B efore even thefoundation stonewas laid, this

building was making thehistory books. The storybegins with theintroduction of theMasonic Million MemorialFund in 1919 to raise £1million to build a newheadquarters for theUnited Grand Lodge ofEngland. It was to serveas a working building with lodgerooms, offices and a museum, butalso as a memorial to the 3,000members who died while servingduring the First World War.

£825,000 (somewhere in theregion of £30 million in today’smoney) of the £1 million was raisedin 1925 from a five-course Masonicbanquet for 7,250 men with 1,600waiters and waitresses in Olympia,London. It must have been quite aspectacle. That lunch, with astaggering 15 miles of table, stillstands as Europe’s largest ever sit-down meal.

H. V. Ashley and Winton Newmanwere chosen to design the newFreemasons’ Hall, the third such building on the site on Great Queen Street inCovent Garden. Construction began when the foundation stone was laid in 1927and finished when the building was consecrated in 1933. The steel-framed ArtDeco structure was initially known as the Masonic Peace Memorial but itbecame Freemasons’ Hall at the outbreak of the Second World War in 1939.

My expert tour guide told me that Freemasons’ Hall was the first building inLondon to have a steel frame; the first to have electric elevators; and, indeed,the first to have electricity. It feels remarkably solid, and so it should with1,600 tonnes of steel and who knows how much Italian marble. I can’trecommend a tour enough. It is open most days to the public.

The largest room is the Grand Temple, which is the meeting place of GrandLodge. A pair of huge bronze doors is perhaps its most famous feature. Each is 12ft high, 4ft wide and 3.5 inches thick, and each weighs one and a quartertonnes. They are so finely balanced that they can be opened with a slightpush with a single finger. It is certainly fortunate that their removal formaintenance has never been necessary. Nobody actually knows how toremove them after all.

news>SALES LEVELS RISE BUTTAKE 30 PER CENT LONGERTO EXCHANGEWhile the number of sales agreedis up five per cent compared with last year, the time a propertyis taking to exchange is now taking 30 per cent longerthan at the peak of the market,according to the latest figuresfrom Hamptons International.

Despite the backdrop of gloom due to the Eurozone crisis, Hamptons International’slatest monthly comparison shows that there are now eightbuyers for every new instructioncompared with seven inSeptember, highlighting thatdemand has increased.

However, while demand forappropriately priced properties hascontinued with applicant levels upseven per cent on the same timelast year, Hamptons Internationalestimates that exchanges are nowtaking on average 30 per centlonger than in 2007.

“In the current market,correctly valued properties in theright locations are selling but thesales cycle is taking much longerthan previous years,” says MarcGoldberg, head of sales atHamptons International. “Due tomore stringent mortgage checksand conveyancing processes, thetime it takes to exchange hassignificantly increased.”

Hamptons International expectsthat 2012 will be a moreconservative re-run of 2011 interms of sales. Although it is likelythat there will be a marginalincrease in transaction levels,prices are unlikely to diversifysignificantly and the length of timeto reach exchange will remainlonger than in previous years.

“The property market hasundoubtedly changed over thepast few years – both vendorsand purchasers now need tofactor in lengthier time periods toreach exchange,” Marc Goldbergcontinues. “There are, however,small steps to speed up the

All that glittersOn the other hand, in the face of thefinancial squeeze, a bit of glitter andsparkle might just cheer us all up.Beat the winter blues with a shinywreath, some out-sized metallicbaubles, tinsel, and glittery reindeerin shades of purple, red, gold andsilver. An increasing number of peopleare investing in fake, re-usableChristmas trees. ‘Natural’ lookingfakes that imitate the real thing willgo in any setting, but there are alsosome glorious black, white or evenred fake trees, which lend themselveswell to minimal, contemporarydecoration. or fuss. On the downside, this year’scolour might not be in again nextyear, and although you mightimagine they are moreenvironmentally friendly than theirrootless cousins, many of them aremanufactured in the Far East (usingpetro-chemicals in theirtransportation here), and if not re-used will end up in a landfill sitesomewhere. So if you choose a faketree, make sure you re-use it. We’repretty sure Santa won’t mind.
