EIntroductionEven with the vast landscapes of the Rocky Mountain West, it is a challenge to find
the ideal property that encompasses all of the criteria most often cited by Buyers
including convenient access, well watered, wildlife abundant, onsite sporting and
recreation, private access, year‐round accessibility, proximity to urban conveniences,
topographic diversity and gorgeous scenery. Rarely do properties come on the market
blessed with virtually all of the amenities that comprise greatness.
These properties remain in family hands for generations, and if eventually destined
for sale, they often transfer quietly into the hands of friends or neighbors who have
coveted the property over time.
In real estate parlance, these are known as legacy properties. The Lone Peak Ranch is
such a place. It boasts all of the attributes mentioned above and many additional ones.
Furthermore, it is situated a short drive from Ennis, Montana, and it adjoins Moonlight
Basin, with private entrance to this resort and the Big Sky Resort communities. The
resort offers all‐season recreation opportunities from golf to world‐class downhill and
cross country skiing.

continued Lone View Ranch is a recreational gem within
the large, diverse and exceptionally appealing Greater Yellowstone
Ecosystem. Trophy elk and an abundance of wildlife roam the
2,631-acre ranch. This backcountry is accessed by foot or horseback
and adjoins the wilderness known as “Cowboy Heaven” with numerous
streams and lakes. Additionally, there is world-class fishing on the
nearby Madison River, the Gallatin River and in Yellowstone Park.
The ranch sits in an ideal location near the Madison River and bordering
the Lee Metcalf Wilderness Area and the resort communities of Big
Sky and Ennis. Lone View Ranch offers spectacular vistas in every
direction. The custom log home and its extended outdoor living spaces
immerse one in the incredible palate of Montana wildlife, fauna, and
vistas.
LocationLone View Ranch is located ten miles east of Ennis in the Jack Creek
drainage, at the beginning of the private road that connects Ennis and the
Madison Valley, to the premier resort area of Big Sky 13 miles to the east.
The Big Sky Airport is located 20 minutes from the ranch and provides a
6,600 foot paved runway and full FBO services.
The vibrant community of Bozeman, as well as the Bozeman Yellowstone
International Airport, is a 90-minute drive north through Ennis or Big
Sky. Ninety minutes to the south is West Yellowstone and the Madison
Entrance to Yellowstone National Park.
AcreageThe ranch’s 2,631 acres run from Jack Creek on the south at an elevation
of 5,800 feet to the high alpine north portion of the ranch at over 9,000
feet with 2.25 miles of border where the ranch borders the Lee Metcalf
Wilderness Area.
The ranch has historically been used for livestock grazing, guest ranching
and recreational activities. Interior ranch roads provide for excellent
access to all portions of the ranch. Mill Creek, natural springs, and ponds
provide excellent water resources for livestock and wildlife.
The vast interior road network accesses all portions of the ranch with
convenient access to several sections of adjoining National Forest lands.
The road system is consistently maintained and represents a significant
improvement value over raw land tracts of this size, timber abundance
and contour. The cost to create this road network would likely exceed
$1 million.
WildlifeThe Lone View Ranch’s location within the Greater Yellowstone Ecosystem makes it a haven for wildlife. This is a wild area with an incredibly diverse list of wildlife including protected animals like grizzly bears, lynx, and wolverines, as well as moose, mountain goats, elk, bighorn sheep, deer, black bear, wolves, coyotes and eagles. There may be no better place to observe and photograph wildlife.
The ranch owners, family, and friends are passionate hunters taking significant numbers of 300 class trophies both by archery and rifle. The
accompanying photos are of elk taking on the ranch or adjoining lands. Whitetail deer, mule deer, black bear, and small game hunting can
be found in abundance on the ranch, and the adjoining Wilderness Area and Jack Creek Preserve.
Hunting Lone View Ranch offers the pinnacle of big game viewing, photography, and hunting. Trophy class bull elk
can be observed on the ranch and wilderness area behind the ranch. The quality of wildlife that brought Teddy Roosevelt in 1886 to the Jack Creek Drainage hunting for trophy elk is still present today.
continued The ranch is located in hunting district 360 for
deer and elk. Nonresident hunters are able to apply for a Montana
Big Game Combination License purchased through a draw process
with near 100% success over the past 10 years.
Spring and fall seasons are available for black bear hunting with
bears having been harvested on the ranch. Mountain lion hunting
season runs from December 1st through April 15th.
Moose, big horn sheep, and mountain goats are observed on the
ranch and adjacent lands with moose having been harvested on the
ranch by the owner’s family. These permits are available through
separate permit draw processes.
TImprovements
An impressive 3,100 sqft, custom hand-stacked log home is perfectly sited on a bench above
Jack Creek.
The home is designed with a large bank of south
facing windows framing the sweeping panoramic
views of Fan Mountain and Jack Creek as it flows
through the protected Jack Creek Preserve.
The home features a modern open floor plan with
rustic Montana style elements throughout, ideal
for entertaining guests or relaxing with family. The
main floor features a spacious lodge style kitchen
with custom cabinets and commercial quality ap-
pliances. While in the kitchen, the openness of the
floor plan allows one to interact with guests in the
dining or great room. The beautifully stacked two-
story river rock fireplace with log mantel adds to
the rustic appeal of the great room. The master
bedroom and bathroom are also on the main level
and are well situated for privacy.
Two additional bedrooms separated by a full bath
offer accommodations on the second floor. The
one bedroom is currently set up as a bunkroom.
A loft sitting/media room provides living space for
guests to relax.
There are also 1,400 sqft of covered and open
decks to enjoy the great outdoors.
ClimateJuly and August are the warmest months with high temperatures averaging in the high 70’s and nighttime lows in
the 40’s. December is typically the coldest month with daily highs in the mid 20’s. Precipitation mainly occurs in
winter and spring as snow and rain. Ennis receives about 14 inches and Big Sky about 21 inches of precipitation
per year, with the ranch between these measuring points more similar to Big Sky.
From the top of Lone Peak Ranch, the views are
of endless mountain peaks in all directions. Over
3 million acres of pristine wilderness surround
the Big Sky area with the jewel of Yellowstone
National Park less than an hour drive to the
south. Big Sky sits in the middle of the Greater
Yellowstone Ecosystem, which boasts some of
the cleanest air and water quality in the world.
The Madison Valley is dramatically different
than the Gallatin. The wide-open valley’s prehistoric glacial moraines
show intriguing differences in the evolution of these neighboring river
corridors.
People come from around the world to view and recreate in these
ecosystems. Anglers come to follow the hatches as they move up the
rivers. Sportsmen come in the fall to chase big
game, game birds, and waterfowl. And in the
resort community of Big Sky, people come to
golf, ski, hike and bike in this astonishing high
alpine setting.
The community of West Yellowstone is a year
round home to only 1,200 yet over one million
people from around the world pass through
town to enter “The Park”. This area is one of
the world’s best places for fly fishing, hiking, camping, rafting, wildlife
viewing, mountain biking and offers over 1,000 miles of groomed trails
for snowmobiling. West Yellowstone receives daily air service in the
summer from Salt Lake City, and the runway will accommodate most
private planes all year long.
Area
The drive to Big Sky through the narrow Gallatin River Canyon
offers some of the most beautiful scenery in the country.
F
The Madison River in Montana and the upper Madison
Valley begins outside of Yellowstone National Park
and ends at Ennis Lake. Enjoying some of the most
dramatic alpine scenery anywhere, it is flanked by
the Tobacco Root Mountains to the Northwest, the
Gravely Range to the southwest, the Madison’s and
the Spanish peaks to the east.
The Madison River Valley was the native home
to Crow, Blackfeet and Bannack Indians as well
as being well-known to traders, explorers and
trappers. Hunting parties from the Rocky Mountain Fur Company and its
competitors were frequent area visitors. The dramatic vista makes it easy
to imagine buckskin clad men like Jim Bridger, Tom Fitzpatrick and John
Colter traveling the river in search of fur. The area was wild country, home
to Indians and the game they pursued until May of 1863, when Gold was
discovered at nearby Alder Gulch, which brought
a different type of “wild life” to the region. Shortly
after the gold strike industrious ranchers started
establishing cow and sheep outfits in the valley to
help support the miners.
It is said that the Madison Valley is the birthplace
of Ten Doy, Indian chief whose family lived each
summer in the Madison Valley. Ten Doy was so
named because on the day of his birth his father
looked out of the wigwam to see ten boys coasting
down a nearby hill using slabs of elk hide for their sleds. Ten Doy was the
son of Tancahanca, and the grandson of White Bear, the elder for whom
this clan of the Bannack tribe was named. The White Bear clan roamed a
wide expanse of territory from the middle of Nevada to central Montana,
and from central Wyoming to Idaho.
Area Cont.
Nestled among the foothills of Montana’s Spanish Peaks, the expansive Lone Peak Ranch looks west across the valley of the Madison River to the Tobacco Root Mountains.
Flyfishing On Jack CreekJack Creek is a classic mountain stream and borders the ranch to the south. The stream rolls and babbles through the rocks
and bends offering great angling opportunities for the cutthroat, brook and rainbow trout that call this stretch home. Don’t
expect trophy sized fish, but they are generally eager to slam hoppers and attractor dries or maybe a beadhead dropper.
There are hundreds of small rivers, mountain
streams, ponds, lakes and reservoirs in the area
that will keep an angler busy exploring for years...
or a lifetime.
According to the Montana Fly Fishers Bible
“These days the Madison is regarded as the
ticket, the single most dependable trout stream
in a trout infested, tri-state portion of the country dubbed the Golden
Triangle. The Upper Madison portion of the river begins near Quake Lake
and runs downstream to Ennis Lake and boasts a tremendous number
of trout per mile. Browns and Rainbows will
average between 12 to 15 inches, but fish over
17 are not uncommon and monsters well over 20
inches are catchable. The Madison is regulated
by two dams and is fed by snow melt from the
Yellowstone park area. Hebgen reservoir and
Quake Lake release cold, clean water that help
maintain consistent water flows even through
drought conditions giving anglers great fishing opportunities 12 months
of the year. The Madison is a large river, ideal for a drift boat, raft or
canoe and also offers great access and habitat for fishermen that prefer

to wade.” The Madison has something for everyone: great hatches,
consistent nymphing opportunities and for anglers looking for a whopper ,
they can stick with big streamers.
The Gallatin is a mid-sized, free stone western river that flows undammed
for over 100 miles. It starts in Yellowstone National Park and ends where
it meets the Madison and Jefferson Rivers making up one branch of the
Three Forks of the Missouri. “Overall, that Gallatin is one of Montana’s top
trout waters. It’s a place that offers reliable wild trout in good numbers
and the scenery is sure to please”. Words from the Fly Fisher’s Bible
MONTANA by Greg Thomas. The Gallatin River in the canyon stretch is
known as one of the best dry fly fisheries in Montana. Trout populations
range up to 4,000 fish per mile in this portion of the river.
With all of the world famous rivers, some overlook the many large and
small lakes in the area. Great boating, wind surfing and fishing is available
on Hebgen, Quake, Cliff, Wade, Henry’s and Yellowstone Lakes.
Ennis, West Yellowstone and other area communities boast more fly
shops per capita than anywhere else in the world. Finding equipment,
local knowledge and professional guides “is a snap”. Yellowstone Country
is hallowed ground to fly fishermen from around the world, and this area is
the country’s number one destination for trout anglers.
The first recorded arrival to the area by white men was by the Corps of Discovery in July of 1805. It was at this time that the three forks of the Missouri River received their modern names in recognition of President Jefferson and two of his cabinet members Madison and Gallatin.
Gold was discovered in Alder Gulch in 1863, near Virginia City. In 1864, Virginia City had a population of 10,000, the largest city in the Pacific Northwest. Today’s population of year round residents of the one-time territorial capital is less than 150 people.
In 1886, a young Teddy Roosevelt hired Bozeman area guide “Buckskin Charlie” Marble to guide Teddy on a 40-day hunt in the fall with a portion of his time spent in the Jack Creek basin, as Marble chronicled in his 1932, published book “Fifty Years in and around Yellowstone Park”. William Ennis
homesteaded Ennis, the closest town to Lone View Ranch in 1863. The abundant water and high protein native grasses were ideal for cattle ranching, which would become an economic mainstay. Today, the pristine quality of the Madison River and its tributaries and their prolific hatches bring anglers from around the world.
Big Sky is located on the Gallatin River about half way between West Yellowstone and Bozeman.
The resort exists largely because of the vision of NBC commentator and Montana native Chet Huntley. His imagination helped transform a working cattle ranch into a successful year-round destination. Today, the resort consists of two separate villages, Meadow Village in the lower valley and Mountain Village at the base of the ski area. The “Big Sky” area ranges in elevation from just over 6,000 feet on the Gallatin River to 11,166 feet at the top of Lone Mountain.
T History
The Madison Valley was a critical hunting ground for many native tribes for the past 12,000 years where they used Pishkuns or “Buffalo Jumps” to funnel bison herds over cliffs for harvest of meat, hide, and bones.
Recreation Residents and guests can take advantage of many seasonal recreational activities. Hiking, biking and horseback
riding can be done on the miles of trails in the Spanish Peaks and Gallatin Range mountains. There is also fishing,
rafting or kayaking on the lakes, streams and rivers in the area. Tennis and 18-hole golf courses are also available.
In 1999, the landowners donated a public trail easement for
use by foot or horseback only along Mill Creek that allows
access to “Cowboy Heaven” to the north of the ranch. The trail
is lightly used and maintained by the US Forest Service.
The owners have donated a conservation easement to the
Montana Land Reliance to preserve and protect wildlife
corridors by limiting future development of the ranch. The
269 acres surrounding the current home are not included
in the easement. The 250+/- parcel immediately north of
the home parcel is included in the
conservation easement and allows for
one new residence and supplemental
structures. The remaining acres under
the conservation easement allow the
building of one approved cabin. A copy
of the easement is available from Live
Water Properties.
The owners were also involved with the establishment
and conservation of the adjoining Jack Creek Preserve, a
4,500-acre parcel dedicated to biological studies and youth
conservation education. Family members continue to serve
on the Preserve’s board of directors.
Conservation Easement
The current owners are passionate wildlife and conservation advocates.
