With the desire to provide the perfect property for each individual buyer, in the early stages of construction you will have the opportunity to choose all the final fixtures and fittings and tailor the floor plans and layouts to meet your exact needs. For complete flexibility you can also arrange for bunk beds to be incorporated so that you can accommodate further guests and maximise your rental potential.

Fully Managed Rental

As with most holiday homes in Austria owners are obliged to rent their property when they are not using it themselves. The developer is a leading hotelier in the local province and they will maximise the rental potential of your property so that it earns you an attractive income.

The dedicated management company will advertise your prop-erty, schedule your bookings, deal with the handover of keys for your guests,and the laundering and cleaning of your property when guests have departed. No Agents Fees

Purchase costs for buying a property work out about 6.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows:

• Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price • Entry to the Land Registry – 1.1% of the gross price• Notary’s fees – 2% of gross purchase price plus VAT• Court costs, administration fees – approx. 150 euros• No Agent’s Fee

Bank finance

Mortgages

Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 2% - 3% and five year or ten year fixed rate mortgages are also available.

If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee.

warth-Am-ArlbergVorarlberg Province

Sat in the north of the Arlberg, the quaint village of Warth-am-Arlberg is one of the three main ski areas in Bregenzwald. It holds the record for the snowiest resort in the Alps, receiving an impressive 11m of snow a year.

Whilst ski lovers carve on the best prepared slopes, the freeriders love the area for its massive quantities of snow and the cross country terrain. Warth has become increasingly popular since the Auenfeldjet link connected Warth-Schröcken with Lech, and from there the ski enjoyment continues to Stuben, St. Christopher and St. Anton which allows for an amazing 344km of skiing across the entire Arlberg region.

Warth is so snow-sure that it is cut off from Lech in the winter months, creating a private skiing paradise . You can ski over to Lech throughout the season and enjoy plenty of cosy bars along the way. In August 2016 the councils announced the road that connects Lech and Warth will be open longer during wintertime. This progression has hugely added to the desirability of Warth and it is even rumoured that the road may be open throughout winter in the future which is sure to see prices increase significantly.

Warth is just a 10 minute drive from Lech in the summer and with the cable cars running year round, you can explore the region until your heart is content.

How to get thereWarth is 1hr 45 mins drive from Innsbruck Airport in the summertime and 2hrs 20 mins during the winter months. It is also only 2hrs 20 mins from Zurich Airport which has a great selection of year round flights.

winter & SkiingWarth-am-Arlberg

Warth-Schröcken is one of the main ski areas in the Arlberg and scores as one of the most snow safe ski resorts in Europe. Sat at an impressive 1,500m - 2,000m it has an average snow fall of 11m each winter.

The Warth-Schröcken ski area has direct access to 68km of perfectly groomed slopes which are well suited for beginners with plenty of gentle blue runs and the excellent local ski school offers group or private lessons for adults and children. It is also superb for advanced skiers with a smattering of challenging blacks and off-piste itineraries and a couple of terrain parks. Due to its large snowfall, Warth-Schrocken is known as the freeride hotspot with over 200km of off piste routes to explore. The new Auenfeldjet cable car connects the Warth ski area with Lech Zürs allowing for 190km of interconnected skiing .

If this isn’t enough, a €45 million investment into 4 brand new lift systems has connected the entire Arlberg ski region. The main lift, dubbed the The Flexenbahn (Flex Lift), links Stuben/Rauz on the St Anton side to Zurs on the Lech side as well as the new lifts finished in December 2016 – the Trittkopfbahn I and II and Albonabahn II. This means that all resorts of the Arlberg skiing area – St. Anton and St. Christoph, Stuben, Zürs, Lech, Oberlech and Schröcken and Warth – cab be easily and comfortably accessible on skis with huge a total of 94 lifts and 344 km of pistes!

In addition to classic skiing, there are a number of alternative extras including the Funslope Steffisalp, a BMW Ski Movie Route, the Speedcheck and an exciting race against friends on the Parallel Giant Slalom race track. For extra thrill seekers, you can even go heli-skiing from the resort.

Getting around..Due to its location Warth is virtually ski-in, ski-out in the winter months with direct access to the ski lifts and the decent piste which runs past many hotel doors.

Regular free bus services connect the village with high speed chairlifts rising from 3 base stations - the 4-person chairlift at Warth , 6-person Jägeralp-Express chairlift at Hochkrumbach and the 6-person Saloberjet chairlift at Hochtannberg.

SuMMertiMeWarth-am-Arlberg

During summertime Warth-Schröcken is an ideal starting point for hikes and mountain tours of all kinds. Sat at 1,500m, you are spoilt for choice when it comes to exploring this Alpine paradise and with the cableways open throughout the season, your journeys up to the peaks couldn’t be easier.

For walkers, the 65km long Lech Hiking Trail starts right at your door and with more than 350km of well maintained hiking paths leading through the entire region, you can explore the Arlberg up close and personal. With the addition of the hiking bus, you can reach even further afield towards Lech Zürs and beyond.

This natural valley is also home to one of the few remaining ‘wild water‘ rivers in Austria. For thousands of years, the crystal waters of the river Lech have carved through the valley, creating this unique and scenic environment which is home to several endangered species. Be sure not to miss the beautiful vistas of the mountain lakes ‘Kalbelesee’ or ‘Körbersee’, during your hikes too!

There is also a wide range of other outdoor pursuits to temp you such as fishing, mountain biking, golf, tennis and rafting. For the more adventurous, canyoning and expeditions to the Silver Caves offer an experience of a life time for all of the family.

Golf

A brand new 9 hole golf course has opened in Lech Zurs am Arlberg making it one of the highest in the Alpine region. The 19 hectare course is suited to both beginners and professionals and is the perfect summer sporting challenge with fairways designed so that players have to play over the Lech river several times.
