    DIVISION EBG: EXCAVATION, BACKFILLING AND GRADING

    EBG 001 WORK INCLUDED

    001.1 The work included in this division comprises the furnishing of all labor, materials, equipment,

    plant and other facilities and the satisfactory performance of all work necessary to complete

    preparation of site grading and excavation shown on the Drawings and specified herein.

    001.2 All work included under this Division shall be subject to the General Conditions,

    accompanying these Specifications.

    EBG 003 EXCAVATION

    003.1 The CONTRACTOR shall make all necessary excavations for foundations to grades indicated

    on the Drawings. No footing shall rest on fill. All excavations shall be done with the proper

    allowances made for floor slabs, forms, centers and for space to apply waterproofing and dam

    proofing. Bottoms of piers and foundations shall be approximately level, clean and clear of

    loose materials and lower sections true to size.

    003.3 Should the soil at the proposed level of footing bases be found not capable of resisting

    pressure as designed, the Engineer shall be notified and he shall revise foundation details as

    required. All extra work entailed by such revisions shall be paid for by the OWNER on the

    basis of unit prices agreed between OWNER and CONTRACTOR.

    003.4 Where walls or footings are to be poured without forms, trench sides shall be sharp and true.

    EBG 004 BACKFILLING AND GRADING

    004.1 After the forms have been removed from footings, piers, foundation walls, etc., and when the

    concrete is hard enough to resist pressure resulting from fill, the materials from excavation

    shall be used for backfilling around them. This filling shall be placed in layers not exceeding

    six (6") inches in thickness, each layer being thoroughly compacted and rammed by wetting,

    tamping or rolling until the correct grades are reached. Voids caused by removal of sheeting,

    shoring, and bracing shall be filled with sou. materials.

    The CONTRACTOR shall clear and grade the building site five (5) meters from the building

    line.

    DIVISION FN: FOUNDATION

    FN 001 WORK INCLUDED

    001.1 The work included in this Divisions comprises the furnishing of all labor, materials, equipment,

    plant and other facilities and the satisfactory performances of all work necessary to complete

    the preparation for foundation and footings, shown in the Drawings a. specified herein.

    001.2 All work included under this Division shall be subject to the General Conditions accompanying

    these Specifications. The General CONTRACTOR and Sub-Contractor for this portion of the

    work are required to refer especially thereto.

    FN 002 INSPECTION

    002.1 Upon completion of excavation, no steel reinforcement shall be installed, and no concreteshall be poured until the Engineer or his duly authorized representative has approved the soilfor each individual footing. The CONTRACTOR shall report to the Engineer any indication of

    weak soil conditions before placing of steel reinforcement and concrete.

    FN 003 FOOTINGS

    003.1 Concrete of all foundation elements shall have a minimum 28-day compressive strength of3,000 psi.

    FN 004 BACKFILLING OF SLABS ON FILL

    004.1 Use adobe, lastillas, sand and gravel for back-filling of slabs on fill. This fillings shall be placedin layers not exceeding six (6") inches in thickness, each layer being thoroughly compactedand rammed by wetting, tamping or rolling until the correct grades for support of slabs are

    reached Any subsequent excavation into this fill due to embedment of piping shall be repairedin similar manner described herein.

    DIVISION RC: REINFORCED CONCRETE:

    RC 001 WORK INCLUDED

    001.1 The CONTRACTOR shall furnish labor and materials to complete concrete work indicated, asspecified herein, or both. Cooperate with other trades regarding installation of embeddeditems.

    001.2 The intent of these specifications is to cover the complete concrete work for this and any work

    called for in these specifications not shown on the drawings, or vice-versa, shall be furnishedthe same as if it were shown on the drawings and called for in these specifications. Also, anymaterials which has been omitted from both drawings and specifications, but is evidentlynecessary for a complete building, shall be furnished the same as if it were shown on thedrawings and called for in these specifications.

    001.3 Unless otherwise indicated on drawings or specified herein, all concrete work shall be done inaccordance with the "SPECIFICATIONS FOR CONCRETE AND REINFORCED CONCRETE:as adopted by the Bureau of Public Works, Philippines, and the current American ConcreteInstitute's BUILDING CODE REQUIREMENTS FOR REINFORCED CONCRETE (ACI-318-63) in so far as they do not conflict, or are not inconsistent with specific provision herein.

    RC 002 MATERIALS

    002.1 Cement: Portland cement shall conform to the "SPECIFICATIONS FOR PORTLANDCEMENT (ASTM C 150 Latest Revision) for Type 1 Portland Cement.

    002.2 CONCRETE AGGREGATES:

    a. Concrete aggregates shall be well graded, clean, hard particles of gravel orcrushed rock conforming to the "SPECIFICATIONS FOR CONCRETEAGGREGATES" (ASTM C 33 Latest Revision).

    b. Maximum size of aggregate shall be one-fifth (1/5) of the narrowest dimensionbetween forms and not larger than three-fourth (3/4) of the minimum clearspacing between individual reinforcing bars or bundles of bars and in no caselarger than two (2") inches in diameter except that larger diameters may beallowed in massive concreting with written permission from the Architect or hisEngineer.

    002.3 WATER

    Water used in mixing concrete shall be clean and free from injurious amount of oils, acids,alkali, organic materials or other substances that may be deleterious to concrete or steel.

    002.4 REINFORCING STEELa. All reinforcing steel bars shall conform to the latest revision of ASTM A 15

    "SPECIFICATIONS FOR BILLET STEEL BARS FOR CONCRETEREINFORCEMENT-for Structural Grade Steel and/or Intermediate Grade Steelas specified Deformed bars shall conform to ASTM a 305 "SPECIFICATIONSFOR MINIMUM REQUIREMENTS FOR THE DEFORMATIONS OFDEFORMED STEEL BARS FOR CONCRETE REINFORCEMENT:

    Welded wire fabric for concrete reinforcement shall conform to ASTM a 185'SPECIFICATIONS FOR WELDED STEEL WIRE FOR CONCRETE REINFORCEMENT."

    RC 003 STORAGE OF MATERIALS

    003.1 Cement and aggregates shall be stored in such a manner as to prevent deterioration orintrusion by foreign matter

    RC 004 TESTING OF MATERIALS

    004.1 The OWNER or his duly authorized representative, the Architect and the Engineer shall havethe right to order the test of any material supplied by the CONTRACTOR entering intoconcrete or reinforced concrete whenever there is reasonable doubt as to its suitability for thepurpose. Such test shall be in accordance with the standards of the American Society forTesting of Materials. The contract shall provide sample of materials for testing. Expenses fortesting shall be borne by the OWNER. Copies of results of tests shall be furnished theOWNER promptly.

    RC 005 MIXING CONCRETE

    005.1 No hand mixing shall be allowed except in cases of emergency such as mixer breakdown

    during concrete operations. All concrete shall be machine mixed for at least 1-1/2 minutes

    after all materials including water are in the mixing drum

    005.2 Retempering of concrete shall not be permitted

    RC 006 DEPOSITING CONCRETE

    006.1 Remove water from excavation before depositing concrete. Divert any water flow thru properside rains.

    006.2 Secure reinforcement in position; be inspected, approved, before concrete pouring.

    006.3 Convey concrete from mixer to form as rapidly as practicable without segregation or loss ofingredients

    006.4 Concrete shall be deposited in its final position without segregation, re-handling, or flowing.Placing shall be done preferably with buggies, buckets or wheelbarrows. To avoid re-handling,deposit concrete in forms as nearly as practicable in final position. Immediately afterdepositing. compact concrete by agitating thoroughly in approved manner, to force out airpockets, work mixture into corners, around re-enforcement, insert; prevent formation of voids.Tapping or other external vibration of forms is not permitted. Do not place concrete upon

    concrete sufficiently hard to cause formation of seams, planes of weakness within section,however, construction joints shall be determined and approved by the Engineer wheneverstoppages of concreting operations occur for any reason.

    006.5 When, upon approval, concrete is conveyed by chute, maintain continuous concrete flow.

    RC 007 FORMS

    007.1 The CONTRACTOR shall provide forms that will produce correctly aligned concrete.Construct forms complete with centering, cores, molds; conform to shape, form, line, graderequired; maintain rigid to prevent deformation under load.

    007.2 Cambers from all cantilevers shall be obtained from the Engineer by the CONTRACTOR if

    approval of the Engineer. Pozzolith 3 RAA (with initial retarder) of approved equivalent shallbe used in amounts as recommended by the manufacturers in the following:

    a. Canopies, if so indicated

    b. Concrete parapets and gutters

    c. All columnsd. All exterior walls, basement walls, shear walls, core walls and water tanks.

    The use of any additives does not relieve the CONTRACTOR of the obligations to produce therequired concrete strengths as required by the Engineer.

    DIVISION CJ CARPENTRY AND JOINERY WORK

    CJ 001 WORK INCLUDED

    001.1 The work under this Division shall include all labor, materials, equipment, plant and otherfacilities and the satisfactory performance of all carpentry and joinery work shown on theDrawings specified herein.

    01.2.1 All work included under this Division shall be subject to the General Condition accompanyingthese Specifications. The CONTRACTOR and the Sub-Contractor for this portion of the workis required to refer especially thereto.

    CJ 002 QUALITY OF LUMBER

    Lumber shall be the approved quality of the respective kinds required for the various parts ofthe work, well-seasoned, thoroughly dry, and free from large, loose or unsound knots, sap,shakes and other imperfections impairing its strength, durability or appearance. All finishinglumber to be used shall be kiln dried, quarter sawn lumber No. 1 common or better and shallnot contain more than 14% moisture.

    CJ 003 PRESSURE TREATED LUMBER

    003.1 All lumber and plywood specified as tanguile and apitong shall be pressure-treated with

    waterborne reservations as Wolman Salt. Boliden salt and Tanalith H-R. All pressure treated

    lumber shall be kiln dried.

    003.2 All concealed lumber other than apitong and tanguile shall be painted with "TERMITOX" or

    equivalent.

    CJ 004 SUBSTITUTION OF LUMBER

    004.1 Any lumber equally good for the purpose intended, substituted for the kinds specified, subjectto the approval of the Architect. Provided, however, that in the substitution of a cheaper kindof lumber than that specified, a reduction in the contract price equal to the difference in cost ofthe two kinds of lumber will be made. Manila and Suburbs market prices, of the date uponwhich authority for said substitution is granted, shall be the basis of said reduction in price.

    CJ 005 PROTECTION AND STORAGE

    005.1 Lumber shall be protected and keep under cover both in transit and at the job site, and shallbe carefully piled of the ground and be insured of proper drainage, ventilation and protectionfrom weather.

    005.2 Materials shall not be delivered unduly long before it is required for the proper conduct of the

    work.

    005.3 Lumber shall not be stored within the structure during the process of plastering of any work

    using water.

    005.4 Surfaces of wood work in contract with concrete or masonry shall be given two (2) coats of

    asphalt applied hot.

    CJ 006 WORKMANSHIP

    006.1 All lumber and plywood shall be closely matched unless otherwise specified.

    006.2 Work shall be assembled at the mill, insofar as practical and delivered for erection. When it isnecessary to cut and fit on the job, the materials shall be made with ample allowance forcutting.

    006.3 The work shall be made in accordance with detail drawings and measurements taken at thejobsite.

    006.4 Shapes and surfaces shall be true to detail & cleanly cut

    006.5 Scribing, mitering and joining shall be done accurately and neatly to conform to goodcarpentry practice.

    006.6 All plywood and wooden panels shall be cut in conformity with the drawings and details.

    006.7 Exposed surfaces shall be machine or hand sanded to an even, smooth surface ready forfinish.

    006.8 All mill assemblies shall be joined with concealed nails and screws, with mortise or withdowels and glued blocks where practical.

    006.9 Exposed nails shall be countersunk

    006.10 No hammer marks or any other unsightly marks shall be made on any wood panels orveneers.

    CJ 007 DOOR FRAMES

    Interior wood door frames shall be guijo or narra, rabbeted for doors and in accordance with detaildrawings.

    CJ 008 DOOR SASHESAll door sashes shall be kiln dried, flush type, solid/hollow core. Veneers for doors shall be 1/2"thick plywood of the kind called for in the schedule of doors. All lumber shall be kiln dried andcompleted door shall be guaranteed against warping, shrinkage, pulling apart and if founddefective shall be replaced by the CONTRACTOR at his own expense.

    CJ 009 SCHEDULE OF MATERIALS

    Refer to schedule of lumber and designation.

    DIVISION CM: CEMENT AND MASONRY WORK

    CM 001 WORK INCLUDED

    001.1 The work under this division shall include all labor, materials, equipment, plant and otherfacilities and the satisfactory performance of all work necessary to complete cement andmasonry work shown on the Drawings and Specified herein.

    001.2 All work included in this division shall be subject General Conditions accompanying theseSpecifications. The CONTRACTOR and the Sub-Contractor are required to refer especiallythereto.

    001.3 Unless otherwise indicated on Drawings or specified herein, all materials or work under this

    Division shall be subject to the provisions under Division RC: CONCRETE ANDREINFORCED CONCRETE.

    CM 002 MORTAR

    002.1 Cement mortar shall be one (1) part Portland cement and two (2) parts sand by volume butnot more than one (1) part Portland cement and three (3) parts sand by volume

    002.2 Where hand mixing is permitted, use tight mortar mixing box.

    Where any mix method is used, rake turn over materials foreach batch before adding water, until even color of mixedmaterials indicates that cementations materials have been distributed thoroughly throughoutmass, after which gradually add water until thoroughly mixed water mortar of requiredplasticity is obtained.

    002.3 Keep mixer, wheel barrows clean. Don't deposit mortar upon or permit contact with ground.

    002.4 For mortar for grouting, poured fills; increase water quantity to produce consistency required

    for pouring, stir continuously to prevent aggregate segregation.

    002.5 Prepare pointing mortar with as dry consistency as will produce mortar sufficiently plastic to be

    worked into joints.

    CM 003 CONCRETE HOLLOW BLOCKS

    003.1 MATERIALS:

    All walls and partition requiring concrete hollow blocks or bricks as shown on the drawingsshall be "JACKBILT OR PERMANENT" concrete hollow blocks, area or apalit for bricks or itsequivalent.

    03.2 SAMPLES:

    a. In sampling the blocks, one block shall be taken at random from every one thousand(1,000) blocks delivered. Average strength of concrete blocks must not be less than800 lbs. per square inch.

    b. Samples will be tested at the expense of the CONTRACTOR and no blocks shall beused unless results of tests are known and duly approved by the Architect.

    003.3 LAYING OF HOLLOW BLOCKS'

    Wet the block thoroughly before using. The first row shall be properly and thoroughly anchored tothe concrete columns, walls or slabs. Courses shall be laid straight and well plumbed.

    003.4 WORKMANSHIP FOR BRICK WORK:

    a. Brick should be kept damp when laid. Shove brick into place in full mortar bed,till completely horizontal, vertical joints, with mortar when and as laid. Makevertical joints required to maintain bond.

    b. Progress work in as clean manner as possible; remove excess materials, mortardropping. Remove mortardropping on connection or adjoining work before its final set.

    DIVISION R: ROOFING

    ACR 001 GENERAL

    001 1 Applicable provisions of "General Conditions" govern work under this section.

    001.2 These Specifications are of the abbreviated or "Streamline" type and include complete

    sentences, omission of words or phrases such as "the contractor shall", in conformity",

    "therewith", "shall be", "as noted on the Drawings", "according to the plans", -a", "the" and "all

    are intentional, omitted words or phrases shall be supplied by inference in same manner as

    they are when a "note" occurs on the drawings. Words "shall be" or "shall" will be supplied by

    inference where colon is used within sentences and phrases.

    001.3 The CONTRACTOR shall provide all items, articles, materials operations or methods listed,mentioned or schedule on the Drawings and/or herein, including all labor, materials equipment

    and incidentals necessary and required for their completion.

    ACR 002 WORK INCLUDED

    002.1 Furnish labor and materials to complete corrugated G.I. Sheets roofing, corrugated asbestoscement roofing and siding indicated as specified herein or both.

    ACR 003 : MATERIALS:

    003.1 Corrugated asbestos sheet or corrugated G.I. sheet referred to herein as "material"

    003.2 Accessories

    003.3 Fasteners, ferrous metal zinc.

    003.4 Cement or putty.

    ACR 004 : ERECTION

    004 1 Fastener for securing material to structural supports governed by type, shape, position of

    structural support. Use either lead head or round head bolts and slotted or lead head drive-

    screws or automatic flux filled and weld studs with lead head nuts as indicated on approved

    erection drawings. Except on lead head bolts use washers wherever head or nut of fasteners

    come in contact with material.

    004.2 Sheets. Lay sheets in straight or staggered joint method with side lap of at least 1-1/2

    corrugation and end lap of at least 12" for asbestos, while corrugated G.I. Sheet with side lap

    of at least 2-1/2 corrugation and end lap at 12"

    004.3 Drilling Use twist drills for drilling. Drill holes for bolts in high part of corrugation only for

    asbestos sheets.

    Cutting. Where sheets are cut at jobsite, use power driven carborundum wheel or saw or

    handsaw for crosscutting of asbestos sheets.

    DIVISION ALW: ALUMINUM WORK

    ALW 001: WORKS INCLUDED:

    Applicable provisions of the general conditions attached herewith, govern work under thisconditions.

    The CONTRACTOR or the sub-contractor shall provide all items, article, materials, operations, ormethods listed, mentioned or scheduled on the drawings and/or herein, including all labor, material,equipment, and incident necessary and required for their completion.

    Submit samples, shop drawings of work specified herein.

    ALW 002: MATERIALS

    Aluminum alloy products: aluminum alloys, uniform quality, free from injurious defects meet

    properties, applicable specifications of HOOVEN PHILS., INC., PERMALINE or equivalent.

    ALW 003: PROTECTIVE COATINGS:

    Before shipment from factory, give aluminum work coating on finished or exposed surfaces whichwill protect metals, finish against stains, discoloration, and other surface injuries.

    ALW 004: FINISHES

    Finishes on exposed surfaces: as indicated match approved samples, as specified.

    ALW 005: DISSIMILAR METAL CONTACT SURFACES

    Where any aluminum work comes in contact with dissimilar metal parts, keep aluminum from directcontact with such parts by application of Alkali resistant bituminous paint.

    ALW 006: INSTALLATION

    Cooperate with other trades in correct of anchorage, preparation of those surfaces which are toreceive aluminum. Report in writing in such work of other trades. Architect will cause defects to beremedied. Upon commencing of installation of work: indicate acceptance of adjoining work.

    ALW 007: PICTURE WINDOWS AND DOORS

    007.1 Where fixed type windows, having no operating units, are required, anchor their framemembers to structurally satisfactory adjoining construction. Use materials in these windowsper requirements as specified herein or indicated on plans and details. Design corners, jointsso they may be assembled in manufacturer's plant or in fold in secure, work-manlike mannerto assure neat, weather tight construction to allow window members to perform as specified.Make specification for glazing of type, glass size required, glazing provisions, meetrequirements specified herein. Where picture windows are required, use aluminum glazing

    beads.

    007.2 All doors and door frames shall be extruded from 6063-T5 aluminum alloy and shall be ofsizes indicated on drawings.

    ALW 008: FINAL CLEANING

    After installation is completed, wash aluminum in mild solution of non-alkali soap, water; follow with clear

    water rinse. Refinish if necessary: replace badly damage parts: leave in complete finish condition.

    DIVISION MW: METAL WINDOW

    MW 001 GENERAL

    003.2 Gage submit samples to architect for approval

    003.3 Throughout construction for all types of metal sash, equipment therefore. Exposed woodpoints: neatly dressed flush.

    003.4 Drips, weep holes when required for satisfactory drainage: on windows of various types

    MW 004 CAULKING

    004.1 Portland cement grouting or filling calking at joints between frames or exterior molds, and

    adjacent construction: render equipment weather tight, wind, moisture proof at these joints.

    MW 005 INSTALLATION

    005.1 Except as otherwise indicated, install in concrete walls. Set metal window equipment with

    necessary anchorage during masonry work progress. Protect window equipment during

    construction. If windows are not delivered to jobsite in time for installation; during masonry

    progress, make provisions for later installation thereof.

    005.2 Adjust sash or ventilators to operate easily, properly

    MW 006 PAINTING

    006.1 Clean steel items specified herein thoroughly, free of scale, rust oil, or grease; provide all

    ferrous surfaces with one factory applied priming coat or approved red lead and oil paint.

    006.2 In addition to prime coat, give surfaces inaccessible after shop assembly factory applied body

    coat. In lieu of red lead and oil prime coat. CONTRACTOR may treat hot rolled steel windows

    as specified for steel sheets under progress.

    MW 007 GLASSES

    007.1 Glass. 1/4" thick clear tempered glass. As indicated in plan.

    DIVISION MMW: MISCELLANEOUS METAL WORKS

    MMW 001: WORK INCLUDED

    001.1 The work under this division shall include all labor, materials, equipment, plant and otherfacilities and the satisfactory performance of all work necessary to complete allmiscellaneous metal work as shown in the drawings and specified herein.

    001.2 All work included under this division shall be subject to the general conditionsaccompanying these specifications. The CONTRACTOR and the sub-contractor arerequired to refer especially thereto

    MMW 002: STEEL GRILLES, BALUSTERS, RAILINGS, RUNGS, AND

    LADDER

    002.1 Provide an install grilles, balusters, railing, rung, and ladder made of steel as detailed in theplan and specified herein.

    002.2 All parts hot-drip galvanized after fabrication assemble if for external use. Give shop coatof rust preventive (zinc chromate) after fabrication and assemble if for internal use.

    DIVISION SW: SILL AND WINDOWS

    SW 001: WORK INCLUDED

    001.1 the work under this division include all labor and materials necessary to fabricate, deliver andinstall window frames as indicated in plans and details and ready for glazing.

    All work included under this division shall be subject to the general conditions accompanyingthese specifications. The CONTRACTOR and the sub-contractor are required to referespecially thereto.

    The main items covered herein include the following:

    a. mullions

    b. windows (operating or fixed)

    c. glass and glazing work

    d . all sealants

    e . all gaskets and weather stripping

    f . all window hard wares required

    SW 002: MATERIALS

    Materials to be used for window framings shall be of steel as manufactured by a competent steel windowmanufacturer.

    Glazing shall be '1/4" thick clear glass or as indicated on plans. Window sill shall be 4"

    concrete hollow blocks.

    DIVISION PV: PAINTING AND VARNISHING

    Acoustical tile submit samples for architect's approval.

    ACW 004: ERECTION

    A. Ceiling secure acoustical units for ceiling other overhead areas by mechanical fasteningsconcealed in finished work during erection. Fit neatly around electrical outlet, duct pipe,other work extending thru acoustical treatment. Following completion of acoustical treatmentjoint straight, true to line, with exposed surface flush level.

    PV 005: WORKMANSHIP

    005.1 The workmanship shall be of the very best. All material shall be applied under adequate

    illumination, evenly spread and smoothly flowed on without runs or sags.

    005.2 All knots, pitch streaks and sappy spots shall first be touched up with shellac where the

    finish calls for interior paint or enamel. For external surfaces, use first quality sealers.

    005.3 All metal surfaces shall first e washed with mineral spirit to remove any dirt or grease,

    before applying materials where rust or scale is present, it shall be wire brushed, or sand

    paper clean, before painting shop coats of paint that become marred shall be cleaned and

    touched up or finished before the finished coat are applied

    005.4 Except where otherwise noted or specified, all paint shall be applied in three (3) coats

    (painting. body and finishing). Each coats shall be brush applied (except as spray) spread

    evenly and in full covering body.

    005.5 Surfaces which cannot be satisfactory finished in the number of coats specified shall have

    such additional coats, or such preparatory coats and subsequent coats as may be required

    to produce satisfactory finished work.

    PV 006: SCHEDULE OF PAINTING

    006.1 Exterior and interior surfaces; remove all loose dirt, mortar, rust grease, oil and other foreign

    matter. New masonry should be treated with masonry neutralizer, a paint mixed with 2

    gallon of water. Allow this solution to dry thoroughly before applying a first coat of paint.

    When first coat of paint is dry, putty minor cracks and other surface imperfection with

    patching compound mixing this product with paint into putty consistency_ As for asbestos

    cement board to be painted with latex paint should first be spot primed on nail heads with

    red lead primer Do not apply latex paint direct on the nail heads. APPLICATION: three (3)

    coats of B paint latex pain.

    006.2 Interior plywood partitions and plywood ceiling; surface preparation; unpainted wood should

    be clean and dry, sappy knots and surfaces coated with preservatives should be coated with

    shellac aluminum paint rough wood should be sanded and then dusted. Whole surfaces

    shall be puttied after primer is dry Application: for new wood; first coat apply white interior

    primer and sealer. Second coat apply flatwall enamel, or semigloss finished as selected

    third coat apply same as second coat.

    006.3 Door and door jamb surface preparation, the surface should be primed, must be clean and

    dry, free from dust, oil, grease and other foreign matter should be prepared to be a bright

    conditions. Rough wood should be sanded and then dusted Application; first coat: lacquer

    primer surface on color Selected, second coat: lacquer spot putty in color chosen, third coat:

    lacquer primer surface, final coat: automotive lacquer or gloss lacquer enamel spray.

    006.4 Steel windows for surface preparation, the surface must be clean, free from rust, oil, grease

    and other foreign matter by steel brush or steel wool. Then apply two coats of lead primer

    then another two coats of quick drying enamel, color approved by the architect.

    006.5 Kitchen counter and closets: ducco finished, color approved by the architect.

    DIVISION WW: INTEGRAL WATERPROOFING

    WW 100 WATERPROOFING

    101 The following concrete work shall be water proofed integrally subsequently described below:a. media aguas

    b. concrete roof deck and water deck

    c . exterior's balconies

    d. toilet and kitchen floor slabs

    e. exterior concrete wall and plastering works

    102 Integral water proofing is done by mixing thoroughly two pounds of TRUSCON cement waterproofing compound. "SAHARA" or approved any equivalent to every 94 lbs. bag of Portlandcement used. Only minimum quantity of water shall be used in order to make the concrete justsufficiently plastic and obtain just enough workability in the placing.

    103 All cement mortar shop finish for these concrete works (or the mortar bed for the cement tileswhere so specified or indicated on the drawings) shall likewise be water proofed integrally in thesame proportion of mixed and water content as described above.

    104 NOTE: the architect may subject the "TRUSCON" or "SAHARA" cement water proofing compoundto test any time and, if found wanting or deficient, may use any other reliable water proofingcompound as approved.

    WW 200: MEMBRANE WATERPROOFING

    201 General:

    The following concrete work on structural shall be applied with membrane waterproofing:a. the whole deck roof and water tank deckb. all toilet and bathroom floorsc. all balconies and deck terraces

    202 TYPE OF MEMBRANE WATERPROOFING JOHNS MANSVILLE 3-ply type with hot rolledasphalt or approved equivalent subject to written approval of the architect.

    203 CEMENT FINISH OVER SURFACE OF SLABS: concrete slabs for roof decks shall have 1:2 neatcement mortar topping, also waterproofed integrally as specified with the minimum thickness of1/2" applied immediately after the concrete has been placed and before it has set and pouredcontinuously until the entire section is complete, floated either manually with the wood float or bymachine, struck off with straight edge, compacted by rolling or tamping, all high or low spots

    eliminated, steel trawled to a hard, smooth finish and graded to drains where required. This finishshall be kept wet for seven days, seasoned properly and protected against wash by rain and fromthe strong rays of the sun in order to avoid unsightly surface cracks by drying and hardening.

    204 PREPARATION OF SURFACES: before the application of any waterproofing materials, concreteand mortar must have set thoroughly. Cut off or grind smooth all high spots. Point mortar all holes,voids, depressions, joints and crack flush with surface. Sweep cleanly all surfaces to bewaterproofed to remove dust, loose and foreign matter leaving all such surfaces thoroughly clean,smooth, firm, and dry. No waterproofing shall be applied to any surface which is not smooth andfree from projections and holes whish might cause puncture of membrane. Cants shall beinstalling in the angles formed by the deck and adjoining vertical surfaces, or curbs on which thereglet is installed the minimum pitch of 1 Y2% required of all roof slabs shall be taken care of bythe top surface of the structural slabs.

    205 PRIMER: coat the entire surface with JOHNS-MANSVILLE CONCRETE PRIMER, 1 1/2 gallonsper 100 sp. Ft. of roof area

    206 APPLICATION OF MEMBRANE WATERPROOFING: Jay the two plies of JOHNS-MANSVILLE15-lb. asphalt saturated perforated asbestos felt, lapping each sheet to provide a 15-inchexposure mopping the full width under each with JOHNS-MANSVILLE asphalt. Then apply oneadditional layer of felt lapping each sheet to provide 15-inch exposure, mopping the full widthunder each with the asphalt. Immediately preceding the laying of the promenade cement tiles orthe surfacing materials as the case may be, thoroughly clean the surface and lay one additionalply of JOHNS-MANSLVILLE asphalt, saturated perforated asbestos felt, lapping each sheet twoinches over the preceding one, mopping the full width under each with JOHNSMANSVILLEasphalt. Over the entire surface pour a uniform coating of the asphalt. No more of the roof surface

    shall be covered with the last ply of felt and asphalt then can be immediately covered with thepromenade cement tile finish on the mortar bed, or other surfacing materials. No grease or otherimperfections shall be allowed in any layer or asbestos felt.

    207 PROMENADE CEMENT TILE FINISH: (only where so indicated on plans) over the surface thusformed, spread 1:2 neat cement mortar (integrally waterproofed as specified with the minimumthickness of 2 1/4 cm.), and in this mortar bedding, lay the promenade cement tile finish, with theexpansion joints in both directions and not greater than 6-meters on centers. Expansion jointsshall not be less than 3/1 inch wide and shall be extend from the top of the surfacing through themortar bed to the roofing filled with asphalt.     All work shall comply with the pertinent provisions of the Sanitary Code of the City of Manila, theNAWASA regulations and/or the National Plumbing Code.

    PW 200: DRAWINGS

    The drawings show the general arrangement of all piping. However, where local and/or actualconditions of the job or at the jobsite necessitate a deviation or re-arrangement, the Contractorshall prepare and submit for approval drawings for the proposed arrangement. Small scaledrawings do not possible indicated all offsets, fitting and other parts of the system required. Thecontractor shall carefully examine the structural and finishing requirements affecting his work,and shall arrange such work accordingly, furnishing such fittings, traps, valves and accessoriesas may be required to meet such conditions.

    PW 300: OPENING

    "Roughing-Ion" for pipes and fixtures shall be carried along with the building constructions.Opening of proper sizes and correctly located for the proper shall be left in the wall and floors, butthe contractor shall do any additional cutting needed in case of error or omission, and shallproperly replace any concrete work or flush around pipes as may be required.

    PW400 Water closets (or closet bowls) shall connect to soil pipes, or installed as follows: In setting a closetbowl, the floor.

    PW401 Of the bathrooms is swept clean to avoid chipping the glazed surface of the fixture itself. Next, thefloor flange is inspected and then the closet bolts are inserted. The bowl may temporarily be set onthe closet flange to study its appearance-often the bowl is slightly wrapped from the kiln after and

    this defect is discovered by close inspection after it is set on the floor. Following this, a ring of puttyand weighing approximately 3 lbs.) Is placed on the closet flanges and the bowl is set thereon anddrawn down slightly to the floor with the closet bolts of all this to secure a gas and water tight joint.The excess putty which shown around the base of the closet can now be removed, and the entirebase may be painted with a mixture of plaster of Paris. Joints between the lead and wrought ironpipes shall be made by means of lead and brass ferrules wiped into the lead pipes and caulkedinto the cast iron pipe. Connections of steel and wrought iron pipes shall be made with ring or partof coupling screwed on end of pipe and caulked into hub with and lead.

    Joints of cast iron soil pipes and fittings shall be lead and oakum and caulked by hand. Screwjoints shall be made with ends of pipe reamed out graphite and oil shall be applied as lubricant tomake treads. Nipple shall be made correspond to pipe with which used. Reducing fittings orstraight run reducers shall be used for changes in pipe size.

    PW 500: PIPING

    Every water closet and every lavatory shall have a separate shutoff. The size of pipes, must, inall cases conform to the sanitary code, and as shown in the drawings. Water pipes shall consistas standard steel galvanized pipe. The Building Contractor shall provide and install the water

    supply line from the building to the nearest water supply main and shall pay for all permits.Exposed vent pipes in rooms or on the exterior of the building 2" inches diameter and under,shall be of steel, galvanized pipe. Waste pipes shall be of cast iron except those exposed inrooms which shall be nickel plated like the traps.

    Bonding of pipes will not be permitted.

    PW 600: SUPPORTS

    All vertical run shall be supported at the floor from which the start on a suitable bracket or chair,and held in place against the walls where required by heavy ears, the size to suit diameter of thepipes. All horizontal pipes shall be supported on suitable hangers or floor chair as required. Castiron pipes on trenches on earth shall be laid true to line and grade on a stable and suitableprepared foundation each section of the pipe being properly bedded. In soft ground liable tosettlement, gravel base 30 cm. Deep and twice the width of the pipe shall be rolled and tamped.Backfilling shall be carefully placed and tamped under and around the pipe with special tools for

    the purpose in such a manner that the pipe lines of connections are not distributed.

    PW 700: TRAPS

    Every plumbing fixture shall be separately trapped by a vented water sealed trap as closely to thefixture outlets as the condition allowed, but in no case at a distance greater than 60 cm. In case ofthe upper or only fixtures on a soil pipe extended full size through the roof, a vent shall not berequired when the said fixtures has its center within 60 cm. Of the center of the stack. Traps shallbe of the same diameter as the waste pipes from the fixture which shall serve. All traps shall havea water seal of at least 32 millimeters with a brass thumbscrew cleanout at the bottom of the seal.

    PW 800: VENT

    Vents shall be taken from the crown of the fixtures, except for water closet traps, in which casethe branch line shall be vented below the trap and above all small waste inlets, so connected asto prevent obstructions. Each vent pipe shall be run separately above the fixtures and connectedabove the highest fixture into the adjacent soil pipe, a distance not more than one and one-half (11/2) meters. If more than this, the vent shall run independently through the roof.A vent shall be wherever practicable, a direct extension of a soil or waste lineMain vent risers of 4, 5 meters along or more shall be connected at the lowest vent outlet with aforty five degree connection.

    All vertical soil or vent pipes shall be carried up at least 60 centimeters above the roof of thebuilding and the open side ends are to be entirely and securely covering with No. 16 mesh copper

    PW 900: WORKMANSHIP:

    All plumbing materials work shall be done by experienced man only under the supervision of a

    licensed master Plumber. The representative of the Bureau of public Works shall be the judge of

    the fitness or as specified herein.

    PW 1000: TESTING:

    Materials will be subjected to such usual tests as may be Deemed necessary to properly ascertain

    their fitness and the completed system shall be tested by one of the following methods, All

    openings stopped and a pressure of not less than three pounds per square inch applied in the

    presence of the Engineer and maintained for such length of time as necessary to satisfy the latter

    that the work is sound and tight. Horizontal runs may be tested by water pressure filling the systemto the second floor. A test shall be made before final acceptance.

    PW1100: PAINTING

    All soil, waste and vent piping of cast iron that is asphalt or tar coated shall be given two (2) coats

    of shellac and then two (2) coats of oil paint.

    PW 1200: PROTECTION OF UNDERGROUND G.I. PIPES:

    All underground G.I. pipes shall be protected from corrosion by coating hot asphalt and wrapped

    with approved typed and thickness of builciing paper.

    DIVISION WDS: WATER DISTRIBUTION SYSTEM

    WDS 100: GENERAL REQUIREMENTS

    101. The Contractor shall install the water distribution system, including standpipe shown on drawings,complete with connection to the public Utility Service main and all the service connections to thebuildings that is to all fixture in the building including faucet and hose bibs for pool, garden andgarage. Provided, however that the NAWASA water main shall be within the right-of-way of the

    adjacent streets or avenue.

    The layout of all water pipes shall be approved by the Engineer before any work of the watersupply piping is started and in accordance with the layout shown on plan.

    WDS: 200: MATERIALS

    Pipes under 4-inches diameter shall be of class: "A" galvanized wrought iron with screw joints.Fittings shall be type II galvanized malleable iron. All to be of European or Japanesemanufactured of the approved quality and kind.

    Joints for cast iron pipes shall be of approved caulked oakum with lead as recommended by thepipe manufacturer and installed in accordance with the directions furnished by jointing materialsand manufacturer.

    All screws joints shall be liberally coated with first quality red lead paint before joining.

    Valves 3- inches and under shall be bronze

    All valves shall have all interior cleaned of foreign matter before installations.

    All water supplies to each apartment shall have a separate gate valves.

    WDS: 300: WATERMETER:

    Water meters shall be furnished by the contractor. He shall furnish and installed all piping, valves,etc... Exact dimensions for setting the meter shall be obtained from Manila Waterworks andsewerage Authority (MWSA) and the said contractor shall be held responsible for the properpiping arrangements for the water. All water meters for individual apartment shall be of % "U.S. orEuropean manufactured, as approved by the Architect. Location of water meter shall be approvedby The Manila Waterworks and Sewerage Authority (MWSA). Permits for all meters shall besecured from the same office.

    WDS 400: PIPE SIZE AND DISTRIBUTIONS:

    Main water line from MWSA to the building shall be 2" @/ GI f pipe schedule 40, and in no casesmaller than - 2 /2 "@/.Lead 2"@ G.I. pipe to overhead water reservoir tank located on deck,passing thru water pump supplied by the Owner Separate entrance line for ground floor apartmentsize 1"@ from the street to the building, without passing thru pump. From water tanks lead 1 " oneeach , 1- V:" @ pipe to the second floor, third floor, fourth floor and deck floor, all pipes separatedfrom each other. From said lead down pipe of 1 1/4"o reduce to 1" o lead to different apartments.Drawing shall govern over this section of specification.

    WDS 500: STANDPIPES:

    Supply and install standpipes, size as approved not smaller than 3"o with twin or single outlets atevery floor. Verify number of standpipes as may be required by the government.

    WDS 600: TESTING:

    Water pipes shall be tested under the 100 pounds per square Inch pressure immediately afterinstallation and before backfilling, and all leaks shall be repaired.

    WDS 700: PUMP AND OVERHEAD RESERVOIR TANKS

    Pump and overhead reservoir tanks, capacity to be verified and supplied by the Owner, but to beinstalled ready for use by the Contractor, installation parts and fixing shall be included by theContractor.

    WDS 800: HOT WATER LINE

    Unless otherwise noted on Schedule of Finishes and Materials, the whole building shall beprovided with hot water supply line

    DIVISION ELW: ELECTRICAL WORKS.

    ELW 001: GENERAL:

    001. Under these Specifications, the electrical contractor shall furnish all materials and labor andcompletely install ready for service a complete electrical system consisting of concealed

    conduit system( Unless otherwise noted) with wires for electric lighting, power ,telephone. ,system in the proposed (refer to PROJECT TITLE). These electrical installations shall bemade in accordance with the drawings showing service entrance connections, main serviceentrance, safety switches, panels, cabinets, piping, conduit boxes, fittings, wiring of feederand branch circuits, installation of wall convenience outlets, wall switches, ceiling light outlets,telephone outlets and all other fittings necessary materials not shown in the plans or in thesespecifications, but necessary to complete the installation. The furnishing of electrical fixtures,electric lamps, electrical appliances and equipment such as electric fans or blowers, balls andstations. and their corresponding accessories are not included in this contract, as stipulatedunder Article ELW 020.

    All work included under this Division shall be subject to the General Conditionsaccompanying these Specifications. The General Contractor and the Sub Contractor for thisportion of the work are required to refer especially thereto.

    ELW 002: PROCEDURES, WORKMANKSHIP & QUALITY OF MATERIALS

    002.1 This work shall be installed during the construction of the building and all parts shall be put inplace at such stages in the progress of the construction, as to permit cabinets and outletboxes to be mounted flush and all conduits to be run in the most direct lines possible, entirelyconcealed, unless otherwise specified or noted.

    002.2 All work hereunder shall comply with the latest edition of the Philippine Electrical Code, rules

    and regulations of the Manila Electric Company and the Philippine long Distance Telephone

    Company.

    002.3 Any apparent conflict between such rules and regulations and the electrical plans shall besubmitted to the Architect for decision.

    002.4 All necessary wiring permit and inspection fees as well as other lawful in connection withelectrical work involved shall be obtained

    002.5 And at the expense of the Contractor. He shall also be responsible for any or all penaltiesincurred by him and/ or his agents. Unless otherwise specified all materials and fittings usedhereunder shall conform with standards and specifications set by U.S, of Fire Underwriters,National Electrical Manufacturers" Association, Philippine Standard Association and theBureau Safety, and all exposed fittings, plates, etc. shall be of the very best of theirrespective kinds. Pull boxes larger than 4-11/16 inches and metal cabinets may be locallymade provided they conform to the Standards of the National board of Fire Underwriters.

    002.6 All labor shall be done in the most thorough, prompt and workman like manner to the fullsatisfaction of the Architect and the Owner. The CONTRACTOR shall employ onlycompetent and efficient workmen and shall upon written request of the Architect discharge orotherwise remove from work any employee who is in the opinion of the Architect, careless orincompetent, or obstructs the progress of the work or acts contr5ary to instructions. If theCONTRACTOR is obliged to, or finds it Necessary to work over, on in or adjacent to finishedsurfaces of the building, he shall repair any and. All damages to such surfaces and leavethem as nearly as may be reasonably possible in the same condition as they were prior tothe performance of his work. Damages in the sense used here, shall include breakage,

    scratching or marring of surfaces, soiling of surfaces, whether painted or finished surfacesnot to be painted, and all other damages that may distract either from the practical value ofthe property or from its appearance.

    002.7 The CONTRACTOR must understand that the Materials delivered and the work performed byhim at Any or all times during the progress of the work and Prior to the final acceptancethereof, and before Any payment is made for same, shall be subject to the inspection of theArchitect or the OWNER or their authorized representat5ive who has full right to inspect,

    accept or reject any part thereof The CONTRACTOR must, at his own expense, within areasonable time, remedy any defective or unsatisfactory materials or work and that in theevent of his failure to do so after notice, the Architect shall have full right to have, the samedone and charged to the CONTRACTOR.

    ELW 003: ELECTRICAL SYSTEM:

    The electrical systems shall be three phase Wires, 60 cycles, 220 volts alternating current.

    ELW 004: MAIN SERVICE CONNECTION:

    Service connection to the proper lines shall be aerial as shown in the plans. Service entranceconductors shall consist of galvanized rigid conduit containing two (2) No.s100, 000, one (1) 2-W CM Type THW Standard copper conductors. Ends of this conduit shall be provided withentrance cap, with 3 whole porcelain or composition cover.

    ELW 005: ELECTRIC METER:

    The electrical contractor shall be responsible for making the necessary arrangement and/orapplications relative to the electric service of the installation of electric meters for the entirebuilding as per standard requirements of the Manila Electric Company.

    ELW 006: SAFETY SWITCHES & CUTOUTS:

    All cutouts to be used shall be approved by the National Board of Fire Underwriters or bear thestamp of U.S. Underwriter's Laboratories. All safety switches shall be of the circuit breakerexternally operated and shall be of the approved type and in conformity with the standards ofthe U S. Underwriter's Laboratories.

    Surface type circuit backer shall not be embedded in concrete structure and should beprovided with proper size boxes at the back.

    ELW 007: SUB- FEEDERS

    Sub-feeders to different apartment shall be as shown in the Riser Diagram and supplementaryplans (Not applicable)

    ELW 008: CONDUIT WORK

    All wir ing, unless specif ied otherwise, shall be instal led in rig id metal conduct laid in concretewalls, slabs, in hollow block construction or concealed in double wall partitions or between floorand ceiling.

    All conduits shall be fitted with bushings and locknuts when entering cabinets, boxer or fittingscomposed of sheet metal.

    All conduits shall be standard zinc coated or terrorized approved conduit co nf ormi ng to theSpecifications of the U.S Underwriter5s Laboratories. Japanese conduit similar to theSetout Brand having smooth interior walls and free of sharp bases will be acceptable. Itshall not be less than W nominal diameter and shall be larger when required.

    Exposed conduits where allowed shall be run neatly parallel to or right angles with the lines ofthe building.

    The CONTRACTOR shall clean the inside of all ducts and shall pull in G.I. wires, any No. 16to assure them of being free obstruction and serve as pull wire.

    ELW 009: CONDUIT BOXES & FITTINGS:

    All conduits boxes and fitt ings shal l be zinc coated standard approved products of reputableelectrical manufacturers.

    All ceiling outlet boxes shall be of the octagonal type 1 1/2" or more in depth permitt ingconduit connections in the sides thereof. Deep type boxes shall be used when three or fourconduits connect to the box.

    All wall, outlets boxes of wall plug receptacles, wall switches, telephone outlets shall be of thedeep rectangular flush type, providing sufficient space for necessary connections in addition to theswitch or receptacle mechanism.

    All pull or junction boxes larger than 4-11/16" square or fi ttings may be made locally, providedthat they conform to the minimum requirements of the Philippine Electrical Code as adopted.

    ELW 010: SETTING OF OUTLET BOXES

    Except as otherwise noted or specified in the plans all outlet boxes shall be set flush with thefinished concrete or hollow block construction or structure. Outlets in beams or panels shall besecurely and accurately centered in the faced thereof. Care shall be exercised to line up all walloutlet boxes and cabinets in proper relation to the vertical.

    The right is reserved by the Architect to change the exact location of any switch bracket andceiling and other outlets in any room before same is installed. Prior to installation of boxes forthe fire alarm system, burglar alarm system, clock system and music system, theCONTRACTOR shall consult the suppliers, thru the Architect of the specific details of boxes aswell as correct size of conduits needed and appropriate to fit their equipment. Any outlet boxshown in the plans whose exact mounting heights of outlets and switches shall be as follows:

    ELW 012: WALL SWITCHES

    ELW 016: AS BUILT-IN DRAWINGS:

    The electrical contractor shall during the entire progress of construction of all deviationsapproved by the Architect such as conduit runs, location of boxes, cabinets etc. and shallsubmit three (3) sets of As Built-In" plan to the Architect upon completion of the project.

    ELW 017: GUARANTY

    017.1 The CONTRACTOR shall leave the entire electrical system in proper working order andshall without additional charge replace any work, material or equipment furnished andinstalled by him under these specifications which develops defects, except from ordinary

    wear and tear within one (1) year from the date of final certificate of approval issued bythe City Electrician's Office of the place of building.

    ELW 018: IMPORTANT REQUIREMENTS

    The installation of the electrical work called for in this Contract must be under the immediatesupervision of a duly registered professional electrical engineer

    Prospective bidders are requested to inspect the site and note conditions carefully and informthemselves fully before submitting their bids

    ELW 019: CERTIFICATION

    The electrical contractor is obliged under this Contract to furnish the Architect a certificate ofcompletion of work, signed and sealed by his duly licensed electrical engineer, who shall certifythat the electrical wiring installations of the project was done under his immediate supervision

    and that said electrical work was executed in accordance with the plans and specifications

    ELW 020: AS BUILT PLAN

    Upon completion of the electrical work the CONTRACTOR shall submit to the OWNER THREE(3) sets OF AS BUILT drawings showing all changes and deviations from the original drawings.Said drawings shall be the same as the original drawings except for the said changes anddeviations
