UTILITIES
Comparing 2014 to 2009, gas consumption was consistent,
Hydro consumption was slightly lower, though prices have
risen. Water consumption and cost were up, see charts
below. Gas is used to heat the boilers in winter and the hot
water. Hydro is used to cool the chillers in summer and
generates the make-up air that creates positive air pressure in
the hallways. Keeping this positive air pressure is important,
and is the main reason that residents are asked not to leave
their unit doors open for extended periods
TEMPERATURES
Hallways: 72° F
Hot water: 135° F
Boilers: 120° F
Chillers: 44° F
Swimming Pool: 84° F
When the swimming pool
is topped up with fresh
water, it may take a day
or so to come back up to 84°.

A Financial Snapshot
Laurier Trottier, Treasurer
There was a good turnout of condo owners at the 2015 AGM. I
personally do not agree with the presentation of the audited financial
report, but the final figures are correct. I would like to see the 2015
budget included, now that we have the final year-end figures. We
could realize what kind of budget we have to work with in 2015. The
Superintendent’s unit 104 is stated at cost (I am not sure if this
includes the legal fees and special assessment). A notification should
mention the market value assessment, so that future buyers are
aware of the cost. The 20 parking spots in back are assessed at
$9,000 each when we are only able to sell them for $4,000. Property tax on them last year was $2,100.
At the end of December, we were in a good financial position with a surplus of $98,709. The budget for
2015 is forecasting a deficit of $78,176, but still leaving a cash balance of $20,533 at the end of 2015
because of the 2014 surplus. Since then we have approved additional expenses of over $30,000 to the
$70,000 already in the budget.
