excess of 5psi. When a garage door meets 5psi of resistanceit should reverse its course. This problem can be easilycorrected by adjusting the tension screws on the garage dooropeners main box.

ElectricalPage 13 Item: 6 Outlets 6.2. Repair: The outlet on the left side of the kitchen sink did

not trip. The GFCI on the right side of the kitchen sink wasnon-responsive, it is likely the outlet on the left side isconnected to the inoperable GFCI.

Insulation/VentilationPage 19 Item: 4 Dryer 4.2. Repair: Dryer vent is partially clogged with lint.

1. The Scope of the Inspection1.1. All components designated for inspection in the InterNACHI® Standards of Practice areinspected, except as may be noted in the "Limitations of Inspection" sections within this report.

It is the goal of the inspection to put a home buyer in a better position to make a buying decision.Not all improvements will be identified during the inspection. Unexpected repairs should still beanticipated. The inspection should not be considered a guarantee or warranty of any kind.

Please refer to the pre-inspection contract for a full explanation of the scope of the inspection.

For your convenience, the following conventions have been used in this report:

1.2. MAJOR CONCERN: a system or component that is unsafe and in need of prompt attention.

1.3. SAFTEY ISSUE: denotes a condition that is unsafe and in need of prompt attention.

1.4. REPAIR: denotes a system or component which is missing or which needs corrective action toassure proper and reliable function.

1.5. DISCRETIONARY IMPROVEMENT: denotes improvements which are recommended but notrequired.

1.6. MONITOR: denotes a system or component needing further investigation and/or monitoring inorder to determine if repairs are necessary.

5. Gutters5.1. Observation: There was some collection of leaves and other debris in the gutters. Routinecleaning will prevent build-up and allow for proper water drainage. You might consider addinggutter screens to eliminate the need for regular trips to the gutters for cleaning.5.2. Repair: Gutters that discharge onto the roof should be extended to discharge directly into thegutters below. This condition, if left unattended, can result in premature deterioration of the roofing.

6.2. Repair: Downspouts should discharge water at least 24" from foundation to help preventfoundation damage and moisture intrusion. Recommend adding plastic extensions or French drains(underground extensions).

4. Lot Drainage4.1. On-going repair: There are some areas of low soil around the house. This a commonoccurrence in this area of the country and needs to be monitored and addressed routinely. Low soilwill allow water to pool by the foundation and can lead to penetration into the crawlspace.Recommended slope is 1" drop per linear foot, for two feet away from structure.

5. Driveway5.1. Monitor: Observed minor/moderate cracking on the driveway with some minor deflection. Thisis a common condition of concrete but should be monitored for further damage. Widening cracks ordeflection of slabs could be cause for repairs.
