HOW TO REGISTER AND BID ON: www.go-dove.com

1. 1st register on the website at: https://www.go-dove.com/accounts/register.asp 2. Once you have completed this, you will be sent an email, in the email is a link, please click on this to verify your

email address. 3. Go back to the website and sign in. 4. Go to the sale that you are interested in. 5. On the opening sales page or event page on the right you will see a button that says “Sign up for Event”, click on

this. 6. A notification may pop up saying you only have viewer/registrant status. You need to apply for buyer status, do

this by clicking the link and verifying your details and Terms & Conditions. 7. A notification will then say your buyer status will be activated within 72hrs. (if this doesn’t happen within the 72

hour time frame, kindly contact our office) 8. Once you have been approved/vetted, then go back to the website, event page and click on “View Lot Catalogue”.

Make sure you are logged in. 9. This shows a listing of all the lots for that sale. 10. In the middle of each lot is a picture of a pen and says “Watch This”

11. Click on the “Watch This” on the lots that you are interested in bidding, it will change to a watching symbol. You have now moved the lots into your bid manager.

12. You will now control all your bidding from the Bid Manager. To get to your bid manager click on “My Account” go down to “Bid Manager”, then left to “Active Lots”

13. From here you will control your bidding, it will show various icons on the status of the lots and the status of your bids, IE, met reserves, winning, outbid etc. And most importantly the time remaining.

14. Just click on Bid Now, insert you amount, click “Place Auto Bid” and it will ask to confirm your amount. 15. The auction has a closing Date and Time, however lots may go into extended time, eg. Each lot must have 10

minutes of no bidding before it closes. If for example the auction closes at 14h00 (SA time) and a bid comes in at 13h55 for Lot 1, then lot 1 is open to 14h05, a bid may now be placed at 14h02, it is then open to 14h12 and so on. This is done to assist bidders with poor internet connections and is the same principle as the auctioneer saying “Going, Going, GONE!” So please watch your bids/lots that you are interested in CAREFULLY.

General information. Location.

The subject property - Erf 31111 (a portion of Erf 8994), Uitenhage:

Is in close proximity to the lower central industrial area, just off main CBD

area of Uitenhage.

Surrounded by a variety industrial buildings and residential buildings.

Located in close proximity to the VW factory.

Property.

The subject property – Erf 31111 (a portion of Erf 8994), Uitenhage –

measuring approximately 15 164m2; is of almost rectangular shape and improved.

Improvements.

Improvements consist of a double volume structure – currently serving as a “parking

garage” consisting of 8 parking bays, divided and enclosed with steel fencing and

gates – and measuring approximately 333m2.

Condition of property and improvements: As can be observed the property is improved to some extent.

In the event that asbestos material (-s) exist / may exist on site – the purchaser

acknowledges being informed / reminded of the following:

Disposal of the asbestos material to be conducted in line with policy on the handling

For the sake of clarity and ease of completeness an Aerial Image (Annexure E), some

photo’s (Annexure F) as well as an Aerial sub-divisional image (Annexure H) of the

subject property are attached herewith.

Town Planning conditions: Availability of services.

Purchaser acknowledges being informed that the Developer / Purchaser must fully

acquaint itself with sufficient availability of services to the subject property. There

may also be costs involved for the supply of additional electricity or other services.

The purchaser specifically acknowledges that:

1) In the event that electricity-; water-; sewer–; fire prevention- and / or any other

services are either not split or not available; and / or should it be a specific

requirement by Council to provide new separate, independent service (-s), from a

Sub-division application conditions and / or re-zoning application conditions (if any).

Approval have been received for the subdivision as well as the re-zoning of the

portion of the property being offered for sale ((in this instance Erf 31111 (a portion of

Erf 8994), Uitenhage).

None of these conditions has been satisfied.

As such the Purchaser specifically acknowledges that it has fully acquaint itself with

the sub-division and re-zoning conditions, as more fully explained and contained per

Annexure G and accordingly warrants / confirm that:

1. it submits this Offer to Purchase with full cognisance of the sub-division and re-zoning information and –conditions;

2. that all the disclosed conditions, as well as those which may in addition be required by Council, needs be satisfied by the Purchaser to the satisfaction of Council and Telkom (if and when applicable) respectively;

3. all costs, efforts, procuring professional disciplines and any other costs required to have all conditions satisfied – ultimately to obtain a regulation 38 certificate, or any other (-s) as may be required by Municipal Council or any other Authorities – will be for the Purchaser’s account;

4. as soon as is practically possible to ensure adherences to the sub-division / re-zoning conditions and hence subsequent transfer and registration of the Property to the Purchaser; and

5. the Purchaser will have no claim of whatsoever nature against the Seller, either before the date of transfer or thereafter, as a result hereof.

The Purchaser is reminded and encourages to take note of the fact that the sub-

division and / or re-zoning conditions may be very specific to costs / monies payable

and the Purchaser accordingly acknowledges that it would be liable for all costs /

monies as is required by the relevant Municipality. In addition to the above the Purchaser is reminded of the fact that:

• it would need to fully fence the subject property at its own costs.

• Regulation 38 endorsements for the registration of individual properties at

the office of the Registrar of Deed will not be issued until all the relevant

departments have confirmed in writing that their respective conditions for
