usually a slow time for hous-ing sales, and August was no exception with Single Family Residential Home sales total-ling 234, a 24.5% drop from July, and 4.5% lower than August 2011 when 245 units were sold. Year-to-Date re-sults continue to be strong. Sales for January to August this year total 2352 which rep-resents a 7.3% increase over the same period in 2011. The average price of homes sold in the month of August was $272,727, while the 12 Month average price increased over the previous 12 month period

by 2.7%, from $269,222 to $276,510.

LISTINGSAs of August 31, 2012,

there were 2,457 Active List-ings in the Kingston area, of which 1,560 were Residential properties. Total Active List-ings are up 2.7% from 2,392 this time last year.

PRESIDENTS COM-MENTS

As expected, as families enjoy the last full month of summer and begin prepara-tions for another school year, August housing sales slowed from previous months. We continue, however, to outpace last year in units sold and aver-age house price. It is interest-ing to note that all the growth is being experienced in the $200,000 - $1,000,000 price range, while the low and high end of the price scale is per-forming worse than last year. Good weather usually has a positive effect on the Real Es-tate market, and with the Fall anticipated to be warmer than usual, coupled with strong re-
