Our Business ModelIn order to generate returns for our customers, we provide a range of investment opportunities to satisfy specific needs; at a high level, we observe the following business model in many of our investments

Property ManagementWe buy carefully, we renovate thoroughly, and we give equal credence to the renters we put in place to make sure that investments are protected and cash flows are consistent

Asset Construction ProcessWe use investment funds to build luxury high-rise

properties in order to provide a premium living experience for our tenants. All of our properties

leverage the latest in modern and innovative residential architecture designs. This increases the

value of the property and optimizes the space.

We make sure that our properties are located close to best amenities including luxury shopping centres, fine

dining, nightclubs, entertainment, and more.

Ultimately, happy tenants stay for the long term. We make sure that our properties are tailored to boost

cash flows through stable renters.

Tenant Screening and SelectionThe cost of renting the property to a bad tenant is

high, and we use the best software on the market to identify the best match for our properties.

All prospective tenants go through a very strict selection process. We run criminal background

checks, we review credit history and we check past rental history. This minimizes investment risk and

makes sure that the best possible person is chosen to reside in the property.

Our professionals have a wealth of experience in selecting tenants and we have consistently

maintained high levels of vacancy in all properties.

Overall Upkeep and MaintenanceOnce tenants are in place, we have all the services and professionals needed to provide a high level of

upkeep and quality for the properties.

Clients are also given access to a user interface portal known as PropertyWare. PropertyWare is a leading software solution which allows tenants to

easily connect to property management personnel.

Tenants are provided their own individual username and login to check their account balance as well as any open maintenance tickets. Language features

have also been optimized to allow for service in English, Spanish, and Italian.

Investment Security and Tax BenefitsInvesting in the Dominican Republic presents unique strategic advantages for securing the investment as well as significant tax benefits

Dominican Republic Landlord LawsIn recent years, the Dominican Republic have enacted favorable laws for

Dominican Republic Tax BenefitsTaxes have been set a low rate which provides further benefits for investors. Closing costs have been set to 3% and legal fees are minimized through our

network of lawyers and business professionals.

95% Sold Out in 5 WeeksThe Central Park Tower in Santo Domingo is one of our proudest achievements to date. This project is still under construction but is located in a prime location

near shopping malls and the city centre. Once complete it will include an in-house gym, a large private pool, a business center and meeting area, as well as

24/7 concierge services.

Given the benefits of this project, we were able to secure tenants in nearly no time at all. Once complete, the tenants will move in quickly and the project will

begin generating profits.

A Current Project – Overview In order to assess to our investment opportunities, it is necessary to examine an existing project; once such project is the Central Suites Tower, a luxury high-rise property in the Dominican Republic

Central Suites Tower is a 72 unit building designed for a “Buy to Let” investment

Each unit can accommodate up to 4 guests and is fully equipped with linens and appliances. This provides the ultimate experience for customers looking to stay in the medium-to-long term.

One and Two Bedroom SuitesEach unit is fully furnished with

modern amenities. Each apartment includes a covered parking spot with

24/7 surveillance.

Reception and Common AreasLarge spaces in reception and hospitality areas are planned to

warmly welcome guests.

Rooftop Infinity Pool and LoungeEach apartment includes access to

the Infinity Pool with an amazing city view, to the lounge area, the

solarium, the bar, the restaurant, and the gym.
