Once again, the number of budding gardeners who participated in this year’s garden competition by turning the gardens into a haven of colourful flowers, water features, vegetable patches and ornaments, overwhelms us. The gardens look amazing. You have certainly surpassed yourself, despite the weather, with what has been achieved. The Association held another successfulAGM on 14th September 2017. Our newvenue at Roystonhill Community Centre(the Blue Roof) proved a hit and wewelcomed along 38 members of theAssociation along with representativesfrom other local organisations.

As is required each year, 1/3 of ourmanagement committee members stooddown at the AGM. These 7 CommitteeMembers expressed a wish to continueand were duly re-elected; Marie McHugh,Peter Kane, Stephen Penrice, Nick Brown,Vince Mullen, Geraldine McLaughlin andMaureen Flynn.

As there were no other nominations, thismeans that there is a fantasticopportunity for 2 people to join ourCommittee.

It really is a great way to get involved indecision making in your own communityand to make a difference. You would alsobe eligible for fantastic training

Santa - we know him!!!Due to the fabulous community feedback and roaring success oflast year’s ‘Decorate our Christmas Tree’ and ‘Christmas LightsSwitch On’ event we have contacted Santa and his reindeer andasked him to stop off in Royston on his travels again this year. Weare delighted to announce that Santa very kindly agreed!!

To make this year extra special we have decided to host a WinterWonderland event and Santa agreed to come and sit in his grotto!!!His reindeer may also be persuaded to come along….

He will therefore call to Roystonhill Community Centre (Blue Roof)on Tuesday 5th December 2017 between 1pm-4.30pm.

The community are welcome to attend this event and haveyour photo taken with Santa, we will also ask all the youngpeople to individually decorate their own baubles

and hang them on our communityChristmas tree. Each person takingpart will receive a Christmaspresent from Santa. All you have to

do is come along and join in thefestive fun. We have loads of festive activities

planned so don’t miss out. Festive snacks anddrinks will be served throughout the event.

Cash for Kids Christmas Grant Christmas can be a difficult time for everyone, so Copperworksare delighted to assist Cash for Kids with administering theirChristmas Grants. If you need a little help to make Christmas day a little bit specialfor the children, Cash for Kids may be able to help. In order toqualify you must have children under the age of 16. If yourapplication is successful you will be award £25.00 per child in thefamily. Once Copperworks have been notified that yourapplication has been successful, then we will either issue you withvouchers or cash for the sum of your grant.

Right to Repair…What is The Right to Repair?The Right to Repair is your right as a tenant to have smallurgent repairs carried out by The Association within aspecified timescale. This right was introduced under theHousing (Scotland) Act 2001.

The Type of Repairs covered by the SchemeThere are only certain repairs covered by the scheme andonly when the cost of the repair is £350 or less. Theserepairs are known as Qualifying Repairs and are listed withthe timescales required for completion below:

Complete within 1 DayBlocked sink, bath or drainBlocked or leaking foul drains, soil stacks or toilet panswhere there is no other toilet in the houseLoss of Electrical PowerInsecure External Window, Door or LockUnsafe Access Path or StepSignificant leaks or flooding from water of heating pipes,tanks cisternsLoss or partial loss of space or water heating where noalternative heating is availableToilet not flushing where there is no other toilet in the houseUnsafe power or lighting socket, or electricalLoss of Water Supply

Complete within 3 DaysPartial Loss of Electric PowerPartial Loss of Water SupplyLoose or detached Bannister of Hand RailUnsafe Timber Flooring or Stair Treads

Complete within 7 DaysMechanical extractor fan in internal kitchen or bathroom not working

What happens when you report a Qualifying Repair?

When you report a qualifying repair, the person taking yourcall will advise you verbally of your rights under the schemeand will follow this up with a letter confirming:

• Your rights under the Right to Repair Scheme

• The maximum time allowed to carry out the repair

• The last day of that time period

• The name and address and telephone number of theContractor who will be carrying out the repair and atleast one other Contractor from our Approved List.

• Confirm access arrangements made for us to carry outthe repair.

What happens if the work is not done on time?If the Contractor assigned to carry out the repair does notstart the repair within the time limit set, you can approachanother Contractor from our Approved List who will notify usthat you have asked them to carry out the repair. You willthen also be entitled to compensation.

Allocation Policy Review –have your say The Association is currently reviewing its Allocation policy. This is the policy that outlineshow the Association allocates its vacant properties. This includes the external waiting list,internal transfer list and mutual exchanges.When reviewing policies like this, the association is required to consult with tenants andapplicants and get their views and opinions on the proposals. The association would like totarget a selection of individuals who may be prepared to give up a couple of hours of theirtime to help and have some discussion on this subject. Any contribution you could makewould be very welcome and appreciated.If you are interested in becoming involved in the review of this policy please contact Donnaon 0141 559 6773 or [email protected].

Painting aSuccessful Story onPartnership WorkingWorks are now ongoing in Year 4 of 6 year partneringagreement with JS McColl (Painting Contractors) Ltd forpainter work. We are delighted with the ongoing partnershipwhich has also provided four local young people withapprenticeship opportunities.In the photograph are Brandon Manners, Aaron Burke, MalcolmThomson and Ross Stoddart. All four boys were successful inobtaining apprenticeships with this Contractor and continue todo well. Justin McColl said “We have a highly skilled workforce of longserving painters and decorators. Many of our painters carriedout their apprenticeship with our company and have now workedwith us for over 20 years.All four of our young Royston apprentices are working well inour company and are gaining in experience in all aspects of thepainting trade.

We look forward to offering further apprenticeship opportunitiesto young people in the Royston area over the following couple ofyears.”The Association is committed to creating local employmentopportunities where possible and when partnerships such as thisare put in place, it offers an ideal opportunity for this to happen.We are delighted with the success of this partnership and lookforward to promoting additional apprenticeships inthe remaining partnership years.

Here’s what else is going on at Copperworks…By now our tenants and residents will know that we take our landlord role very seriously. However, we alsobelieve that we have a ‘Wider’ role to fulfil. These are just some examples of the other services on offerfrom Copperworks…

Credit UnionThis great service continues to run from ouroffice on Wednesday mornings from 9.30am until 12.30pm.Please drop in during this time to use the service and youwill be met by Alice from Pollok Credit Union, who will behappy to assist you with a new application, payments, loans,deposits, savings etc..

Financial Capability OfficerMaureen McGowan from the GreaterEasterhouse Money Advice Project (GEMAP)provides information and support to ourtenants and residents on topics such asbudgeting, bank accounts, benefits advice,credit etc. If you need help or advice, pleasecontact our office and we would be glad torefer you on to Maureen.

Tenancy Support OfficerDonna Ferguson from the Simon Communityis on hand to provide vital support servicesto assist tenants to sustain their tenancy. Ifyou feel you are in need of some practicalsupport please contact our office and wecan refer you on to Donna.

Money Advice Service Patrick Hannon from Gemap is our newWelfare Rights Advisor and is available in theoffice by appointment on a Tuesday andThursday. Patrick can also carry out a HomeVisit for those tenants who have mobilityissues and can’t make it into the office. To make an appointment with Patrick pleasecontact the office and we can arrange it for you.

Fruit BarraRoll up, Roll up…..the Fruit Barra is in theoffice every Thursday morning from 9:30to 11:30am. They provide a greatselection of fresh fruit and veg atfantastic prices, right on your owndoorstep. They also have ‘Fairshare’ items at real knockdownprices. Fairshare are generally branded items like Kelloggscornflakes and also pasta and rice and loads of tins to choosefrom. Come along and bag yourself a bargain.An outreach Fruit Barra operates from the Common Room at3 Bright Street from 12pm-1pm every Thursday.Don’t forget to pick up a copy of the latest healthy recipe fromNorth Glasgow Community Food Initiatives nutritionist. Youcan even get some of the ingredients at the same time.

In August each year theScottish Housing Regulatorpublishes the ‘Landlord Report’detailing each landlord’sreported Charter performance. You can view ourreport, and those of all other RSL’s atwww.scottishhousingregulator.gov.uk The website alsoallows you to compare our performance with otherlandlords. Copperworks is required to report ourperformance in achieving or progressing towards the Charteroutcomes and standards to our tenants and service users who useour services. This is the purpose of this report card, which we willpublish each year.In 2016, as part of our Tenant Participation Strategy Review, we askedour tenants some specific questions in relation to how they wished tobe involved in the scrutiny of our performance (if at all). Of thoseresponding, only 23% said they were interested in becominginvolved in measuring our performance. Of those who wereinterested, 88% stated that their preferred method of being involvedin measuring our performance would be through our newsletter. Welistened to what our tenants told us and have produced this reportcard in direct response to tenant requests and preferences. As well as providing you with information on our performance, wehave also provided the results for a number of other organisations toallow you to draw comparisons and better judge our performance.We believe we have chosen a good cross-section of organisationsthat many tenants will be aware of; Blochairn Housing Association (asimilar sized local organisation), NG Homes (a larger localorganisation) and GHA (a larger City Wideorganisation). We have also included the Scottish Averagefigures to allow you to see exactly howCopperworks compares at a national level.

Copperworks Publishes 4th Landlord Report Card

In April 2012, the Scottish Government introduced The Scottish Social Housing Charter. The Charter contains a setof standards and outcomes which the Association aims to achieve. We are required to report each year to theScottish Housing Regulator, our performance in achieving the outcomes and standards in the Charter. This is donethrough completion and submission of the Annual Return on the Charter (ARC). This is submitted tothe Scottish Housing Regulator by 31st May each year.

Quality and Maintenance of Homes…

As you can see, we are exceeding the Scottish average performance in every category. Furthermore, in the many categories wematch or exceed all the other RSL’s that we have drawn comparisons with. We believe we have managed to provide an excellentservice whilst keeping our rents extremely affordable. We are absolutely delighted with this performance. However, we are by nomeans complacent and firmly believe there is always room for improvement.Please let us have your thoughts on how we can improve the service we provide to tenants and other service users. Wegenuinely want to hear what you have to say. Please feel free to become involved in any of our focus groups and please taketime to complete our ongoing surveys. What did we learn/change as a result of these complaints?Here are our case studies:

Case Study 1 A tenant made a complaint regarding a contractor. The tenant madean appointment for the contractor to call at the property howeverthe contractor attended a day early and missed the tenant. Thetenant then rearranged this appointment directly with the contractorand felt that they had been dealt with rather badly. Our staffinvestigated this claim with both the tenant and contractor. Thiscomplaint was resolved once the contractor apologised to thetenant.Case Study 2 A Tenant made a complaint regarding the length of time taken tocomplete a defect repair on a new kitchen. The tenant was upsetthat she felt the contractor had taken a long time to address thisrepair. This issue was further confused by the contractor sendingthe wrong trades person to attend the property. When the on sitemanager attended the property without the correct tradesman hewas asked to leave. From this complaint we learned to ensure thatcontractors communicate fully with tenants and listen fully to thetenants requirements.

Right toCompensationfor Improvements What is the Right to Compensation?Under the Housing Scotland Act 2001,tenants may be eligible to receivecompensation from the Association forimprovement that they have made totheir homes on or after 30th September2002. In order to qualify for thiscompensation, there are certainconditions that must be met:

• The improvement must have beenapproved by the Association

• Your tenancy must have ended

What type of Improvements Qualify?The types of improvements that mayqualify include installing or replacing abath, shower, wash hand basin or toilet; akitchen sink, loft insulation, storagecupboards in a bathroom of kitchen etc.Decoration to the inside of your home orfloor coverings do not qualify forcompensation.Getting approval for ImprovementsIf you are planning on making anyimprovements to your home, you shouldcontact the office and a member of themaintenance team will be happy to visitand discuss the works with you.Approval should be sought inaccordance with the Association’s TenantAlterations Policy.

Following completion of the works, youwill receive confirmation that theimprovement has the approval of theAssociation. Failure to request approvalfor improvements could affect your rightto compensation. Microchipping offer open to dog owners aged 18 or over regardless of benefit status, subject to availability and resources of the charity. All breeds of dogs are welcome, however Dogs Trust will not chip active hunting hounds or litters of puppies. We ask that puppies under 6 months old are fully vaccinated and proof of vaccinations are brought along to the event. If your puppy has recently been vaccinated, they must be carried for the 10 days following their final vaccination. Dogs over 6 months old do not require proof of vaccination. Where offered, the basic health check is for ears, teeth, coat condition and general fitness only. No other veterinary treatment will be available. Adaptationsto your Home Do you struggle in your own homewith negotiating stairs, using thebath or other daily tasks?Here at Copperworks, subject to fundingwe’re able to carry out medicaladaptations to ease your daily life andhelp you stay in your home for as long as

possible. To obtain one of theseadaptations you’ll need a letter from yourdoctor, social worker or OccupationalTherapist. These agencies will makerecommendations which could includeminor adaptations such as grab rails,additional door entry handsets, over bathshowers or installing wet floor showerrooms. Working with these agencies willidentify what your needs are and how wecan help make the necessaryadjustments to your property.

For this financial year Copperworks havesecured £20,000 of funding whichallows us to carry out these necessaryworks. Estate Caretaker UpdateKids gardenThe kids garden is ongoing and the kids have beenout on a weekly basis with Cornelia. After a shortperiod of vandalism where plants where beingpulled out, things have now settled down and allseems to be going well. As it’s getting to the end ofthe growing season, we are now concentrating onclearing up the garden and maintaining it so thatit’s ready for the growing season in Spring. Welldone to the kids at Royston Primary.

Back courtsI have made a start on jet washing and general clean-up of the back courts. This willbe an ongoing programme. I have started at Roystonhill and will continue until all ofthese are finished.
