LOCATION

‘Thrace’ International Logistics Centre is located in the northern part of the district of Plovdiv:

1.5 km from the city of Plovdiv, the second most populous and economically well developed polity of Bulgaria: http://www.plovdiv.org/

200 meters from the International Highway E5N/E-80, also called ‘Thrace’;

12 km from the International Airport Plovdiv at Krumovo;

120 km from the capital Sofia and the Sofia International Airport at Vrazhdebna;

DISTANCES 150 km from Turkey; 140 km from Greece; 320 km from Romania; 250 km from the Black Sea port of Burgas and the

International Airport at Burgas; 380 km from the Black Sea port of Varna and the

International Airport at Varna; 300 km from the Danube port of Ruse; 280 km from the Aegean Sea port of Thessaloniki; It lies on the following interconnections: (1)Belgrade-Sofia-Plovdiv-Istanbul; (2)Varna-Plovdiv-Sofia-Thessaloniki; (3)Bucharest-Plovdiv-Sofia-Thessaloniki

The Land Plot – Vital Parameters Surface area of 55,705 square meters; Existence of underground electricity conductors at 20kW; Existence of subterranean water mains with sufficient

capacity outflow to meet the optimum needs of an industrial purpose terrain;

Drainage of the plot via a 70-meter long canal bordering the purchased plot land; the same also allows for the easy servicing of waste water necessarily resulting from the activities of the ‘THRACE’ International Logistics Centre;

Daily public transport routes connecting the inner parts of the city of Plovdiv to the area of the ‘THRACE’ International Logistics Centre, providing for its easy servicing with labour and goods, both of which are essential to the viability of industrial and business activities at this location;

The Land Plot – Vital Parameters The plot land is services by three motorways, one of which

crosses over the International Highway E5N; Possibility to extend a direct connection from the

International Highway E5N to the ‘THRACE’ International Logistics Centre;

Existence of a motorway parallel to the International Highway E5N, circumventing the land plot for improved ease of access for vehicles;

Gas supply to the plot land within its immediate vicinity; No construction restrictions in respect of the guidelines of

the ecological network of the European Union - ‘Nature 2000’;

No restrictions vis-à-vis the construction purpose from local and municipal authorities within the Republic of Bulgaria.

General Specification of the Project All required land and construction permits stipulated by domestic

legislation and required by both local and municipal regulatory authorities have been fulfilled.

The coefficient of intensity of built-up area on the plot land is 2.5 or some 140,000 sq. m.

The total construction area currently planned for by V i ADI Ltd. at the premises stands at ca. 60,000 sq. m., of which 40,000 sq. m. for industrial spaces and 20,000 sq. m. for offices and showrooms.

The elevation cornice of the plot land is set at over 15 meters with 80% density, which is equivalent to no restrictions on the height of the planned construction.

Logistics properties in Bulgaria generate an annual yield of 9% annually, which is three to four percentage points higher than Central Europe.

Storage space rents start from 5-6 Euro/sq. m., while the office space will be rented out from 10-12 Euro/sq. m. (Cushman&Wakefield, 2008)

Industrial Spaces V i ADI Ltd. foresees the construction of a minimum of

40 000 sq. m. of industrial spaces from prefabricated reinforced concrete panels with usable height inside specified at 10 meters (H=10 m).

There will be 32 entries and exits situated along the northern and southern facades of the main corpus frames.

In addition, the project provides for four main gates, some 1050 meters of cumulative alleys and over 550 parking spaces (at -1 and ground levels) for cars and freight lorries.

Each passage in front of and circumventing the industrial site will have a usability width of 20 meters (W=20 m).

Commercial Spaces In addition to the 40,000 sq. m. of industrial spaces, V i

ADI Ltd. has planned for two office/commercial sites adjacent to the main industrial corpus, as follows:

Building 1 on the eastern end corner of the site will comprise five stories, totaling some 18 500 sq. m. and at accumulated height (H) of 25 to 30 meters. Elevation levels 1 through to 4 (at H=6m each) of this building can be used either as office spaces for high-tech production, showrooms or mall. There will also be a catering facility servicing the needs of the personnel and visitors of the ‘THRACE’ International Logistics Centre. Escalators, as well as freight and vertical lifts are to be fitted in.

Building 2 on the western end corner of the plot land will comprise of three stories from reinforced concrete panels totaling some 1500 square meters at height (H) 11.5 m.

Distinctive Features of the ProjectOne of the unique features of the project is its technical specification, which foresees construction of the entire area predominantly with armored/re-enforced glass units of the highest specified ‘K’ factor for energy efficiency/conductivity, which will make the project extremely viable in terms of energy savings over the long term. V i ADI Ltd. anticipates the utilization of over 30,000 square meters of armored/re-enforced glass units to cover the site. The large covered surface area of the ‘THRACE’ International Logistics Centre further allows for the installation of solar panels on the roofs for own solar electricity generation purposes.

The ‘THRACE’ International Logistics Centre allows for the allocation of a Customs and Warehouse Terminal on site for ease of servicing of goods and freight.

The ‘THRACE’ International Logistics Centre will be built as a class ‘A’ site and accordingly will be serviced by: (1) an own electricity station with 1600 kW capacity; (2) own purifying station; (3) own fire alarm system and sprinkler system; (4) own water depot for industrial needs, as well as (5) central ventilation and air-conditioning system for the office/administrative spaces; (6) green areas; (7) 24-h video surveillance and monitoring; (8) telephone lines; (9) high-speed internet connections and wireless ports, etc.

Management of the Project Option 1

- Sale of the plot land with the constructed spaces and all accompanying documentation: ready to use.- Sale in self-sufficient units.- Long-term lease.

Option 2

Sale of the investment project – plot land and preliminary design with all accompanying permits required to begin the construction of 60 000 sq. m. of spaces or alternative within the permitted technical parameters*.

*Note: Option 2 allows for an optional clause to construct the spaces under a separate contract between the buyer/investor and V i ADI Ltd. in its capacity as a construction company. The construction of the total area is estimated at 20 months with a phasing-out approach, so that parts of the project are made available for use to the buyer/investor as they become ready.
