This guide’s focus is to help students avoid common landlord-tenant problems and to help them make an informed decision on where they will live. This is not a legal document and should not be substituted for individualized counseling or legal advice from an attorney who specializes in landlord-tenant law. State Technical College of Missouri does not own or operate any of the rental properties listed. Attached is the most recent copy of housing available in the area, provided by the Admissions Office. The college neither solicits nor endorses these listings. Students may pick up a current housing list at the ITC Front Desk or the Admissions Office. The college advises students and the parents of minors to survey availabilities in an unhurried manner and to inspect the premises BEFORE making oral or written agreement to rent. What does it include? Rent? Breakage or cleaning fees? When is it due? How do you get it back? If not, why not? When is the rent due? What is “late”? What is the “late fee”? Are utilities included? Does the student need to get his/her own contracts on utilities? Telephone? Cable TV? What, if any, are the utility deposits? What is the usual monthly utilities bill? What is the actual street address (so the post office and utilities, etc. can be notified)? Who will have a key? What landlord access is expected, if student is not at home? If not at home, what notice is to be given? Is there a yard? A driveway? A parking space? If the student finds a place he/she likes, check on his/her rights as a tenant: Are pets allowed? What kind of pet? More than one? Are overnight guests allowed? As a tenant, can the student have a party? Is there guest parking? If sharing with housemates/roommates and one or more move out, what happens? Does the remaining student(s) owe the others’ share of the rent or just their own? If pipes or appliances break, who fixes them? Who pays? Does the lease or rental contract state exactly what happens to the deposit? Is it returned when the student moves out? What can be deducted and why? Does the student need to buy renters’ insurance? Did the student and/or parent of a minor and the landlord sign the “Before You Move In” checklist (on the reverse side) or a similar document? If the student finds a place he/she likes, fulfill all obligations as a tenant: Pay the rent on time. If late, pay the late fee. Abide by the terms of the lease or rental contract. Pay any separate fees (insurance, telephone, utilities, cable TV, etc.) not covered in the rent. Take care of the property and keep the living quarters and yard (if there is one) clean. Observe speed limits, noise limits and parking rules. Be a good roommate, housemate or neighbor by cooperating with trash and/or garbage pickups. Leave the property in a condition consistent with “normal wear” (and in a clean and orderly condition). Do a walkthrough and check against the earlier checklist (damages noted, accepted) so that the deposit can be returned.
