In Wanaka, demand for residential property has increased, with sales at record levels. Until recently, the Global Financial Crisis was a factor which negatively affected the Central Otago and Queenstown Lake’s districts. With the improved economic outlook this is a thing of the past.

Record numbers of residential section sales continue in Stoney Creek, West Meadows, Kirimoko, Riverside Park and Peninsula Bay plus recent sales in town, with prices ranging from $200,000 to $500,000 but also up to $600,000 and $725,000 in town. Good sections with lake views are scarce with prices increasing. Three thousand to 4,000 m2 blocks with unobstructed Lake Wanaka and alpine views continue selling from $900,000 to $1,500,000.

With the Wanaka recovery, satellite towns; Hawea, Albert Town and Luggate are showing more activity with values increasing. Cardrona is improving too, but values are still below pre-GFC levels.

The lifestyle market close to Wanaka is active with recent sales from $1,000,000 to $3,300,000 and “Northlake” blocks are reselling for up to $335,000. However away from Wanaka, sales remain slow due to lack of buyer demand.

The managed apartment market away from the town centre is recovering but remains fragile. In town and close to the lake,

expensive luxury units remain difficult to sell.

Farms are selling as confidence returns, though iconic hill country properties are slow to sell, with values having declined approximately 50% from pre-GFC levels.

Above $1,000,000 the market is more active than before, though it remains inconsistent and subjective, with quality properties selling below replacement cost not unusual.

Tourism is very positive. In the period ended March 2015 guest nights rose 9.9% to 689,268. International guest nights rose 11.2% to 400,692 and domestic guest nights rose 8.1% to 288,577, with occupancy excluding holiday parks 50.4% for the year.

Going forward the market outlook is mixed. Increasing tourism, record immigration and the reduction in the Official Cash Rate to 3.25%, announced 11 June, will be positive. However Auckland, should a correction occur, and the ever declining dairy industry (Fonterra payout) have the potential to negatively influence the NZ economy and Wanaka.

First time buyers may be thinking that they have been a little

hard done by in recent times, with the Reserve Bank limiting

the amount of money the banks can lend to people with less

than a 20% deposit.

It’s hard enough in Wanaka where soaring property prices

have meant a significant amount of savings are required for

a deposit—just to get in the door! So what is the option for first

time buyers?

Well, there is good news for first home buyers who now

have several options available to them thanks to the new

changes to KiwiSaver, which came into effect from 1 April

2015. Under the old rules, you could only take out any savings

that either you or your employer contributed (including any

returns). In contrast, the new rules also allow you to access

the government’s contributions with the exception of the

initial $1000 kick-start contribution. This is available regardless

of whether you buy new or build, and there are no limitations

on property value. Eligibility criteria apply including the

requirement that you have been a member of a KiwiSaver

scheme for a minimum of three years.

In addition to KiwiSaver enhancements, there is also another

option for first time buyers through Housing New Zealand to

help fund their home deposit. This is a separate application

with a separate set of criteria.

The new rules for this initiative state if you earn less than $80,000

(for singles) or $120,000 (for couples) and the purchase price

of the home is under $450,000, then you could be eligible for

the KiwiSaver Homestart grant.

If you’ve been a KiwiSaver contributor for three years and

you’re purchasing an existing home, you could be eligible

for a $3,000 grant. This increases to $4,000 or $5,000 if you

have been a KiwiSaver contributor for four or five years

respectively. Further, if you buy or build a new home, the

grant value doubles.

Now that you have additional access to a healthier deposit,

it’s crucial that you get the right advice appropriate for your

own individual circumstances.

Heating

A warm and cosy home with effective heating is attractive to

prospective buyers. Thick curtains or those with thermal lining

can be a great way to keep the heat in and the cold out.

It’s important to have it cleaned every year. Most insurance

policies include a condition that fireplaces must be cleaned

annually or your policy may be deemed to be invalid in the

event of a fire.

Guttering

Check that your gutters, down pipes and drains are clear and

that nothing needs repairing or cleaning—consider installing

leaf guards on the gutters and extensions on the down pipes

to direct water away from the home.

Dampness

Musty smells, mould or water stains on walls, ceilings or under

carpets can all be signs of excess dampness. Remove any

mould before winter begins and consider installing extractor

fans in kitchens and bathrooms.
