GUIDANCE NOTES

This inventory is intended as an independent and informative guide to both landlord and tenant about the condition ofany fixtures, fittings, furniture, contents and decor.

You are reminded that it is your responsibility at the beginning of the tenancy to note any specific discrepancies on theinventory that you do not agree with i.e. marks on walls, carpets, etc. If no such additional notes are made at the startof the tenancy, YOU HAVE SEVEN DAYS TO NOTIFY INTEGRITY PROPERTY SERVICES IN WRITING IF YOU DISAGREEWITH ANY OF ITS CONTENTS otherwise the inventory will be deemed accepted as read.

It is the Tenant’s responsibility for informing the correct authorities of all meter readings at the commencement andtermination of their tenancy, together with confirming their names and forwarding address for billing.

It is also the tenant’s responsibility to supply replacement light bulbs when necessary. These should be the correctwattage to suit the appliance/fitting that they are being fitted to, in order to comply with the fire regulations. All fireappliances should be checked annually in accordance with BS5306 Part 3.

However, should any smoke detectors need replacement batteries between maintenance visits; it is the tenant’sresponsibility not the landlords.

This Report has been prepared on the accepted principle that in absence of marginal comments, an item is free fromobvious defects, damage or soiling.

The Report should not be used as an accurate description of each and every piece of furniture and equipment, or as astructural survey report. No attempt has been made to place monetary value on the Property or its contents. Allwoodwork is white painted unless otherwise stated.

All electrical appliances are considered to complete with plugs, bulbs, flexes etc, unless noted otherwise. We will testelectrical equipment for power only and only when practical.

Property left in lofts, cellars and locked rooms that have not been detailed are the sole responsibility of the Landlord. TheDescriptions of the listed items are for the identification purposes only and we do not attempt to determine or pass anopinion as to whether an article is genuine or a reproduction.

Integrity Property Services will not undertake to move large items of furniture and will not search inaccessible places tofind items or check lofts or cellars. Any household plants, cleaning materials, livestock (pond fish) etc are considered asperishable items and will not be listed. This Report has been documented on the understanding that all items are withoutdamage,dilapidations or faults except where declared. At the end of the tenancy all items should be ready and in thesame location as listed in the Inventory. Failure to do so will result in handling charges being passed on to the tenant. Allbeds should be left unmade with the linen folded. Bedding and linen should be clean and ironed where relevant.

On termination of the tenancy the check-in inventory is rechecked, any discrepancies and / or variations will be detailed.Fair wear and tear is assessed on the length of the tenancy and the type of occupancy, noting that certain items willreceive higher usage. It is acknowledged that the contractual terms listed in the tenancy agreement may overrule theopinion of the assessor.

THIS REPORT IS STORED ELECTRONICALLY AND CAN BE REQUESTED PRIOR TO FUTURE CHECK-INS TO PROVIDE ANACCURATE INVENTORY AT THE BEGINNING OF EACH NEW TENANCY.
