Monthly MensajeAnother year has come and went. Let’s make December the month that we remind our-selves of all of our blessings. Take a look back and write down what you are thankful for, what you have accomplished, what goals you hit or still trying to achieve. I am willing to bet that once you see it on paper, it will put a smile on your face. We tend to focus on the negative things in our lives when we have so many other wonderful things going on for us. Take a deep breath, inhale - exhale, relax and enjoy being surrounded by your loved ones.

The Holidays is all about being with family, friends, giving back to our communities, eat-ing, drinking and enjoying good music. I have compiled for you a few suggestions for this Holiday Season and I hope you enjoy them. I have included an amazing recipe for Pernil (it will blow everyone away) and the best part is that it’s super easy to do. Music is just as im-portant and if you notice in this month’s cover, I have listed two CD’s that will definitely not only make you want to sing along but also make you dance! You cannot go wrong with Mi-chael Bublé and legendary artist Hector Lavoe, x-mas albums. Nothing beats a good party that includes family, friends, good food and music.

Giving back is one of the best things you can do this Holiday Season. You don’t know how to give back? You can donate food to your local food drives, you can volunteer at a soup kitchen, help at a homeless shelter. Make it a family affair and do it as a family.

We welcome 2015 with open arms and always hope that the New Year treats us just as good as the previous year or even better. We promise that VIVAmazing will deliver amaz-ing content and stories that will help you grow professionally. We will bring stories that fo-cus on the Real Estate Market.

FITNESS

CARDIO DURING THE HOLIDAYS

We all know and hear about all the benefits of exercising. I want to talk about how to make it fun and not see it as a dif-ficult task. Everywhere, you go you see and hear how eating healthy and exercising for at least 30 minutes a day is all it takes. Well, I’m hear to tell you that it’s all True! My friends who are into fitness all look great! Then, I look at myself and let’s just say that there is room for improvement. So, I start-ed off slowly by doing 30 minutes of some sort of exercise 2-3 times a week. Whether that meant I walked around my neighborhood, went for a hike or did some jogging. I start-ed off slow because I did not want to overexert myself and feel pain of sore muscles the next day. I did not want to give myself any excuses why I could not exercise the next day. Now, I start off every single morning with Cardio for an hour. It doesn’t matter, if I’m traveling for work, on vacation, if it’s raining or if I’m to tired. I get up and do it and thank myself for getting it done. It has helped me feel better and look bet-ter while getting healthy. Below, I have listed some pointers that has helped me become consistent in cardio.

Find 30 minutes to jog or walk in the morning. If you do not like to run or jog it’s okay. Start off with walking then push yourself to power walk and then jog. When, I first started... I would run one mile one way and walk back another mile on the way back, which ends up being two miles total! Before, you know it you will progress and go further in length. When, I say run, it does not mean full out sprint and if you have to take short breaks, that is perfectly fine (you are not running in the Olympics). It’s a great way to start off your day and get your heart going.

I don’t know about you but I need to have an amazing playlist on my iPod in order for me stay motivated while exercising. Do yourself a favor and make a playlist of enough songs for 45 minutes to an hour that will keep you wanting to exercise and push you to your limits. It’s another great way for you to know when your work out is almost over, lol. My playlist

consists of Marc Anthony, Notorious BIG to the Rocky Soundtrack...true story!Begin the steps above 3x a week until you feel you are comfortable in doing more. Once, you are ready for more kick it up to 5x a week. Try to walk, jog or run in different locations. That way you do not become bored of the same scenery. This allows you to take in the beauty of your local parks, neighborhood and hiking trails. Remem-ber, all you need is 30 minutes a day!

Ahora (Now), cardio is great for the heart, great for lowering blood pressure, increase of metabo-lism, burning calories, management of diabetes etc... But it also allows you to eat that carne asa-da for the week. This has become a routine in my life and it works for me. I use this time to to clear my mind from work, emails, stress and everyday issues.

A few months ago, my girlfriend and I were on a plane to Vegas to go see Marc Anthony. We, sat next to a lady and in conversation we were talking about running and how much I run, she a runner herself (she was a Dr.) looked at me and said “You are a runner”. I never thought of myself as a runner, that “title” gave me a sense of accom-plishment because I consider myself lazy when it comes to working out. Cardio has changed my life and mind set to build self confidence. The next step is diet and some light weight training. Stay tuned and start your Cardio Game, Now!

1. Three times a week of cardio (jog, walk, Zumba, running)2. Make a playlist3. Once you are comfortable pump it up to five times a week and smile!

COMIDA

PERNIL RECIPEROASTED PORK

Here is a practical dish for the holidays that you will enjoy. I say practical because it’s the main dish for Christmas BUT also great for left overs the next day.

INGREDIENTS

- Pork Shoulder – pick any size that you want but I recommend 2 pounds minimum- ½ cup Oregano- Salt - Pepper- 6 Cloves Garlic - ½ cup Olive Oil- ½ cup Orange Juice- Preheat the oven to 275 degrees

Mix Oregano, Garlic, Salt and Pepper with Olive oil so that it’s a paste consistency. Spread over the pork shoulder and lay in a roasting pan. Then add the orange juice and you put in the over for 7.5 hours. Trust me as the fat drains off and cooks, it creates a delicious sauce with the orange juice. The jui ce also allows some moisture to keep the Pernil juicy. Once the time is up, let rest for 10 minutes and then with 2 forks you shred the Pernil and use half of the juice that it cooked in. You are now ready to eat the tender Pernil and make sure you accompany it with greens such as broccolini to keep it healthy OR tradi-tional rice and beans.

Make sure you are playing the Holiday playlist that I recommended!

Now for the next day, heat up a pan on medium high and add 2 tsp of olive oil and Pernil. Let it crips up and then add 2 eggs over it and let the eggs cook through for 7 minutes. Now you have a fusion version of machaca! Just add over tortilla chips or yucca and that is all she wrote! Enjoy y Feliz Navidad y Ano Nuevo!

SANDRAGUZMANLes presentamos a Sandra Guzman in this issue. This is a 2 part story so we will be-gin with an intro into the career of Sandra. Since we are in the holiday spirits, her book would make great gifts; you can buy them online and get information through her web-site. Sandra was also part of one of my favorite documentary segments HBO’s Latino List. You cannot go wrong with any of those 2 as gifts but try her book first, ya tu sabes.

With more than 16 million Latinas in the U.S., the single biggest group be-ing 35- to 40-year-olds, these women will be the forgers of a new take on the Latina culture and what it means to be a Chicana/Latina globally.

One of the leaders in this movement is EMMY award winner Sandra Guzman, Author of The Latina’s Bible: The Nueva Latina’s Guide to Love, Spirituality, Family, and La Vida. In that text, as well as, The New Latina’s Bible: The Modern Latina’s Guide to Love, Spirituality, Family, and La Vida she has written a wonderful, narrative on the in-and-outs of the Latina culture as well as captured the passion and stereotypes that most people express towards anyone of Latino descent. Challenge that with the statistics that tell us that there will be a more than 50% Latino population in the U.S. by 2030 and you can see why a guide of this nature is imperative to the foundation on which the younger generation of Latinas can build on.

Ms. Guzman is first a Warrior, than a Goddess and finally a Diva. None of these are bad even though modern western and middle eastern society may want to make these words to be damaging to the male psyche. It is that fact that is pushing toward the trend of mixed marriages with gringos of all variations. Dating or living with a blanquito can bring some conflicts en la familia but with the bad comes the great, men willingly em-bracing a relationship with someone sassy, sexy and Spanish, the Trifecta of spunkiness. Think of the kitchen scene in Fools Rush in with Salma Hayek and you know what I mean.

Ms. Guzman covers the topics others are afraid to talk about like domestic violence, al-ternative living and sexuality. In a culture that can smother one with an overabundance of macho-ism it is refreshing and enlightening to know that not all Latinas are big push-overs. It has been that way with many Lat-in America countries but more often than not it has been more like the dark ages.

Sandra, as one of the forerunners of the em-powered Latina movement, has interviewed and written about some of the most influ-ential Latinos in the business. From Pitbull to Salma (a favorite of hers, who was pho-tographed as a Mexican revolutionary hero-ine in Latina the magazine) to Gloria Estefan (who native tongue song, Mi Tierra, was in-strumental to the above mentioned kitchen scene) to Eva Longoria she has gained an exclusive window into to the modern per-son’s vision of what being Latina embodies.

She is also an advocate against the Embar-go against Cuba. It was on this subject that she won her first Emmy. “The Cuban Em-bargo (Embargo Contra Cuba)”, a half hour ground-breaking special on the U.S. embar-go against the island nation. It was while working at Telemundo in New York City that she won not only her’s but the station’s first News and Public Affairs Programming EMMY.

Ms. Guzman has been an Editor-in-Chief, Assistant Editor, Lecturer, Writer, Author, Speaker, Producer, and Interviewer. The list seems long but she continues to expand her repertoire. Where will that lead her next? Only that Warrior/Goddess/Diva knows for sure but she’s more than willing to share her knowledge with others. Want more info? LATINO’S WERE 51% OF THE TOTAL NET INCREASE OF OWNER HOUSEHOLDS IN THE U.S., AND WERE THE YOUNGEST DEMOGRAPHIC. THIS IS A GREAT TIME FOR OUR PEOPLE’S IN AMERICA.

As we enter 2015, I asked our graphic designer (Sam) if there was a better gift, than a home? His answer was “No”. Owning your own home is the American Dream. So, let’s discuss the benefits of buying a house. When you buy a house, Uncle Sam gives you a little housewarm-ing gift (he’s real generous with the gifts). You get to deduct two of the biggest owning-a-home expenses from your federal income tax: 1. The interest on your mortgage2. Your property taxes

Now, that’s just the beginning...

1. The long term equity prepares you for retirement. Most people do not plan out their retirement soon enough. Think about how you would feel if you had started the blue print for retirement sooner than later. You can’t build equity if you are a renter.

2. Reports show that when you own a home, the children and or families tend to go further in education.

3. When you own a home, that home grows with you. You can paint it any color you want. You can add hardwood floors, add a pool, grow your own garden. You don’t have to worry about the upstairs and down stairs neighbors waking you up at 5am or you making too much noise. Your can plant a family and watch it blossom.

4. Your costs are predictable and more stable than renting because they’re ideally based on a fixed-rate mortgage. In other words “Stability” Renters generally have no idea what they’ll be paying a few years down the line. Home owners with fixed-rate mortgages, however, essentially have the same payment for up to 30 years.

Those are just a few examples for you to think about. You are probably reading this story because you know a Realtor or Loan Officer. I suggest you first speak with a loan officer and see how you can get pre approved for a home in 2015. Many peo-ple believe that they do not qualify for homes. They are under the misconception that they need 20% down with excellent credit. I’m here to tell you that, that is not true. There are programs out there for everyone, you just have to take the time to do the research. You can buy a home with little as 3% down without having to pay the extra Mortgage Insurance. Once, you are pre approved the fun part begins! It’s time to call your Realtor and ask him or her to show you properties. Let them know what you are looking for and for how much you have been pre-approved for. Your Realtor will have a conversation with you and let you know if what you are looking for is ideal for your price range. Once, you are looking at homes with your Realtor look at everything! The inside and outside the property. Envision yourself in that home with your family, is it for you?

One last note...Buying a house will be the biggest investment you will make. The process may become stressful, tiresome and at times you may want to throw in the towel. But, listen when I tell you “don’t let it defeat you”. Rules, guidelines and regulations are put into place to protect us. No sense in fighting with your lender on why they need another copy of your paystub when you already provided it to them 3 weeks ago or why they need a letter of explanation on a address that you lived at 20 years ago. If you can’t beat them join them! I promise the process will be a lot smoother and you can close escrow on your home a lot quicker. You and your Realtor will be very happy! Social media has grown so big over the last 5 years that I think it has basically taken over the whole networking via internet and nothing can really compare to the mass op-portunity that it can have on a public figure or a small business. Small businesses today have the struggle of getting their name to the public. To have people give reviews of their services and also provide to their cus-tomers new opportunities that they may be offering but just don’t have to funds to do a mass mail out to their community.

Let’s start by highlighting some of the places online categorized as social media sites and see which ones may have a greater impact on a small business. OK, there is definitely a giant elephant in the room so might as well just get it off of our chest first and see what it may of-fer your business. Facebook; By far is the most known social media website that the world has to offer right now and if I had my pick I would probably start there and see what benefits it may have to offer in terms of helping and im-portance to small businesses. When you start

with Facebook.com you will need to first of all sign up for a personal account that can be linked with the business but it does not have to be visible to the public. You create a new page under your personal profile and choose an option that best describes your business.

Categories such as local business, corpo-ration, product brand, or causes. What this does is it allows your business to be in a nar-row category to be found more easily. Once you sign up you can start promoting your business by just posting great articles, put-ting it on business cards, paying for ad clicks, etc. This is going to be your launching board now for discussing topics to promote your business, running promotions, and connect-ing with your already loyal customers. It gives a more personal approach to marketing in a way that is unparalleled and productive in ways that were unimagined 10 years ago.

Twitter is another big social media site that we can briefly discuss. This website works hand in hand with Facebook. Say you have something on your mind that you want to quickly get it out to your followers. You can pull up your ac-count, type your message, and send it on its way. Share it through Facebook and reach a larger audience. It’s that simple and mindless.

The best part about this is once you gener-ate an audience on social media 90% of the people connected to those services have a smart phone and get updates on real time. With that kind of advertising you cannot go wrong! Think about it… If you run an ad in a newspaper you have to pay a lot to get ex-posure and you have to hope that your tar-geted group will even see the ad. But with social media such as Facebook, twitter, and LinkedIn you have that advantage to ac-complish so much more at the tip of your fingers. It’s free, it’s fast and it’s effective!

One more thing I would like to point out is that once a customer or friend likes or shares your page you have a growing net of poten-tial customers that you did not even have to acquire. Now this is just crazy! You are telling

me that I don’t even have to do anything and my followers and potential customer leads will grow without me doing anything? Yes, that is exactly what I am telling you and it is as simple as 1, 2 , 3. So give it a try and see for yourself the fruitfulness of what social media has to offer for your small business.

Every year I look forward to the holidays and the Xmas music that I play at the office, home and on travel all month long!
