WHAT TO EXPECT WHEN SELLING YOUR HOME
As you embark on the roller coaster ride to a new home, new adventures will present themselves.
1. Expect that your furniture placement may change. My stager or I may want to re-arrange furniture, re-hang pictures, re-style bookshelves, etc. How you live in a house is different than how you sell a home. We are only doing this to present your home in the best possible way to prospective buyers. Consider it an adventure. Frequently you have to box up items after staging. Occasionally you may need a storage unit. You are moving anyway, so this is just a jump on packing!
2. Expect me to ask you to remove or replace any light fixtures or drapes you wish to take to your new home prior to placing your home on the market.
3. Expect that if you have firearms in the house I will ask you to lock them up or remove them. I will also ask you to lock up your valuables such as jewelry.
4. Expect that you may be asked to spiff up your flower beds. Buyers make a decision about your home when they drive up to your home. First impressions are key.
5. Expect to have your home listed in MLS. You gain the most exposure by placing your home there. Most buyers first see your home on the internet.
6. Expect agents to call for appointments to show your home most days. If the requested time is really inconvenient, you can suggest another more convenient time.
7. Expect that someone may come up and knock on your door and ask to see your house. If this occurs, DO NOT LET THEM IN. Ask them to either call their agent or call me and point to my sign in the front yard. You wouldn’t normally let a stranger in the house; this is not the time to start. This includes agents who are at the front door without an appointment. Just because someone has a real estate card does not mean they are an agent. If they are an agent they will have access to MLS and be able to call. Request they call you for an appointment.
8. Expect to be gone from your house every time it is shown.
9. Expect that your pet will need to go with you or be crated when you leave for showings. Some buyers are afraid of or allergic to pets.
10. Expect that no matter what is said during the initial negotiations, once a buyer does an inspection you are likely to be asked for repairs or money in lieu of the repairs.
11. Expect that there may be delays in lending. Some lenders just move slower than others.
12. Expect to schedule your movers immediately after the option period. The good movers book out several weeks, especially for weekends and the end of the month.
13. Expect to contact the utility providers, cable, internet provider, and regularly scheduled deliveries (newspapers, produce, etc.) to give them a date to move your service or discontinue it. On utilities you will tell them the transfer date which is the day of closing, not before.
14. Expect to be out of your home on the day of closing. Most buyers expect possession at funding. Occasionally a seller lease-back is negotiated, but that is the exception.
15. Expect to schedule someone to clean your home when you move out. Moving is tiring, and you will not want to clean after the movers leave.
WHAT TO EXPECT WHEN SELLING YOUR HOME

NOW THAT YOU HAVE YOUR PROPERTY LISTED...
• Be prepared for showings everyday and some times on short notice. If the request is inconvenient,
just say no and offer other options for showing. Be aware that not all appointments
may be honored --it happens to everyone. Sometimes buyers make decisions on street appeal,
and, unfortunately, decide upon arrival they do not want to see the house.
• While most agents work hard to be on time, they are sometimes running late due to reasons beyond
their control.
• Hire a professional cleaning service upon move out and be ready to be out prior to closing unless
otherwise negotiated.
• Putawayallfirearms,prescriptionmedications,andjewelry.
• Schedule an energy audit if your home is older than 10 years old and you pay the City of Austin for
electricity. (This can be done during the option period if you choose).
• Expect to provide utility bills and a copy of your survey if you have one.
• Insist on Realtors using the lockbox even if you happen to still be there. This is for your safety
and we will know exactly who has been in your home. Let no one who knocks on your door without a
Realtor.
• Please let us know if you are going out of town...even for a day.
• You will receive an update of activity and activities to come every week but feel free to call with
questions.
• Neighbors can be your worst enemy or your best friend during this time. We work hard to keep them
happy, as they may know someone wanting to move into the neighborhood. Buyers are always searching
for some tidbit of information that might help them in their negotiation position.
READY, SET ... PICTURES!
Photographs are one of the most important steps in marketing your home. Making your home shine in pictures is easy with these tips to ready your home for a professional photographer.
Remember, buyers are drawn to homes that look like model homes.
OutsideFront & Back• Remove dead plants, both in ground and in pots.• Refresh your flower beds with mulch and some new bedding plants if needed. A few larger pots of newflowers will brighten the entrance.
• Remove toys (kids and pets), old garden hoses, yard tools, dilapidated patio furniture, sprinklers, etc. • Clean your patio furniture if it’s dirty and add a small pot of flowers to the table.• Hide your trash cans and pull your cars out of the driveway if they are parked there.• If your front door needs a coat of paint or cleaning, do it. Purchase a new door mat.
General• Open all blinds, and raise those on windows with lovely views.• Make sure all light bulbs work, replace those that do not. Pay attention to the color put out by the bulb. If its too
yellow, change it.• Turn off all fans, but turn on all lights.• Make sure all toys (kids & dogs) are put away. Put dog & cat beds and food/water bowls in the garage.• If you have booster seats or high chairs, put them in the garage as well.• Remove all small indoor rugs, bath mats, kitchen mats.
Kitchen• Clear counters of everything except a few decorative items (think cookbook on stand, bowl of fruit, lovely
wooden bowl, or similar).• Put away dish towels, cleaning supplies, etc. • Dress breakfast table with a vase of flowers or bowl of fruit but remove tablecloth, placemats, etc.• Turn on under counter lights.
READY, SET ... PICTURES!
Living Room, Den, Game Rooms• Remove clutter, toys, magazines and newspapers.• Make sure decorative pillows are in place, the throw is folded and placed over the arm or back of the sofa
(chair). If your pillows look well loved, purchase new ones to brighten the room. Same goes for the throw.• If you have bookshelves, tidy them and add decorative accents.• Gaming equipment, remotes, etc. should be put away out of view. If you have a TV cabinet the doors should be
closed.
Bathrooms• Remove all personal items such as make up, tooth brushes, shower items, hair essentials from the counters.• Remove all bath mats, scales, trash cans, health aid devices (toilet riser, shower chair).
• Make sure you have fresh decorative or matching towels and that they are folded neatly. If your towels arefaded, stained or worn, purchase new ones.
• Counters can have one or two decorative items.
Bedrooms• Remove all clutter and medical devices (CPAP machines, etc.).• Make sure all beds are made up with fresh matching linens. If the bedding is old and faded, purchase new
bedding & decorative pillows.• Make sure all clothes hampers & small area rugs are removed• Bedside lamps, and a couple of decorative items or the book you are reading are fine on your nightstands.
Study/Library• Clear your desk of clutter.A few decorative items such as a lamp and pencil holder are fine, but not piles of files.• Remove trash cans, neaten wires for computers and printers.• Bookshelves should be clutter free and nicely arranged including a few decorative items.• All desk tops, tabletops, etc.should be free of stacks of papers, mail and files.
