This study was conducted to examine the distribution and overnight accom-modation prices of accommodation facilities in districts of İzmir, one of the focal points of tourism in Turkey and the features of the hotels that cause the differences between the prices.
This study covers researching the distribution of accommodation facilities in all districts of İzmir and annual average overnight accommodation price per person (door price) of 2, 3, 4 and 5 star hotels in Çeşme and İzmir City Center which are the most tourist attracting districts
During preparation of this research report, newspaper advertisements for ho-tels for sale in this region were found for per-room sales values of hotels, the owners of the advertisements were called by phone and a survey was con-ducted on the accommodation prices and other features of the hotels and the agency prices (including profit) of the hotels were obtained from the back offices of the agencies.
The basic economic indicators of a country are also associated with the other sectors in that country. The basic data that we, İstanbul Gayri-menkul Değerleme, have provided below with regard to the Turkish economy are directly re-lated to the tourism potential in the country and the offer-demand balance of the hotels. Table 1 contains a summary of these data.
Table 2 shows the change of GDP of Turkey be-tween 2006 and 2010. According to IMF data, Turkey became the 16th greatest economy of the world in 2010 with a GDP of $736 billion.
The tourism revenues of Turkey between 2006 and 2010 are summarized in Table 3. In 2008, the number of tourists arriving in Turkey was calculated over 26 million and the tourism rev-enues increased by 18% when compared to the previous year and were calculated about $22 billion with a share of 3% in GDP. In 2009, the number of tourists exceeded 27 million; the share of tourism revenues in GDP rose up to 3,5% and $21,3 billion was gained from tour-ism revenues. Tourism Revenue of 2010 is $20,8 billion.

In 2009 Turkey ranked 7th in the number of foreign tourists arriving and left Germany and Mexico behind. In rev-enues, it rose one step higher than the previous year and became the 9th. The tourism revenues of Turkey in 2009 was recorded as $21,3 billion. The number of foreign tourists arriving in Turkey in 2009 was 25,5 million.
Tourism in Turkey and in the World
İzmirIzmir, with a total land of 11.973 km2, is situated at the west of the Aegean Region and is sur-rounded by Balıkesir in the north, by Manisa in the east and Aydın in the south. It is at a distance of 173 km from Balıkesir, 36 km from Manisa and 130 km from Aydın. İzmir is located in western Turkey, has a forest ratio of 40%, 629 km of Mediterra-nean Sea shoreline and is very popular for its sun and sea attractions and his-toric remains. It is the third biggest city of Turkey, after Istanbul and Ankara.
Socio-Economical Structure According to the development scale prepared by the State Plan-ning Organization in 2003, İzmir comes third of 81 cities of Turkey in terms of socio-economic development level. It has 30 provinces, 91 municipalities and 621 villages. According to the latest data provided by TURKSTAT, it had a settled population of 3.868.308 people as of 2009. Its most crowded province is Buca, with a population of 415.967. In 2003, the State Planning Organi-zation prepared a study show-ing the development per-formance of Izmir; the results are shown in Table 6.

The breakdown of employment by industries in 2004 is shown in Table 8. Agricultural industry has a ratio of 28.54%, while the services sector, which includes tourism, has a ratio of 45.46%.

İzmir has many natural beaches along the coast of the Aegean Sea. Among the most popular beaches in the city are Selçuk, Pamucak, Gümüldür and Özdere beaches in the south, Urla-Çeşmealtı, Özbek, Gülbahçe, Çeşme-Ilıca, Altınkum and Alaçatı in the west and Dikili, Çandarlı and Foça, Yeni Foça in the North can be cited.
Izmir’s beaches have potential for yacht tourism. The unspoilt nature of the bays, ruins all along the coast, and other cultural values support this potential. Çeşme Yacht Marina, Çeşme Altınyunus Marina, Alaçatı Pier, Urla Pier, Özbek Harbour, Seferihisar Sığacık Yatis have significant roles for the development of yacht tourism.
Çeşme and Sığacık Marinas have been tendered based on the Build-Operate-Transfer model and opened in 2010. Karaburun, Çeşme-Şifne and Yenifoça marinas also tendered based on the Build-Operate-Transfer model. There are also other yacht marinas operated by public or private entities.
TourismAccording to 2010 data, the number of foreign tourists come to visit İzmir was 1.155.820, while the number of domestic tourists was 431.186.
The borders where foreign tourists entered Izmir in 2010 are shown in Table 10. The percentage of foreign tourists coming by air trans-portation was 65%, while 35% arrived by cruise ship.
Table 11 shows the numbers of foreign tourists coming to Izmir in 2009 and 2010. In 2009, the number of tourists come to Izmir was 1.056.948 and increased by 9,3% to 1.155.820 in 2010.

The tourism types offered by İzmir that have room for development are beach tourism, cultural tourism, religious tourism, congress tourism, winter tourism, thermal tourism, nature tourism, camp and caravan tourism and sports tourism.

Archeological and cultural assets, most notably Bergama and Ephesus, have great potential for Izmir tourism. The Double Church in Ephesus in have a central role for Christians, as it is the first church dedicated to Virgin Mary and one of the first seven churches of Christianity. Another archeological site important for religious tourism is the Seven Sleepers Cave in Ephe-sus. The cave and its vicinity is a central place for Christians. Furthermore, Virgin Mary’s House and Church, declared a shrine in 1961 by the Vatican, are also critical for religious tourism.
Izmir has significant infrastructure facilities for congress tourism. There are 65 congress halls in 14 Ministry of Tourism-approved hotels, most notably Büyük Efes Hotel, Hilton Hotel, Termal Prenses Hotel, Çeşme Altınyunus Hotel and Richmond Ephesus Hotels. The total capacity of these congress halls is around 11.000.
Izmir Fair was opened in 1927 and is held every year in September in İzmir Culture Park. It is one of the oldest and best-known fairs of Turkey. This year, the 80th edition will hold where more than 1.000 foreign and local companies from 60 countries will exhibite their products in 15 different categories. The fair is open for 10 days and is visited by around 1.5 million people.

The skiing center in Ödemiş-Bozdağ is the most important resort in Aegean Region, which does not have much to offer for winter tourism. Natural ski runs in northern hills of Bozdağ are used for winter sports.
Balçova Spa: There are two thermal resorts. Balço-va Thermal Resort belongs to City Administration and has 204 rooms and 406 beds. The other re-sort is the Princess Hotel. This 5-star hotel has 278 rooms and 630 beds. Çeşme Ilıca Spa: There are four thermal resorts. Çeşme Altınyunus Hotel is a first-class holiday vil-lage and has 353 rooms and 1030 beds. 5-star Çeşme Sheraton Hotel has thermal resort license and has 377 rooms and 870 beds. The total num-ber of rooms and beds in other two hotels, Ther-mal Lord and Delmar Hotel, are 132 and 262 re-spectively. Çeşme Şifne Spa: There is one accommodation es-tablishment with 40 rooms and 80 beds.
Lakes and highlands are particularly attractive and have potential for nature tourism. Specifically Ödemiş Gölcük Highland, Ödemiş Subatan High-land, Yamanlar Karagöl ve Bergama Kozak High-lands are good places for nature tourism. However, only Ödemiş Gölcük Highland has accommodation establishments.
The most notable place for sports in Izmir is Alaçatı, for windsurfing. Located only 10 minutes from Çeşme, Alaçatı is known as one of the world’s top spots for windsurfing. In addition to regular winds and waves, Alaçatı is suitable for these sports with the shape of its coast, and will be an important fac-tor in future development of tourism in the area. Another important potential for sports tourism is the facilities built in the center of the city. In addi-tion to the Mediterranean Olympics in the 1970s, the Universiad Olympics in 2005 helped develop-ment of the infrastructure and contributed to di-versity in Izmir’s tourism .

İzmir is one of the most important centers of domestic tourism, and is also an important holiday destination for foreign tourists.
Table 12 shows distribution of the nationalities of the foreign tourists arriving in 2010. Germans come first, with a share of 24%, followed by Italy, England and France.
Table 13 shows the top 5 destinations chosen by foreign tourists in the Aegean Region. Two out of the first 5 provinces in this list are located in Izmir. The others are in Muğla and Aydın.
Transportation preference for domestic and foreign tourists to Izmir between 2006-2010 is summarized in Table 14. The number of tourists rose 48% between 2006 - 2010 and among those the number of tourists that chose sea transport increased by 73% in the past 5 years, while airline passenger numbers rose by 38%.

The main airport of İzmir is Adnan Menderes Airport, located in Gaziemir.
The airport covers 8.200.000 m2 hectares and has 2 passenger terminals with 9 million passengers/year capacity. The domestic flight terminal covers 28.500 m2 while the international terminal has an area of 107.699 m2.
Adnan Menderes Airport was opened in 1987 and renovated in 2006, and has direct flights to 20 countries, such as Germany, the Netherlands, UK and France.
The distances of the airport to some points are shown in Table 15.
Table 16 shows passenger movements in Adnan Menderes Airport. The increase in the number of incoming and outgoing pas-sengers between 2002-2009 is at 14%. Also the ratio increased by 13% in domestic passenger movements and 14% in foreign passenger movements.
Table 17 shows the number of visitors to Adnan Menderes and Turkey airports overall between 2002 and 2009. According to this table, there is 94 % growth in number of tourists come to Turkey between 2002 – 2009, and there is an increase of 15 % in the number of visitors to Adnan Menderes Airport.

Table 18 shows the number of visitors to İzmir Adnan Men-deres Airport and Turkish airports in 2010. The number of visitors peaks in July and August. The num-ber of passengers increases in September and October, the time of festivals and fairs but decline in February and No-vember.

Accomodation EstablishmentsThe distribution of accomodation establishments licensed by Ministry of Culture and Tourism is shown in Table 19 and İzmir has 5% of these establishments with 128 resorts. Izmir comes 5th after Antalya, Muğla, Istanbul and Ankara.
Table 20 shows the distribution of accomodation establishments licensed by the local administrations. Izmir ranked 6th in Turkey, with 422 establishments and has a share of 6%.
Table 21 shows foreign visitors’ accommodation preference in Turkey. Foreign tourists opt for 5 Star hotels at a ratio of 43%. The 4 Star hotels come second, and tourists that prefer holiday villages have a ratio of 8%.
Three star hotels are the first choice of domestic tourists in Izmir with a ratio of 28%, as can be seen in Table 22. While 5 Star hotels are in the second position with a ratio of %25, third preference is 4 Star hotel with a ratio %21 the domestic tourists that choose 4 Star hotels are at 21%.

According to the information obtained from İzmir Province Culture and Tourism Directorate, the number of accomodation estab-lishments licensed by the Ministry of Culture and Tourism is 128 around İzmir and the total number of beds is 25.468 in these establishments.
Table 23 shows the distribution of accomodation establishments licensed by the Ministry of Tourism in the provinces of İzmir. The provinces with highest number of establishments are Konak (İzmir Merkez), Çeşme, Selçuk, Menderes, Foça, Seferihisar and Dikili. Konak, Çeşme and Selçuk have 70% of the establishments in İzmir.

The accomodation establishments with Operation and Investment Licensed by Ministry of Tourism and Culture are usually located in Konak (İzmir center) and Çeşme. If we are to look at the distribution of these types of hotels, İzmir Center has mostly 2, 3 and 4 Star hotels while Çeşme is populated with 2 Star hotels and boutique hotels. Table 27 shows the distribution of the types of establishments approved by the local administrations in the two provinces of İzmir with the highest number of establishments. When we look at the distribution of types of these hotels , are also mostly located in Konak (İzmir center) and Çeşme. Çeşme has a leader position both in terms of hotels and pensions.

Konak (İzmir Merkez) and Çeşme
Table 25 shows the distribution of accomodation establishments licensed by the Ministry of Culture and Tourism in the provinces of İzmir. The total number of establishments licensed by the local administrations in İzmir is 422 with 19.936 beds. The prov-inces with the highest number of establishments are Çeşme, Menderes, Konak, Foça, Dikili and Karaburun, in a descending order. Çeşme, Menderes and Konak have 65% of accomodation establishments in İzmir.

This section will deal with the average overnight accommo-dation price (door price) per person in 2, 3, 4 and 5 star hotels in two provinces of Izmir, approved by the Ministry of Culture and Tourism.
Table 29 shows the prices of 3 Star hotels in Çeşme and İz-mir Center. 3 Star hotels in Çeşme have an average over-night accommodation price of 45 €, while 3 Star hotels in İzmir Center have a price of 40 €.
Table 28 shows the per person prices of 2 Star hotels in Iz-mir Center and Çeşme. Per person price for 2 Star hotels in Çeşme is 35 €, while it is 25 € in Izmir City Center.
Per person price for 4 Star hotels in Çeşme is 80 €, while it is 60 € for 4 Star hotels in Izmir center.
Table 31 shows the per person prices of 5 Star hotels in Iz-mir Center and Çeşme. The price is around 120 € for Çeşme and İzmir Center.
