Location: The property is located in northern Merced County. It is situated approximately 6 miles southeast of Turlock and 3 miles northeast of Delhi on Harding Road, between Vincent and Cortez. The property address is 14503 Harding Road. Size: The property will contain approximately 24.85 acres. The final acreage

will be known at the completion of a lot-line adjustment that is currently in the process. The lot-line adjustment will separate the residence located at the front left side of the property and the approximate 17+ acre parcel of open land.

Improvements: Storage Building is a metal clad & frame structure, with a concrete floor. It measures 80’ by 120’ with an additional area of 45’ by 120’ that is open on one side. The enclosed portion of the building is used to store almonds in bins or on pallets. Bins can be stacked 4 high. The partially open portion houses the sizer, bin dumper and lift. It is also used as a storage area. The enclosed portion has two 14-foot roll-up doors.

Sorting Room #1 is a wood-framed structure with wood panel exterior,

composition shingle roof, drywall interior walls. It has four storing tables. The building measures 38’ by 30’.

Receiving Area and Loading Dock is metal-framed with metal siding and roof. The dock has a forklift ramp. There are two bins on each side of the dock with bin dumpers. These feed directly onto the sorting tables in sorting rooms 1 and 2. Part of this dock is located on adjacent ranchette parcel and will need a long term lease if it is continued to be used with this facility.

Sorting Room #2 like sorting room #1 is a wood-framed structure with Wood panel exterior, composition shingles roof, drywall interior walls.

It has four sorting tables. The building measures 30’by 30’. This is located on adjacent ranchette parcel and will need a long term lease if it is continued to be used with this facility.

Improvements Cont.: Break and Lunch Room is a wood-framed structure measuring 15’ by 35’. The exterior is wood panel, interior walls are drywall covered. It has three restrooms with toilets and sinks. Office is a wood-framed structure with metal siding and roof and concrete slab flooring. It measures 50’x 30’. Truck Scale is a 70-foot electronic Fairbanks scale installed in 1999.

Pavement and concrete there is over 50,000 sqft feet of concrete and paving located around the buildings and office.

Crops: Approximately 15 acres were planted to almonds in 2000 with an additional 5 acres were planted in 2001. The varieties are 50% nonpareil, 25% Carmel, 25% Fritz. Each tree hole was dug by backhoe and fumigated with methyl bromide. The spacing is a 22-foot true diamond resulting in 104 trees per acre. Soils: Soils consist of Delhi sand. This soil type is common to the area, and well suited to almond orchard. One of the main benefits is the ability to get on the ground during periods of wet weather. Water: Irrigation water is supplied by deep well located on the property served by an electric powered 60 h.p. deep well turbine pump. Water is distributed through micro-sprinklers that put out 19.3 gallons per hour. The pump is reported to produce 1,200 gallons per minute. electrical power is supplied via Turlock Irrigation District. This is a distinct advantage over P.G.& E. power. There is a shared use arrangement on the pump and well with an adjoining properties.
