Adhering to these Guidelines is beneficial for all involved in that they are meant to protect the investment of all Homeowners, as well as to portray a quality community of well-planned homes constructed with long lasting materials maintaining high construction standards. In conjunction with the Documents for the Kings Ridge Community Association, Inc. at Clermont, the design standards are binding on all parties having interest in any portion of Kings Ridge, and each Homeowner shall comply with the requirements of the Guidelines and shall be subject to remedies provided for in the Kings Ridge Community Declaration of Restrictive Covenants and Rules and Regulations. Terms such as “good taste” and “sound design” are difficult to define and even more difficult to legislate. It is the intent of these Guidelines to encourage “architecturally pleasing design” by providing criteria for the desired result. Elements such as deed restrictions, appropriate attention to scale, proportion to the community should be with all requests for home and site improvements. Nothing contained in these Guidelines shall obligate any agency, government or other, to approve any request, nor shall the approval of the ACC and/or NARC be construed as meeting the requirements of the City and/or any governmental agency having jurisdiction. Thorough and timely submission of information together with adherence to these Guidelines as set forth herein will prevent delay and facilitate the approval process. Direct any questions concerning interpretation of any part of these Guidelines to the ACC or NARC. It is the policy of the NARC and the ACC to review all applications in an expedient manner. Applications not requiring modification to existing structure may be processed in less than 60 business days provided the application is clear and complete with copies of all pertinent documentation. SUBMISSION OF DOCUMENTS FOR CITY APPROVAL IF REQUIRED (OR BY ANY GOVERNMENTAL AUTHORITIES HAVING JURISDICTION). After obtaining the approval of the ACC, the homeowner shall; (1) be responsible for submission of construction documents for approval, and; (2) obtain and pay for all approvals and permits from the City of Clermont and/or any other governmental authorities having jurisdiction for the proposed work; (3) resubmit any changes requested or required by the City or governmental authority having jurisdiction to the NARC and ACC for review and approval.

COMMENCEMENT AND TIME OF CONSTRUCTION Proposed work shall start within 45 days of approval of the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request. COMPLETION AND FINAL REVIEW The ACC shall have the right to enter upon and inspect any property at any reasonable time before, during, or after completion of work for which approval has been granted. Upon completion of the work and if required by the Guideline, the homeowner shall give notice to the NARC. The ACC may review the completed work to ascertain that the work has been completed in accordance with the approved application and attached documents. The Homeowner shall be responsible for the repair of any and all damage including but not limited to streets, curbs, drainage, structures, walks, drives, street signage, landscaping, irrigation systems and all other site improvements. Should the Homeowner fail to repair the damage within an appropriate time following completion of the work, then Kings Ridge Community Association will do the repair work and assess any and all costs to the homeowner. The homeowner shall be responsible for the acts of their employees, contractors, subcontractors, suppliers, and any other persons involved in the work at the home site. Responsibilities include but not limited to the following:

Ensuring that the construction site and the community properties and roadways are kept clean and free of all debris and waste materials, and that unused materials are kept in a neat and orderly manner.

Prohibiting the use and consumption of alcoholic beverages, illegal drugs, or other intoxicants on or around the construction site that could affect the safety or well-being of all other persons.

NOMENCLATURE and DEFINITIONS

ITEM DEFINITION Front porch and stoop The concrete slab immediately in front of your front door usually under roof cover. This may be a full porch on some house models. Rear porch Covered open porch at rear of house within building “footprint”, screened or not screened, with or without windows. Sometimes referred to as “Lanai” or covered porch or alcove. Footprint The house area under original roof and/or within the perimeter walls of the home. Screened addition Freestanding aluminum stick-framed enclosure with fully screened sides and roof, attached to rear of house, set on concrete foundation. Sometimes referred to as “Lanai or Birdcage”. Patio Hard surfaced pavement in rear yard of house outside of building “footprint”. Walkway Hard surfaced pavement between driveway and front porch or stoop. Driveway Hard surfaced pavement or pavers between edge of street and garage. Neither the Kings Ridge Homeowners Association nor individual neighborhood associations has any responsibility for improvements made whether or not they have been approved through the application process described herein. Responsibility shall not be accepted nor assumed. Any violation of Architectural Guidelines or failure to comply with provisions of the approved application shall be considered a violation of this document, including the Community Declaration of Restrictive Covenants and Rules and Regulations. Any legal action necessary may be taken by the Kings Ridge Community Association, Inc. to correct said violation.

GENERAL SITE IMPROVEMENT STANDARDS

Homeowner shall maintain all site improvements in perpetuity. Any improvement to the interior of the home does not require approval of the NARC or ACC. However, said improvement may require approval of governmental authorities having jurisdiction.

1. Irrigation Systems: Modification not permitted without specific approval of the KRCA Vendor/Manager at the Community Management Office.

2. Weather Protective Devices (storm shutters): May be installed in the event of a storm warning and must be removed in accordance with Guidelines 2.17.

3. Water Softeners and Refiners: Must be installed and kept within the garage. Exterior installation is not permitted.

4. Exterior mechanical/electrical equipment is permitted as described in Guideline 4.6.

5. Exterior lighting shall be consistent with the character established in the Kings Ridge Community, and shall be limited to the minimum necessary for safety, identification, and decoration.

6. Flowering plants (annual or perennial) are permitted provided they are maintained.

7. Patio and porch furniture is permitted in the patio and porch areas only. Patio furniture cannot be left unattended outside the patio and porch areas.

8. Temporary holiday decorations are permitted as described in Guideline 2.8.

9. The furnishings in a screened addition, i.e., screened porch or screened lanai, are the responsibility of the homeowner and will not require approval as long as it does not infringe on the rights of the neighborhood.

FLORIDA FRIENDLY LANDSCAPING STANDARDS Florida-friendly landscaping encompasses the use of drought-tolerant turf, flowers, vines, groundcovers, shrubs, and trees that might result in the reduction of irrigation.

For conversion of existing landscaping, the homeowner is required to submit an application and include one copy of landscape plans. All other requirements of Article XV Architectural Control, in the Document Book for Kings Ridge Community Association, Inc., must be met.

Any changes to lawn and landscaping plans must be approved by the Neighborhood Architectural Review Committee and the Kings Ridge Architectural

Control Committee. When choosing Florida Friendly plants homeowners should choose varieties that reduce water consumption. Information on gardening with annuals and perennials in Florida, check out website; htts.www.edis.ifas.ufl.edu

Any landscaping plan must prevent encroachment of the Florida-friendly plants into abutting property.

THE FOLLOWING IMPROVEMENTS ARE NOT PERMITTED:

Construction of any addition to the house outside of the original “footprint”,

adding a second floor, changing slope or appearance of the existing roof.

Fences or fencing of any type. Whitehall is the only neighborhood that allows

fences.

Vegetable gardens except within the fenced yards in the Whitehall

Neighborhood.

Artificial flowers and vegetation.

Free standing out buildings of any type.

Bahama shutters on the exterior of the home.

Increasing driveway size.

Planting of large leafed deciduous trees/shrub.

Keeping potted plants in the lawn, planting beds, driveways, or walkways.

Hanging anything from roof edge gutters except temporary holiday decorations.

Addition to irrigation systems.

Window or wall air conditioning units or window fans.

SUBMITTAL REQUIREMENTS ARCHITECTURAL APPLICATION FOR APPROVAL

(PLEASE READ THE INTRODUCTION TO KINGS RIDGE COMMUNITY ASSOCIATION

ARCHITECTURAL GUIDELINES STANDARDS & CRITERIA) GENERAL: The architectural review process is up to a 4-step procedure:

1. Initial Application and Review by NARC and ACC. 2. Submission of Documents for City Approval (if required). 3. Commencement and Time of Construction. 4. Completion and Final Review of the Property.

Follow these procedures when submitting an Application for Approval of proposed work.

This form is available from the Kings Ridge Community Management Office (CMO) and

applies to Homeowners and the NARC. Note: Approval is a two part process;

Neighborhood Architectural Review Committee (NARC), followed by Kings Ridge

Architectural Control Committee (ACC).

Initial Application and Review

It is required that a Homeowner submit to the ACC a completed Application for

Approval form.

First Step: Submit the Application form with required attachments (specified in each

guideline) to the Kings Ridge CMO. The Staff at the CMO will date stamp and log your

application into the system. Your Neighborhood Architectural Review Committee (NARC)

will review and approve or disapprove your application, and, if approved, will forward

your application to the ACC through the CMO.

Second Step: The ACC will review the approved Application together with the

documents submitted and indicate approval, disapproval, or recommendations for

revisions. The ACC normally meets twice per month. The dates and times of the

meetings are posted on the bulletin board in the Club House. The ACC will endeavor to

review all applications that have been received on or before the Thursday preceding

their meeting.

Third Step: If requested by the NARC, upon completion of the work the resident must

notify the NARC for a final review.

After Review: The ACC will return the Application with any comments to the

Homeowner through the CMO as soon as possible, who will in turn telephone the

resident to pick up the application. If the resident cannot be reached by telephone the

CMO will return the application via US mail.

General Information

Please furnish a copy of all required documentation. Include a copy of the ACC

guideline pertaining to your proposed project. (Guidelines may be obtained from the

front desk in the clubhouse, your NARC, or Kings Ridge website (Kings Ridge -

Documents - Architectural Guidelines). Photographs are always helpful and may be

required at times to show the location of the project or to illustrate what the project will

look like when completed. It is preferred that the site plan be a copy of the plot survey

and included when needed to properly describe the project and identify its location.

Hand drawn plans are acceptable if they are accurately drawn, noted and dimensioned.

When soliciting estimates and/or proposals from vendors and contractors, insist that

they provide a copy of product data and drawings or pictures to illustrate the project.

Make the application as clear as possible by including any other relevant information.

Individual neighborhoods may have established a policy which is more restrictive than

Kings Ridge ACC guidelines. If your neighborhood has done so you must be in

compliance with both the neighborhood policy as well as the Kings Ridge ACC

guidelines. It is the responsibility of the homeowner to be in compliance, therefore,

check with your neighborhood before completing an application to find out if they have

a separate policy.

NOTE: It is FORBIDDEN to start construction of any improvement, alteration, or

addition to any existing structure or make any site improvements or changes until the

appropriate documents indicating the proposed design, nature, kind, shape, size, color,

materials, and location of same have been submitted to and approved by the NARC and

the ACC. To insure compliance each property may be visited prior to the ACC review. In

ALL cases the ACC Guidelines must be followed. Florida Statute 720.3035 provides the

authority of the association Architectural Control Committee (ACC) to review and

approve plans, specifications, and required documentation pertaining to all the items

described and listed above in this note and to enforce the standards for the external

appearance of any structure or improvement located on a parcel or home site within

the community.

Be sure that the contractor obtains all the building permits required. Include a site plan

showing location of all changes, and manufacturer’s product data, when available.

Advise your contractor to “CALL 811 BEFORE YOU DIG”.

CONVERSION OF REAR PORCH TO LIVING AREA 1.1

ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL

THE FOLLOWING INSTRUCTIONS APPLY FOR THE REQUEST TO CONVERT A REAR PORCH TO A LIVING AREA, AND ARE REQUIRED FOR A KINGS RIDGE ACC APPLICATION FOR APPROVAL.

a. Obtain an application form from Kings Ridge Community Management Office (CMO) located at the clubhouse.

b. Attach to the application form a copy of the guideline, design diagrams, and the

product data with all specifications.

c. Return your signed, and completed Kings Ridge ACC Application for Approval with all required information listed in #b above, to the Community Management Office

(CMO), for approval of both the NARC and the ACC.

d. Failure to provide the required information listed in paragraph #b above will result in your application being returned or denied for insufficient information.

Call 811 before the start of any construction.

1. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After receiving approval from the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the CMO for

filing with your Architectural Application.

2. Proposed work shall start within 45 days of approval by the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon

written request.

3. Conversion and alterations shall not change the overall general appearance of existing home and shall under no circumstances extend beyond the original footprint of the home.

4. Preparation: Notify adjacent property owners of the proposed work and use all means necessary to protect their premises from the work required by this improvement.

5. Construction: Infill existing openings with concrete masonry units or wood or steel stud framing systems faced with cementitious coating to match existing adjacent surfaces. Thickness of infill shall match thickness of existing construction.

6. Provide windows to match existing including inset (jamb return) and head height. New windows may be a higher quality than existing.

7. Homeowner may choose from one of the following exterior door options.

a. A single standard door must contain clear or opaque glass; with or without a design or grilles. No color glass is allowed.

b. A maximum of two of the same style doors may be chosen; double or triple sliding glass doors, or glass French doors, with or without grilles.

c. All exterior doors referenced in this section shall match the same color scheme approved for the house.

d. All doors must comply with applicable egress code requirements.

e. All components may extend from floor to original header near ceiling.

8. Paint entire exterior wall affected by this alteration to match house color scheme.

9. Homeowner shall control the work and conduct of all contractors on the site.

10. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense.

11. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for conversions and modifications to the existing home site.

Irrigation System Indemnification Agreement

It is hereby agreed to by the undersigned homeowner at the below listed property as follows: Any work performed on the listed property including driveway repairs, pavers, tree removal/replacement, additions, and change in landscape design, etc., that may conflict with the homeowners current installed irrigation water lines including adding or deleting sprinkler heads, water lines or any relocation of said equipment, an ACC Application for Approval must be submitted. A relocation plan, if required, shall be submitted with the ACC request. The homeowner will be held liable for any damage to the irrigation system and any damage to the adjoining property. The Kings Ridge Community Association and the respective Homeowners Associations will be held harmless for any damage to the irrigation system incurred by the homeowner or his or her designee or contractor. The work scheduled should not impede on the neighborhoods regular irrigation day(s). It is imperative that the homeowner arrange any work to be done around the irrigation cycle. The homeowner agrees to notify the Kings Ridge Community Association, via a work order to schedule the proposed changes to the system. Work orders may be found on your neighborhood website. THE ONLY VENDORS AUTHORIZED TO MAKE REPAIRS TO THE IRRIGATION SYSTEM ON A RESIDENT’S PROPERTY ARE THE NEIGHBORHOOD IRRIGATION VENDOR. MODIFICATIONS OR RELOCATIONS MAY BE MADE BY THE NEIGHBORHOOD IRRIGATION VENDOR WITH PRIOR APPROVAL BY THE KRCA VENDOR/MANAGER. UNDER NO CIRCUMSTANCES MAY THE HOMEOWNER OR THE HOMEOWNERS HIRED VENDOR MAKE REPAIRS, MODIFICATIONS OR RELOCATION TO THE IRRIGATION SYSTEM. SCREENED REAR PORCH 1.3

ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL

1. Obtain an application form from Kings Ridge Management Office (CMO) located at the clubhouse. Submit the application form with a copy of the guideline, plat plan, the product data with specifications, and any other pertinent information. Return your completed

application to the CMO. Call 811 prior to the start of any construction.

2. Do not start construction or any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval by the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the CMO for filing with your Architectural

Application.

3. Proposed work to add screens to a rear porch shall commence within 45 days of approval by the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

4. Framing shall be aluminum, painted white. Screening shall be 18x18 or 18x14 mesh dark gray or charcoal color. Screen appliqués are permitted: See guideline 1.5.1 #3.

5. Screen panels may be supplied with an aluminum kick plate, maximum 16 inches high above floor line. One door is required and its design shall be compatible with screened addition design. Replacing screens does not require ACC approval.

6. Homeowner shall control the work and conduct of all contractors on the site.

7. Immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the screen work and

modifications to the existing home and site.

This Guideline pertains to the construction of a screened addition.

1. Obtain an application form from Kings Ridge Management Office (CMO) located at the clubhouse. Submit the application form with a copy of the guideline, the product data with specifications, and any other pertinent information. Return your completed application to the CMO.

2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval by the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the CMO for filing with your Architectural Application.

3. Proposed work shall start within 45 days of approval by the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

4. Framing shall be aluminum, painted white, purpose made for use intended. Screening shall be 18x18 or 18x14 mesh dark gray or charcoal color. 18x18 (a smaller opening) is recommended.

5. Provide screens full height and width of area to be enclosed, no kick plate permitted. A single door is permitted and may have one horizontal bar (optional) approximately 36 inches above floor and a kick plate not higher than 16 inches. Decorative grilles are permitted (in lieu of bar and kick plate). Screen appliqués are also permitted. See Guideline 1.51 for additional details.

6. The screened area shall not be utilized as a storage space.

7. Homeowner shall control the work and conduct of all contractors on the site.

8. Furnishings in a screened addition, i.e., screened porch or screened lanai, are the responsibility of the homeowner and will not require approval as long as it does not infringe on the rights of the neighborhood. Page 1 of 2

3. Decorative Appliqués: A maximum of two applique’s are permitted on any one screened panel as follows:

Rear screened porch, and screened addition. Appliqués shall be flat silhouette style, white or black in color, maximum 8” high x 5” wide.

A related grouping of small appliqués not exceeding an area on the screen of 1.5 sq. ft. is considered one applique and is permitted. The NARC and ACC shall be the sole judge of the appropriateness and suitability of the applique.

For safety reasons, appliques are permitted on phantom or retractable type front entrance door screens.

THE FOLLOWING INFORMATION IS REQUIRED FOR THE APPROVAL OF SCREENED GARAGE DOOR OPENING, GARAGE DOOR WINDOWS, AND GARAGE DOOR REPLACEMENT.

1. Obtain the following information from the vendor/manufacturer

a. Provide a copy of the vendor contract, brochure and/or photos of the product, including

the exact color, material, and specifications. If choosing a garage door with a window see page 3 for Kings Ridge approved selections. Write the number of the design on your application of the one that you are requesting to be installed.

b. Obtain an application form from Kings Ridge Management Office (CMO) located at the clubhouse.

c. Submit the completed Kings Ridge ACC Application for Approval with a copy of all the vendor/manufacturer product information indicated in 1 a. above.

d. Return the completed application with a copy of the guideline and all other required

attachments to the Community Management Office for approval of both the NARC and the ACC.

e. Failure to provide the required information listed in # 1a above will result in your application being returned or denied for insufficient information. 2. Do not start construction of any improvement, alteration, or addition to any existing

Framing and screen color shall be off-white. Other light colors may be acceptable if they match the existing house color scheme and are approved by the NARC and ACC. 4. GARAGE DOOR REPLACEMENT OPTIONS:

a. The homeowner may replace a garage door with the same design, or one as close to the original design as possible. The door may be a solid paneled door or have one top row of clear glass windows, with or without interchangeable screens. b. Window styles may be added to the garage door. The Homeowner may choose from one of the seven designs listed on page 3. c. All windows must be installed in the top panel of the garage door. d. Garage door paint colors must comply with Kings Ridge Guideline 2.9. Whitehall homeowners must comply with Guideline 2.9.1

5. Homeowner shall maintain the aesthetic appearance of the garage screen enclosure, garage door windows, and garage doors in good condition in perpetuity.

6. Homeowner shall control the work and conduct of all contractors on the site. 7. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood Association to correct said damage at homeowner’s expense.

8. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the garage screen work, garage door windows, or garage door, and modifications to the existing home and site. GARAGE DOOR VENTS ARE NOT ALLOWED. However, the following garage door vents

were grandfathered per the Master Board of Directors on March 28, 2018: 3551 Westerham; 3562 Chessington; 2306 Fenton Avenue. When the garage door is replaced the homeowner must abide by the current guideline.

Obtain approval in accordance with provisions of guideline 4.6 for the location and installation of all associated mechanical equipment. Obtain approval in accordance with provisions of Guideline 2.16 for the location and installation of all associated solar heating equipment. Return your completed application to the CMO. Call 811 before the start of any construction.

3. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval by the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the CMO for filing with your Architectural Application.

5. Portable spas and hot tubs are permitted within screened additions, interior court yards, and covered rear porches. In ground swimming pools are permitted within a screened addition and interior court yards only. Above ground swimming pools are not permitted. All patching shall match existing adjacent surfaces. Approval is required from both the NARC and the ACC.

6. Preparation: Homeowner shall notify adjacent property owners of the scope and extent of the proposed work including the location of all exterior pool related equipment, and homeowner shall use all means necessary to protect their premises from the work of this improvement.

7. Homeowner shall control the work and conduct of all contractors on the site.

8. Homeowner shall maintain all equipment in good condition in perpetuity.

9. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense.

4. Failure to provide the required information listed in paragraph # 2 above will result in

your application being returned or denied for insufficient information.

9. Materials: Aluminum framing, window sash, and door must be painted white to match existing pre- finished white aluminum house components. Vinyl, acrylic, glass or glass glazed windows may be used. Glass if tinted shall match any existing tinted windows that have been tinted. Screening shall be dark gray or charcoal color.

10. Construction: Remove existing screening and framing. Install new framing components, sash, doors, transoms, and sidelights, all within the original porch screened openings. Provide fixed, horizontal or vertical sliding removable sash. Double or single hung casements, hoppers, and awning style sashes not permitted. A single standard door with full or half height door lights, complying with applicable egress code requirements, are permitted. Components may extend from floor to original header near ceiling. A fixed solid flat and smooth panel with painted white aluminum facing not exceeding 18 inches in height from floor may be installed.

11. Homeowner shall control the work and conduct of all contractors on the site.

the ACC, obtain and pay for all permits that may be required by governmental authorities.

Upon completion submit copies of all permits to the CMO for filing with your Architectural

Application.

3. Proposed work shall start within 45 days of approval by the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

4. The antenna shall be white or black.

5. The antenna shall not be taller than 6 feet and no greater than 5/8” in diameter.

ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL

THE FOLLOWING INSTRUCTIONS APPLY FOR THE INSTALLATION OF All COACH AND PORCH LIGHT FIXTURES.

1. Obtain a Kings Ridge ACC Application for Approval form from Kings Ridge Management Office (CMO) located at the clubhouse. a. Provide a copy of the guideline. b. A copy of the vendors brochure identifying the color and size of the light fixture.

c. Indicate on your application the proposed placement of the light fixture(s).

d. Return your completed application with all the required information and submit it to the Community Management office for approval by both the NARC and the ACC.

2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval.

3. The design and style of both the porch and coach lights are at the approval of the NARC and ACC. Coach and porch lights may be limited in size, style and design, and shall be consistent with the character established in Kings Ridge.

4. All exterior coach and porch lighting fixtures shall match in color and similar design.

5. Coach Light Fixture - Addition or Replacement

a. Light fixture finishes may be chosen from the following; satin nickel, antique brass, bronze, black, or white. Glass may be clear or frosted.

b. Light fixture size: The homes where light fixtures are mounted on each side of the garage door, the rule of thumb is one quarter the height of the garage door, (18 inch minimum, to 21 inch maximum), top to bottom. Minimum height may be smaller if deemed appropriate by both the NARC and ACC. For St. Ives homes where the fixtures are mounted on each side of the front door the rule of thumb is one quarter the height of the doorway (minimum of 21 inches and maximum of 26 inches in height

c. Extension from wall shall be at a maximum of 12 inches.

d. Minimum height from ground to the bottom of fixtures is 6 feet; maximum height: 7 feet, 6 inches.

e. Light bulbs may be clear or frosted of wattage recommended by manufacturer. Light yellow colored bulbs are permitted; however, no other colored light bulbs are permitted. Page 1 of 2

6. Front Porch/Alcove Light Fixture - Addition or Replacement

a. Existing flush mounted alcove light fixture (not visible from the street) may be replaced

with similar light fixture, and does not need to match coach light in color or style.

b. Hanging light fixture under a protected porch or other overhang. The homeowner may hang a light fixture with a maximum height of 23 inches (the light fixture size should be approximately one-fifth the height of the doorway). The fixture shall not hang below the top of the front door.

c. Light bulbs may be clear or frosted of wattage recommended by manufacturer. Light yellow colored bulbs are permitted; however, no other colored light bulbs are permitted.

d. Color of light fixture may be chosen from the following finishes; satin nickel, antique brass, bronze, black, or white. Glass may be clear or frosted.

7. Homeowner shall control the work and conduct of all contractors on the site. 8. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the Neighborhood Association to correct said damage at homeowner’s expense.

9. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the fixtures and modifications to the existing home and site.

DISPLAY OF FLAGS 2.3

ANY CHANGE TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL, EXCEPT AS NOTED: This Guideline is divided into two sections for approval requirements. Section one requires NARC and ACC approval. Section two depending on your neighborhood, NARC approval may be required. (Check with your neighborhood) Regardless of the approval, all components of this guideline must be followed. Information on Display of Flags; https//www.fl statue 720-304 #2 A-C / display of flags.

SECTION ONE

NARC AND ACC APPROVAL REQUIRED

FLAGS ON AN IN-GROUND FLAGPOLE

The homeowner may display from an in-ground pole one (1) portable removable flag of the official United States not larger than 4½ feet by 6 feet, and may add one (1) official flag of the State of Florida or the United States Army, Navy, Air Force, Marine Corps, or Coast Guard of a POW-MIA flag. The additional flag must be equal in size or smaller in size, and must be flown below the United States flag.

THE FOLLOWING INFORMATION IS REQUIRED FOR THE APPROVAL OF A KINGS RIDGE ACC APPLICATION.

1. Obtain an application form from Kings Ridge Management Office (CMO) located at the

clubhouse.

2. Submit the application form with a copy of the guideline, a plot plan showing proposed location for the installation of the flagpole. The product data with specifications on the pole, and any other pertinent information. Provide pole foundation in accordance with rules and regulations of governmental authorities having jurisdiction.

3. Return your completed application with all the required information listed in paragraph

number two (2) listed above.

4. Failure to provide the required information listed in paragraph # 2 above will result in your

application being returned or denied for insufficient information.

5. Call 811 before the start of any construction.

6. Only one in-ground flagpole is permitted.

7. Homeowner may erect a freestanding (removable) flagpole no more than 20 feet high above ground and shall be of tapered design (3” to 2”) with top ball, cleats, trucks, and flag snaps. Page 1 of 3

8. The flagpole may not be erected on the home site within required front, rear, and side yard easements, and not closer than 10 feet to home or any tree canopy, and set back at least five feet from all property lines. Flag should not strike the house or a tree or any other object when unfurled.

9. Provide mulched bed, concrete pad, or precast concrete pavers at base of pole not more than 3 feet in diameter or 3 feet square.

10. Homeowner must illuminate the flag according to the Florida Statues 720.304 specific to Home Owners Association.

11. The flagpole and display are subject to all building codes, zoning setbacks, and other applicable governmental regulations, including, but not limited to noise, and lighting ordinances, and all setback and locational criteria contained in the governing documents.

12. Do not start construction of any improvement, alteration, or addition to any existing structure, or make any site improvements or changes prior to approval. After approval by the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the Community Office for filing with your Architectural Application.

SECTION TWO

NARC APPROVAL MAY BE REQUIRED (check with your neighborhood)

FLAGS MOUNTED ON A POLE MOUNTED ON THE HOME

1. A maximum of two (2) flagpole holders with one (1) flag on each holder is permitted.

2. Mount the flagpole holder(s) to the home directly to the left or right of the front door or garage door or other reasonable and appropriate location approved by the neighborhood, so as to display the flag in a respectful manner.

GENERAL REQUIREMENTS 1. Any homeowner may display one (1) portable, removable Flag of the United States or official flag of the State of Florida, and a second portable official flag in a respectful manner, not larger than 4 ½ feet by 6 feet in size, which represent; the United States Army, Navy, Air Force, Marine Corps, or Coast Guard, or a POW-MIA flag. All flags must be displayed in a respectful manner. Comply with applicable provisions of the United States Code, Title 4, and Chapter one, with respect to displaying the Flag of the United States: Website; http://uscode.gov 2. Displaying flags by hanging vertically from a home wall surface or gutter or behind a window is not allowed.

3. Should the homeowner elect to utilize flagpole holder(s) attached to the home, then other decorative seasonal or holiday flags, or banners may be displayed on that pole in lieu of the flags noted in paragraph # 1 above.

4. Small flags such as “Welcome” flags attached to a metal rod and inserted in the mulch

area are a lawn ornament.

5. Flags attached to the mailbox stand may only be American flags and displayed only within several days of national holidays.

6. The United States flag may be displayed 24 hours a day if properly illuminated during the hours of darkness according to accepted US Flag etiquette. The United States flag may also be illuminated from a shielded source in a manner so as not to be an annoyance to adjacent homeowners and their right to privacy. a. The homeowner may illuminate the flag by the installation of a solar light in the

mulched bed or on the pole. Ground mounted solar light may not exceed 12 inches in height above grade.

b. Homeowner may choose one solar light fixture from the following finishes; satin nickel,

antique brass, bronze, and black. Only one finish may be selected, and must match any other fixture in the landscape.

Irrigation System Indemnification Agreement

It is hereby agreed to by the undersigned homeowner at the below listed property as follows: Any work performed on the listed property including driveway repairs, pavers, tree removal/replacement, additions, and change in landscape design, etc., that may conflict with the homeowners current installed irrigation water lines including adding or deleting sprinkler heads, water lines or any relocation of said equipment, an ACC Application for Approval must be submitted. A relocation plan, if required, shall be submitted with the ACC request. The homeowner will be held liable for any damage to the irrigation system and any damage to the adjoining property. The Kings Ridge Community Association and the respective Homeowners Associations will be held harmless for any damage to the irrigation system incurred by the homeowner or his or her designee or contractor. The work scheduled should not impede on the neighborhoods regular irrigation day(s). It is imperative that the homeowner arrange any work to be done around the irrigation cycle. The homeowner agrees to notify the Kings Ridge Community Association, via a work order to schedule the proposed changes to the system. Work orders may be found on your neighborhood website. ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL

1. Obtain an application form from Kings Ridge Management Office (CMO) located at the clubhouse. Submit the application form with a copy of the following; the guideline, vendor brochure to illustrate design(s), and specifications, and any other pertinent information. Return your completed application to the CMO.

2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval by the ACC, proposed work shall start within 45 days and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

3. Kick Plates

a. Kick plates compatible with door or door hardware may be installed on the front entry door. The kick plate shall be approximately 8 inches in height and 2 inches less than the door width.

b. Maintain kick plate, clean, replace, or repair as necessary to assure an aesthetic appearance.

4. Glass Inserts

Front entry doors may have decorative glass insert installed in the existing door and/or sidelights.

5. Door Hardware

Exact replacement of door hardware does not require approval. Changing color of hardware or modifications of door hardware require approval. Homeowner may choose from the following finishes, for example; satin nickel, antique brass, bronze, black, and keyless entry hardware locks.

1. Only three items are permitted on or within the front open porch and or /alcove, including potted plants: See Guideline 4.8). These items may be wall mounted or free standing. Items shall be placed in the covered entry and shall not extend into the front entry walkway.

2. Homes with full front porches; porch furniture shall be manufacturer designated patio or outdoor furniture. Patio furniture shall be maintained in good condition in perpetuity. Furniture shall not extend into the front entry walkway.

3. Wall hangings shall not exceed 3 feet in height, width and depth. Freestanding items shall not exceed 4 feet in width, height or depth.

GARDEN HOSE REELS/RACKS 2.6

1. Hose reels/racks are permitted on the side or back wall of the home.

2. Whitehall: the hose reels/racks are permitted on the front of the home where the faucet is located.

3. Mount reel or rack on the outside wall of the home no greater than 3 feet from the ground and adjacent to the outside faucet (approximately 18-24 inches at maximum).

4. Portable hose reels may be used if placed behind the home, in the mulch area, or against the side of the house in the mulch area where it will not be seen from the street, or interfere with landscape maintenance.

5. Do not leave hose reels/racks or hoses on the ground when not in use.

1. Gutters shall be metal and painted white.

2. Downspouts shall be metal and may be painted white or the same base color of the house. Provide splash blocks at base of downspouts.

3. Gutters and downspouts may be removed and not replaced. If the gutters and downspouts are not replaced, the home must be restored to the original condition.

4. Maintain and repair all gutters, downspouts, and splash blocks in good condition in perpetuity. 5. Homeowner shall assure that drainage from downspouts is directed towards the natural drainage pattern causing no erosion or ponding. Additionally, drainage cannot interfere with or cause damage to any property in the neighborhood.

6. Homeowner shall control the work and conduct of all contractors on the site. 7. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense. 8. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the gutter work and modifications to the existing home and site.

HOLIDAY DECORATIONS 2.8

SPECIAL NOTE: These guidelines apply to the temporary use of holiday decorations. The application process for approval is not required to decorate for holidays.

The Kings Ridge Community Association shall not have nor shall assume any responsibility or warranty for the roof, gutters, downspouts, decorations and the substrate to which any decorations are applied.

GENERAL INFORMATION

1. Holiday decorations may be displayed in a tasteful and respectful manner anywhere on the home or on the premises. Homeowner shall be responsible for any and all damages to the property by the maintenance company, and to homeowner’s holiday decorations or to any other adjacent premises arising from the display of holiday decorations.

2. Homeowner may request that the lawn maintenance contractor not perform maintenance services during the period of decorations display.

3. Decorations may be illuminated internally or externally and may be animated. Maintain animated and inflatable decorations in working order at all times during the display.

4. Sound effects at a reasonable level are permitted until 11:00 p.m. daily. 5. Please use common sense and respect your neighbor’s rights and concerns.

RELIGIOUS HOLIDAYS and HALLOWEEN

Decorations may be displayed no earlier than four weeks prior to the actual holiday date and promptly removed no later than two weeks after the date of the holiday. Christmas decorations may be displayed as early as the day following Thanksgiving.

OTHER HOLIDAYS or SPECIAL OCCASIONS

Decorations may be displayed no earlier than one week before the actual holiday date (i.e. Fourth of July, any U. S. holiday; St. Patrick’s day, St. Valentine’s day, Grandma’s birthday, etc.) and promptly removed no later than one week after the holiday or occasion.

Only the approved Kings Ridge Color schemes may be applied. No other paint scheme or colors may be substituted.

WHEN CHOOSING A PAINT SCHEME, KEEP IN MIND THE BODY COLOR MAY NOT BE THE SAME COLOR AS THE HOUSES ON EITHER SIDE OF THE HOUSE.

IF A HOMEOWNER IS PAINTING THE HOME OUTSIDE OF THE REGULAR PAINT CYCLE THE FOLLOWING INFORMATION IS REQUIRED FOR A KINGS RIDGE ACC APPLICATION FOR APPROVAL.

a. Obtain an application form from the Kings Ridge Community Management Office (CMO) located at the clubhouse.

b. Provide a list of Sherwin Williams paint color numbers chosen for body, trim, and doors (including garage door) of the proposed color scheme found in the Kings Ridge House Color Book.

c. Submit the completed Kings Ridge ACC application for Approval form with all the required information listed above, and a copy of the guideline to the Community Management Office (CMO), for approval of by both the NARC and the ACC.

Do not start any improvement or changes prior to approval. ALL NEIGHBORHOODS EXCEPT WHITEHALL General Requirements: The available color schemes include: KR-1 through KR-38 1. Color Schemes KR-1 through KR-26

This series include Selection A and Selection B. The homeowner may choose either Selection A or B (not both) from the numbered series. Each selection has one body color, two trim colors, and two door colors. The homeowner may choose one trim color and one door color. The body color may not be the same as the house on either side. The homeowner must adhere to the color numbered scheme chosen. Color schemes cannot be intermingled.

a) Front Door: The homeowner may elect to paint the front door including side

lights, the trim around and above the door, and the window trim above the door, with the trim color, or select one of the door choices in the color scheme chosen. Page 1 of 3

This series has one body color, one trim color, and two door colors to choose from. The body color may not be the same as the house on either side. Homeowner must adhere to the color numbered scheme chosen. Color schemes cannot be intermingled.

a) Front Door: The homeowner may elect to paint the front door (including side lights, the trim around and above the door, and the window above the door), the trim color, or select one of the door choices, from the color scheme chosen.

3. Changing Color of Home:

a) Changing the house color to a different color scheme is permitted. The homeowner must choose from the color selection in paragraphs numbered 1 (one) or 2(two), in the color schemes noted above.

b) The new color scheme selected may not be the same as the houses on either side of the house. 5. Awnings shall be fully supported from masonry walls on the rear of the home on a patio only. Exception; Whitehall is the only neighborhood that may install awnings in the rear and side yard of the home. The awning shall be fully retractable and shall be readily removable for maintenance and painting of the supporting wall. Any other awning support such as poles or legs are not permitted. Framework shall be a light color. Awnings may be installed on a patio at the rear of the home only. The homeowner has the option of having the awning within a screened addition, or over a non-screened patio. The patio must be in compliance with REAR YARD PATIOS, GUIDELINE 3.4. The supporting framework and awning shall be a color that blends with the exterior color scheme of the home. No design of any kind is allowed on awnings in a non-screened patio. Awnings shall be purpose made for use intended of flexible fabric and mildew resistant. Metal or fiberglass awning materials are not permitted. Homeowner shall fully retract awning when not in use; shall fully maintain the integrity of the installation. Roofing Finish Appearance and Materials to be as follows:

a. Roofing (Fiberglass or Asphalt Shingles) must match weathered wood or exact match in design and color to the fullest extent possible with existing roofs on surrounding homes within the specific neighborhood. No other roofing type material, color or design substitutions will be permitted.

b. Roof Repair: Replacement shingles on existing roofs must be an exact match in design and color to the shingles that are on the undisturbed section of the roof.

c. Clay Roof Tile (Barrel ‘S’ type): This roofing type system is only permitted in the South and East Hamptons and in the model home in the Devonshire Neighborhood. This roof type is not permitted on existing roofs with asphalt shingles. All roofs must match in design, material and color to the fullest extent possible with existing roofs on surrounding homes within the neighborhood. No other roofing type of material, color or design substitutions will be permitted. Approval of design, material and color must be obtained from the NARC and the ACC.

6. All work associated with roof replacement shall be done by contractors insured and licensed by the State of Florida.

7. The contractor must remove all debris from the premises daily and pick up from the site and deposit it in a properly designated waste container. This includes but is not limited to nails and fasteners. The waste containers may be placed on the home site lawn or driveway; (“Call 811” compliant must be completed prior to placement of container on property). All utilities and irrigation system must be properly flagged and located prior to the placement of any heavy objects on the home site lawn or driveway and before the commencement of any improvement work takes place. 8. In the event of a complete or partial roof substructure replacement, the new roof substructure shall conform to the existing roof slope and outline including eave and rake overhangs. Contractor shall ensure that all substructure replacements meet with the most current edition of the Florida Building Code (Residential, Chapter 9, Roof Assemblies) along with any Amendments and Supplements to that portion of the code.

9. Homeowner shall notify adjacent and nearby property owners of the proposed improvement and the nature of the work and shall use all means necessary to protect those adjacent and nearby properties and their owners from any damages or annoyance and shall control the work and conduct of all contractors on the site.

10. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. The failure to take such action in a timely manner will be cause for the Neighborhood Association to correct said damage at homeowner’s expense.

11. Neither the Kings Ridge Community Association, Inc., nor the Neighborhood Association shall in any way assume responsibility for maintenance or warranty and modifications to existing home and home site.

Note: The ACC believes that this guideline is in substantial compliance with The Kings Ridge Community Declaration of Restrictive Covenants and does not impair the installation, maintenance or use of a “dish” antenna on the homeowner’s home or property. A “dish” antenna is one meter (39.37") or less in diameter and is designed to receive direct broadcast satellite service, including direct-to-home satellite service, or to receive or transmit fixed wireless signals via satellite. It is not the intent of this guideline to impair the homeowner’s ability to install, maintain, or use an antenna covered by FCC Rule (47 C.F.R Section 1.4000). Should homeowner’s ability to install, maintain, or use an antenna in the manner described herein be impaired then homeowner shall notify the NARC and ACC to request consideration of alternate locations on the home or property.

a. Ground-mounted on at least a 3 inch diameter metal pole toward the rear one-third of the home with a 3 foot diameter mulch bed surrounding it. The dish shall not be

higher than 8 feet from the ground. The homeowner shall maintain the mulch bed.

b. Mounted on the side of the home toward the rear one-third of the home or on the rear

of the home. The dish shall be mounted on the wall just below the roof eave.

6. Mount surfaced mounted fixtures to the metal soffit under the eave or rake of the roof. Wall mounting not permitted. Recess the fixtures in the metal soffit to cast a down light beam.

7. Maximum of two lamps per holder, or one recessed fixture at any one location with a maximum of four locations on the home. Maximum wattage per lamp shall be 150 incandescent.

8. Position and aim lamps so as not to illuminate adjacent neighbor’s homes.

3. Proposed work shall commence within 45 days of approval by the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

4. Preparation: Homeowner shall notify adjacent property owners of the scope and extent of the proposed work including the location of all exterior pool related equipment. Homeowner shall use all means necessary to protect their premises from the work of this improvement.

5. Position system components on that portion of the roof furthest from the front yard.

6. All system components on the roof shall be black in its entirety. Paint piping below the roofline the same color as the home.

7. Obtain approval in accordance with provisions of Guideline 4.6 for the location and installation of all associated equipment.

8. Homeowner shall control the work and conduct of all contractors on the site.

9. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense.

10. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for all associated equipment, and modifications to the existing home and site.

a. Photos of solar panels, attic ventilators, and any other pertinent equipment to be

installed. b. An aerial view picture/or drawing showing the exact placement of the proposed

solar panels on the roof. c. A copy of the product data with specifications.

2. Obtain a Kings Ridge ACC Application from the Kings Ridge Management office (CMO) located at the clubhouse.

a. Submit the completed Kings Ridge ACC Application for Approval with a copy of the following.

b. All the vendor information required from the list above in numbered 1. a, b, c.

c. Return the completed application with a copy of the guideline(s) and all other required attachments to the Community Management Office for approval of both the NARC and the ACC.

flat section of roof upon which they are being installed. Installation must match exactly to the submitted layout plan.

8. Solar attic ventilation fans will only be approved if the built in solar collectors are an integral design within the top of the unit and are parallel to roof slope when installed. Separate attached solar panels for ventilators will not be approved.

9. Homeowner shall control the work and conduct of all contractors on the site.

10. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense.

6. Decorative shutters are not permitted except for those that were installed on the original Colonial built homes.

7. There are two types of devices permitted: Type A. Temporary Protective Storm Panels shall comply with the following:

a. May be constructed of plywood, metal, plastic, fabric or other suitable materials. b. Shall be purpose fabricated for use intended, sized to fit within or over the protected

opening. c. Plywood and/or unfinished ferrous metal panels shall be painted to match the house

body color. Galvalume or galvanized steel is not considered unfinished ferrous metal. d. Head, sill, and side jamb metal “tracks” shall be pre-finished with manufacturer’s

standard white or off-white colors. Other light pastel colors such as beige or tan may be considered acceptable by the ACC.

e. Panels and accessories shall be stored off site or within the home when not in use.

Type B. Permanent Protective Operating Shutter Panels shall comply with the following: a. May be constructed of metal, plastic, or other suitable materials for use intended. b. Shall be either side mounted retractable accordion style, or overhead mounted roll down style, purpose fabricated for use intended, sized to fit the protected opening. c. “Bahama”, “Colonial”, “Slatted Awning” or any other similar type styles are not permitted. d. Devices shall be manufacturer’s standard white or off-white color. Other light pastel colors such as beige or tan may be considered acceptable. Unfinished materials are not permitted. e. Shutter panels shall be securely anchored in the open position when not in use.

8. All protective devices visible from the exterior of the home shall be of the same style to the fullest extent practicable. Devices within screened porches may be Type A or B, and may be installed behind the screened exterior or in front of the doors and windows to the home from the porch.

9. Panels may be installed and/or shutter panels closed upon official National Weather Service announcement of a hurricane watch or warning (or similar severe storm event) and shall be removed or opened no later than 7 days following the storm. Should home occupant not be occupying home between June 1st and December 1st, occupant shall arrange for another person or party to comply with this paragraph.

10. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility or warranty for the proper installation or adequacy of the protective devices and modifications to the existing home and site.

The side and rear windows may be replaced with either horizontal sliding windows or single/double hung windows without window grids provided the actual window opening size is unchanged. Choice of material is homeowner’s option as long as exterior finish matches existing windows. Glass may be clear or tinted gray. Screens are not required. Restore exterior surfaces to original condition. Glass blocks are only permitted in bathroom window openings less than 8 square feet.

7. Homeowner shall control the work and conduct of all contractors on the site.

8. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood Association to correct said damage at homeowner’s expense.

1.Window Coverings

a. All exterior windows shall have permanent interior coverings such as drapery, curtains, or blinds of your choice.

b. No approval required by the ACC. c. Any other decorative covering including stained glass that is visible from the outside requires filing an Architectural Application for Approval.

2. Applied Film

a. Tint shall be gray or charcoal color.

b. Tint properties: maximum solar reflectance 45%

c. Maintain applied film in good condition in perpetuity.

a. Front entrance doors may be finished in a wood design in color that visually blend with the house color scheme. See Guideline 2.9 HOUSE COLOR SCHEMES. Any replacement front entrance doors in Whitehall must conform in color to Guideline 2.9.1.

b. Rear entrance doors refer to Guideline 2.9 HOUSE COLOR SCHEMES.

c. Sliding doors may be replaced with “French” style doors.

d. Garage door replacement: Regardless, of the existing door the homeowner may install a door with one top row of clear glass windows, no design, and may be interchangeable with screens. HOUSE NUMBER REPLACEMENT 2.21

ACC approval is not required for replacing house numbers. However, all replacement house numbers in any given neighborhood must be of the same type, i.e. Option 1, 2 or 3, as determined by the Neighborhood BOD. In order to maintain this uniformity the NARC requires each resident to receive approval at the neighborhood level.

1. Color: Dark green background color as used throughout Kings Ridge, white reflective numbers and white frame or border.

2. Size: Size and shape to conform to Kings Ridge standards

a. Overall dimensions – 14 ¼” by 5 ¾” or 14 ¾ ” by 5 ¾ “ b. Background (green) area – 12 ¾” by 4 ¼” or 13 ¼” by 4 ¼ “ c. Numbers – 3 ¼” by 2”

3. Construction:

a. Option 1 A solid white PVC board frame 7/8” thick with approved dark green vinyl

overlay, and numbers of a white reflective character. Numbers may be separated by scribing through the green vinyl to the white background to simulate 4 green tiles.

b. Option 2 A solid white PVC board frame 7/8” thick routed out to accommodate three

green ceramic tiles of approved green color and numbers of a white reflective character.

c. Option 3 A single material high density plastic called Color Core – White over Green –

not reflective – engraved by routing thru the white to leave white numbers and white border with a green background.

4. Supplier: For approved vendors contact the neighborhood ARC.

5. Location: Different house styles have different locations where numbers are displayed; some are

placed over the garage door, some over the house door. All replacement, numbers must be placed in the original location.

6. Removal/Installation: Homeowner or Agent engaged in operation to remove and re-install numbers

must work through Neighborhood BOD and follow their requirements. If the installation is by use of screws, the screws must be of stainless steel so that no staining takes place due to weather. However, we recommend installation by use of a proper adhesive.

This guideline is applicable to exterior concrete driveways, walkways, open porches, alcoves and patios.

1. Obtain an application form from the Kings Ridge Management Office (CMO) located at the clubhouse. Submit the application form with a copy of the following; the guideline, paint color samples, color photographs of the design(s), (including the border design), or a complete drawings accompanied with a color copy of the vendor brochure illustrating the proposed palette, and any other pertinent information. Return your completed application to the CMO.

2. Do not start construction of any improvement, alteration, or addition to any existing structure

or make any site improvements or changes prior to approval. After approval by the ACC the proposed work shall start within 45 days and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

3. Driveways: Homeowner shall use colors that visually blend with the existing house color scheme as described below: a. A maximum of two colors that visually blend with the house color scheme is permitted (house body and trim colors). b. The base coat shall be a solid color to match the house, body or trim; over which a sprayed splattered or hand-cast texture may be applied. The splatter or hand cast material may contain a third color for contrast that visually blend with the house color scheme.

c. A single border not greater than 8 inches wide, measured from the edge of the pavement,

and of either of the two colors is permitted. This border shall be a single color or a simulated brick or tile pattern. d. An alternate border design created by insetting a single 6 to 8 inch wide stripe not more than 16 inches from the edge of the pavement using colors that visually blend with the house color scheme, and are approved. This stripe may not be any pattern or graphic design. e. The so called “twisted knot” designs or variations are prohibited.

f. If the driveway and walkway are both painted, they shall be painted to match each other in color and/or pattern. Page 1 of 2

3. Driveways (continued). g. The “field” area is the entire drive and walkway less any borders. The paint of the

“field” area shall not have applied graphics, geometric designs, or any display features, e.g.; palm trees, flowers, dolphins, animals, or shapes of any kind. Imitation brick, stone, or paver patterns are not permitted in the sprayed or splattered process. A painted process that is stamped on concrete, in imitation brick is the only acceptable pattern.

4. The front porch, alcove, or patio may be a separate color scheme/design than the driveway or walkway, but shall visually blend with the house color scheme.

5. Maintain painting in good condition in perpetuity.

6. Homeowner shall control the work and conduct of all contractors on the site.

7. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the Kings Ridge association to correct said damage at homeowner’s expense.

After approval by the ACC, proposed work shall commence within 45 and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

3. Pathways are permitted in rear yards only for access to garden areas.

4. Pathways may be constructed with “stepping stones”; purpose made for use intended of natural stone, or fabricated precast concrete products in earth tone colors.

5. Set material on a bed of sand with top of surface flush with existing grade. Insure sub-grade is adequately compacted. Provide positive drainage.

6. Pathways shall not alter or change existing drainage patterns, or interfere with the landscape maintenance.

7. Modify existing irrigation system at your expense including relocating sprinklers. Additional sprinklers may not be added.

8. Homeowner shall immediately remedy any damage to the home site and adjacent property caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood Association to correct said damage at homeowner’s expense.

9. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the pathway work and modifications to the existing home and site.

Irrigation System Indemnification Agreement

It is hereby agreed to by the undersigned homeowner at the below listed property as follows: Any work performed on the listed property including driveway repairs, pavers, tree removal/replacement, additions, and change in landscape design, etc., that may conflict with the homeowners current installed irrigation water lines including adding or deleting sprinkler heads, water lines or any relocation of said equipment, an ACC Application for Approval must be submitted. A relocation plan, if required, shall be submitted with the ACC request. The homeowner will be held liable for any damage to the irrigation system and any damage to the adjoining property. The Kings Ridge Community Association and the respective Homeowners Associations will be held harmless for any damage to the irrigation system incurred by the homeowner or his or her designee or contractor. The work scheduled should not impede on the neighborhoods regular irrigation day(s). It is imperative that the homeowner arrange any work to be done around the irrigation cycle. The homeowner agrees to notify the Kings Ridge Community Association, via a work order to schedule the proposed changes to the system. Work orders may be found on your neighborhood website. REAR YARD PATIOS 3.4

ANY CHANGES TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL 1. Obtain an application form from Kings Ridge Management Office (CMO) located at the

clubhouse. Submit the application form with a copy of the guideline, plat survey showing location and size of patio, product data with specifications, and any other pertinent information. Return your completed application to the CMO.

2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After receiving approval from the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the CMO for filing with your Architectural Application.

3. Proposed work shall start within 45 days of approval by the ACC, and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

4. Patio addition may be constructed of concrete patio stones, concrete or clay bricks, poured concrete, or similar hard surface material. A cast-in-place concrete patio may be coated or painted: See Guideline 3.1. Color of patio shall be natural cement or earth tones that visually blend with house color scheme.

5. Install patio to assure conformity with existing adjacent landscape grades.

6. Set patio stones or brick on a sub-bed of sand, sand-cement, or concrete, with top of surface flush with existing grade. Place cast-in-place concrete over compacted granular fill. Insure sub-grade is adequately compacted. Slope patio to provide positive drainage.

7. Cast-in-place concrete slab shall be at least 3 ½ inches thick.

8. Patio shall not alter nor change existing drainage patterns.

9. Size of patio shall be appropriate for the size of the rear yard but not wider than width of house to which it is adjacent and shall not encroach upon rear and interior side yard easements.

10. Modify existing irrigation system at homeowners expense including relocating sprinklers. Additional sprinklers may not be added. 11. Homeowner shall immediately remedy any damage to the site and adjacent property caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense.

12. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the patio addition and modifications to the existing home and site. End of Guideline 3.4

SAFETY STRIPING ON STEPS 3.5

NARC Approval may be necessary depending on the specific requirements of your neighborhood. ACC approval is not required as long as all Master Guidelines are met.

1. Striping can be either applied or painted, but should be a contrasting color to the concrete. Black and yellow diagonal striping is acceptable.

2. Striping can be applied to the top-level surface and to the vertical “riser”, as

needed for safety purposes.

3. The homeowner shall maintain the safety striping at all times.

4. Neither the Kings Ridge Community Association, Inc. nor the local neighborhood association shall have or assume any responsibility for the maintenance or warranty for the adequacy of the striping work and modifications to the existing home and site.

RETENTION WALLS 3.6

2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After receiving approval from the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the CMO for filing with your Architectural Application.

3. Proposed work shall commence within 45 days of approval by the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

4 The sole purpose of a retention wall, as addressed here, is to prevent or limit erosion of soil

or mulch by runoff of rainwater. Although the wall may enhance the appearance of the property, this is not the purpose or intent of the wall. Therefore before considering a retention wall, there must be an agreed on need for the wall by the resident, the NARC and the ACC.

5. The design of the wall must take into consideration the minimum length and height to solve the problem and how the water is going to be redirected. A written statement must be obtained from any neighbor or neighbors that may be affected by the redirected rainwater. This signed statement/s approving the proposed retention wall must be attached to the architectural application. If the installation does not result in a satisfactory improvement to the condition, the homeowner agrees to a further study of the problem with possible redesign or removal of the wall.

6. Blocks: The blocks used must be designed for use intended, i.e. ‘Retention Walls’. Pavers or bricks may not be used to substitute for retention wall blocks. The color of the blocks must be a subdued earth tone and must be approved by the NARC and the ACC. A color picture and dimension of the blocks to be used may replace the need of obtaining a sample block. 7. Installation: The exact location of the wall relative to the house, driveway and any screened

addition must be shown on a plat survey of the house and property. This drawing must contain dimensions of the wall including length, design (curvature or straight) and height above ground level. Also included must be arrows indicating the redirection of the flow of rain water. The design of the foundation must be adequate to support the wall. A detailed description of this foundation must be included.

8. It is required that a Florida licensed contractor with this area of expertise in the construction of retention walls be contracted for this type of project and must perform all site and construction work according to City of Clermont Code of Ordinances and the most current edition of the Florida Building Code. 9. The homeowner shall control the work and conduct of all contractors on the site. 10. The homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the Neighborhood Association to correct said damage at homeowner’s expense.

BARBECUE GRILLS 4.1

a. Outside in the rear yard or in a side yard between houses (if not visible from next door neighbor’s back porch or screened addition), and Located within 12 feet of the rear wall, set on a small patio. See Guideline 3.4.

b. On the rear porch.

c. Within a screened addition.

d. Barbecue grills may not be located in front yards or street side yard of a corner lot.

2. Protect barbecue grills when not in use with a purpose made cover of off-white, gray, or black color. If located in an unprotected area securely anchor the grill to the house.

Submit the application form with a copy of the following; the guideline, a drawing indicating placement, the product data with specifications, and any other pertinent information. Return your completed application to the CMO. Call 811 before the start of any construction. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval.

2. One birdhouse and/or one bird feeder are permitted on a revocable, annual and conditional basis. If the birdhouse or bird feeder is not maintained or otherwise becomes offensive, the NARC or ACC has the authority to rescind approval at any time and to require removal of the birdhouse or bird feeder within 30 days of notification.

. 3. Place birdhouse and/or bird feeder in the rear yard only; either on a ground-supported pole not to exceed 3 inches in diameter or suspended/mounted on a tree. The proposed location shall be at least 5 feet from the property line and at least 5 feet from any other mulch bed to allow for lawn maintenance. (Exception in Whitehall)

4. Ground supported or tree suspended/mounted birdhouses or bird feeders may not be higher than 8 ft. from the ground to the top of the birdhouse or bird feeder. Please note: Shepherds hooks are not permitted to hold birdhouses or bird feeders.

5. Size and appearance: The NARC will consider the size and appearance of the birdhouse or bird feeder as appropriate to the location. The maximum height shall not exceed 30 inches, and a maximum width of 18 inches.

6. If a ground supported birdhouse or bird feeder is not located in an existing planting bed, then the homeowner shall provide and maintain a mulched area at least 3 ft. in diameter at the base of the support. 7. Refer to Guideline 4.4 for bird baths and other related landscape ornaments and artifacts.

DEPENDING ON YOUR NEIGHBORHOOD REQUIREMENTS APPROVAL MAY BE REQUIRED BY YOUR NARC. CHECK WITH YOUR NEIGHBORHOOD. This guideline pertains to hard wired fixtures and solar lights.

THE FOLLOWING INSTRUCTIONS APPLY FOR THE REQUEST TO INSTALL HARD WIRED LIGHTS AND ARE REQUIRED FOR AN ACC APPLICATION FOR APPROVAL.

1. Obtain a Kings Ridge ACC Application for Approval from Kings Ridge Management Office (CMO) located at the clubhouse.

a. Attach a copy of the guideline.

b. Include a copy of the product data with the specifications and color of the fixture.

c. Include a drawing showing the intended location of the fixture(s).

d. Complete the Irrigation System Indemnification Agreement.

e. Submit the completed Kings Ridge ACC Application for approval with all the information listed above. Return the completed application with attachments to the Kings Ridge Community Management Office (CMO). Call 811 before you dig.

f. Failure to provide the required information listed above will result in your application being returned or denied for insufficient information.

8. Fixture finish may include satin nickel, antique brass, bronze and black. Fixture may not exceed 12 inches in height. 9. Lamp Wattage: Ground lights – white or light yellow not exceeding 11 watts. Ground spots

or floods – white or light yellow not exceeding 65 watts.

10. Solar Lights are permitted on the home site only within existing mulched tree and/or planting beds. Place lights within the bed and no closer than 8 inches to the edge of the mulch bed. Locate light fixtures no closer than approximately three (3) feet from each other. Solar lights may not exceed twelve (12) inches in height above grade.

a. Homeowner may choose from the following finishes; satin nickel, antique brass, bronze,

and black. However, only one finish may be selected (they may not be mixed).

b. Decorative lights made to look like birds, animals or flowers, or any designs of this

nature are not permitted.

c. Twinkling, flashing, or color changing lights are not permitted.

d. The lights must be white and steady on.

11. Install light fixtures in a manner consistent with the purpose intended and position so as not

to be an annoyance to adjacent homeowners and their right to privacy.

12. Maintain lighting systems at all times in perpetuity.

13. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense.

1. General Information: a. Locate or position all ornaments only in established mulched areas. No items are allowed in lawn/grass area. b. Approval may be rescinded by the NARC and/or ACC if ornaments are not maintained in good condition at all times or become obtrusive to the neighborhood residents. c. Maximum 6 ornaments per house.

d. Each ornament is subject to approval by the NARC.

e. Brightly colored, highly reflective “sun balls”, etc., and plastic materials are not permitted.

2. Statuary Static (statue fixed in position):

a. 3 per house permitted. 2 in front yard, 1 in back yard (or vice versa), or side yard (if corner lot). b. Maximum height is 36 inches above grade. c. Statuary should be weather resistant, white concrete, earth tone colors, or non-reflective metal.

3. Statuary Stabile (an abstract sculpture made of wire, metal, or other weather resistant materials to fixed supports): a. 1 per house permitted in back yard only. b. Maximum height of 36 inches above grade. 4. Shepherd’s Hooks: 2 per house permitted in rear yard only (or 1 may be in side yard if corner lot), with 2 prongs per hook, used for displaying hanging plants only. 5. Bird Bath: a. 1 per house in lieu of 1 statuary item, purpose made for use intended. b. Maximum height from above grade to rim: is 28 inches. c. 6. Fountains: a. 1 per house in lieu of 1 statuary item, purpose made for use intended. b. Maximum height from above grade to top is 48 inches, located in rear yard only, and concealed from view of the front yard. C. Hours of operation: 9:00 a.m. until 9:00 p.m. 7. Bed Edging: NARC and ACC approval is required a. Edging is permitted in the front of the home site only. b. Edging shall be made of precast concrete; natural earth tones, grey or white colored concrete. c. If a driveway is paved, matching pavers may be used. Maximum height is 6 inches above adjacent hard surface. d. Commercial grade plastic, metal, or wood edging is not permitted. e. The edging may only be placed between the mulched beds, adjacent to the walk way, and/or driveway. This also applies to any edging around the base of the mailbox mulched bed. Edging is intended to restrict mulch from washing out onto hard surfaces. 8. Solar Lights are permitted on the home site only within existing mulched tree and/or planting beds. Place lights within the bed and no closer than 8 inches to the edge of the mulch bed. Locate light fixtures no closer than 3 ½ feet from each other. Solar lights may not exceed 12 inches in height above grade.

a. Homeowner may choose from the following finishes; satin nickel, antique brass, bronze, and black. However, only one finish may be selected (they may not be mixed).

b. Decorative lights made to look like birds, animals or flowers, or any designs of this

nature are not permitted.

c. Twinkling, flashing, or color changing lights are not permitted.

d. The lights must be white and steady on.

It is hereby agreed to by the undersigned homeowner at the below listed property as follows: Any work performed on the listed property including driveway repairs, pavers, tree removal/replacement, additions, and change in landscape design, etc., that may conflict with the homeowners current installed irrigation water lines including adding or deleting sprinkler heads, water lines or any relocation of said equipment, an ACC Application for Approval must be submitted. A relocation plan, if required, shall be submitted with the ACC request. The homeowner will be held liable for any damage to the irrigation system and any damage to the adjoining property. The Kings Ridge Community Association and the respective Homeowners Associations will be held harmless for any damage to the irrigation system incurred by the homeowner or his or her designee or contractor. The work scheduled should not impede on the neighborhoods regular irrigation day(s). It is imperative that the homeowner arrange any work to be done around the irrigation cycle. MAILBOXES and MAILBOX PLANTING BEDS 4.5

NARC Approval may be required depending on the requirements of your specific neighborhood. ACC approval is not required as long as all Master Guidelines are met.

1. Homeowners may replace existing mailboxes under the following conditions: a. Box shall be of the same size, shape, and appearance of the existing; and located in

the same position on the box support. b. Box shall be fabricated from aluminum, galvanized steel or steel, and painted white to

match existing color.

c. Letters and numbers shall match those used throughout the neighborhood in font, point size, spacing and color.

d. Affix house street numerals to the mailbox. The numerals shall be placed on the door of the box facing the street.

e. Replacement mailbox supporting arms must match the materials and construction style of the original supporting arms throughout Kings Ridge. When replacing a mailbox post the homeowner must complete an Irrigation System Indemnification Agreement.

f. Affixing owner or occupant’s name to the box-supporting arm is optional. New homeowners shall remove the name of the previous owner from the mailbox support arm. If the new homeowner decides to place their name on the mailbox, they should

contact the Community Management Office (CMO) for a list of local sign vendors.

2. Homeowners may create a planting bed around mailbox support post IF permitted by the neighborhood. Planting bed shall not extend more than 30 inches from support post and shall extend to the edge of street pavement. Beds shall be mulched and plants watered and maintained at all times so as to not unreasonably interfere with access to the mailbox.

3. Bed edging may be placed around the mulched area surrounding the base of the mailbox only along edges that touch a hard surface. Edging is intended to restrict mulch from washing out onto hard surfaces. The homeowner may choose one color of precast edging products made of concrete in solid natural earth tones, grey, or white color. If driveway has pavers, matching pavers may be used in place of the precast solid concrete. No edging may extend into or touch any grass.

NEIGHBORHOOD NEWS RECEPTACLE 4.5a

ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL

This guideline covers the construction and use of “Neighborhood News Receptacle”.

If the Neighborhood Association Board of Directors approves of installing receptacles, then the Neighborhood BOD must purchase and install the receptacles for all of their residents.This receptacle may be attached to the current mailbox post or another approved location. For uniformity and aesthetic appearance, individual residents are not permitted to build, purchase or install their own receptacles.

1. A Neighborhood Guideline is required to define the construction of the receptacle and location and method of attachment. The Neighborhood Guideline must be approved by the Master ACC prior to any receptacle installation.

2. The receptacles shall be attached in such a way that they do not interfere with US Mail delivery. If the Neighborhood BOD decides to discontinue their use of the receptacles they must be removed and the locations restored to their original appearance.

3. Individual homeowners are not permitted to install, remove or change their receptacle.

4. After installation, the maintenance and appearance of the receptacle will become the responsibility of the homeowner. Replacements, if required, will be the responsibility of the neighborhood in order to maintain uniformity.

5. The receptacles may be used only for the distribution of Neighborhood news or other items specifically approved by the Neighborhood BOD. The receptacles may NOT be used for vendor advertisements, personal communication or any purpose not approved by the Neighborhood BOD.

EXTERIOR MECHANICAL/ELECTRICAL EQUIPMENT 4.6

ANY CHANGE TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL

This guideline is applicable to any and all mechanical and electrical equipment required to sustain operation of exterior permitted improvements including, but not limited to, the following: Swimming pools, hot tubs/spas, solar heating systems, and permanent electric generators.

1. Obtain an application form from Kings Ridge Management Office (CMO) located at the clubhouse. Submit the application form with a copy of the guideline, plat survey, diagrams, product data with specifications, and any other pertinent information. Return your completed application to the CMO. Call 811 before the start of any construction.

2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After receiving approval from the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the CMO for filing with your Architectural Application.

3. Proposed work shall start within 45 days of approval by the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request. 4. Locate equipment only in the side or rear yard of the house. Locate noise generating equipment e.g. water pumps and heat pumps so that it will have the least sound impact on any neighbor’s open porch or screened addition (generators excepted).

5. Prior to approval the NARC shall notify all neighbors within 50 feet of the proposed installation of the equipment and consider their concerns.

6. The NARC and ACC shall approve the location of noise generating equipment prior to approval of the installation of any equipment. The location is a critical requirement and shall not be subject to appeal.

7. Maximum height of equipment above ground shall be 4 feet (not including piping, controls, or disconnects).

8. Limit size of propane tanks to 100 gallons and comply with all safety standards of governmental authorities having jurisdiction.

9. Screen equipment from view by installing shrubs similar to existing landscape design in accordance with Guideline 4.11.

10. Homeowner shall control the work and conduct of all contractors on the site.

11. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense.

12. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the added mechanical and/or electrical equipment and modifications to the existing home and site. End of Guideline 4.6

PLANT BEDS 4.7

NARC Approval may be required depending on the requirements of your specific neighborhood. ACC approval is not required as long as all Master Guidelines are met. Exception: See paragraph # 6 below.

1. Obtain an application form from Kings Ridge Management Office located at the clubhouse. Submit the application form with a copy of the guideline, product data with specifications showing the landscape design(s), and any other pertinent information. Return your completed application to the Kings Ridge Community Management Office (CMO). Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval.

2. Plant beds: The area in the front of the home between the hedges and the grass line. Annual and perennial flowers only, are permitted within existing beds without approval. Any other plantings such as shrubs, hedges, trees, etc., refer to the specific guideline i.e., 4.10 or 4.11. Rubber mulch, and artificial flowers or plants are NOT permitted.

3. Enlarged plant beds: a. If existing plant beds are enlarged, beds shall be at least 5 feet from any adjacent plant bed to allow for lawn maintenance and at least 5 feet from property lines for easement purposes.

b. All additional plants and enlarged beds shall not interfere with access to repainting or repair of the outside of the homes.

c. Homeowner shall maintain additional plants and enlarged beds including watering, weeding, fertilizing, pruning, thinning, trimming, and mulching if necessary.

d. Homeowner shall provide and maintain additional mulch for all enlarged beds during the year the beds were enlarged. After that, the Neighborhood BOD may determine that their lawn maintenance contract will include the enlarged beds. If not, the homeowner is responsible for maintaining the mulch in these beds.

4. Homeowners may add to or replace the existing mulch in beds at their own expense. NARC approval is required if the type or color of mulch is changed. If the homeowner has changed the type of mulch, they need to notify the neighborhood lawn service to skip their home when mulch is put down.

5. Plant beds are permitted surrounding the mailbox; Refer to Guideline 4.5

6. Landscape stone (river rock, lava rock, or similar decorative material) is only permitted in the front of the house in areas that abut hard surfaces. The hard surface area must be one that is approved by the ACC, or was part of the original home site. In both cases approval is required by both the NARC and ACC.

7. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the conversion and modifications to the existing home and site.

POTTED PLANTS 4.8

1. Potted plants are permitted at the front and rear of homes as follows:

a. Two potted plants may be placed and maintained on the front porch (or stoop) of the home; pot height shall not exceed two feet and shall be earth tone in color or visually blend with the main color of the home. Plant size and height shall be aesthetically compatible with size and shape of pot. If the front porch area exceeds 80 square feet one additional potted plant will be permitted for each additional 25 square feet of porch, not to exceed a maximum of four potted plants.

b. Two potted plants may be placed and maintained on the back patio; pot height shall not exceed two feet and shall be earth tone in color or compatible with the main color of the home. If the patio exceeds 125 square feet, one additional potted plant will be permitted for each additional 75 square feet of patio, not to exceed a maximum of four potted plants.

c. Potted plants may not be placed anywhere else on the home site.

d. Artificial flowers or plants are NOT permitted.

SIGNAGE 4.9

NARC Approval may be necessary depending on the requirements of your specific neighborhood. ACC approval is not required as long as all Master Guidelines are met (EXCEPTION: see #3 below).

1. For Sale and For Rent Signs a. Signs may be displayed on the home site only in accordance with terms of a written

agreement between the homeowner and the Kings Ridge Community Association. The agreement is available at the Office of the Community Manager.

b. Sign shall conform in appearance size and shape to the approved Kings Ridge model. Attachments of any accessories e. g. information tubes, pockets, “Sale Pending”, etc. not permitted.

c. Locate sign in a mulch bed in front of the home. If a corner lot, sign may be placed in that side yard.

d. Sign may also be placed in the backyard in a mulch bed.

e. Sign shall not interfere with landscape maintenance.

f. Remove signs promptly upon closing or renting.

g. Display of any other signage on the home, home site, in a window or in a parked vehicle is prohibited.

2. Security Signs a. Signs may be displayed on the home site. b. Place sign in mulch bed adjacent to front and rear entry to the home. One adjacent window

sticker is permitted. c. Commercial signs installed by the security company are allowed. Maximum size: 8 by 10

inches. d. Generic signs, which are used throughout Kings Ridge, maybe purchased at the Club house. e. Homeowner shall maintain the signs at their expense.

3. Other Signs

The display of other signs anywhere on the home site shall be specifically approved by both the NARC and ACC and the design shall be consistent with other approved neighborhood signage. Examples of such signage include but are not limited to neighborhood board announcement signs, neighborhood watch signs, and special event signs. Page 1 of 2

ANY CHANGE TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL This guideline applies to the planting, removal and replacement of canopy trees on a homeowner’s lot. In all cases, the planting and removal of a canopy tree requires the approval of the NARC, ACC, and the City of Clermont. **CALL 811 before the start of any construction**

The ACC and NARC will not measure or survey to make a determination whether any tree(s) are located on the homeowner’s lot. The responsibility and expense, for determining lot lines, if

any, rests solely with the homeowner. 1. THE FOLLOWING INSTRUCTIONS APPLY FOR THE REMOVAL OF ALL CANOPY TREES AND ARE REQUIRED FOR AN ACC APPLICATION FOR APPROVAL

a. Obtain a Kings Ridge ACC Application for Approval form from Kings Ridge Management Office (CMO) located at the clubhouse.

b. Apply to the City of Clermont for a Tree Removal Permit Application (City of Clermont, Development Services Department).

c. Attach a plot survey indicating location of canopy tree, and all other trees located on your lot.

d. If a replacement tree is required, list the type of tree and location on the plot survey, and the type of the replacement tree on the KR ACC Application for Approval: See page two for approved canopy trees for Kings Ridge.

e. If an understory tree is a required replacement tree; See Guideline 4.10.1 for list of approved Kings Ridge Understory trees.

f. Complete the Irrigation System Indemnification Agreement.

g. Submit the completed KR ACC Application Approval form with the following attachments: guideline, plot survey, and a signed Irrigation System Indemnification Agreement. Return the completed application and attachments to the Community Management Office for approval of both the NARC and the ACC.

CANOPY TREES 4.10

2. CANOPY TREE IN THE FRONT OF THE HOMEOWNERS LOT

A minimum of one (1) canopy tree is required and shall be located in the front yard of each residence. An existing canopy tree in the front yard shall be replaced with another canopy tree in the same or similar location as long as it does not move closer to the property line than in its original location. This should preserve the original aspect of the community while allowing a canopy tree in the front yard. Exception; when a canopy tree encroaches beyond the lot boundaries, due to reduced frontage, a canopy tree may be substituted with an understory tree. Undersized frontage due to reduced widths, and pie shape lots, are commonly located on cul-de-sacs and curved roads. (See Guideline 4.10.1 for list of Kings Ridge understory trees) Removal and replacement tree must be approved by the NARC and the ACC. Replacement canopy trees shall be in accordance with the City of Clermont: Canopy trees shall be container grown in a minimum 65-gallon container. Canopy trees shall be a minimum of three inches in caliper, have a minimum six-foot spread, and be a minimum of twelve feet in overall height immediately after planting.

3. APPROVED CANOPY TREES FOR KINGS RIDGE (May be subject to neighborhood restrictions)

a. Live Oak; quercues virgiana (Plant this tree in yards or areas that can accommodate the mature size of approximately 40-80’ high and 60-100 ‘wide.)

b. Winged Elm; ulmus alata (Height 45-70’ and width 30-40’). 4. CANOPY TREE LOCATED ON SIDE OR REAR YARDS

a. Follow the instructions listed on page one for the removal of a canopy tree. It is the homeowner’s responsibility to obtain a permit from the City of Clermont for removal.

b. If the homeowner does not have an understory tree located on their lot, they may be required to replace the removed canopy tree with an understory tree. See Guideline 4.10.1 for the approved understory tree list for Kings Ridge. Replacement trees must be in accordance with the City Ordinance: Understory species shall be a minimum of eight feet in overall height immediately after planting with a four-foot spread.

Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval of the ACC, proposed work shall start within 45 days and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

5. GENERAL INSTRUCTIONS a. When removing a tree, the roots must be removed and the stump ground down below ground level. If the tree is not to be replaced, sod or mulch must be used to cover the area as appropriate.

b. When planting a new or replacement tree, prune the new or replacement tree to a height of 24 to 30 inches above ground to accommodate lawn maintenance. c. Homeowner shall provide a two foot radius of mulched bed around the tree. d. If a tree is planted in any easement on the property, homeowner shall be responsible for any damage to the tree due to utility work within the easement and shall be responsible for any damage to the buried utilities from the tree roots. e. Homeowner shall immediately remedy any damage to the site and adjacent property caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the Association to correct said damage at homeowner’s expense. f. Neither the Kings Ridge Community Association, Inc. nor the local neighborhood association shall have or assume any responsibility for any tree maintenance, addition, removal, or modifications to the existing home site.

Irrigation System Indemnification Agreement

It is hereby agreed to by the undersigned homeowner at the below listed property as follows: Any work performed on the listed property including driveway repairs, pavers, tree removal/replacement, additions, and change in landscape design, etc., that may conflict with the homeowners current installed irrigation water lines including adding or deleting sprinkler heads, water lines or any relocation of said equipment, an ACC Application for Approval must be submitted. b. Include a copy of the guideline(s). c. Copy of the completed Irrigation Addendum form. d. Include a copy of your plot survey, or a detailed diagram. e. Indicate on the plot survey, or detailed diagram the type and location of the tree being

removed, replaced, or first time planting; list on the plot survey, or detailed drawing the type and location of all trees existing on the lot.

f. Indicate on your application the type of replacement tree, if applicable. g. Return your completed application to the Community Management Office with the

following attachments: guideline(s), completed Irrigation Addendum form, and a copy of the plot survey, or detailed drawing.

2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval of the ACC, proposed work shall start within 45 days and shall be completed within 180 days of commencement. a. A minimum of one understory tree may be required on the homeowner’s lot to meet the City of Clermont requirements. Two palm trees may be substituted for one required understory tree (per City Ordinance) b. Replacement understory trees must be in accordance with the City Ordinance: Understory

species shall be a minimum of eight feet in overall height immediately after planting with a four-foot spread.

4. OTHER TREES

FRUIT, PALM AND PINE TREES

a. Approval for planting fruit, palm, and pine trees will be on a case by case basis.

Exception: In yards adjacent to golf course property, trees may be planted one foot from the property line common with the golf course.

c. When planting a new or replacement tree, prune the bottom branches to a height of 24

to 30 inches above ground to accommodate lawn maintenance.

d. Homeowner shall provide a two foot radius of mulched bed around each tree and maintain added trees to include: fertilizing, watering, mulching, trimming, and removal of fallen fruit. Exception: Do not mulch citrus trees.

e. If trees are to be planted in any easement on the property, homeowner shall be responsible for any damage to the tree due to utility work within the easement and shall be responsible for any damage to the buried utilities from the tree roots.

f. Homeowner shall immediately remedy any damage to the site and adjacent property caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the Association to correct said damage at homeowner’s expense.

g. Neither the Kings Ridge Community Association, Inc. nor the local neighborhood association shall have or shall assume any responsibility for maintenance of any tree addition, removal, or any modification to the existing home site. Page 3 of 3

Florida-friendly landscaping encompasses the use of drought-tolerant turf, flowers, vines, bulbs groundcovers, shrubs that might result in the reduction of irrigation.

1. Obtain an application form from Kings Ridge Management Office (CMO) located at the clubhouse. Submit the application form with and a copy of the guideline, landscape design plan, plant choices and any other pertinent information. Return your completed application to the CMO.

2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval of the ACC, proposed work shall start within 45 days and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request.

3. For conversion of existing landscaping, the homeowner is required to meet all requirements of Article XV Architectural Control, in the Document Book for Kings Ridge Community Association, Inc.

4. Sod replacement or any other change must be appraised for impact on the irrigation

system. If a modification of the irrigation system is required, the applicant must obtain written approval of abutting property owners on the same irrigation zone and bear the predetermined expense of the modification and repair of any damages.

5. Non hedge shrubs: Replacement and removal of shrubs and ground covers placed within the home site are permitted.

6. The hedge shrubs; in mulched areas may be replaced with the same or similar shrubs. Removal and/or replacement of dead or diseased hedge shrubs with same or similar shrubs requires ACC and NARC approval.

7. Any landscaping plan must prevent encroachment of the Florida-friendly plants into abutting properties.
