The Summer PCS Season is now upon us! While we hate to see our residents go, we strive to make the transition of moving from one installation to another as seamless as possible. Below are the Notice to Vacate Procedures required of the Villages of Benning:

• The Villages of Benning requires a 30-day written Notice of Intent to Vacate prior to vacating the home, to include the end of the lease term.

Grilling Safety Summer is here, and that means fun in the sun with get-togethers and barbecues! While grilling, however, it is important to remember grill and fire safety. Did you know that an estimated 5,700 grill fires on residential properties occur annually in the United States? Use the following safety tips to be on your way to safe grilling! • Propane and charcoal barbecue grills must only

be used outdoors! If used indoors, or in any enclosed spaces such as tents, they pose both a fire hazard and a risk of exposing occupants to toxic gases and potential asphyxiation.

• Position the grill well away from siding, deck railings, and out from under eaves and overhanging branches.

• Keep children and pets away from the grill area by declaring a 3-foot “kid-free zone” around the grilling area.

Propane Grills Check the gas cylinder hose for leaks before using it for the first time each year. A light soap and water solution applied to the hose will quickly reveal escaping propane by releasing bubbles. If you determine your grill has a gas leak, and there is no flame: • Turn off the gas tank and grill. • If the leak stops, get the grill serviced by a

professional before using it again. • If the leak does not stop, call the fire

There are plenty of small things you can do to conserve water and help avert future water shortages. If you ever wonder whether the small changes you make really matter, consider this: each of us use an average of 100 gallons of water per day- enough to fill 1,600 drinking glasses! Just think how much water you could conserve if your whole family became more water conscience. Here are a few easy tips to get started:

• Cook Smarter- Peel and clean vegetables in a bowl of water rather than under running water.

• Cold, Not Hot- When running the garbage disposal, use cold water instead of hot or warm.

• Cold, Not Hot (Part 2)- When washing clothes, most detergents work just was well in cold water as in hot water. The only time to use warm or hot water is for clothes with tough stains. Even then, they should be pre-soaked and have something applied to the item to help alleviate the stain.

• Shorten the Shower- Take short showers instead of baths, and consider using a shower timer. To make it fun for kids, turn it into a game to see who can get the most “squeaky clean” in the shortest amount of time!

• Sweep It Up- Clean the driveway and dry walk with a broom instead of a hose to save hundreds of gallons of water.

• Look for Leaks- If you see a leaky faucet, toilet or a puddle of water, notify maintenance immediately.

• Tap Out- Instead of letting the tap run until water gets cold, keep a pitcher of drinking water in the refrigerator, and use it to refill certified reusable water bottles instead of opting for single-use plastic ones.

• Turn It Off!- As with all conservation tips, the best tip is to simply turn water off while shaving, washing hands, brushing teeth, etc.

Pool Rules: • Pool hours are Tuesday-Sunday 10 AM-8

PM, with the exception EMP. EMP is open Monday and Wednesday-Sunday. Pools are not allowed to be accessed after close.

• Please dry off prior to entering the building.

• All children must be accompanied by an adult at all times.

• Proper attire must be worn when entering the building.

• All babies must wear swimmers; diapers are not allowed.

• Glass bottles and alcohol are not allowed at the pools.

• Pool Passes are required.

Dive In: Village Pools are Now Open! The 2017 Pool Season is here, and we want everyone to enjoy some fun in the sun! For your convenience, the East Main Post pool will remain open on Mondays while all other Village Pools are closed for Maintenance. The East Main Post pool will be closed for maintenance on Tuesdays. Please keep the following safety tips in mind when utilizing all village pools: • Stay Close, Be Alert and Watch! • Never leave a child unattended. • Keep children away from pool drains,

pipes and other openings. • Learn and Practice Water Safety Skills. • Consider learning how to perform CPR on

both children and adults. • Understand the basics on life saving so

that you can assist in a pool emergency. Please also adhere to the following pool rules. For your convenience, pool rules are posted at ALL pool areas.

Please remember that Jarrod’s Pest Control is the contractually obligated pest control contractor for the Villages of Benning. Any other independent, outside services are prohibited. There are dangers in utilizing outside contractors, including twice-monthly pesticide applications by two separate vendors. Such applications can run the risk of counteraction or synergism between the chemicals being used with unknown results. Additionally, residents and their families, including pets, may be exposed to twice the prescribed monthly pesticide dosage. If you are experiencing any pest-related issues that require pesticide application more than once a month, please notify your community management office. Management and Jarrod’s are here to resolve any issues you may be experiencing.

Snake Safety Summer is a time of year when people tend to spend a lot of time outdoors; however, people are not the only beings who love the summer weather. Snakes and other unwelcome pests do as well. The Villages of Benning would like to advise all residents to be cautious of snakes both in and around housing areas, parks, and/or walking paths. It is recommended, if you see a snake, to contact the 24-Hour Maintenance Line at 706-685-3939. Maintenance will dispatch the call to Jarrod’s Pest Control, although, there is the possibility of them slithering away, prior to being caught.

and clear of any toys and/or personal items prior to your weekly mow day. Remember, you can always contact Mainscape’s Customer Service Line at 1-800-481-0096, as well as your local Community Management Office, should you have any customer service related issues or concerns.

Personal Pools The Villages of Benning does allow small plastic wading pools to be utilized in the privacy of residents’ backyards; however, there are certain rules and restrictions for both the safety and maintenance of our residents and their homes. If you choose to have a small pool, please adhere to the following guidelines:

• Pools deeper than 18” (inches) are prohibited. Small plastic wading pools no deeper than 18” and no larger than 8’ in diameter are permitted.

• An adult (18 years of age or older) must be present to supervise all pool use at all times.

• Pools must be immediately drained when not in use.

• Pools are only permitted to be utilized in the back of a residence, or on the side if there is no backyard. Pools are not permitted to be utilized in the front of a residence.

• Hot tubs are not permitted.

Additional information can be found in the Resident Responsibility Guide (RRG), Section 7.23. If you have any additional questions or concerns, please feel free to contact your local Community Management Office directly. Please also remember that the Villages of Benning has five (5) pools onsite that are available to all residents: East Main Post Welcome Center, Indianhead Village, Custer Village, McGraw Village and Patton Village.

May 2017 Mayor’s Meeting Mayors: The Villages of Benning is looking for a Community Mayor for Custer Village. If you know of anyone that may be interested, please have them contact the Custer Community Manager, Alyssa Bell, directly. To qualify for the position, you must be a resident or spouse in good standing with the Villages of Benning. Community Gardens: The Villages of Benning recognizes the desire for community gardens amongst some residents. Although past surveys indicated low interest across the installation, residents are allowed and encouraged to plant gardens in their backyards. A written Alteration Request Form, however, must be submitted in advance, outlining the size and location of the garden for review and approval. In addition, residents may request an Exception to Policy for larger community gardens in private yards and/or common areas. The request should include documentation outlining the size, location, and materials used, as well as, community support and plans for maintaining the garden. Gardens must be returned to their original state upon move-out. Fences (Upatoi): The Villages of Benning is repairing and replacing fences in Upatoi Village on a case by case basis. Management will be assessing the fences and creating a priority list for repair/replacement. Fences beyond repair will be replaced with black chain link. Conservice: During the summer months, residents may receive a higher than usual utility bill and may have questions as to why. One question that we often hear is, “How is our baseline established?” As stated in the Utility Conservation Program Addendum, which is presented and signed at move-in, the utilities consumption baseline (“Utility Baseline”) is established for all homes based on criteria that include the square footage, age, type of construction and number of bedrooms. The Utility Baseline is a reasonable average of the cost of electricity for a particular home. Baseline averages for profiles of similar units are adjusted monthly and therefore account for seasonal changes that affect utility consumption. Baselines are calculated using only occupied homes within the baseline group. If residents have questions about their bill or the Utility Conservation Program, they can call their community management office. In addition, Utility Conservation information can be found on the Villages of Benning’s website under the “Residents” Tab>Utility Conservation. Software Conversion: The Villages of Benning would like to thank our residents for their patience during our transition to a new software system. Residents may still experience some delays as our team works to learn and implement the new features.
