Lincoln Celebrates Friendship Month As we have all been navigating through the pandemic and social distancing, we have learned new ways to connect, and even tapped into some old ways to keep our friendships strong. In celebration of #NationalFriendshipDay on

August 2nd, Lincoln is celebrating Friendship Month for all of August. Here are some tips to help you keep in touch:

• Reach out to old friends from school, your neighborhood, or friends you met at a previous duty station. Reconnecting and reminiscing could bring some much needed laughter and good vibes during a tough time.

• Build new memories and meet new friends by joining one of Lincoln’s upcoming virtual events. These events will allow you to connect with other military families. In August, Lincoln will be hosting Dinner and A Class, Spouse Club, Marriage Seminar, and Stroller Strides virtually.

• Zoom and other video conferencing platforms are a great way to safely have facetime with people you’re missing. If you’re finding video calls exhausting, Facebook and Netflix now have Watch Parties to allow people to watch videos together, taking some of the focus away from having to be on camera the whole time.

• Mail cards to let your friends know you are thinking of them. This is a great way to send a long distance hug and let them know they are supported.

• Use a phone and call your friends and check on them. Friendships add support and comfort and with the current pandemic causing a rise in depression, your friends might need a friendly voice to cheer them up.

• As parents, take some time to role-play making new friends with your kids so they are ready for when they go back to school.

Friendships can lead to overall better health, being happier, gaining experiences, the feeling of being supported, a sense of belonging, and more. From all of us at Lincoln, thank you for being our friend! We look forward to connecting with you all month at our events! To “Live Green” means more than just recycling. It means that you incorpo-rate small changes in your everyday life to help sustain and conserve resources.

It means that you help out in your community; you spread the message of conservation with friends and neighbors.

This month, take a look around your community and see what you can do to make a difference in your environment. You can volunteer to clean up a park or plan a community outing to clean up the beach. Here are a few things you can do to continue to “Live Green.”

Energy Savings – Change out light bulbs from incandescent bulbs to energy saving LED bulbs.

Recycle or dispose of batteries and chemicals properly - hazardous waste can-not be placed in the trash or recycling bins. Visit www.earth911.org and find local locations to recycle hazardous waste, batteries, etc. search by zip code.Donate/Reuse/Buy used items

Do have a needed repair, a suggestion, or a concern? Lincoln Military Housing is committed to enriching the lives of military families through providing quality home and vibrant communities. Your feedback is an important piece in helping us accomplish this goal, and we want to ensure we provide you with an avenue to initially address your needed repair, suggestion or concern and the process to escalate it, should that be necessary. BBQ/ Fire Pits

If you wish to cook outdoors, Town Center residents please refer to your lease documents for limitations on grilling in your neighborhood.

Meriwether Landing/ Westcott Hill communities that have common BBQ/fire pit areas will need the cover to be replaced once the fire pit has completely cooled. All Residents are responsible to remove all trash/debris to be ready for the next resident to use.

For all other communities, all BBQ grills must be used at least 15 feet from your home to prevent damage to the siding. BBQ grills/fire pits are not to be used under over-hangs, eaves in garages or carports.

Only commercially purchased above ground fire pits are allowed in family housing and must be used at least 15 feet from your home and within your own yard.

All communities need to properly store flammable materi-als, keep a fire extinguisher or water source readily avail-able and supervise all fires by an adult until extinguished.

The burning of leaves, garbage and paper is strictly pro-hibited.

Landscaping

Landscaping services are currently included in your rent. On your lawn service day, you will need to ensure that your lawn is free of toys and personal belongings so the mowers can cut your grass. You can have one large non moveable item in your yard such as a swing set or trampoline. Please see your District Office for Outdoor Policies. The mowers will cut within two (2) feet of the item. You will be responsible to cut the grass under and the two (2) feet around the item.

You may choose to maintain your own lawn if desired. Contact your Community Office for a sign to put in your window.

If the home you live in has a fence either provided or installed by you, you are responsible for the maintenance of your yard.

All flowerbeds adjacent to your home are your respon-sibility to maintain weed-free. Failure to maintain may result in fines.

BBQ / Fire Pits and Landscaping

It is your responsibility to take care of your pet(s)

Any and all pet(s) and animal(s) approved by Lessor must be kept inside the residence at all times except when on a leash or when securely confined in your fenced backyard, provided the fence is approved by management and is of adequate size and strength to restrain the animal.

Pets are not to be tied up and left unattended if there is no fence.

Pet owners are responsible for disposing of their pet’s waste immediately, whether the pet is on a leash or in a fenced area.

Please see your resident handbook or your District Of-fice for a list of prohibited pets here at JBLM.

Moving Out

When it’s time to move out, we have a few simple requirements:

1) You must visit your District Office to complete a Notice to Vacate. At that time a pre-in-spection appointment will be made. You will also schedule the date and time of your final inspection which is the date and time you will turn over keys and walk away from the home. 2) You must provide us with a valid forward-ing address. 3) As required by your lease, you must leave your home in the same clean, undamaged and ready-to–rent condition as when you moved in, tak-ing ordinary wear and tear into account. Ordinary wear and tear would include such things as traffic wear across the carpet, but not burns or stains.

When you vacate your home, any personal property left in your home will be considered abandoned and may be disposed of, without liability to us, subject to applicable laws.

If we incur costs for cleaning and or repairing your home or for removing trash or other items left behind after you move out, we will pass those costs through to you.

Community Update

Lewis McChord Communities is looking forward to the following

capital improvement projects kicking off this Summer and later in 2020!

Renovations are happening on both McChord Field, Lewis West and Lewis East! McChord Renovations are underway in Heartwood II & III, new features will include air conditioning, upgraded Quartz countertops, new appliances, new plumbing, roofs and siding.

Similar renovations are also upcoming in 2020 in bothe Davis Hill and New Hillside.

Fence Replacement: Olympic Grove (finish up), Carter Lake, Evergreen. Adding fencing to: Beachwood South

New Planter bed with irrigation system installed at Beachwood South, Madigan, Heart-wood, Clarkdale. These planter beds will then be maintained by our landscaping contrac-tors.

Installing garage door openers at The Bricks community.

We have paint projects starting this summer in New Hillside & Heartwood. New updated color schemes will match the newly renovated Heartwood II & III homes.

We will be continuing our current project of converting existing carports into garages in the Madigan neighborhood. As well as executing a new project in Beachwood South mak-ing those conversions as well.

We are adding irrigation to the parks in Meriwether Landing

New street signs will be installed in Beachwood North and South, as well as Madigan.

Making improvements to sidewalks, concrete and asphalt, to eliminate any trip hazards throughout housing.

In Greenwood, we are installing a large parking area that will increase parking in that area and decrease the number of cars parked on the road.

Summer Water Conservation on JBLMBy Cathy Hamilton-Wissmer, DPW Water conservation is key to water resilience and security. Using water efficiently and avoiding waste is essential to ensure that we have enough water today and into the future. There are simple things you can do to help conserve water: o On JBLM water your lawn no more than 10 minutes a day per sprinkler head (Level 1) every other day. Water Conservation Level 2 means water no more than 2 days a week. Outside water use is not allowed if at Water Conservation Level 3. o Wash your car on JBLM at the MWR Auto craft centers and commercial car washes. o Use a leak-fee, high efficiency toilet, and use a wastebasket, not a toilet for trash o Fix leaks! A leaky toilet can waste 200 gallons per day. o Wash full loads of laundry and use a high efficiency washing machine. o Use the load size option on the dishwasher. o Keep drinking water in the fridge instead of letting the faucet run until the water is cool.

Are you a whiz in your home kitchen? A regular Martha Stewart who can whip up a business out of your own delectable, delicious creations? Cottage food industries - home businesses involving food production - are permissible in government housing. However, they are subject to military regulations and Washington State law governing the production, food type, and sale of these foods.

A cottage food operation describes a small business which produces cottage food products only in the home kitchen of the owner’s primary Washington domestic residence and only for sale directly to the customer.

Under Washington State law, the Department of Agriculture requires a permit for you to legally

operate your cottage foodbusiness. It is extremely important to follow this process in order to provide safe food to our Joint Base Lewis-McChord community members and operate in accordance with laws and regulations. Violations of

these laws and regulations could result in your loss of on-base housing privileges.

Cottage food products are mainly limited tonon-potentially hazardous foods.Allowable foods may include cakes, breads, pastries, scones, cookies, crackers,

cereals, recombined and packaged herbs/seasonings, pies, nuts, donuts, candies, chocolates, fudge, caramels, and taffy.

Prohibited foods include products made with meat, poultry, fish and shellfish products; cut fresh fruits or vegetables; cakes or pastries with cream filling or fresh fruit garnishes; honey; home-canned vegetables, meats, or stews;canned fruits, vegetables, or salsas; milk and dairy products; and beverages; to name a few.

Air Conditioner Standards - Be in the know before you install!

Window mounted Air Conditioner Unit for first floor windows only.

Window mounted Air Conditioner units above the first floor windows of your home are not allowed and no structural modifications are allowed to accom-modate window AC units. Also, the following restrictions will apply:

• Unit Size: 6,000 BTU maximum• Unit Weight: 46 pounds maximum• Power Requirements: 110 Volt, 5.6 Amp maximum. No 220 Volt units are permitted• Clear plexi-glass material or plywood material painted to match the color of the window frame must be used for all exposed areas of installation.• LMC will not be responsible for added electrical loading imposed by your equipment. (i.e. added utility costs on your Minol utility billing).• LMC will not be responsible for any damage to the window or structure, including but not limited to window warping, mounting hardware damage, condensation leakage, or residue from foams or tapes, charges may apply for these damages.

Mobile/Portable Air Conditioner Units Mobile/Portable Air Conditioning Units, where the unit remains inside the home and vents through a window are allowed on all floors (1st & 2nd story rooms) with the following restrictions.

• Unit Size: 14,000 BTU maximum• Unit Weight: 80 pounds maximum• Power Requirements: 110 Volt, 10.8 Amp Maximum. No 220 Volt units are permitted• Clear plexi-glass material or plywood material painted to match the color of the window frame must be used for all exposed areas of installation.• LMC will not be responsible for added electrical loading imposed by your equipment of existing usage (i.e. added utility costs on your Minol utility billing).• LMC will not be responsible for any damage to the window or structure, including but not limited to window warping, mounting hardware damage, condensation leakage, or residue from foams or tapes, charges may apply for these damages.

Wading pools are allowed without prior written approval. Wading pools are defined as being no more than 18 inches in height. They are temporary and seasonal and do not include ladders or pumps. For safety and health con-cerns, they must be emptied and put away daily.

You may install an above ground pool in your fenced backyard. You are responsible for getting annual prior written approval from your District Manager. You will be required to fill out the necessary paperwork and pay all deposits associated with pool. You must display the Lewis McChord Commu-nities Approved Pool sign in a visible street facing window any time the pool is set up.

All requests must be made annually in writing and include the following:• A drawing that details the location of the pool.• Size, to include height and capacity of pool.• Approved fence request form, fence must be a 6ft privacy fence with self-latching gate. Fence must be approved and installed prior to submitting pool request.

A refundable deposit of $100 will apply. This deposit is refundable at move out.

Additional Policies:• Pools are only to be in place from Memorial Day to Labor Day• Pools must be removed and stored no later than September 10• Pools are only allowed in fenced back yards that have self-latching gates.• Pool cannot be taller than the fence.• Only ladders made for the pool are allowed.• No temporary structures are allowed around the pool.• Children under the age of 14 must be accompanied by children the age of 14 or older at all times when using the pool.• Prior to move out, you will be required to remove the pool and repair any damage to the premises• Any changes to the original request must be submitted in writing and are subject to approval by the District Manager.• Acceptable use of pools is at the sole discretion of management.• Management reserves the right to require that a pool be removed at any time.• You are liable for any issues that arise from use of the pool.• In the event that Lewis McChord Communities calls for water rationing, you will be required to follow post water conservation guidelines.
