All the members are looking forward to being involved in making this the best community it can be. We ask that all residents attend a meeting or two during the year to help us in that endeavor. AMENDMENT VOTING Votes for the three proposed amendments to the Restated and Consolidated Master Declaration of Covenants, Conditions and Restrictions of Lexington Oaks were tallied at the meeting and the results are as follows: Amendment 1 – DID NOT PASS – To allow for Common Expenses to include social events, charitable contributions, contributions to the security patrol, etc. Amendment 2 – PASSED – No Lot may be leased during the first twelve (12) months of ownership following transfer of a Lot. Amendment 3 – PASSED – No Lot shall be leased for a term of less than seven (7) months and one (1) day. This will prevent Airbnb’s from doing business in Lexington Oaks. However, the state of Florida is trying to pass laws that will prevent communities like ours from restricting Airbnb’s. If you are so inclined, you may contact FL Senator Tom Lee at [email protected], (813) 653-7061 in Brandon, or (850) 487-5020 in Tallahassee to voice your concerns. NEW HOUSE PAINT COLORS A committee of our residents met for several weeks in the fall and reviewed the existing house color schemes, made changes to or removed some schemes, and added four (4) new schemes. Paint colors for driveways were also reviewed and there are now four (4) neutral shades to choose from instead of just two (2). A special thank you to Rhonda, Renee, Sue, Jackie, Nicole, Jim and David for being on the committee and making some great color changes and additions for us. Books with the newly approved color palette for 2020/2021 are available for viewing at the Lexington Oaks Community Center, the Sherwin Williams store on Wesley Chapel Blvd., and online at https://www.sherwin- williams.com/homeowners/color/find-and- explore-colors/hoa/wesley-chapel/fl. If you’d like, please visit one or all three places and choose a new color for your home. Rumor has it that houses in Florida should be repainted every 7-10 years!! If you are going to paint, please submit an application to the Architectural Control Committee before you begin painting. The application can be found on our community website at www.mylexoaks.com, then select Board, and then Architectural Committee. Lastly, we have received numerous complaints about drivers speeding through the streets in all our villages. Please observe the speed limit and be mindful of our neighbors who may be walking, playing, bike riding, etc. in or near the streets. We all want everyone to be safe. The next HOA meeting is Wednesday, March 11 at 6:30PM. We are looking forward to seeing you there. Happy St. Patrick’s Day to all!!!! This will prevent movement even if the doors or windows are unlocked. Dowels can be purchased at your local hardware stores. Add security cameras and make sure they are visible. Dummy cameras can also be used as a means of deterrence. Keep your entryway. If someone you don’t know knocks on your door, be loud – make your presence known. If you are alone and you choose to answer your door, do so while on the phone with a friend or pretend you’re on the phone. This tells the potential burglar that someone will know if there’s a break in. If you’ve just moved into the neigh- borhood, make sure you change the locks on all exterior doors to be safe. Re-code garage door key pads. Get to know your neighbors. They are your first line of defense – you watch their house they watch your house. Linda Mooney MARCH MEETING The Lexington Oaks Women’s Club will meet at the Community Center on Monday March 2nd, 2020. Breakfast goodies at 9:30

and our meeting will begin at 10:00am

FROM OUR PRESIDENT Our annual Valentine Tea in February was a great success. We had 12 guests from Rosecastle…one who was celebrating her 92nd birthday that day…so it was even more special. At our March meeting we will be introducing a “Silent Auction”. This is the first time we have tried this and our members are very enthusiastic about the event. At our April meeting, we will be “brain storming” about future opportunities and events. May brings our installation of officers and official final luncheon for the year. If you’d like to be a part of this group of wonderful women who care about their community and each other, please do think about coming to meet us and hear about our future plans at our meeting on March 2nd.

MEMBERSHIP The club continues to meet the first Monday of each month and welcomes all Lexington Oaks ladies to come to our meetings and get to know us. Are you looking for an avenue to give back to your community? Are you looking to meet other women in the area? We do these things and more! We invite you to come to our next meeting.

2020 MERIT AWARDS The deadline has come and gone. We are actively going through the applications that were returned and will be notifying winners shortly!

MARCH ACTIVITIES

BOOK CLUB Meets on the 3rd Monday at 6:30 p.m. Linda M., Phyllis C., Martha K. Chairpersons Book club will be held Monday March 16th. at the community center. We will be discussing “Wonder” by Emma Donohue. Margaret W. will be our discussion leader. Our hostesses will be Martha K. and Margaret W. We will have pot luck at 6:30 and start our discussion at 7:00. Bring your own drink and something to share. All are welcome!

DINERS, DRIVE TO’S and DIVES Mary H., Joan A., Joan T. Chairpersons We will be going to lunch on Tuesday March 24th at Ukelele’s. 4805 Land O’Lakes Blvd. We will enjoy ourselves in a casual “Old Florida” lakeside setting. We’ll meet at the community center at 12:30 or the restaurant at 1:00. Everyone’s invited. Come meet the LOWC in a casual setting.

Upcoming Meeting/Social:

Our next meeting will be Monday April 6th 2020 at the Community Center. 9:30 for breakfast goodies, 10:00 meeting.

Some of our community projects have been completed and some still underway. Here is an update.

PAINTING PROJECT – As of March 1, the painter will have completed or in process of painting over 50 of the 154 homes in our community. Our contractor, Carlson Construction, began painting the week of January 13. If project stays on schedule, project will complete in mid-June of 2020. Just as note that all homes will be painted their first selection from the color selection form you all submitted. A list of all color selections and proposed week of painting for each home is posted on bulletin board by pool area. Again, dates are estimates and subject to weather and other factors.

Please Note: If homeowner would like to change their color selection, please notify paint committee at least one week before scheduled paint date.

Painter will post letter on your door in advance of painting, please verify color is one you requested.

Homeowner water connection will be used during the power wash phase at beginning of painting on each home.

Please arrange to be able to have front door open when door is scheduled to be painted. Also remove any breakable objects from lanai and have lanai accessible for painting. Painter will move furniture to center of lanai before painting.

If you desire a small container of touch-up paint, please let the painter know and they will provide.

Paint Contractor will have equipment storage trailer stored in our community throughout this project.

MAILBOXES - Some of the mailboxes in our community are beginning to get in a state of disrepair. It is homeowner’s responsibility to repair and/or replace the mailbox if required. Please do so to eliminate the need for the HOA to write violation notices for those residences where mailbox needs attention. First Service Residential has information where replacement mailboxes can be purchased.

Landscaping Issues you may have can be reported on our e-mail account at [email protected]. In addition, you may fill out a “Landscape Issues” form found in the drop box adjacent to the pool bulletin board.

Pet owners - it is required that you pick up after your pet by both Churchill Deed Restrictions and a Pasco County ordinance and good common sense. In addition, pets must be leashed at all times. Our pets are wonderful additions to each of our families, so please be a good neighbor and pick up after your pet.

March: It’s the month when green is the color of fashion, the “Luck of the Irish” ‘rules on the 17th, St. Patrick’s Day, along with green beer making its annual appearance. And for you Roman history buffs, the “ides of March” is remembered on the 15th. Daylight Savings Time begins on March 8th, so don’t forget to set your clocks ahead. Also, as winter leaves us, we head into spring this month on March 20th.

Fitness Center: Thanks to our Community Development District (CDD) staff, our fitness center was given a thorough cleaning in February, which included (but not limited to) ceiling fans, air vents, carpet and tile. Our fitness center is certainly the most used facility, here in Lexington Oaks, so please try to help us by not abusing the equipment and doing your part to keep things clean when you use it. Also, we do request that proper workout attire be worn when using the facility. Proper foot ware i.e. tennis shoes not flip-flops and men wear T- shirts or like clothing when using the fitness center.

Swimming pool: the updating of our swimming pool is well under way-- new tile and LED lighting is being installed. And to help with security of the pool area, a new 7-foot fence has been installed around the outside perimeter of the pool deck area.

Special thank you to Doug Johnson, maintenance, who has finished our bi-yearly cleanup and inspection of all CDD ponds. And of course, to Todd Wilhelmi and his staff for their hard work.
