Introduction • This presentation is prepared to share ideas and
thoughts about the proposed Residential Plotting Scheme planned at site Timba, in Ahmedabad – Gujarat – India by Mr. Rutvij Parikh.
• After scanning various domestic and international markets, Mr. Rutvij Parikh invested in a farm land measuring 84.20 Acres along with few other partners. Mr. Parikh now intends to develop 1/3rd of the land along with few investors and developers.
• Mr. Rutvij C Parikh is an ex-banker from Europe’s leading bank – Barclays Bank – stationed from Singapore. Mr. Rutvij Parikh was associated under the capacity of General Manager – Private Banking.
• He was also associated as the Assistant Vice President (AVP) – Private Wealth Management with JM Morgan Stanley Securities India Pvt. Limited.
• At Reliance Industries Limited, his career spanned across 6 years with Corporate Development Department.
• Mr. Rutvij C Parikh holds a Masters Degree in Marketing Management from the Jamnalal Bajaj Institute of Management Studies (JBIMS) – Batch 2004

What the Advertisement statesFor Investors and NRI’s
Minimum Amount Rs. 5 Crores
1) They will get N.A plotted land measuring 1,00,000 sq. feet (-) 30,000 (roads, gardens and open areas) = 70,000 sq. feet divided into various plots at the rate of Rs 500 per sq. feet. The 30% profits on sales can either be taken in cheque or additional land bought at 10% discount - Rs. 450 per sq. feet.
2) Second Option – Investors and NRI’s can jointly appoint developers and benefit from the site development. They will have to give Rs 4.5 crores adjustable refundable deposit and development expenses in stages.
For Developers and Joint Venture Partners
Approx. Min. Amt Rs. 7 crores at Rs 57.25 per sq. feet for development or actuals (whichever is higher).
1) Rs. 4.5 crores as adjustable refundable deposit. 2) They will have to develop the entire plotted scheme and get a
profit sharing of 30% on the sales. Current sales value of Rs.61.14 crore @ of Rs 500 per sq.feet, therefore profits to the developers / JV partners would be Rs. 18.34 crore.
3) They will get additional profits as the sales price rises upwards from Rs. 500 and above.
4) The plotted scheme could be completely within 12 working months.
5) Developers /JV partners stand to benefit more as the entire amount of Rs. 7 crore is not invested at one point. Advances from plot sales will accrue.

Why should anybody invest in Timba land at Ahmedabad ?
The Government of Gujarat through one of its division AUDA (Ahmedabad Urban Development Authority) is developing the largest Ring Road which is 300 Feet wide. (current ring road - S P Ring Road is 200 Feet in width). Our site is adjoining the Proposed Ring Road, just 3 kms away. Most properties surrounding the Ring Roads are quoted in the region between Rs 50 lakhs to Rs 1.00 Crores. Thereby, within the next 1.5 to 2 years our investments should yield handsome appreciations to all clients.
Secondly, the average prices ranging between Timba to Dhola – a stretch of 12 kms. are in the region of Rs 650 to Rs 2,800 per sq. feet. We are selling the plots at Rs 500 per sq. feet.
We are within the city limits of Ahmedabad, but outside AUDA (Ahmedabad Urban Development Authority). Just 12 kms. away from the SP Ring Road. Most commercial establishments are very close by.
However, since we are outside AUDA limits, we don’t need to incur the additional 40 % kapat (kapat means when most farm lands come under AUDA jurisdiction, then the owner of the land has to give 40% of his land to AUDA for road development, gardens and other civic infrastructures). Since we are yet not under AUDA, we are protected by the same. At the same time, other AUDA charges which are very steep are also not applicable to the investors of land.

Why should anybody invest in Timba land at Ahmedabad ?
The average time taken to commute from Shivranjani Cross Road (Central Location –
HUB) to Timba is just around 23 minutes by road or 27 kms. Most plotted schemes are
around 25 to 100 kms away and take almost 1 to 1.5 hours to reach.
The access to the site is through the State Highway. The quality of the roads are far
better despite the monsoon season.
Most other plotted schemes and residential buildings are being developed near Dholka
– which is nearly 17-23 kms from Ahmedabad. We are just on the 12th kms.
Unlike most schemes in Ahmedabad, we have mandated to give 10% common plot
and 20% on roads. This increases the aesthetic value as well as confirmation to
international norms regarding plotted developments.

Land prices in Ahmedabad typically have appreciated at a significantly faster rate then
developed properties over the last 5 years. Ahmedbad is now being developed at a faster
pace then any other city in India.
Today, it is only in Ahmedabad that one can buy land in sq. yards and Acres. Otherwise all the neighboring cities like Mehsana, Baroda, Rajkot, Surat etc are quoted at hefty sq. feet prices ranging between Rs 1,000 to Rs 50,000 per sq. feet. While in Ahmedabad, raw land is still available in Acres at attractive valuations.
On the Sarkhej Gandhinagar (S G Road) alone there are 17 new international hotels being
constructed which are at various stages of completion. Which includes the Crowne Plaza, The Fern, Marriot, Le Merdian and host of European majors.

Near Kalikund Jain Temple, a little before Dholka – there is a cluster of more than 10 schemes spread across 15 kms. The names and indicative prices for each of the schemes are mentioned be below.
There are several residential buildings and plots coming-up on this road due to its proximity to Ahmedabad and relatively attractive valuations.
