10 Step Guide:Before You Build ACustom Home.

#1 Financing

Before you start your building project, talk with your bank orlender to ensure that you have the cash to build your dreamhome. Make sure to budget for Landscaping, Furniture, andAppliances.

#2 Building Lot / Land

Be sure to check with the municipality that you intend to buildyour home to see if there are any restrictions on the type ofhome you can build. Some development sites are subject tospecific building schemes. Hire a realtor! They can guide youthrough the purchasing phase and help you find the best lot foryour home. You will also need a lawyer to finalize the transaction.

#3 Design

Work with a Pacific Homes build expert to design a home plan.Our dedicated team will work with you to create a homeperfectly customized to your needs, lifestyle and budget. You canalso customize the entire list of materials that goes into yourbuilding package. Our team of professionals make sure that yourplans follow the specific restrictions and set backs for your localarea prior to construction.

#4 Floor & TrussLayout

Our dedicated team can make sure that you have preliminaryfloor & truss layouts required for building permits. We make thatprocess easy for you!

# 5 Engineering

If you live in a seismic zone you will have to submit your plans toan engineer to be looked over. They will make notes on the planif any specific areas need extra support or bracing. The designand size of the house can also be a factor as to whether you willrequire an engineer. Long floor spans and tall walls with lots ofwindows will likely need approval by an engineer.

#6 Owner BuilderPermit (BC & AB)

If you live in British Columbia or Alberta, you will have to apply for an owner builderpermit to construct your home.

“An owner builder is a person authorized by the Homeowner Protection Office (HPO)to build a new home for their personal use. An owner builder isn't required to belicensed by the HPO to build the new home or arrange for third-party home warrantyinsurance on that home.”

“Individuals wanting to be an owner builder of a new home are required to obtain anOwner Builder Authorization from the HPO and to pay a fee, prior to commencingconstruction of that new home. These requirements are in effect for all areas ofBritish Columbia, regardless of whether building permits are required or not and arein keeping with amendments to the Homeowner Protection Act and regulation.”

#7 Home Warranty

In some cases, BC and Alberta banks require homeowner/owner builders to obtain a Home Warranty. If you arebuilding a home through a General contractor, he will alreadyhave his home warranty in place prior to building your home.All new home construction in BC and AB are required to have ahome warranty unless the home is built with an owner builderpermit.

#8 Building Permit

Submit your plans and anything from the engineer to the localbuilding department for approval. This process can takeanywhere from 2 weeks to 6 months depending on the city youare building in.

#9 Estimates

Get estimates from all the sub trades needed to complete thejob. Get multiple estimates and compare quotes. Cheaper isnot always better. Stick with reputable companies.

doors and installing trim work.

#10 Insurance

Your lending source may require you to obtain insurance.Coverage for fire and theft may also be required.
