Portland at a Glance Portland is a larger medium-sized coastal city located in the state of Maine. With a population of 66,666 people and 21 constituent neighborhoods, Portland is the largest community in Maine. Portland has a large stock of pre-World War II architecture, making it one of the older and more historic cities in the country. Portland real estate is some of the most expensive in Maine, although Portland house values don't compare to the most expensive real estate in the U.S. Portland is a decidedly white-collar city, with fully 87.35% of the workforce employed in white-collar jobs, well above the national average. Overall, Portland is a city of professionals, sales and office workers and service providers. There are especially a lot of people living in Portland who work in office and administrative support (11.56%), management occupations (10.70%) and sales jobs (10.25%). One thing that you will notice about Portland is that there is a good-sized population of people who are young, single, educated, and upwardly-mobile career starters. Many singles consider Portland a good place to live without being in a really big city, with opportunities for friendships and fun with others like themselves. One of the nice things about Portland is that it is nautical, which means that parts of it are somewhat historic and touch the ocean or tidal bodies of water, such as inlets and bays. Because of this, visitors and locals will often go to these areas to take in the scenery or to enjoy waterfront activities.

Information & Demographics Portland is one of the most well-educated cities in the nation. 44.83% of adults in Portland have at least a bachelor's degree. Compare that to the average community in America, which has just 21.84% with a bachelor's degree or higher. The per capita income in Portland in 2010 was $28,913, which is upper middle income relative to Maine and the nation. This equates to an annual income of $115,652 for a family of four. However, Portland contains both very wealthy and poor people as well. Portland is a somewhat ethnically-diverse city. The people who call Portland home describe themselves as belonging to a variety of racial and ethnic groups. The greatest number of Portland residents report their race to be White, followed by Black or African-American. Important ancestries of people in Portland include Irish, English, Italian, French, German and French Canadian. The most common language spoken in Portland is English. Other important languages spoken here include African languages and Spanish.1

Frequently Asked Questions What is the average apartment like in Portland? There is a good mix of old charming buildings, and brand new buildings in Portland. Depending on your budget, and where in the city you would like to live you could have a small studio downtown, or a spacious multi-room unit. Units could be in a house by themselves, or in a large apartment building. How much will rent cost? The average cost for a one-bedroom apartment in Portland is around $1,000 a month, and a two bedroom will cost about $1,200. Will utilities be included? It depends on the unit. If the utilities are included be aware that the heat may be kept lower than you would like in the winter—invest in lots of layers! If utilities are not included it is important to be aware that Maine winter weather can fluctuate drastically. During a mild winter when the price of heating oil is low, your bills could be very cheap. During a harsh winter with lots of cold snowy weather, and expensive oil, you could pay as much as $3,000 over the winter to stay heated. Heat prices will vary depending on the type of heat (oil, electric, etc.) and the weather. What utilities could be included? Depending on the unit utilities could include internet, cable, electricity, hot water, trash, recycling, laundry, and heat. You should ask the landlord for specific details. How much will I need to pay up front? Depending on how you locate the rental, and what the landlord is asking, you may be required to provide first month rent, last month rent, a security deposit, and maybe even some real estate fees. This could range from $2,000 to $4,000 upfront. How can I find housing in Portland? There are a number of ways to locate housing in Portland. Be aware that housing can be very competitive, and fraudsters take advantage of this. Be careful when sending any personal or financial information to potential landlords, ask for photos of the unit, ask for the physical address and look it up on Google Maps, and if it sounds too good to be true, it probably is.

Many of our students (past and present) have lived at "Princeton on Back Cove". It's a nice area and walkable to campus.

Do I need a real estate agent? Real estate agent or agencies can be helpful in locating an apartment, but it is certainly possible to find housing on your own. Will I be able to smoke in my apartment? Most apartments and apartment buildings do not allow smoking within the building, but may have designated smoking areas near the building. Can I have a pet? If you are allowed to have a pet, and the types and sizes of pets allowed with vary by apartment. Please speak with your landlord or real estate agent if you are planning on having a companion living with you. How can I find a roommate or room for rent? Rooms and roommates often advertise on craigslist.com or other housing websites listed above. Students can also email [email protected] to be connected with other students looking for housing. What neighborhoods should I live in? Each student will have their own needs based on financial and other requirements. With harsh Maine winters living close to campus will make for a better commute. The closest neighborhoods are: Bayside, Libbytown, Parkside, Rosemont, St. John /Valley St, and Woodfords. Is there public transportation? Yes, but because Portland is a smaller city public transportation can be infrequent, especially during winter weather. Do I need a car? Since Portland does not have the best public transportation, and can have very cold winters students would benefit from having a car. However, it is not absolutely necessary. If you do get a car, you will want to be sure your apartment has access to parking. Also, in the winter there are occasionally parking bans which require cars to be parked in designated parking lots across the city to allow for snow removal. How late does public transportation run? Depending on the bus line, and day of the week, buses may run as late as 11 PM. Again, because Portland is a smaller city public transportation can be infrequent, and have long waits between busses. Is it safe to take a taxi in the city? Yes, but remember to only ride in marked taxicabs or confirmed Uber cars.

Housing

On Campus We recommend that new international students at USM live on campus for the first year. It eliminates the stress of apartment hunting so soon after your arrival and it provides lots of opportunities to make new friends. USM has academic campuses in Portland, Gorham and Lewiston-Auburn. All of the University Residence Halls are located on the Gorham Campus. To learn more about Residence Life, the cost of on-campus housing and more visit the Residence Life homepage.

Off Campus Students who wish to live off campus will need to locate their own housing. The University of Southern Maine does not facilitate host families. If you are planning to arrive and apartment hunt we recommend that you make arrangements for temporary housing upon your arrival. Housing in Portland is very competitive, and is considered fairly expensive for the area. Depending on if you’re looking for a one bedroom or multi bedroom apartment to split with roommates you should be prepared to pay $500-$1000 a month. Upon signing a lease, most landlords will request first month rent, last month rent, and a security deposit that could be equal to your monthly rent—in which case you may we required to pay between $1,500 and $3,000 upfront. Portland Neighborhoods2

The University of Southern Maine is located in the Oakdale neighborhood. The peninsula, made up of the Valley St, West End, Parkside, Downtown, West Bayside, East Bayside, India St, and East End neighborhoods, have a city feel, while most other neighborhoods are more residential. The peninsula is a very walkable part of the city, and students can easily access public transportation, grocery stores, pharmacies, etc. The more residential neighborhoods (Libbytown, Rosemont, Stroudwater, Nasons Corner, Deering Center, Back Cove, East Deering, North Deering, and Riverton) can be more challenging to navigate, and may require a car or using a taxi to get to grocery stores, pharmacies, etc.

Back Cove Back Cove is the neighborhood adjacent to the tidal basin on the northern side of Portland, bordered by a popular running trail and Baxter Boulevard. Quiet residential streets branch out from the Boulevard like spokes, and three-story Victorians intermingle with ranch

houses with tidy, fenced-in yards. Back Cove is away from the bustle of the downtown, but like most places in Portland, just five to seven minutes from where you need to be. To learn more, contact the Back Cove Neighborhood Association. Attractions:

Bayside Bayside is a centrally-located neighborhood with easy access to the heart of the city. It is bordered by Marginal Way to the north, Franklin Street to the east, Congress Street to the south, and Forest Avenue to the west, and home to the best bowling alley in town, Bayside Bowl. Deering Center Deering Center is situated between Brighton Avenue, Woodford Street, Forest Avenue, and Walton Street. The neighborhood is home to many schools, including Longfellow Elementary, Lincoln Middle School, and Deering High School, as well as the historic Evergreen Cemetery and Baxter Woods nature preserve. Downtown Downtown is the heart of Portland, running from High Street to Franklin Street, and from Cumberland Avenue down to Portland’s working waterfront. Downtown residents enjoy views of Portland’s picturesque brick cityscape, and coffee shops, restaurants, museums, galleries, and bookstores are conveniently located right outside their doorsteps. East Bayside East Bayside is one of the most diverse, quickly growing neighborhoods in Maine and is bounded by Franklin Street, Washington Avenue, Marginal Way, and Congress Street. The neighborhood is home to businesses including Tandem Coffee, Urban Farm Fermentory, Rising Tide Brewing Company, Portland Power Yoga, and many artist studios and galleries. East Deering East Deering is Portland's easternmost neighborhood, situated between Munjoy Hill, North Deering, and the neighboring town of Falmouth. This economically diverse, comfortable suburban neighborhood provides unmatched views of Casco Bay and Mackworth Island from many of its homes. Libbytown Libbytown is a convenient neighborhood for commuters. It’s on the southern edge of Portland, bordered by the Fore River and South Portland, and is close to the Portland Transportation Center and the interstate. Munjoy Hill Munjoy Hill is on the eastern edge of the Portland peninsula overlooking Casco Bay and about a half mile from the heart of downtown. It’s the city’s hip, up-and-coming neighborhood, with a coffee shop, a corner store with organic local produce, and several little restaurants. Decks and balconies on Munjoy Hill look out onto the Eastern Promenade, a scenic waterfront park with a small beach and bike path, a favorite of active Portlanders and dog owners alike. Nason’s Corner Nason’s Corner includes the areas on both sides of outer Brighton Avenue starting at Wayside Road out to Westbrook. The area is sandwiched by the two largest green spaces in the city, Evergreen Cemetery and the Fore River Sanctuary, and also contains Capisic Pond Park and the Capisic Brook Trail. North Deering North Deering is a large residential neighborhood on the northeastern edge of Portland, bordered on the west by train tracks, and on the east by the town of Falmouth. North Deering is home to some of Portland's oldest houses, spared from the fire that burned much of the city in the 19th century, as well as the 48-acre Presumpscot River Preserve. Parkside Parkside is—as it sounds—the area adjacent to Deering Oaks park, a 55-acre grassy expanse in the center of the city which has nearly 1,000 trees, a pond, wading pool,

Peaks Island Peaks Island is one of over 200 islands in Casco Bay and is just an 18-minute ferry ride from downtown Portland. The island is home to many artists, writers, and educators, among others. There is a public elementary school on the island, and Peaks Island students attend King Middle School and Portland High School. The island is home to around 900 year-round residents, and the population blossoms to 2,000-4,000 in the summertime. To learn more, check out the Peaks Island website, as well as the community site. Riverton Riverton is a large neighborhood in the northwest corner of Portland, bordered by the town of Westbrook. The Riverton neighborhood is home to a branch of the Portland Public Library, the Riverton Community Pool, the 1.5 mile long Riverton Rail Trail, and one of the city's best sledding hills, at Riverside Golf Course. Rosemont The family-friendly Rosemont neighborhood, with its small streets and older homes, is tucked between Deering Center to the north and Libbytown to the south. It's home to the original Rosemont Market, as well as Spiral Tree Yoga and the Rosemont Artists Guild of Maine. Rosemont has an active Neighborhood Association that can provide you with more information. Attractions:

St. John Valley The St. John Valley neighborhood is on the eastern edge of the Portland peninsula, south of 295 between Libbytown and the Western Promenade. This eclectic neighborhood includes the Valley Street Dog Park, a variety of restaurants and markets, including Salvage BBQ and The Holy Donut, and King Middle School. Stroudwater Stroudwater encompasses the area west of the railroad tracks, abutting South Portland to the south and Westbrook to the west. At the southern tip of Stroudwater is the Portland International Jetport, and the neighborhood is home to the Tate House--the oldest building in Portland--and the Stroudwater Historic District, as well as the Stroudwater River and Trail. Portland International Jetport: public airport two miles west of downtown Portland

West End The West End has an air of quiet grandeur. It’s home to large nineteenth and early twentieth-century brick, stone, and clapboard homes with tidy yards and colorful gardens. The tree-lined streets with single and multi-family homes feel much like the residential streets of Cambridge. The Western Promenade, a grassy walkway with views of the White Mountains and the Fore River, slopes down to the historic Western Cemetery, creating a natural boundary for the neighborhood. From the West End, Portland’s downtown district is just a short walk away. Woodfords-Oakdale Woodfords-Oakdale is centrally located, just northwest of the downtown area, but with quiet, tree-lined residential streets and easy access to several schools. This walkable, bike-friendly neighborhood extends to the Back Cove at its northeast edge, and includes the Portland campus of the University of Southern Maine, as well as Big Sky Bread Company and Artist & Craftsman Supply. While these communities are all a short drive from Portland/Gorham, there is not regular running public transportation. Most students that choose to live in these areas typically have a car, or rely on taxi transportation to get to and from campus.

Transportation Gorham/Portland Shuttle The University of Southern Maine offers a shuttle bus running between the Portland and Gorham campuses. The shuttle runs Monday-Saturday. Bus stops are located at the front of both Bailey Hall in Gorham and the Woodbury Campus Center in Portland. METRO Bus METRO is a public bus system in Southern Maine, serving the Portland area. Formed in 1966, METRO provides public transit throughout the Greater Portland Region. In 2006, Metro Bus purchased 13 natural gas buses, adding seven additional CNG buses in 2011. METRO's current fleet includes 30 buses (12 are clean diesel). Greater Portland Transit District is Maine's largest public transportation carrier. In 2014, METRO transported more than 1.4 million passengers.
