Often, the homeimprovements that most appealto buyers are also the ones thatmake your home moreenjoyable to live in, which isgood news all round.

Adding living space is one ofthe best ways to improve yourhome and increase its value.

If you’ve outgrown yourhome and you can make itbigger by building anextension or converting theloft, cellar or garage, doing thework is often more economicalthan moving to a largerproperty and gives you anopportunity to create livingspace tailored to you and yourfamily.

However, be careful not toextend your home in the wrongway.

Modernising a home stuckin a different decade is alwaysgoing to add value and make itmore sellable and nicer to livein, but what should youconcentrate on if you can’t

afford to do everything at once?Central heating, preferably

with a modern condensingboiler, is a must these days,especially if you’re thinkingabout selling.

Homes without centralheating are often chilly, andinstalling a new boiler andradiators is an expensive anddisruptive job, so it’s notsomething many buyers will beprepared to take on.

It’s often said that the roomsthat most sell homes are thekitchen and bathroom and,again, this is because replacingthem is expensive anddisruptive - it’s not easy beingwithout either while they’rebeing updated.

Day to day, replacing a datedkitchen or bathroom with amodern one will make a bigdifference to your life, and youcan fit a new one inexpensivelyif you have to, although it’s nothard to splash the cash.

En-suite bathrooms areanother good way to add valueand make your home lifeeasier, especially if you havekids.

You should have at least onebathroom for every threebedrooms, but when everyone’sgetting ready in the morning,

there can be a lot of pressureon that one bathroom.

This is when an en suite forthe main bedroom is agodsend. It’s also useful to havea bathroom on every floorwhere there are bedrooms, so,for example, loft-conversionbedrooms with a bathroom areusually more valuable anduseful than those without.

Few of us would update abathroom without installing ashower, because most peopleshower in the morning whenrushing to get ready, and thisillustrates how our changinglifestyles affecthome-improvement trends.

Another illustration of thisis open-plan living - whereonce separate dining roomsand kitchens were popular,now the trend is for open-plankitchen-diners/family roomswhere the whole family can betogether.

Totally open-plan livingspace isn’t necessarilyadvantageous for sale orday-to-day living, though, ashaving a formal sittingroom/quiet room as well as afamily room works well forfamilies. So get out yoursledgehammer, but don’t gomad with it.

BELLWAY Homes hasannounced it is to build adevelopment inLitherland. Church Fieldswill be created on a six

acre site and consist of a collectionof 88 properties.

The site will include threebedroom semi detached homes andthree and four bedroom detachedhomes, aimed at appealing tofamilies in particular.

Building has already begun atthe development and the companyhopes to be up and running on thedevelopment by late spring withthe opening of two show homes, soviewers can get a better idea ofwhat they may be bidding for.

Church Fields is the first site inLitherland for the award-winninghousebuilder, but it adds toBellway’s increasing developmentportfolio in Merseyside.

Although not yet on site, Bellwayhas already announced its decisionto offer a number of properties forsale early with pre-showhomeopening prices.

The offers include a threebedroom semi detached, known asthe Rufford, priced at £153,995.

Perfect lawnallAs gardeners dust offtheir lawnmowers forthe year ahead, thosewho want a bowlinggreen finish may findthemselves going backto basics and sowing anew lawn. HannahStephenson reports

IF your lawn looks tired andtatty and is covered in weeds,moss and bare patches, it mightbe time to bite the bullet andsow a new one.

The advantage of sowing a lawnfrom seed is obviously the cost – itis much cheaper to sow seed than tobuy turves which may not be theexact quality you want and will alsodeteriorate rapidly if they are notlaid as soon as you have boughtthem.

You can also pick your day to sow.It doesn’t matter if the weathersuddenly turns frosty – you can justwait for it to warm up a bit. Thereis more of an urgency if you buyturf – and if you are having it laidfor you, you can’t pick and chooseyour day.

With lawn seed, you can alsoselect a number of different grasseswhich will be suitable for particularareas of your garden. If you havechildren you are likely to need atougher variety than if you justwant a velvety lawn which is rarelyset foot upon.

But remember that there is nopoint in buying a very fine gradeunless you are prepared to cut it atleast twice a week, feed it, water it

and give it all the TLC it needs.Growing a lawn from seed

requires much initial preparationof the soil. It is hard work, but itwill be worth it in the end.

You will need to dig the groundover thoroughly, to a spade’s depth.If you have a really big area to sow,it may be worth hiring a rotavator,but make sure you get rid of all theweeds beforehand. Otherwise, arotavator will simply chop uprunning roots which will thenspread, encouraging weeds tospring up all over the place.

If you have very heavy clay soil,lighten it with grit, which you needto dig in. Rotted manure or compostshould be added to light soil to giveit some substance. You can levelminor humps and bumps as you go,but if the site is seriously uneven,you’ll need to remove the topsoiland stack it somewhere, level off thesubsoil and then replace the topsoillayer.

Remember when digging that theclods need to be broken down oryour lawn will end up uneven.Trample roughly dug earth withyour feet and break up hard clodswith the back of your garden fork.

One of the most important jobswhen sowing a new lawn is toconsolidate the soil, firming the siteas you go. Walk in overlappingsteps, treading over the whole areawith your heels, before sprinklingon a general fertiliser such asblood, fish and bone or a speciallawn fertiliser. You need to choose aday when the soil is fairly dry andnot sticking to your boots.

Finally, rake over the area andremove any remaining stones anddebris, making sure that the surfacelevel is firm, with no soft spots thatwill sink later. The surface shouldhave a fine, crumbly texture. Youmay have to go over it a few timesbefore it is how you want it.

Once the soil is prepared, you are

ready to sow. It is, in fact, best tosow in late summer or earlyautumn, when the ground is stillmoist, but April is also a good time,provided you don’t do it during anexcessively dry spell. Sow at around50g per square metre and if you areunsure, practise first on a sheet ofpaper on the garage floor, markingthe area into metre squares withcanes and string.

The late, great gardener GeoffHamilton recommended an easierway of sprinkling the right amount

of seed into a set area – stand withyour feet wide apart, lean forwardas far as you can go and that’s abouta square metre.

Sprinkle two handfuls of seedover the area you are covering andthat should be about the rightamount.

Once you have scattered the seed,rake it in with a spring-time lawnrake – don’t try to bury the seed orgermination will be patchy – andthen water if it doesn’t rain within24 hours. Try to use your finest rose

on your watering can or sprinkler,though, or it will wash the seed intopatches.

You will also need to protect thenew lawn from birds, which areprone to using the seed bed as adust bath. Put up some posts withflapping strips of plastic attached tofrighten them off.

Seedlings should appear two tothree weeks after sowing, and whenthe grass is two or three incheshigh, roll it lightly using the backroller of a cylinder mower with the

For carpeting, edging orplanting in rockeries, goodvarieties include ’Rob Roy’, whichis red, ’Pomponette’, whichproduces pompom-like blooms,and ’Monstrosa’, which has largedouble flowers in shades of white,pink or red.

They grow in any reasonablesoil in sun or partial shade,flowering between March and July.While they are perennial, they areusually grown as biennial.

Thingstodothisweek● Sow parsley in shallow drills in a damp, shadyposition.● Repot house cacti in pots one size larger than their existingcontainers. Trickle in cactus compost around the edge.● Sow dahlias, lilies, herbs and hardy annuals in thegreenhouse.● Take the insulation and horticultural fleece off vulnerablepots and tender shrubs in milder areas.● Continue to weed beds and borders and hoe anyweed seedlings before they become established.● If your pond pump and filter have been turned off duringthe winter, get them working again now.● Start feeding your fish in moderation when thewater temperature stabilises at 7C (45F).● Continue to prick out seedlings before they becomeovercrowded.● Mulch beds and borders to stop weeds in theirtracks.● Check borders for plant losses and plan to fill the gaps.● Be vigilant against slugs and snails, to protectvulnerable new foliage.● Lift overcrowded snowdrops and winter aconites beforethe leaves die down, separate and replant immediately.● Plant hippeastrums in pots for late springflowering, but keep them in a warm, humidatmosphere until the buds appear.

House sales reach two year highas banks free up loansUK house sales reached theirhighest level in more than twoand-a-half years last month asconfidence continued to return tothe market, surveyors said today.

The sales jump helped to sendexpectations that house prices areset to increase in the next year,soaring to a three-year high, theRoyal Institution of CharteredSurveyors (RICS) found.

Surveyors sold an average of justunder 17 homes in the three monthsto February, marking the highestvolume of sales recorded since June2010.

The sales uplift is predicted tocontinue into spring, with a balanceof 8% more surveyors expectingtransactions to increase rather thanfall back over the next threemonths.

Prices remained broadly flat,with 6% more surveyors saying that

prices had dipped rather thanincreased, continuing a trend seensince last autumn.

However, in the longer term,there is a “growing suspicion” thathouse prices are set to edgeupwards, RICS reported.

Surveyors’ expectations for houseprices in the next 12 monthsincreased to the highest level sincethey started being monitored inFebruary 2010.

The number of mortgages on themarket has increased by around athird since the Governmentlaunched a Funding for Lendingscheme last August to unblock thehousing market.

Lenders have also been slashingtheir rates to some of theirlowest-ever levels following theintroduction of the initiative, whichgives lenders access to cheapfinance.

RICS said its latest findingsshowed that the scheme may be“slowly encouraging would-bebuyers to test the market” asdemand remained steady across thecountry.

A balance of 1% more surveyorsreported rises in the number ofhomes coming onto the market,although the number of propertiesavailable for sale remains at“historically low levels”, the studysaid.

Peter Bolton King, RICS globalresidential director, said: “It’sencouraging to see that the housingmarket now appears to be pickingup across most parts of the UKdespite ongoing concerns about thehealth of the economy.

“However, even with activityrunning at its best level since themiddle of 2010, it is still well downon its pre-crisis norm.” ON THE MOVE: But sales are still well below pre-financial crisis
