If your car rarely sees the insideof the garage, is it time to thinkabout redesigning and reusing thespace?

The size of an average singlegarage is around 150 sq ft, whichisn't big enough to fit many familycars comfortably, but it could bevaluable living space if you'veoutgrown your home.

While converting the garage mayinvolve upgrading the walls,insulation and foundations, etc, themain change externally will bereplacing the garage door with awindow, window and door, orFrench windows and thenrebuilding the wall to blend in withthe rest of the house, so it should berelatively straightforward.

A garage conversion is usuallycheaper and quicker (in most cases,two or three weeks, rather thanmonths) than moving home orbuilding an extension.

And, unlike a loft conversion,you'll have the new room on theground floor, where it may be moreuseful than at the top of the house.

The conversion should also addvalue – and who doesn't want that?

Another plus point is thatplanning permission isn't usuallyrequired to convert a garage, as youcan do the work under your home'spermitted development rights.

However, councils can removethese rights, so check this hasn'thappened with your home.

With listed buildings, you'll haveto apply for listed building consentfrom your local council. You shouldcheck, too, that your home doesn'thave any restrictive covenants inthe deeds about changing theappearance of the front of it.

Some companies specialise inconverting garages and if you getone of these to do the work, theyshould be able to dealwith all aspects of theprocess.

You may prefer toemploy an architect andbuilder instead, or ifthey're happy to workwithout architect's plans,just a builder.

If you're a reallyexperienced DIYer, youmay even be able to dothe conversion yourself.

Whoever does the work,it must comply withbuilding regulations. Agood garage-conversioncompany or buildershould know what'sinvolved, but ask thecouncil's building controldepartment if in doubt, and checkout www.planningportal.gov.uk/permission/commonprojects/garageconversion as a startingpoint.

Building control will want toinspect the work to ensure that itcomplies, so speak to them beforeyou begin to find out what theprocess is.

As with any building work, if the

conversion involves a shared wall orboundary, you may need a partywall agreement with the adjoiningneighbour, and if your home'sleasehold, you may need thepermission of the freeholder.

This could mean more hassle, butcompared to the stress of moving,you'll probably be glad you stayedput and made better use of the spaceyou have.

If your home's become too small and you'd rather not move if you don'thave to, there'sone 'room' that youmight nothave consideredconverting...

Yournextmovecouldbe intothe garage

HousepricegloomrevealedCONFIDENCE that houseprices will rise in the nextyear has weakened in thelast few months amidcontinued economicuncertainty, a study hasfound.

Just over a third ofpeople believe that homesin the UK will increase invalue over the coming 12months, compared withalmost a fifth who predicta decline, Halifax found.

But the balancebetween the proportion ofpeople who expect a riserather than a fall hasdropped from 19percentage points when asimilar study was carriedout in March, to 15percentage points in June,when the latest surveywas conducted. Theshrinking gap suggeststhat confidence in a houseprice rise has eroded.

Official figures releasedearlier this week showed aNorth-South divide in thehousing market, withprices having risen inEngland and Wales overthe last year but falling inScotland and NorthernIreland.

House prices increasedby 2.3% in the 12 monthsto May, reaching £228,000on average, the Office forNational Statistics (ONS)said, but if London and theSouth East were strippedfrom the figures, thetypical price would be£183,000.

Beneath the surface,much of the increase wasdriven by a 7.2% rise inLondon, which has hadstrong interest fromoverseas buyers, making itthe biggest rise seen bythe English capital sinceNovember 2010.

AprettydangerousAs schools break up forsummer and thechildren venture into thegarden, keep a watchfuleye on the poisonousplants they may bemixing with, HannahStephenson reports.

SCHOOL'S out for summer –and despite the wetweather, many childrenwill be enjoying thefreedom and fresh air that

the garden offers.You may have already considered

pond safety for toddlers and theneed to put potentially lethalgarden tools out of reach, butcurious children may also putflowers or leaves into their mouthswhich are poisonous, whileuninformed gardeners may brushagainst something which sets off anallergic reaction.

Many plants give off their ownwarning signs. Some have anunpleasant taste which reduces thelikelihood of a dangerous quantitybeing eaten, while others just do notlook edible.

Of course there are the usualsuspects to watch out for includingmonkshood (also known asaconitum), which is extremelytoxic.

Often planted under trees orspring-flowering shrubs at the backof a border, bearing tall spikes ofhelmeted flowers in blues andpurples in the summer, all parts ofthe plant are poisonous and a skinirritant, causing burning of the lipsand mouth, intense vomiting,diarrhoea and spasms.

Historically, monkshood was usedby people to commit suicide byeating the leaves. Hunters in theAmazon rainforest also poisonedthe tips of their arrows with it tokill animals.

Many of us have laurel in ourgardens – it belongs to the familythat includes apple, cherry, plumand almond. But be warned thatwhen you chop your laurel hedgethe sap gives off an unbelievablysoporific effect and you may fallasleep.

Some people may suffer anallergic reaction from the sap ofsome plants, such as rue (Ruta), alow-growing plant with yellow

flowers. Its herbal uses may becomeinsignificant if you get sap on yourskin, which in sunlight can cause ablistering reaction which can lastfor weeks.

Anyone who has been to thefamous Poison Garden at AlnwickCastle and Gardens inNorthumberland will haverecognised some pretty commongarden stalwarts there.

Hemlock, aquilegia, autumncrocus (colchicum autumnale),laburnum and hellebores are allcommon plants you might find inyour garden or in a hedgerow, andall have different levels of toxicity.

The amount you would have to

ingest to do real damage variesfrom plant to plant.

So what other plants arepotentially harmful?◆ Glory Lily (Gloriosa superba) –A summer-flowering climber,producing red flowers with yellowtips. It's poisonous, particularly thecorm.◆ Foxglove (Digitalis) – Both thewild and hybrids produce tallspikes bearing bell-like flowers in avariety of colours, and are oftengrown in partial shade, reachingheights of up to 6ft. All parts of theplant are poisonous◆ Dumb cane (Dieffenbachia) –This large-leaved houseplant is

poisonous, while the sap can causeskin and eye irritation.◆ Morning Glory (Ipomoea) – Thislovely garden climber, withheart-shaped leaves and large,trumpet-like flowers, adorns manytrellises and archways in summer,but it is also poisonous.◆ Fremontodendron – In terms ofbright yellow colours, the flowers ofthis Californian beauty areunsurpassed. It is called the flannelbush in its native land for the hairyundersides of its leaves, but it is askin and eye irritant, so be carefulwhen pruning.◆ Woody Nightshade (Solanumdulcamara) – Most species ofsolanum are poisonous and thisscrambling perennial is often foundin hedgerows and on shinglebeaches, with oval leaves andpurple flowers with yellow stamens,flowering from May to September.The berries are red and poisonouswhile the rest of the plant is a skinand eye irritant.◆ Sumach (Rhus verniciflua, R.radicans, R. succedanea) – This treehas extremely toxic sap. If you aretaking one down, clean your chainsaw afterwards.◆ Giant hogweed (Heracleummantegazzianum) – The hairs onthe stems and the undersides of theleaves of this invasive wetland plantcarry poisonous sap. Brushingagainst this plant can leave youwith large and very painful blisters.It's a severe skin irritant in brightsunlight.

If you think your child has eatenpart of a poisonous plant orsuffered an allergic reaction to it,don't panic but do seek medicalattention from the accident andemergency department of your localhospital, taking a plant sample withyou, the RHS advises.

The main message from the RHSis that you should be aware of theplants which are toxic – and teachyour kids that if it isn't a recognisedfood, don't eat it.

BestOfTheBunchAstilbeWITH all the rain we've been having lately,my astilbes are happier than ever, in moist,damp soil, their delicate feathery plumesbrightening up a semi-shaded corner of mygarden.

These pretty perennials, in shadesranging from creamy-white to lilac, pinkand red, rise above neat mounds of deeplycut foliage in summer.

If they are kept in the right conditions –moist or boggy ground – they are easy togrow and don't need support.

Some will cope with drier soils but mostdo best in rich soil in partial shade, whichmakes them ideal in a woodland setting bya pond or between shrubs.

Plant them in drifts 45-90cm (18-36in)apart, depending on the variety, wateringthem well until established.

They look great planted between foliagebog plants such as hostas or rodgersias.Good varieties include A. chinensis'Pumila', with its pinkish-purple flowersappearing from August to September, and'Bridal Veil', a white-flowering type whichblooms from June to August.

Thingstodothisweek● Lift and dry off garlic when the foliage yellows.● Rake up infected fallen leaves if your roses have blackspot, toreduce the risk of the disease being carried over to next year.● Continue to pick off slugs and snails in the earlyevening or after rainfall, to stop them doing furtherdamage.● Cut flowers for drying such as lavender and statice.● Plant autumn-flowering bulbs as they becomeavailable.● Prune newly planted conifer hedges so they establish adense structure early on.● Thin rows of crops sown in June, including carrots,turnips, beet and lettuce.● Cut delphiniums back hard as the flowers fade, to encouragenew growth and the chance of a second display.● As gloxinias finish flowering, remove faded bloomsand gradually withhold water until the leaves wither,then stand the pots in a dry position where the bulbscan rest until they resume growth in spring.● Obtain cabbage seed for sowing later in the month or inearly August for spring crops.● Propagate shrubs including aucuba, berberis,escallonia, lavender and pieris using semi-ripe cuttings.● Prune summer-fruiting raspberries as soon as they finishcropping.

FAMILIES in the UK are amongthe worst off in Europe when itcomes to the cost of running ahome, a charity warns.

Around one in six people inthe UK (16.5%) is spendingmore than 40% of their incomeon housing costs such as rent,mortgage payments and otherhousehold bills, which charityShelter says is evidence of the“deeply dysfunctional” housingmarket.

It highlights European Unionresearch, which found that theUK has three times the share ofpeople weighed down by highhousing costs than itsneighbour France, where 5.2%of people were spending morethan 40% of their income onsuch costs.

Only Denmark and Greecewere found to have a biggershare of people paying highhousing costs than the UK out of29 countries analysed.

Countries such as Spain, Italyand Portugal fared better thanthe UK in the study. In Portugal,4.2% of people were found to bespending more than 40% of theirincome on housing. Meanwhile,11.2% of people in Spain and 7.5%of Italians faced the same strain.

Shelter says that a lack ofaffordable homes caused by asuccession of governments andyears of easy access tomortgages has helped to drive uphouse prices.

Campbell Robb, chiefexecutive of Shelter, says: “Thesefigures are the evidence that the

UK housing market is deeplydysfunctional.

“With so many familiesspending huge amounts of theirincome on their rent ormortgage, people will be makingdaily trade-offs between foodbills, filling the car tank withpetrol, and paying their housingcosts.”

Households have come underintense pressure from high livingcosts at a time when they areseeing little return on theirsavings, although there are signsof the situation improving asinflation eases off.

However, a study published bySpareRoom.co.uk earlier thisweek found that four in 10people living in rentalaccommodation cannot afford to

save anything for a deposit tobuy their own home, as highliving costs and loan repaymentsare already swallowing up theircash.

Just over one in seven peopleincluded in that survey said theyare having to spend more thantwo thirds of their take-homepay just on their rent.

Rents have soared over thelast year as people unable to geton the property ladder, becausethey cannot raise a deposit ormeet tightening borrowingcriteria, have stayed in therental sector.

A recent study from LSLProperty Services, which ownschains Your Move and ReedsRains, found that strongcompetition among tenants has

helped the average rent to rise to£712 a month on average.

Average mortgage paymentsfor new borrowers stood at 27%of disposable earnings in thefourth quarter of 2011, thelowest share since spring 1997when a 26% proportion wasrecorded, and well below the 37%average over the past 27 years.

But mortgage lenders havebeen steadily increasing theirrates for both new and existingborrowers in recent months,blaming the weak economy andthe increased cost of funding amortgage.
