET FOR AIR BALANCE, THE OWNER SHALL HAVE THE OPTION OF REVOKING THETEST REPORT AND REQUIRING A COMPLETE REBALANCE OF THE SYSTEM IN QUESTION.

26.19.3. IF A RETEST OR SPOT CHECK IS REQUESTED, THE T&B CONTRACTOR SHALL PROVIDE TECHNICIANS ANDINSTRUMENTS IN MAKING ANY TESTS REQUIRED DURING THE PERIOD.

26.19.4. FINAL ACCEPTANCE WILL NOT BE ACCORDED THE CERTIFIED TEST REPORT UNTIL THE EXTENDEDPERIOD OF 120 DAYS HAS EXPIRED.

26.20. SYSTEM BALANCING

26.20.1. PRIOR TO T&B CONTRACTOR ARRIVAL ON PROJECT, THE MECHANICAL CONTRACTOR SHALL:

26.20.2. ADJUST ALL BALANCING COCKS AND DAMPERS OPEN.

26.20.3. PLACE ALL EQUIPMENT IN OPERATING CONDITION.

26.20.4. FILL, VENT, AND CLEAN ALL WATER SYSTEMS.

26.20.5. CLEAN ALL STRAINERS.

26.20.6. REMOVE ALL TEMPORARY AIR FILTERS AND INSTALL DESIGN FILTERS.

26.20.7. FOR THE DURATION OF THE BALANCING WORK, THE CONTRACTOR SHALL:

26.20.8. MAINTAIN MECHANICS AT PROJECT AT ALL TIMES FOR SYSTEM OPERATION, TROUBLE SHOOTING,ASSISTANCE, ETC.

26.20.9. ADJUST FAN DRIVES OR BLADE PITCH AS REQUIRED TO MEET SYSTEM PERFORMANCE REQUIREMENTS.

26.20.10. PROVIDE NECESSARY MECHANICAL ADJUSTMENTS IN CONJUNCTION WITH BALANCING PROCEDURE.

26.20.11. REPLACE ALL BALANCING VALVES OR DAMPERS IN SYSTEMS THAT CANNOT BE MANIPULATED TOSATISFY BALANCING REQUIREMENTS.

26.21. THE T&B CONTRACTOR SHALL MARK FINAL POSITION OF ALL AIR DAMPERS AND BALANCING VALVES.

26.22. THE BALANCE REPORT WILL NOT BE ACCEPTED UNLESS THE AIR BALANCER HAS REPORTED TO THE BUILDINGMANAGEMENT BEFORE HE COMMENCES AND IS ACCOMPANIED BY THE BUILDING MANAGEMENT OR THEREPRESENTATIVE.

26.23. ALL FANS SHOULD BE SET AT THEIR LOWEST RPM OR BLADE PITCH TO PROVIDE DESIGN FLOW; AIR DAMPERS ARETO BE USED ONLY FOR FINAL TRIM.

27. COORDINATION OF ELECTRICAL DRAWINGS

27.1. UNLESS INDICATED OTHERWISE, MECHANICAL DIVISIONS WILL BE RESPONSIBLE FOR THE SUPPLY ANDINSTALLATION OF THE FOLLOWING:

27.1.1. STARTERS AND DISCONNECT SWITCHES TO MECHANICAL UNITS.

27.1.2. ALL VARIABLE SPEED DRIVES AND CONTROL WIRING TO STARTERS.

27.1.3. PIPE TRACING AND RELATED CONTROLS.

27.1.4. ELECTRIC HOT WATER HEATERS.

27.1.5. ALL INTERPOSING RELAYS, RELAYS, CONTACTORS AND 120V CONTROL DEVICES.

27.1.6. ALL 120V AND LOW VOLTAGE CONTROL WIRING AND CONDUITS.

27.1.7. SHOULD THE MECHANICAL CONTRACTOR CHANGE ANY OF THE MOTOR OR EQUIPMENT SIZES FROMTHOSE IDENTIFIED ON THE MECHANICAL SCHEDULES AND DRAWINGS AT ANY STAGE OF THE PROJECTTO AIDE THEIR INSTALLATION, THE MECHANICAL CONTRACTOR WILL INCUR ALL EXTRA ELECTRICALCOSTS TO REVISE THE ELECTRICAL FEEDERS, BREAKERS, STARTERS AND EQUIPMENT TO SUPPLYPOWER TO THE REVISED PIECE OF EQUIPMENT.

27.2. UNLESS INDICATED OTHERWISE ON THE ELECTRICAL DRAWINGS, ELECTRICAL CONTRACTOR WILL BERESPONSIBLE FOR THE SUPPLY AND INSTALLATION OF THE FOLLOWING:

27.2.1. STARTERS AND DISCONNECT SWITCHES (INSTALLATION ONLY)

27.2.2. LINE AND LOAD SIDE WIRING FOR STARTERS.

27.2.3. LINE AND LOAD SIDE WIRING TO VARIABLE SPEED DRIVES.

27.3. DETERMINE EXACT LOCATION OF STARTERS, MOTORS AND LINE VOLTAGE CONTROLS BASED ON THEMECHANICAL DRAWINGS TO COORDINATE WITH THE LOCATIONS OF ALL EQUIPMENT TO ENSURE THE REQUIREDCLEARANCES ARE MAINTAINED. IF NO WALL LOCATION IS SUITABLE FOR THE MOTOR STARTERS THEN MOUNT THESTARTERS ON A PLYWOOD BACKBOARD NEAR THE RESPECTIVE EQUIPMENT TO MEET THE APPLICABLE CODEREQUIREMENTS FOR MOTOR ISOLATION SWITCHES. IF A MOTOR OR PIECE OF EQUIPMENT IS LISTED ON ONE OFTHE STARTER SCHEDULES BUT IS NOT SHOWN ON THE FLOOR PLANS, THE CONTRACTOR IS TO REFERENCE THEMECHANICAL DRAWINGS FOR THE LOCATION OF THE RESPECTIVE PIECE OF EQUIPMENT. NO ADDITIONAL COSTSWILL BE ENTERTAINED.

FIRE PROTECTION SPECIFICATIONS

1. GENERAL

1.1. HEAD-HEAD COVERAGE, HEAD QUANTITIES, PIPE SIZING, ZONING, AND VALVING FOR THE SYSTEM AS PER NFPA 13HAZARD OCCUPANCIES, OWNER'S INSURERS' STANDARDS, AND AUTHORITIES HAVING JURISDICTION. INSTALLADDITIONAL HEADS, VALVES, AND RESIZE PIPING AS REQUIRED AT NO ADDITIONAL COST TO THE OWNER.

1.2. RELOCATE ALL EXISTING SPRINKLER MAIN AND BRANCH PIPING IN THE AREA OF WORK THAT IS IN CONFLICT WITHTHE LIGHTING FIXTURES AND HVAC DUCTWORK.

1.3. PROVIDE SPRINKLER HEADS UNDER DUCTS OVER 4'-0" IN WIDTH IN AREAS WITHOUT HUNG CEILING.

1.4. THE CONTRACTOR SHALL ALLOW FOR 10% ADDITIONAL SPRINKLERS NOT INDICATED ON PLANS TOACCOMMODATE FIELD CONDITIONS.

1.5. LOCATE ALL HORIZONTAL PIPING ABOVE SUSPENDED CEILING, UNLESS THERE IS NO CEILING.

1.6. ACCESS DOORS SHALL BE PROVIDED ADJACENT TO ALL VALVES.

1.7. CONTRACTOR SHALL PROVIDE AND INSTALL ALL FITTINGS AND PIPING REQUIRED TO MODIFY EXISTINGSPRINKLER PIPING DESIGNATED AS EXISTING TO REMAIN IF IN CONFLICT WITH NEW MEP EQUIPMENT OR NEWARCHITECTURAL FEATURES.

2. SCOPE OF WORK

2.1. THE SCOPE OF WORK SHALL BE AS DESCRIBED BELOW, NO CHANGE OF USE, EGRESS OR OCCUPANCY. ALL WORKSHALL BE DONE AS INDICATED ON DRAWINGS AND/OR HEREIN SPECIFIED.

2.1.1. EXISTING SPRINKLER CONTROL VALVE TO REMAIN DURING CONSTRUCTION.

2.1.2. REMOVE AND RELOCATE EXISTING SPRINKLERS, BRANCH PIPING AND MAINS.

2.1.3. PROVIDE AND INSTALL NEW SPRINKLERS, BRANCH PIPING AND MAINS.

2.1.4. ALL REQUIRED LABOR, MATERIALS, COORDINATION AND CONTRACTOR'S SERVICES NECESSARY FORCOMPLETE SAFE INSTALLATION OF SPRINKLER WORK IN FULL CONFORMITY WITH REQUIREMENTS OFALL AUTHORITIES HAVING JURISDICTION.

2.1.5. PROVIDE INSTALLATION DRAWINGS AND HYDRAULIC CALCULATIONS DESIGNED AND SEALED BY APROFESSIONAL ENGINEER LICENSED IN THE PROVINCE OF QUEBEC. REFER TO SECTION 5.3.2.

2.1.6. PAY ALL FEES AND OBTAIN ALL APPROVALS AND PERMITS AS REQUIRED BY FEDERAL, PROVINCIAL ANDLOCAL AUTHORITIES HAVING JURISDICTION.

3. SUBMITTALS AND COORDINATION.

3.1. SHOP DRAWINGS

3.1.1. PIPE AND SPRINKLER LOCATION LAYOUTS, INCLUDING METHOD AND LOCATION OF SUPPORTS.

3.1.2. HYDRAULIC CALCULATIONS

3.1.2.1. PLANS AND HYDRAULIC CALCULATIONS SHALL BE PREPARED IN STRICT ACCORDANCE WITHTHE PROVISIONS OF NFPA 13 AND THE LANDLORD'S INSURER.

3.1.2.2. PLANS AND HYDRAULIC CALCULATIONS SHALL BE SIGNED AND SEALED BY A PROFESSIONALENGINEER IN THE PROVINCE OF QUEBEC.

3.1.2.3. PLANS MUST INDICATE ALL NODE AND PIPE DESIGNATIONS USED ON HYDRAULICCALCULATIONS.

3.2. CATALOG CUTS AND BROCHURES

3.4. COORDINATION:

3.4.1. THE INSTALLATION OF THE SYSTEM WILL REQUIRE THE CLOSING OF ONE OR MORE FIRE PROTECTIONCONTROL VALVES. THESE VALVE CLOSURES SHOULD BE COORDINATED CLOSELY WITH THE OWNER. NOSHUTDOWNS SHALL BE MADE WITHOUT PRIOR AUTHORIZATION BY BUILDING MANAGEMENT.

4. MATERIALS, DELIVERY, STORAGE AND HANDLING

4.1. DELIVER MATERIALS IN MANUFACTURER'S ORIGINAL UNOPENED PROTECTIVE PACKAGING.

4.2. STORE MATERIALS IN ORIGINAL PACKAGING IN A MANNER TO PREVENT SOILING, PHYSICAL DAMAGE, WETTING ORCORROSION PRIOR TO INSTALLATION.

4.3. HANDLE IN A MANNER TO PREVENT DAMAGE TO FINISHED SURFACES.

4.4. WHERE POSSIBLE, MAINTAIN PROTECTIVE COVERINGS UNTIL INSTALLATION IS COMPLETE AND REMOVE SUCHCOVERS AS PART OF FINAL CLEAN-UP.

4.5. TOUCH-UP ANY DAMAGE TO FINISHES TO MATCH ADJACENT SURFACES TO SATISFACTION OF ENGINEER.

4.6. CONTRACTOR SHALL INDICATE PIPING MATERIAL TO BE USED IN CONJUNCTION WITH THE INSTALLATION INCOMPLIANCE WITH NFPA 13-2007 SEC. 6.3.6 AND TABLE 6.3.1.1.

5. CUTTING AND PATCHING

5.1. WHERE CUTTING AND PATCHING OF CONSTRUCTION PERFORMED UNDER THIS CONTRACT BECOMES NECESSARYBECAUSE OF FAILURE TO PROPERLY COORDINATE THE MECHANICAL INSTALLATION WITH OTHER CONSTRUCTION,ARRANGE FOR PATCHING TO BE PERFORMED BY THE VARIOUS TRADES INVOLVED AND IN ACCORDANCE WITHAPPLICABLE SPECIFICATIONS HEREIN SO AS TO MATCH ADJACENT SURFACES.

5.2. PERFORM ALL PATCHING TO MATCH EXISTING ADJACENT CONSTRUCTION TO THE SATISFACTION OF THEENGINEER AND ARCHITECT, USING THE BEST POSSIBLE WORKMANSHIP OF THE VARIOUS TRADES INVOLVED.

6. TESTS

6.1. GENERAL

6.1.1. THE ENTIRE SYSTEM SHALL BE TESTED AND REMAIN TIGHT AGAINST NOT LESS THAN TWO HUNDREDPOUNDS GAUGE HYDROSTATIC PRESSURE, FOR A PERIOD OF NOT LESS THAN ONE HOUR, WITH NOLOSS IN PRESSURE.

6.1.2. ALL CONTRACTOR'S MATERIAL AND TEST CERTIFICATE SHOULD BE COMPLETED FOR EACH SYSTEM ANDFORWARDED TO THIS OFFICE FOR REVIEW AND FINAL ACCEPTANCE OF THE SYSTEM

7. PRODUCTS

7.1. MANUFACTURER'S NAME AND NUMBERS ARE USED TO IDENTIFY THE TYPE AND QUALITY OF PRODUCTSREQUIRED; HOWEVER, PRODUCTS OF OTHER MANUFACTURERS WHICH ARE EQUAL MAY BE SUBMITTED FORAPPROVAL.

7.3. PIPE HANGERS AND SUPPORTS

7.3.1. PROVIDE SUFFICIENT HANGERS, SUPPORTS, BEAM CLAMPS WITH RETAINER, SUPPLEMENTAL STEEL,INSERTS, MOUNTING DEVICES, ETC., TO SUPPORT PIPING IN PERFECT ALIGNMENT WITHOUT SAGGINGOR INTERFERENCE, PERMIT COMPLETE DRAINAGE AND FREE EXPANSION AND CONTRACTION AND ASDIRECTED BY THE ARCHITECT.

7.3.2. BEAM CLAMPS SHALL BE ANVIL FIG. 218 OR MYATT FIG. 500.

7.3.3. ALL HANGERS, INSERTS, SUPPORTS AND DEVICES SHALL BE ULC, NFPA, FM UNDERWRITER.

7.3.4. ALL PIPE HANGERS, INSERTS, SUPPORTS, SUPPLEMENTAL STEEL, RODS, ETC., SHALL BE GALVANIZED.

7.3.6. TABS IN METAL DECK CONSTRUCTION SHALL NOT BE USED TO SUPPORT PIPING.

7.3.8. PIPING SHALL NOT BE SUPPORTED FROM OTHER PIPING, DUCT WORK OR CONDUIT.

7.3.9. EXPANSION ANCHORS, SELF-DRILLING EXPANSION SHIELDS, POWER DRIVEN STUDS AND SIMILARDEVICES SHALL NOT BE INSTALLED.

7.3.10. HORIZONTAL PIPING WITH GROOVED MECHANICAL COUPLINGS SHALL BE SUPPORTED BETWEEN ANYTWO COUPLINGS.

7.3.11. THE USE OF RODS OVER 0.6 M (2 FEET) LONG TO SUPPORT FEEDS OR CROSS MAINS SHOULD BEAVOIDED. WHERE RODS ARE IN EXCESS OF THIS LENGTH THE FEEDS OR CROSS MAINS SHOULD BEADEQUATELY SUPPORTED.

7.4. HANGER SPACING

7.4.1. SPACE SUPPORTS SO THAT THERE IS AT LEAST ONE HANGER FOR EACH LENGTH OF PIPE, WITH ONEHANGER WITHIN 750 MM (30 IN) OF THE END SPRINKLER HEAD. WHERE THIS WOULD REQUIRE HANGERSCLOSER THAN 1.83 M (6 FT) APART, HANGER SPACING MAY BE INCREASED TO 3.05 M (10 FT) BETWEENHANGERS FOR PIPES UP TO AND INCLUDING 50.8 MM (2 IN) IPS AND 3.9 M (12 FT 9 IN) BETWEEN HANGERSFOR PIPES 63.5 MM (2-1/2 IN) AND LARGER. 8. PIPING

8.1. INSTALL PIPING AS INDICATED ON THE CONTRACT DRAWINGS AND APPROVED SHOP DRAWINGS AS STRAIGHT ANDDIRECT AS POSSIBLE, FORMING RIGHT ANGLES OR PARALLEL LINES WITH BUILDING WALLS, NEATLY SPACED,RISERS PLUMB AND TRUE, AND AVOID INTERFERENCE WITH OTHER CONSTRUCTION.

8.2. PIPING SHALL PITCH BACK TOWARD SYSTEM DRAIN VALVE AND ANY INSTALLED LOW POINTS OR POCKETS SHALLHAVE A HOSE END DRAIN VALVE.

8.3. AVOID TOOL MARKS AND UNNECESSARY PIPE THREADS. BURRS FORMED WHEN CUTTING PIPE SHALL BEREMOVED BY REAMING. BEFORE INSTALLING PIPE, THOROUGHLY CLEAN THE INSIDE FREE OF CUTTINGS ANDFOREIGN MATTER. CUT ALL PIPE SQUARE AND SMOOTH; MAKE UP ALL JOINTS TO REQUIRED LIMITS.

8.4. ERECT ALL PIPING TO OBTAIN SUFFICIENT FLEXIBILITY TO PREVENT EXCESSIVE STRESSES IN MATERIALS ANDEXCESSIVE BENDING MOMENTS AT JOINTS OR CONNECTIONS. INSTALL EXPANSION LOOPS, EXPANSION JOINTSAND SWING CONNECTIONS WHERE SHOWN ON THE CONTRACT DRAWINGS.

8.5. MAKE CHANGES IN PIPE SIZE BY THE USE OF REDUCING FITTINGS. DO NOT USE REDUCING BUSHINGS EXCEPT BYAPPROVAL OF THE ENGINEER. DO NOT USE CLOSE OR SHOULDER NIPPLES.

8.6. ARRANGE WATER PIPING SO THAT SYSTEM CAN BE COMPLETELY DRAINED. WHERE LINES ARE PURPOSELYPITCHED FOR DRAINAGE, A UNIFORM GRADE SHALL BE MAINTAINED. LINES SHALL BE SO SUPPORTED AS TOPREVENT POCKETING OF LIQUID. NO LINES SHALL HAVE POCKETS DUE TO CHANGES IN ELEVATION.

8.7. 9. PROTECTION AND CLEANING

9.1. PROTECT ENTIRE INSTALLATION FROM DAMAGE DURING CONSTRUCTION AND BE RESPONSIBLE FOR ALL DAMAGEUNTIL FINAL ACCEPTANCE OF THE WORK. ALL PIPES SHALL BE PROTECTED WITH SUITABLE COVERINGS AS SOONAS THEY ARE SET. ALL OPEN ENDS OF PIPES SHALL BE CLOSED BY A PLUG FITTING TO PREVENT OBSTRUCTIONAND DAMAGE.

9.2. ALL OPENINGS IN FLOORS SHALL BE COVERED AND PROTECTED DURING THE COURSE OF CONSTRUCTION.

9.3. BEFORE FINAL CONNECTIONS ARE MADE AND BEFORE OPERATION OF EQUIPMENT AND PIPING, ALL PIPING SHALLBE THOROUGHLY BLOWN OUT, RODDED OUT, OR WASHED OUT AT LEAST TWICE IN A MANNER AS DIRECTEDAND/OR APPROVED BY THE ENGINEER, TO REMOVE ALL ACCUMULATION OF DIRT, CHIPS OR OTHER DELETERIOUSMATERIAL. MAKE ALL TEMPORARY CONNECTIONS AND FURNISH ALL APPLIANCES REQUIRED FOR THE PURPOSEOF CLEANING.

9.4. UPON COMPLETION OF THE INSTALLATION AND WHEN DIRECTED BY THE ENGINEER REMOVE ALL PROTECTIONMATERIALS, ALL SCALE, DIRT, GREASE, STAINS AND THE LIKE, AND LEAVE IN A CLEAN CONDITION FOR PAINTING.

10. SPRINKLERS

10.1. SPRINKLERS INSTALLED IN AREAS WITH HUNG CEILINGS SHALL BE CONCEALED TYPE, QUICK RESPONSE WITH13MM (1/2") ORIFICE. COORDINATE COVER PLATE FINISH WITH ARCHITECT. REFER TO SPRINKLER SCHEDULE FORMANUFACTURER INFORMATION AND TEMPERATURE RATING.
